Beware landlords, left my property empty for 3 months collecting holding deposits every day and telling me they were not.
Wouldn't return keys my keys, tried to keep my property under the multiple properties clause? Started taking money from rent without permission. Google Bobby Singh love your postcode (his brother runs LV ) thank me later avoid at all costs. Open rent for me now, works well.

BE CAREFUL OF THIS SCAM COMPANY. rhianna, shanique, hamad are all scam artists. rushed me to pay a £230 holding fee while they did their checks. completed their checks and didn’t get back to me, I had to run them down to find out what’s going on. asking me for 12 months rent upfront like a bunch of imbeciles & now I’m struggling to get my holding deposit back from them. sending me back and forth inbetween goodlord and themsevles. Emailed and called them countless times to be fobbed off and ignored. They are trying to steal my deposit but they got the wrong one.

I would give a zero if I could.
I used LV property to rent out our flat in central Birmingham and we bought the property from them back in 2016. Since we have engaged with the lettings side of the business it has been an absolute nightmare, the only thing I can assume is that they have no CRM system or need a dramatic upgrade. We have had tenants leave the property without being told (loss of 2 + months revenue), charges added onto our bill for new services we did not agree to, and tenants not paying council tax which we have then had to pay due to a court summons! When we asked for the layout of the flat for new legisaltion (to submit how many rooms etc), we were told that there was no record of even selling us the property!!)
SERIOUSLY reconsinder if you're thinking about using LV as your lettings agent!

AVOID THIS COMPANY AT ALL COSTS.
Attended a viewing for a property with these guys almost a month ago and left a holding deposit (which they collect from everyone who's interested in the property). Received a call the next day to inform me that my application had been rejected and that they would return my deposit in the next couple of days. It's been four weeks now and they haven't bothered doing it yet. Perhaps they're hoping I forget about it and they can get there hands on some free cash.

I emailed to organise a viewing and got no response. A few weeks later I found another apartment with these guys, managed to arrange a viewing, both me and my wife took half a day off and then they rang 30 minutes before to cancel because of a 'double booking' and now have no appointments till the new year. Bad experience with LV Properties .
When I got the keys the house was not ready to move in.I was promised the house will be ready in 2 days.
The house was very dirty full of insects in furniture. Blinds were broken,garden was dirty,shower was filthy.Front door need fixing.I have been paying rent for 2 months and house is not ready to move in.I put a review on and was requested to take it off and promised that they will sort it in few days.Dissapointed with their customer service and bad attitude. Please be careful when dealing with this company.

We recently completed a purchase buying from Ajay at LV Property. He was very responsive with updates and helping to chase solicitors throughout the process. I liked that the company asked us to pay a 1% commitment fee up front (that comes off the final purchase price) because it made me feel confident the sale wouldn't fall through; more agents should do this in my opinion.

talking from experience… they lie about not being in office to avoid phone calls from people and edit their pictures of houses. also feel very very used as i worked 10 hours there as a ‘trial’ without getting payed anything at all to then hear that i am unsuccessful due to lack of confidence on the phone… i did everything i got told to do.
reply to their reply- you know exactly who i am and that i am not a fake account which is why you got chloe from the learning curve group to call me saying leaving bad reviews will look bad on the company.

It was a pleasant experience with LV Property especially with the surge of demand in the month of September. The viewing appointment was booked by Karan Dulai who helped fix a data error due to which I had not received their emails earlier. Viewing was managed by Stacey Ritchie. She was prompt for the appointment and patient with the numerous queries we had. The form was sent out a little late, understandably due to a high number of viewings the following day and the Deposit alternative scheme was explained a little late, however the overall process was quick and commendable. The subsequent process of letting was managed by Arvind Rattu, apart from the key collection, rest all processes were digital / automated and seamless, with Vouch managed referencing, PropertyFile managed Agreement signing etc. Arvind was very understanding/accommodating and in fact he managed to get me the keys within a day of reference (and obviously payment :)) completion. Kudos to the LV Property team. Please keep up the excellent work!

No condolences or concern for our enquiry about the deposit scheme (watch out) and simply dismissed it by saying without care that "you don't have to go forward with the application". It was clear that in this circumstance we were being leveraged with an illogical option of taking the membership deposit where we won't see any of our deposit back if we were to leave. Avoid at all cost.
Mr Singh convinced me that my flat would not sell for more than a certain price (despite having another two quotes saying otherwise) and it ended up being sold for an extra £5.000, which the agent pocketed as part of their “performance fee”. People need to be fully aware of this before signing their contract, as the response I got when I asked about this clause was very misleading.
Despite what they claim, LV Property is definitely not the best agent in the West Midlands. Never in my life have I been spoken to in a ruder and more patronising tone than I was by Mr Singh who even told me the issues I had been having due to LV Property were “not his problem”.
They praise themselves on always showing mutual respect but calling a solicitor a “moron”, whether or not it is the case, is certainly not professional.

We had a really good experience using LV Property on the sale of our townhouse in the JQ Birmingham.
We dealt with a few individuals who gave great service, doing all they could to secure a good sale for us. However in particular I'd like to mention Aimee who really went above and beyond to help us move the sale towards completion when our buyers solicitors were stalling things. With the added complexity of Covid lockdown it was massively helpful to have such a friendly, attentive and proactive person on the case.
The only thing holding the review back from 5 stars is the fact that we didn't quite achieve the sale price that we'd hoped. This may have been the impact of wider market conditions during Covid, but was still a little disappointing.
Other than that - really great estate agents. Would 100% recommend.

Not) with a different agent, I'd received no interest in the first couple of months.i switched to LV and had 2 group block bookings within the first fortnight. The asking price was achieved and the sales process then started. Unfortunately this wasn't an easy sale, with some intricacies regarding cladding and a very "thorough" solicitor on the buyers side, everything was pointing to it falling through. We recently bought a flat which was marketed by LV Property. A mixed experience, one colleague was very helpful, always on hand for queries and kept me up to date. Another, more senior colleague tried to bully me into committing mortgage fraud. He rang me up at least 4 times on one afternoon and put considerable pressure on me to agree to an 'under the table' cash rental agreement with the vendors, and, even worse, put pressure on me not to tell my solicitor about the arrangement. As first time buyers the whole process is stressful enough without pressure from the agent to enter into an illegal transaction. I will be making a formal complaint regarding his actions.
In addition I was greatly displeased to be forced to pay the agents a 1% deposit fee in order for them to take the property of the market. Our sale took 4 months and so they sat on over £2.5k of my money for all this time. I asked for it to be returned when we exchanged contracts but LV refused and insisted I only get it back on completion.

Initially they were great. The lady who came to list the property was helpful. After that it went downhill. They kept sending over the contract with the incorrect and lower rent then we were willing to rent for. A bit of back and forth and finally had it signed for the amount we initially discussed! A week passed and it wasnt on the website. When I emailed i got nothing back and had to call. They said it was strange and IT will look into it. Anyway, randomly the same day someone looked at it and wanted to move in the following week?! Fine. So a week passed after they moved in and we heard nothing, we did get the contract but no statement sent to breakdown costs. No email to clarify or quote works we aksed to be carried, asked for this numerous times! Farleigh has been extremely unhelpful and poor at communicating. She said the payment would be with us in a few working days (last week) but then proceed to say today that we wont be getting any payments this month which is fine but why do we have to chase that information? Today(4 days after I emailed and 12 days after the tennant moved in) they said that my partner should have recieved the statement to breakdown costs. What a surprise, he just received it after Farleigh sent the email! She hadnt sent it until then, no apology at all. Had a poor start. Hoping it improves! Not sure why the property was never marketed then when I asked, it was let. Odd. Very worried about writing this as they have our property in their hands but I know that the communication has been poor and would like to see some improvement.

Booked a viewing with the agency. I got to the location of the viewing on time and waited for 10 minutes for someone to turn up. After no one turned up I rang the agency and got told that someone will be there any minute. 10 minutes later I rang again and got told once again that I should be expecting to see a blond woman with an Audi at any moment. 20 more minutes have went by and I had to leave for work. A massive waste of time. Will not be contacting this agent again.

Unfortunately I have encountered an incredibly poor and unprofessional service with LV property. The staff at the JQ branch are rude and unhelpful. Despite letters of complaints there are outstanding tasks from the day we moved in! The actual manager is unreachable despite phone messages and emails to him directly. Instead you have to deal with juvenile members at the JQ office who have poor customer service skills.
The property was not cleaned properly or redecorated to a suitable standard despite charging ridiculous membership and administration fees which have been £1200! Despite phone calls and letters they failed to formally reply to my issues and did not attend a meeting that I arranged to discuss the issues. This shows how little interest they have in customer satisfaction.
They sent out a contractor who appeared to be an unofficial builder which again I was not happy with, as no professionalism or ID confirmation of who he was. He wrote down the list of jobs and never returned. The JQ team said they would ask the landlord about the jobs, 4 months on still no progression. Some issues are serious healthy and safety issues!
I chose this company due to a busy lifestyle with the hope that it would be hassle free, however I have spent more time in sorting the property out myself! As a working professional I would highly advise against this company as they are only interested in taking your money, and after that they do not care about the issues with the property that they are responsible for maintaining. This is the worst estate agent company I have had experience with and will be taking this matter further with the ombudsman.
Please read all their reviews with a star rating of 1; interestingly the same issues echo through which is in fact reflective of the real LV property. The self pocketing "membership fee" should have really been the clue to their questionable service!

Rented two different properties over a period of two years with Lv and both where maintained well and any issues where dealt with quickly and efficiently. No hidden charges and completely transparent from the start of the tenancies.
One of their strong points is communication, never had any delay with pretty much instant response, they have a great team in place who are always ready help.
The one thing i wasn’t too pleased with was the move in date which was slightly changed to the end of the month on our last tenancy, however we they explained this was to do with the landlord and they kept us fully updated throughout the week and gave us enough notice which is something we were grateful for.

Refreshingly different. We found LV to be excellent in both finding us a property and the service they provided. We even managed to save a chunk of money when we were accepted on the membership, having moved again with them recently we have found them to be on point with everything!
We have dealt with many agents over the years, I can honestly say that these guys have raised the bar when it comes to customer service and letting agencies.

As a tenant I would strongly advise you avoid LV property at all costs. From the beginning of the tenancy to the end I have had nothing but stress and lack of communication. When we initially signed up to the flat they said we couldn't move in until the 3rd even though we wanted to move in on the first if the month which we accepted. They then tried to charge me 'first days fee' for not moving in on the first of the month despite this being their choice and not mine. After explaining this multiple times they eventually let us off the charge. Then once we moved in there were multiple problems with the flat over the year which I promptly reported to their online system.
If I'm honest I think the online system is their method of ignoring tenants because they completely disregarded any issues reported. Issues ranging from mould development in the bathroom to blinds and lights broken and the oven stove not working were completely ignored.
When it came to the end of the tenancy they had so many changes of staff I had to deal with four different people with consistent emails and phone calls to try and get my deposit back. Each time I had to deal with a different person who didn't know who I was so I had to explain everything all over again. When it came to the deposit they were fully on the landlords side and tried to charge me for mould development within the bathroom despite me having reported it months earlier. LV simply stated I had to pay this fee and did not support me in any way. This ultimately lead me to see the independent advocate from the deposit protection scheme who in fact deemed that I was right and all of the money was given back to me. This therefore shows that LV property are no supporting their tenants even when they are right. I would never use them again.

I have worked with LV property for over 5 years and I am very pleased with the service receive, they always have my apartments rented out with no void periods.
Jas is the sole reason we are placing all of our rental properties with LV, he was the first person I spoke to when i came over to them and whilst they have grown over the year he's always available to help and advise on investment properties.
Over all i have found them to be reliable and efficient, going the extra mile to make sure things are in order without troubling us with minor details, they know what is required and get to work to resolve and implement things when needed. My calls and emails are always returned the same day which makes change from my previous agent and they always tell you what you need to do or know rather than what you want to hear, which is important if you are a serious and caring landlord trying to provide quality rental properties.
Its rare to find this no-nonsense straight talking approach these days, I value Jas's advice as he has helped me make a few sound business decisions when buying properties in Birmingham along with a few hand picked members of staff at the JQ office that have the professional experience to see things through.

After deciding to move to the Jewellery Quarter in June this year letting agent Lee helped to guide us seamlessly through the process of letting a stunning apartment, going as far as to answer our queries out of work hours and even using his powers to hold an apartment in an already oversubscribed development while we made arrangements before committing to the let.

LV did a thoroughly professional job in valuing, marketing and selling my studio flat in the JQ, right through from Lee, who did the initial valuation, through to Harry, who saw the sale through once it had been agreed. In between, several different agents were involved in showing prospective buyers round. Lee valuation was slightly higher than the other local agents that I approached and this just about justified with the fee they charged me. I am very pleased with the service provided!

I lived in a property of theirs for 2 years and every time something needed sorting around the house it was a nightmare to communicate with both the agency and the landlord.
I've been without hot water, without a washing machine for days and I had to pick my battles - there were smaller things that were never resolved such as extractor fans not working, hobs switching off the electricity around the house and many more.
The jobs that were resolved were done in the cheapest way possible. The contractors didn't have a clue what they were doing most of times. They've been dealing with a leak for a whole year before they finally understood where it was coming from.
"The quarterly checks" which were supposed to become a practice happened only once just to make me chase up for 3 months what the progress on the issues noted was. It was always the times when I was at home when contractors could attend jobs, and as every working person these were after 5. Multiple times I was given less than 24h notice they will attend the property. Multiple times I was chained to the house and upon calling the contractors, they were saying they weren't coming and they will call me another time to arrange another slot.
I believe Harry started recently and he was polite and professional. Josh and Eli are only talking big but I don't see how that helps the tenants.

Nothing has been dealt with or resolved! they will literally write anything in their reviews to sound good. They did not contact me or sort anything out they just lie about things been 'accordingly and promptly resolved.' Why would you choose a letting agency that blatantly lies, does not sort anything out at all then has the absolutely unprofessional cheek to say that they promptly resolved my problems!
Where to begin on how describing how unbelievable awful this company is! PLEASE DO NOT USE THIS COMPANY, they will literally try anything to keep as much money from you and they will not repair/fix or solve any problems you have. SO UNPROFESIONAL. They could not care less for people wanting to rent.
To start I rang this agency explaining that I only had 1 day to come visit Birmingham to view flats, I gave him my details and the guy said he would contact me when he has found any to view. I rang back a day later just to confirm he had my correct email and it turns out HE DID NOT EVEN TAKE MY DETAILS! What kind of agency do not even take your details?! If I would have not rang back to confirm my details I would have never had found out he did not even bother to take my details down and I would have been homeless in Birmingham when I started my new job!!
After sorting stuff out and actually getting into the property I was massively surprised at how filthy the place was! It was so obvious they had not paid anyone to clean or even hoover up, the cupboards where horrid and the draws had hairs in, the washing machine was mouldy and did not work I had to change the fuse myself.
4 of the lights did not work there was lots of small damage around the flat including the blinds which did not work, cupboard pistons which did not work. I contacted them and filled out the online maintenance forms. After 6 MONTHS of been there they did not replace a single light! You pay for a service which you never actually receive, and they say things like… ‘The landlord can’t afford a new blind so you won’t be getting one’ honestly!!! They did however send over a contractor to paint my place. She got white paint on countless possessions of mine (computer, wires, books, posters, Storage units)! She even dropped my cooking book (which was £15) into her paint and tried to clean it off with my dish washer cleaner which she covered in paint to and did not even tell me!!! Just too unbelievable.
Is it normal to move into a flat for the first time and half the lights not work? They even said they did an inventory on the place but still failed to replace all the broken light bulbs and clean the place.
I asked the first day I moved in for an electric meter reading which should be provided by them. Their professional response was ‘I don’t know where it is’ that’s it! After 6 months with them I NEVER got the electric meter reading!!! I must have asked them over 50 times and rang twice almost every week to get it and they just keep on making excuses. They are so unprofessional and unorganised and will do anything to spend as little effort as possible in helping you out.
When my 6month contract was coming to an end I was looking for places with a friend, she booked a viewing with LV properties. We went to view the place but the guy was 20 minutes late. We rang them and they completely forgot about us!! This happened to 2 more of my friends who has the same experience with LV properties not turning up to booked viewings. They told us someone was coming to show us around so we waited 20 more minutes only to have them ring up again and say someone else is coming. So overall they were a nice 40 minutes late for the viewing. Finally we got into the property and to our disbelief it was the wrong property!!! They posted information with the wrong pictures online!? It’s just remarkable that a company like this can be so disorganised and unsure of how to actually run a letting agency.

'95% of all issues are fixed within 24 hours' - I reported my broken lights and blind 2 weeks into living there and they NEVER got repaired so that is 6 MONTHS!!!! without my lights been replaced and washing machine and Blind. I had to fix the washing machine myself because you could not be bothered to sort it out.
'the landlord is not willing to pay for accidental damage' - I DID NOT BREAK ANYTHING!!!! When i moved in the washining machine, cupboard, blind, and 4 lights where broke/Missing THESE NEVER GOT FIXED AFTER 6 MONTHS!!!
'We would also like to point out that as a lettings agency we went above and beyond to get all the repair work done at your property'... 6 Months of not repairing or replacing simple items is NOT considered above and beyond. I rang you multiple times every week to get the same half arsed answer. You went above and beyond in making sure you got paid the most admin fees with putting in the least effort possible.
REFUSE TO PAY THEM ADMIN FEES.
They don’t fix anything or solve maintenance issues. They will keep your money and you don’t get anything back in return. They say things like ‘the landlord can’t afford a new blind’ just truly unbelievable for a letting agency to use that as an excuse especially as you are paying lots to them and the landlord.
Unprofessional and disorganized, they will do anything to not help you and not solve any issues you have. You will need to ring them a couple of times a week every week to ever get anything sorted.

The worst experience had, continuous promises from management has left people out of pocket. The managing director Jas is always busy when it comes to handing money over and dealing with issues but the moment it comes to a new deal he is first person to call you. I think they are running some kind of self pocketing deposit scheme, I would not recommend this estate agents. I would much rather not rent my place out then have the staff at LV manage my property. The only thing they should manage is their egos. Continuous rude conversations from staff even after they make a mistake.

Extremely bad service. Seven months ago I offered them my property, it was left on the market for three months, in the end they found me a tenant who refused to pay any month for six months and had to end up getting them out myself. I would not recommend this agency to landlords, I would also question the type of tenants they accept. It also seemed evident, after reading previous reviews, they prefer people within their culture, which is something I did not live up to.

Where do i start? Avoid at all costs! Made the mistake of renting a property from these guys 2 years ago. They cannot set up direct debit, they don't keep track of your monthly payments and they end up telling you that you are in arrears when in fact their accountancy system is messed up. Also, to book repairs you have to go through an endless computer list wasting almost 1 hour of precious time, instead of just making a phone call for an engineer to be send. When the engineer finally came to repair the broken item, looked clueless, said it needed a piece than i never saw him again! Every time you call LV property to ask something they are rude and patronizing on the phone. I will never recommend this company to anybody, worst letting company i have ever used.

Was in two minds about whether buying a house or not and LV property helped me to choose exactly the right house with no complications at all. I would recommend this company to anyone and if I ever go to move house again I know this is the right company for me :) All the staff were great and took every customer seriously, they know the definition of customer service! Big thanks to Josh for being our estate agent and not giving us any hassle at all.

Was enquiring about a property they had advertised and the director Jas thought he put my call on hold then referred to me as a "paki" !!
Will never use their service again and will let all my "paki" associates know how their racist director feels about other races!

LV have been helpful throughout the process, and were able to book our international clients in for viewings and appointments swiftly when required (even on a Sunday). They've been in regular contact and kept us up to date with the progression of many rental transactions and answered any questions we have had about the property quickly.
We always require new & exclusive apartments in Birmingham City Centre and LV have always provided us with an amazingly good selection.
