Will Margetts is an asset to this company. My experience with this agency during check-out has been genuinely awful. After four years in the property — which I maintained to a very high standard, including repainting rooms, improving the garden, and looking after everything carefully — the deposit return process has been slow, stressful, and handled with very little care.
Quarterly inspections were carried out by the agency, yet none of the supposed “issues” were ever raised until my check-out. Suddenly, I was told I was responsible for things that were never once flagged in four years, including the aftermath of an old gas heater the landlord’s own contractor removed years ago. I repeatedly requested information, evidence, and clarification, and responses were slow and incomplete throughout.
The final deduction included an extremely inflated labour charge for reinstalling a simple bath panel — something that takes minutes to clip back and seal. The whole experience has felt unfair, unprofessional, and needlessly drawn-out.
After years of being a responsible tenant, I expected better. I would strongly encourage future tenants to be cautious and document absolutely everything, as my experience with the check-out process and communication has been atrocious.

Having received the quotes and making a decision, I have no regrets in selecting M&M as the estate agent to sell my property.
All the staff were very helpful, especially Mel, Jacob and Libby in getting this sale "across the line".
There were a few hiccups, from potential buyers pulling out after having made offers, but once a firm offer was made and accepted it all went smoothly, if not a little protracted.
The whole process took 6 months from selecting to completion, whilst from acceptance of final offer to completion took 4 months, which was a little frustrating.

We viewed a property in Gravesend and Jacob showed us around. Myself and partner feel in love with this house and put in an offer, unfortunately this was rejected, and the seller went with another family. Jacob was very good with us and help us through the disappointment and started to show us other properties.
We then received a call from Jacob a few weeks later, and the property we fell in love with, had come back onto the market as the buyers had pulled out of the sale. Jacob instantly thought of myself and partner and called us to tell us the good news.

it was a "cold" call as we had a transaction to complete which had nothing to do with them and certainly with no gain for their services ! In spite of this, the two ladies could not have been more helpful and within 20 minutes , we had a confirming e mail from our estate agent that all was well. We are so grateful and cannot recommend them more highly.

I wouldn’t recommend this letting agency if it was the last one on Earth, wish I could give this a 0*. I travelled about 1hr and a half with my husband for a viewing, only to get there and be told by the agent called Luke that he conveniently couldn’t find the keys, and that he would have to go to the office and check. Not even 10 minutes after that, he called my phone to say that he “didn’t have the keys to the apartment, and that we wouldn’t be able to do the viewing on that day”. I would have believed the story concocted if there was an offer of rebooking the viewing for another time, however all we received on the phone call were weak apologies. Highly disappointed at the low level of professionalism. If they didn’t want us to view the apartment, they could have surely come up with a better lie than that.
Will NOT be using this agency nor will I ever recommend it!

Worst experiance… I gave an offer in Sept 2024 for a property on asked price in Gravesend. Waited 6 month and continuously asked if there is something I should be aware of as now I feel that I was never given a honest information. Till some extent M&M tried to share the information but it was never complete.
In the end I lost £2K without any result living in a temporary accommodation, as I had to give notice on my earlier rental property as no reason was shared that what is the delay even after 6 months.
I accepted my fate however when checked randomly yesterday I found that now that property is listed again on £25K higher price ????….. clearly the owner wanted more money and both agency and owner were least bothered that how this will impact the buyer.

WOW!! What can I say that would do justice to M&M Estate Agents, based at their Gravesend Branch.
From my very first telephone call, where I was in contact with Gemma Scott-Davis, I have received nothing but Tip-Top support and guidance.
Gemma was able to answer all of my queries, in respect of a potential rental property that we are considering and in minutes, I was sent through by email, a plethora of valid information.
All of the infornation / questions that I sent through via email, were responded to in minutes, not hours, or as in the case of some previous agencies contacted, days or even not at all!!.
I have to say, that the calibre of M&M Estate Agents and in this particular case, the sales support from professional Gemma Scott- Davis, was absolutely Top Notch and are an Agency that from my experience, has showed itself to be Second To None!
This review is totally unsolicited from any member of the M&M Estate agency and I have written it, purely on my

I contacted the agency for showing a property i liked , however the agent was keen on showing me another property instead of the one i wanted to show..finally agreed to show with condition I need to speak to mortgage advisor .. i spoke to mortgage advisor but mentioned as i own multiple properties ..I am keen to retain my current mortgage advisor .. and he does take note of my deposit and income (which is well above average !) .. Despite of that the agent called me and asked if i secured Mortgage in principle , he wonot show me until i get one ..I donot think the agent was serious about selling

I decided to approach M&M to sell my property because they were recommended to me by a friend in the area, who had purchased a property from them previously. After meeting the team and discussing my situation with them, I was confident that selling through M&M was the right decision.
My experience with M&M was great, despite several ups and downs over the 6-8 month engagement, which were entirely outside of their control, they dealt with things really well and it reassured me of their acumen as agents and just as a genuinely nice bunch of people to engage with.
The process of buying/selling was admittedly extremely stressful, and at times I found myself close to calling it a day and staying put, but throughout I honestly couldn't have asked for a better experience from the M&M team and Richard in particular.

I would advise avoiding the agency at all costs. Terrible communication, multiple bad experiences; I’ve always had issues getting viewings with them- the ‘immediately available’ properties are never available, and other properties are ‘taken’ already. No matter how much I offer, someone always offers more. Truthfully, they are horrible to try and really unsupportive.

The manager, Richard, was exceptional on 3 separate occasions.
He verified my ID and forwarded it to my solicitor, saving me time, money and effort. Another estate agent did not provide me with this service.
He kept me informed of the sale’s progress, or lack of, on many occasions and supported me when I delivered legal documents myself, to ensure further delays were minimised.
Finally he chased me so I could chase the solicitors, and the exchange and sale completed together 3 mins before the solicitors went on holiday for 2 weeks. This is exceptional service.

We couldn't have asked for a more down-to-earth, genuine, stand up guy to support us.
We were enticed by the professional and convincing pitch right at the very beginning, and even though the fees were higher than others, they couldn't have been more worth it and have well earned it. They were realistic about this from the start and worked for every penny, so they are easily more than competitively priced given the level of service.
From the get go all the sales team came to view our home so they could all represent it well, and their practices and policies aided an optimum selling process. All the team were very welcoming and friendly wether it be face to face or over the phone. Very informative and responsive, nothing was ever too much trouble. The entire team were just so relatable and caring.
The whole sales team couldn't have been more complimentary about our home so we were comfortable in the knowledge that we could let them get on with selling our home, confident that they would do it justice. The proof is in the sale as we were able to sell for well over the asking price, which mean't we were able to afford our dream home thanks to the work of all the M&M team.
Ultimately we would recommend M&M with the highest of regards, and if Google would allow it, we would give a higher score than 5 stars.

We have recently finished a tenancy which lasted 3 years, paying good money around £42,000 in rent during which time we had repeated issues with our address requiring builders/workman doing work there. One is good, a guy called Adam. The rest the work either wasn’t done properly or wasn’t done at all. One building company just let themselves into our garden when we were not at home to take their scaffolding down. This involved unlocking the gate from the inside. They use on the whole not very good contractors who don’t even contact you to say when they are coming.
On the whole we found M and M did not take our issues in the address seriously, are very quick to put the blame on you, especially around mould, and couldn’t care less whether you spend your money cleaning it/painting it. And in our view knowing that the mould was there and there was an issue before we even moved in.
We then left recently and it took 3 weeks for the landlord to be chased up to sort the deposit out, despite being in a global pandemic and being essentially homeless. M and M are very quick to rid themselves of any responsibility, essentially being told it’s between you and the DPS
The only person who takes any responsibility is a guy who does repairs/work called Adam. He is great, treats you and the property well and is everything M and M aren’t.
We would not recommend using M and M if you want a hassle free rental. They also make it difficult even when there is a global pandemic.
Any issues will not be resolved promptly, so get used to having to chase them up.

I’ve got to say that I have been overwhelmed with the care and attentiveness the team have for looking after not just me but the property too. No job great or small is an issue for them and the team are incredibly on the ball which has made life easy for me. Stephanie slade is one of the letting managers at Gravesend M&M, and she definitely deserves to be recognised for her continued work. Stephanie has many years experience in the letting industry and after a thorough inspection of my property recommended that new flooring be put down throughout, bathroom/kitchen/stairs/living room/bedroom etc this definitely pleased me as it was rather old. The point is if you don’t have someone like Stephanie at M&M looking after these little things for you as a tenant then you don’t feel valued as much and that is why I think she does a great job for them.

I must say I am very disappointed with their service especially with regards to attending to the needs. I met the back communal garden with broken bottles and lots of dangerous items which I brought to their notice, but nothing was done, and despite the fact I explained the health and safety issues around this to them, with insects flying into the room because of the appealing state of the garden, they obviously did not see a problem with that until I had to pay someone to clear all the mess by myself as I was so scared of the hurt that could come from the state of the garden.
In spite of that experience, they still made deductions from my deposit for a stain I met in the house and a bath mastic stain that occurred as a result of tap leakage I reported to them that increased my gas bills and took months before they finally came to repair.
The house itself I'd say was ok but the managers (M &M) were definitely not up to the task as much as they profess on their website and I would definitely not have anything to do with them or recommend anyone to use these agent after this. I was told to dispute these deductions which I would as I have lost enough money to them already from these and other means and I am not willing to let a penny go anymore????

Absolutelly disgusty way of ending tennancy , pure frauds on deposit, simply...you can forget about your deposit from a day you pay them in , no matter if you get proffessional cleaners on the end, just make them favour, but you never get deposit back, they are specialists with it , also many other way to trick money from you , stay away

Firstly I have to say that no one gets 5 stars, although these guys were close.. my house sold finally after the first buyer dropped out, although not the fault of Lindsey or her team, they seem to take it personally and worked so hard on finding me a buyer quickly so my chain didn't fall through. What a stressful time it was but made so much easier by sharing the pain with them. Hope you enjoyed the chocolates!!!!

I would say a bunch of liers down there...
Was there for a property n also informed them need to move in as soon as possible... on Thursday They said it will be done on Monday then i kept calling then to check whats happening with my documents they kept sayng its under process..
And it took them nearly 3 weeks. Today morng they call me and inform me that my referencing has fail n they wuld not return my money back ,where as in the beginning they said if u fail the money is refundable And she also told me to keep the receipt incase u need they refund.
This female was sooo rude from the beginning as if she owned the company and no care to the coustomer.... Guys be carefull before you step in there.....

Absolutely appaling service. Having used M&M for 3 years, we had a 2 leaks in our apartment which they didn't fix, which was brought to their attention 2 1/2 years ago. Countless phone calls with a "I'll get back to you as soon as possible" with no call back.. Having left the apartment now to move into a house, M&M are still a nightmare as usual.. 3 weeks worth of phones calls now asking about getting our deposit back, each time promising to call back, and they never do! None of them seem to update each other about anything, so nobody knows what's going on. Ridiculous.

I am trying to contact with m and m for two weeks now. Most of the times they saying the letting team are busy and they promise me a call back. They never called me back, furthermore when I call them back, the viewing of the property which I am interested is fully booked! How comes, and why nobody phoned me up to put me in the queue? As a foreigner (lives in Uk for 5 years and speak english reasonably good) I feel some discrimination on the phone. I have really good references, and I was never late with any payment, I still dont know why they treat me like this. Dont recommend them at all.

I rented a property that was managed by M&M.
I must say that i would not advise any landlord to allow their property be managed by them as they are definitely not a good representation of the property.
Specifically, I spoke with Sarah on the phone who was EXTREMELY rude to me, left me shocked and scared by the organization.
I am livid. I went in and discussed with others and although i got a half hearted apology and also demanded a written apology in the post, I believe it is necessary to put this on here.
This behavior is unacceptable. If the staff are not properly trained, then it is NOT okay to represent landlords.
