My name is Andy Plaistowe and I am the Branch Partner. I have worked at Robinson Michael & Jackson for over 20 years, with most of those spent at the Gravesend office.
Our office is located in the centre of Gravesend on King Street and boasts huge window displays. The double sized, distinctive frontage means we command a lot of attention from the passing public. We take great pride in the wide selection of homes we showcase and the number of properties we sell every month.

L&L have a house to sell. Phoned last week, Robinson Michael & Jackson as we have contacted them in the past and the reviews were good. Nikki was helpful on the phone. People were out, but Andy phoned, 30th Aug. Showed no interest in what I was telling him. "We are very busy", OK. He could "fit me in" in passing Wed 4th. Said I'd phone back, thinking "Never". But I did phone back on Wed. Spoke to another person who said Friday 6th was out but "perhaps" Sat 7th was possible. I said Wed 11th? Ah than depend on a Mr X and a Mrs Y calling him back. OK - he'd email me when it was clear. He never did. Politer, but no interest.

I was in a difficult predicament at the time I got in contact with the Gravesend team, and they suffered through countless emails and phone calls with me, patiently explaining what I needed to do and calming me down when I was losing my mind.

Where to start with RMJ?
Our house sale took 9 months due to organising the logistics of moving to a new country with small children and selling our home during a time of high interest rates and unfavourable mortgage conditions.
RMJ weren't just equal to this challenge, they took every setback, stipulation and challenge in their stride. We had buyers who lied, buyers who vanished and buyers who took some truly awful advice from solicitors. Having viewed a number of properties before placing an offer on our new home, we had dealt with some other local agents that we had unfortunately found to be a little disappointing at the viewings they hosted. We found they were often rather unknowledgeable with regards to some really basic questions, rushed us in and out of the properties that we viewed, and had to be chased to follow up on questions that we had left with them.
Having had two viewings of our new home with Robinson Michael and Jackson Gravesend, we can confidently say that the agents that hosted both viewings were courteous, knowledgeable and always followed up quickly with answers to anything they were unsure of on the spot.

If you read the reviews you'll see two things:
1) lots of 5 start reviews from people who have just joined Google (all have one review, and that one review is for this agent) - are they dodgy reviews?

I rent a property through Robinson Michael and Jackson Gravesend, and based on my experience, I couldn't urge you more strongly to avoid renting through them. They are the friendliest people in the world during the sales process, taking your cash (funny that), but if you have a problem once you've moved in, it's a different story. Look at the photos attached, this is the condition of a rental property Robinson Michael and Jackson have no problem renting out. Of course, it wasn't in the listing photos. I was told at the viewing by someone called Hannah, that the landlord planned to repair the poor condition to the back door and lean-to, and of course, it never happened. When chasing up the repairs, I was then told this person no longer worked there. The oven was broken when we moved in, the boiler broke shortly after, and with each complaint, it was a nightmare to deal with the property management agency to get these issues resolved. It took months to get the oven replaced. The back door and lean-to of the property is unsafe and falling apart, and 8 months on it hasn't been repaired. I have had to chase property management about this issue more times than I can even remember, and every time it was basically "it's with the landlord". The landlord then refused to do any repairs, leaving me no choice but to report it to the council. The council are now forcing him to do the repairs. Our landlord is shady at best, and it brings the question of why Robinson Michael and Jackson are happy to do business with him. Property management would 'do their part' by 'requesting quotes', which the landlord then declines. One of their contractors showed up to the property unannounced and then shouted at me because I didn't allow the unarranged visit. The oven and boiler were repaired but not without painful pressing on the agency and landlord to resolve. There was one time where a lady on the phone at RMJ was helping me get in touch with property management for repairs, but they were on training, so she called a contractor herself for me, then for the privilege, wanted me to fill out a review for her... (for doing her job), as though she was doing me a favour. It's a joke. The property management has made numerous mistakes, and for a period would send me communications about property maintenance that was for another property. Their property management is awful. But hey, of course, it's all my fault! How dare I suggest the agency is to blame! The fact that I have had to live with this broken back door for 8 months is frankly disgusting and inexcusable. We can't even get contents insurance because of it. Everything I have written is 100% honest. Dealing with Robinson Michael and Jackson has caused me nothing but stress, upset and lost time. Please don't make the same mistake I did. Avoid renting from Robinson Michael and Jackson.

Lily comes to your house and promises the world and then doesn't deliver. There are some staff here who are good at what they do but through the whole process due diligence wasn't followed, often we the paying customer had to chase up forms and contracts required as they did not. They need to keep being chased as after the sold sign goes up that is not the end of the sale and do not communicate with their other branches! If I could have paid them what they were worth rather than the amount required it would have been half what was paid, as value did not match service received

Well, what can I say about our experience. From start to finish I was treated with the utmost respect by every member of the team that I came into contact with. Georgia was very professional during her initial visit and continued to support us during the marketing of the property, she was a pleasure to deal with and put us at ease immediately.
Once the offer was in we dealt mainly with Jo Rossiter who, again, was professional and knew the business well giving advice and guidance during the beginning of our journey. Although things did not go completely according to plan this was not something she or I could have foreseen but throughout the communication from Jo and Tammy was on point. They never made me feel like I was being a nuisance when I called and dealt kindly with me when I was feeling very stressed out. I have to say that they showed huge team spirit and when one person wasn’t there another would willingly pick up the slack and support as if they knew me personally which has made the whole experience of selling so much more bearable. Andy was very helpful towards the end and was tenacious in his getting answers for us when things were looking bleak.
I cannot recommend this branch of Robinson Michael & Jackson enough to anyone either buying or selling, they are all amazing.

The absolute best! I’ve experienced a few estate agents and, hands down, this is the most personable, thorough and knowledgeable team I’ve ever come across. I am writing this review, specifically based on the customer service that I have experienced from Lily so far. She has a really personable and informative manner that disarms you. A great negotiator and saleswoman. After 3 years of searching through Covid and the SDLT holiday, we nearly missed viewing a decent property. At first, we had been informed by email that there were no more slots to view and we were a little disheartened given how quickly we had responded to the advert. I rang the office, spoke with Lily and explained our family search. She sounded understanding and promised to call us if any cancellations arose. She kept her word, notifying us on a Friday evening! I picked up her message on a Saturday morning and a few hours later we were on our way to view the property. Our offer has recently been accepted so now the real work begins but I trust Lily and her team to help both parties/families involved with a smooth transaction.

I met Ellie at the property I was considering letting. Found Ellie to be professional, knowledgeable and a pleasure to meet. Ellie took professional photos to promote the property with recommendations for the rental value. Ellie also handled the many viewings at the property which I also attended. Again making the whole experience smooth where I had no need to have any input.
When the property was passed to the office. Hollie and Stacey kept me informed with all details and offers. A tenant was chosen after detailed information was given to me to make the choice easier.
Robson and Jackson portal is excellent. This enables me to easily send all required documents and check the progress at any time
Overall excellent service start to finish.

In the United States you can buy a home within five days; 30 years ago I managed to sell and buy in two months. Since then lots of measures have been implemented in England to speed up the sale of houses. This one took six months - but to be fair it was Covid delayed so the market first went into hibernation but sprang into life in early July but it still took three months from then. RMJ were satisfactory once there was some impetus towards the market improving.

I found Robinson Michael & Jackson very professional. They have always answered my e-mails very quickly and constructively. I felt that they are working well as a team. If my main contact was away from the office, the others were still able to help me (they knew what was going on with my case). I always felt that they knew what they were doing and when we did not get any offers on our flat, they advised us to change the sale bracket and it worked. I felt that they are honest and love doing their job.
We haven't signed the sale contract yet but hopefully it will happen soon.
