As a first time buyer I completed on my flat with Pio as my agent last month and have had such a positive experience with them. Throughout the process from the dreaded bidding war through to renegotiations on sales prices and completion, Pio helped to facilitate multiple surveys, kept up momentum with the sales process and was always responsive to my queries which meant from the sale being agreed to completion was only 11 weeks. I don't recommend miHome for vendors / sellers. They work in favour of the buyer. Overall, from the experience after dealing with mi Home estate agent, I can say that they do not owe any duty of care to their vendors.
Introducing buyer who never viewed the house before putting offer. undervalued the house and saying that the house build is not of good quality and would not worth more than the offer- pressure to exchange at the buyer convenience without waiting for the seller to be ready.
Husain tried to get the seller to sign a declaration written by the buyer with a financial liability if sale fall through.
Additionally, Mi- Hime response below is not true. The sold price was lower than the agreed price on the contract by £200000. We were not ready for the exchange and asked for extra time. Mi home put pressure to exchange on buyer convenient date. When we rejected, Husain emailed us untrue claim that if the buyer pull out from the sale it will be considered as indirect withdraw , which we never heard of or stipulated in the contract.
I hope this explains that MI home is only after commission and satisfying buyer.
How could they introduce a buyer who never seen the house before offer?
Any vendor lists a house on the market, he needs to secure a buyer with the agreed price on contract. Mi Home brought the buyer and stated that the offered price is the right for the this house quality build. Sale price was far less than the agreed price which was based on comparable and recent sale.
What is more important than the price is the integrity and due care of client which Mi home failed to meet:
1- pressure the exchange date, against the UK law.
2- attempting to have a declaration from the seller with financial liability to be paid to the buyer if sale fall through. This is against UK law. The declaration worked on by the agency and buyer!!!!

We went to view one of the 2 bedroom property in Potters Bar couple of days ago. The negotiator was lovely, however the property wasn’t even close to that what was advertised…also the she admitted that they listed the property way overpriced…
We end of the day wasted our morning to view a really small size of 2 bedroom property which is overpriced as how she said…
A lot to improve on advertising I believe so still…
Update: the lovely negotiator was calling me right after I left my review to take it down…because she might had a conversation with her boss regarding the pricing. Absolutely unprofessional, I would never recommend them.

Genuinely embarrassing, enquired about a flat which I travelled 2 hours to view. When I arrived he told me I wasn’t viewing a flat I had enquired about, instead one that was out of budget and more beds than we needed. When I asked about viewing the one I had enquired about he said that the viewing for that property was two days later. My partner said he was able to go and attempted to view the property to which they said all slots were filled.
He called my partner in the day despite me saying it would be me attending when my partner who was at work told them to contact me he said they didn’t have my contact details, despite having called me to arrange the viewing. It honestly felt quite sexist.
The gentleman was rude to my partner on the phone and I honestly felt it quite disrespectful that he continued to contact my partner instead of me despite the fact it was me arranging all the endeavours regarding the property.
Update: after posting this review, they called my partner demanding he got me to take this review down, and were very defensive on the phone, asking him to “see this from a man’s perspective”.
Despite what is said in the reply to this review, we will not be using this letting agency and at no point have put in a holding deposit alongside a request to rent this property.
Overall, terrible experience, would not recommend to anyone, especially women

I instructed Mi homes to sell my house late last year as they had already achieved a record price on my road and found their overall approach to selling refreshing, unique and very different to so many of the other dinosaurs in the area.
Their marketing was spot on, they secured me multiple offers and secured me a buyer at a very strong level which we were delighted about.
Sale completed last week, it was a rollercoaster but we got there, Huss was on point every step of the way where he wasn't afraid to have difficult conversations when needed.
If you are looking to sell in the area, I would strongly advise you give them a call first.

Extremely pleased with MiHomes and would recommend them if you are buying/selling. We instructed MiHomes to act on the sale of our house and we purchased a house which MiHomes had listed.
Hussain was our first interaction who expertly assessed the market value, convinced us of MiHomes pricing strategy and was able to secure a sale price which was within the higher range proposed.
Parmida and Pio organised the viewings and were able to arrange 20 viewings within 2 days!
Hussain remained our contact through the sale and purchase process and was very swift in responding to queries and helping to manage the chain.
There were a number of difficulties with timings and issues higher up the chain (where MiHomes was not instructed). Hussain managed to alleviate our concerns and was very fast to reach out to the solicitors and agents involved.
Overall we are very happy that we have managed to (finally!) exchange and we are looking forward to moving in. Would not hesitate to recommend Hussain, Pio, and Parmida and would use them again if we did find ourselves buying/selling in the future.

I was directed to Mi Homes by a good friend who I trust. For this reason, I didn’t bother shopping around when I wanted to let my property and went straight to Nick. What can I say…from the first time I spoke with him I felt at ease. The property is currently my first and only purchase and so I was very nervous about the entire process. Much of this was alleviated following our initial conversation and those thereafter. Nick was patient when answering my many questions and never made me feel like I was bothering him. Gizem was also efficient when responding to emails and even came out to take the keys for the property after I called the office to ask for parking as my son had fallen asleep in the car. My wife and I moved to London almost three month ago and were staying with our kind and supportive relatives while we were looking for a one-bedroom flat to rent for ourselves but couldn’t find a suitable place meeting our needs until we got familiar with MI-HOMES from an advertisement of a flat in Zoopla. We called them and a very kind and pleasant lady named Ms. Ranjit Shoria was responsible for the viewings for the place. She arranged a viewing for us very soon and we liked the place. We asked Ranjit many questions about the flat and she answered all of them patiently and precisely. She advised us that if we were interested in the flat it would be better if we paid a holding deposit and we did it because she immediately gained our trust with her professional manner. After maybe 2 days she informed us that the initial referencing was done and our offer was accepted. From this part, another agent form MI-HOMES named Ms. Gizem Dogan, was the one responsible for our final referencing and contract. She was not only a real professional in her job but also very kind and patient to us as we were new in UK and we were not so familiar with the renting regulations and related documents and proceedings. She sent us the contract and received our comments on it. She negotiated with the landlord and modified almost all the clauses that we had concerns about. She was very fast in concluding all the steps of the process and we were impressed by her consistency in follow ups and her decisiveness and determination. Eventually, we signed and paid our deposit and rent and received the keys. Now it is more than two weeks that we are in our new home which we like it a lot, thanks to MI-HOMES and it’s professional team, specially Ranjit and Gizem.

Our experience working with mi Homes began 3 years ago when we asked them to find tenants for our 4 bed house in Palmers Green. They gave us a good valuation and found us great tenants within a very short space of time and managed the property, going above and beyond in trying to fix minor works without incurring too many costs.
As we were based in Dubai we needed a firm we could trust to look after our home. Nick and his team at Mi Homes communicated on all matters in a very timely fashion and worked hard to ensure both us and the tenants worked together to try and resolve any issues that tend to crop up when renting property.

What can I say? MI-Homes deserve more than 5*.
Having put our house on the market in May 2021 with two other local agents but having no positive results, we decided to give MI-Homes a try after having seen their marketing literature but also having viewed a house they were marketing therefore got to see how they do the viewings.
We absolutely loved the idea of an open house as opposed to multiple different appointments by the previous agents and we were astonished that one of the previous agents required us to do the viewings. We are not estate agents.
Hussain came over to us and was very honest about the price we should set it at with a view to review 6 weeks after if an offer was not made.
The house was marketed and ended up having 2 open days and not one. We got 3 offers from that and we were delighted as it got us what we wanted to get from the sale.
Throughout the selling process, MI-Homes team were hot on communication with us and helping us where they could.
I would absolutely recommend MI-Homes if you are selling your house. We would definitely use them again if we were to move again (hopefully never again).

I have bought numerous properties in the past from many of the “high street” named estate agents and have never had such professional and helpful assistance as I have had from Mi homes. Mi Homes and Nicholas were fantastic, extremely polite, punctual, professional and helpful. Nicholas’s work enormously reduced the stress of buying a property.
Mi homes helped me to secure the purchase and were regularly in communication about how things were proceeding. Nicholas also helped in speed up the process of getting a search helped put me in touch with other services that I needed - something that I especially apricated as I am new to the area and do not know about local resources and planning.
Mi homes were the only estate agents I visited in the area who provided high quality property prospectus – which greatly helped in securing the finance for the house. Nicholas is very good at communicating with all parties involved in the sale and purchase of the property. I would certainly use Mi homes and Nicholas to buy or sell and future property.

I’m not familiar with writing online reviews but felt compelled to do so having recently instructed MI Homes to sell my late mother’s house. I went into the process prepared for a bumpy ride based on my previous experiences of estate agents and from all the horror stories that so many of us are familiar with. However, my expectations could not have been further from the truth. Their approach was with the kindest and utmost respect for myself, my siblings and the emotional journey we were inevitably experiencing having reached the pivotal point of having to sell our late mother’s house and childhood family home. MI Homes were incredibly professional at every level whilst maintaining a very genuine care for our specific situation and requirements.
I would like especially to sing the praises of Hussain Rachid. I could not have felt more at ease or safe in the hands of this exceptional Sales Manager. He managed the entire process with the utmost professionalism, all his communications were refreshingly transparent, making the process more productive and less convoluted. He has a very genuine care not only for his clients but a much admired respect for all parties involved in the process, which in our particular situation was under extremely challenging circumstances. Despite this, he maintained a calm, caring and utterly professional manner throughout, going way, way beyond what was required of him in his capacity as an agent.
Hussain and his colleagues at MI Homes have completely changed my opinion of the estate agency profession and my hope is that other firms of estate agents can learn something from this exceptional team of people. I truly cannot recommend them or thank them enough.

"Within the first 3 minutes of speaking with Mi homes I had the feeling I was going to go with them. Hussain the manager answered my two questions very pertinently and logically.
Having experience with estate agents, I immediately heard something different from him, his sincerity and genuine desire to do all he could to help and support me in this massive transaction of selling my property.
This was the big factor that was so obvious to me and in massive contrast to the local agencies that I've witnessed falling asleep on the job, actually most haven't even woke for their jobs.
This support did not end after signing up.
Hussain and his colleagues Marius etc kept the momentum going and tied up matters as they arose.
I have a significant amount of experience in buying and selling and sadly it is a rarity to be fortunate enough to have a competent agent.
Hussain and mihomes were one of the only two I have had the pleasure to collaborate with in selling property.

I was located internationally at the time of looking for a property and George worked with me virtually to help with viewings of locations and answered any questions I had. It can be stressful and scary to put trust into a person you haven't met for a space you haven't physically seen, but I had a great experience with George. Thank you MiHomes for getting us into our new home! Our family moved to London from the United States during the global health emergency so it was challenging finding a place. The advertisement posted by MiHomes was well presented, with professional pictures and detailed information. I called and met with Marius at the flat the same day. The place was as advertised and Marius addressed all our requests. Without hesitation we made an offer on the spot, and everything went smoothly from then. Between Marius and Nicholas we were kept up to date during the whole process and everything they needed was requested in a professional manner. Avoid. I think the positive reviews are fake, they seem to mention the same person all the time too which makes me believe they have been doing them to boost their star rating.
I had a better experience when I went to Paul Alexander and cottage fields, both of them agents were polite friendly and attentive.
I do not like leaving bad reviews for people but the level of service and poor social distancing was wrong with this company.
And I noticed they kept telling me they get above the asking prices on houses but when I checked on Rightmove they sold for less then the asking price
I have no faith in them and advise people to go with their gut instinct and get a couple of the agents around and go with the one who is honest, you have to be comfortable with the company selling your most financially important thing in the word to you..... your home.

He provided with very helpful information on the property and the sales process overall, keeping me informed throughout the sale process. if i could give zero stars I would, was very rude towards me and forceful when i got them round to value my house, literally tried to force me to sign a contract... lucky for me by partner came home in time and said no we will let you know our deicison as i felt so pressured and on the spot. We both would never advise to even get them round to value your house.... in the end we went with the agent who was easy going but had a great experience with them and they got more money then mihomes told me i can get for my house. Do you research on the estate agent before you get them through your door.

A solid, proactive, meticulous agent, I highly recommend. After being online for months with another agent who failed to perform... or in other words lacked urgency, attention to detail, strategy, proactivity and communication...
We finally had enough, dis instructed the other agent and went ahead with instructing Mi Homes :)
Quite frankly, we wish we had made this move sooner as it would have saved a lot of time and energy. Mi Homes brought to the table all that the other agent couldn't!
We should have known, just from Nick's consistent follow up system to try to get us to go on the market with him, along with his grounded, likeable personality and the value he would happily provide us to help, knowing full well we were on with another agent tied to a sole agency agreement at the time... that all this was a good sign that he will be a good representative for us and will put in the work to sell our house!
That he was and that he did.
The best thing about Mi Homes is Nick, the director. He has core values for himself and the business. It shows. He is a strong communicator, passionate about what he does and has good attention to detail... all essential for making the process as smooth as can be. I felt in good hands with Nick.
Overall, we have been impressed and satisfied with the service provided by Nick and his team. They put in the work, communicated well and lead with professionalism. And ultimately, they sold our house in a timely manner and saw the deal through in what could be classed as challenging times what with the Covid-19 outbreak at the time.
The moment we gave Nick the green light, there was no time wasted. Professional photos instructed, viewings arranged, the lot. Super relived by his urgency, swift actions and professional manner.
We have no hesitation to recommend Mi Homes to friends and family and if needed, by all means, they'll be the first agent we'll be contacting should we need to sell or rent out a property.

He was able to accommodate the viewing at short notice the same day i called to enquire, was extremely professional and provided us with key information that a lot of other estate agents failed to mention such as noise, heat insulation, ventilation in the flat. He even met me a second time so I could take some door measurements without any issues! After that the referencing process and tenancy agreement flowed just as smoothly. I beleive the agents name was George T Ioannou (apologies if spelt incorrectly) and he really made us feel comfortable, unlike some other agents we've experienced who felt like they didn't want to be there.
He was pleasant, charming and very knowledgeable about the property. He answered all of our questions, adequately, and the one's he couldn't, said he would get back to us, if needed.
A pleasant experience, just unfortunate we found a property on the ground floor elsewhere more suited to a toddler.

I scoured around for a long time looking for the right apartment before I stumbled across miHomes on Right Move! I had finally found the perfect flat but was really not looking forward to the whole melodrama of agency questions and the endless referencing process that comes with the territory. However much to my delight and relief George Tioannou who was my agent pretty much took reigns of the entire ordeal. He liaised with the landlords for a free parking spot, he got my rent reduced and fought in my corner for literally everything I had requested. We were also told that all appliances were in working order but had no cold water to take proper showers for more than 2 weeks now. Generally good service but would have preferred more accurate information before a payment was made with regards to the condition of the property. I also would have preferred not to have been constantly disturbed with multiple phone calls asking for reviews every other day while I was at work and on my single day off.

From my first meeting with George Tioannou I expressed the urgency in which I had to be out of my current accommodation, and with only 1 week away until ‘said date’ I was somewhat stressed to say the least. He didn’t disappoint. He showed me the flat, was very thorough in explaining everything and the steps I needed to take after I said I would take it. He assured me with confidence that ‘by next Saturday you will be in and unpacking’ and I was! From start to finish the process was smooth and stress free (which was such a breath of fresh air given some of the agents I had dealt with previously) and any questions or worry’s I messaged him were responded to in minutes. Great guy, friendly, knowledgeable and professional and to my surprise (even after his job was done and I was handed over to the people who directly manage the property for any future queries) he was still texting to check certain requests had been dealt with and that I had moved in ok. Was looking at a flat they had for rent in Hendon, London. Filled in all forms, to request viewing and they called back the next day - whilst I was at work, so of course I could not answer the phone whilst at work - got home from work and surprise surprise I found an email from these property agents where they emailed me at 5.58pm saying that they request and need me to turn up to the property (I requested) for viewing for 6pm. Giving me TWO MINUTES NOTICE to get to the property.
Funny!!!! Funny was, they left voicemail to call back but as I was at work I could not answer a personal call and I was working in an environment where I am talking to customers ALL DAY I could not give my attention to a personal phone call.
It was dead funny how they did not not ask where I work, or where I live etc and just ASSUMED that I'd be "free" and would be able to get to a viewing with only 2 minutes notice. Seriously common sense surely applies? I understand you are a business and needs to make money but do your brain should tell you to use your common sense (which should) tell you to give the customer more than 2 minutes notice to get to the property and to double check with the customer first if they are happy with the time and day of the appointment instead of assuming they are and should be free? What if they live more than 2 minutes away?
I work at a job where I am in work from 9am until 10pm at night and I work in an area where I have BAD signal at work
It also seems these people BRIBE people to write good reviews about them even if and when they write a review lower than 5* they bribe that person to change it to 5*. Just the way these guys have tried to bribe me with an offer of "We will give you so much discount off" for X or Y or Z off if you remove the review and change it. You know what they say, "If it sounds too good to be true" it prob is too good to be true and that there is SOMETHING wrong that they are not telling you about (until AFTER it has been dealt with

Nick from Mi Homes was of great help in ensuring we got the correct property in a timely manner. He ensured that his relationship with the landlord was used for our benefit. By the time we looked for properties, my wife was employed but was getting an allowance from our home country and I was working remotely for my office in our home country. The circumstances were not very helpful for us to get hold of a good apartment and I must say Nick worked it out for us!

I highly recommend mi homes, in particular Nicholas. As a first time Landlord, I have found them a pleasure to deal with when letting out my newly refurbished 3 bedroom house in Wood Green. Having become frustrated with another local agent that was tasked in finding me a suitable tenant, mi homes was recommended to me and have genuinely exceeded my expectations.
Within a short period of marketing time, they immediately offered 2 different but quality tenants to me, for whom the pros and cons of letting to were explained to me in detail, a very thorough vetting process was carried out. Mi homes also offered advice on what potential tenants would be looking for in a rental property and any questions I had were immediately answered. All the formal paperwork for letting out the property was also dealt with very professionally and efficiently.
Having now given the property to mi homes to fully manage for close to a year, the whole process has been smooth and stress free for me. Rents have been received at the agreed time and mi homes have dealt with any issues arising on a timely basis.
A true 5 star company.
