We've used Michael Hart's services for our past two house sales and, most recently, when selling our house in Cheshire as we relocated to Scotland. If you've never sold in England and bought in Scotland: imagine a chain, with twice the number of solicitors, and two different legal systems. Gary and Andrew were fantastic, from our first phone call, through putting our house on to the market, to the sale itself. We sold our house in Bollington through Michael Hart, with Gary Rollinson as our agent. We chose Michael Hart, and Gary specifically, because of his friendly, honest and straightforward approach. Gary is knowledgeable about the market and was bang-on about our pricing - we initially wanted more (of course) but after overpricing ourselves and having to reduce, we ended up selling at exactly the price Gary had advised in the first place. The Michael Hart office were really responsive when we requested that our house be listed ASAP, getting photos and the listing done within a week. Now I'm reading this back to myself, I realise that we were typical annoying first-time sellers, but throughout the process, Gary was friendly, patient, helpful and easy to get along with. He gave great advice and feedback on our viewings, and advice about the market in general, particularly when we were looking to buy our next house, which he helped us out with (even sending us new listings we may not have seen, both from his own and other agents). 10/10 would recommend!... We’ve had an absolutely incredible experience from start to finish selling our house with Michael Hart. We couldn’t recommend Gary Rollinson more - he was polite, friendly, approachable and super knowledgable about the local market. Gary got our house photographed and on the market in record time - the photos Andrew took were fabulous and we had interest immediately. Gary kept us updated every step of the way and sold our house within a week. Gary was also great at liaising with the agent for our onward purchase and both the other agent and our viewers commented how lovely and efficient and responsive he had been to deal with. We have had dealings with all the local agents in recent years and have had by far the best experience with Michael Hart. Absolutely shocking. We booked a viewing with their lettings team. I advised I would need to leave work to make the viewing so confirmed they could actually do it. The person I spoke to seemed very efficient and friendly on the phone so I assumed there would be no issues. We waited for half an hour and nobody turned up, contacted the office via email and nobody even bothered to respond. We then contacted them about another property, received an initial email back then no response. But they seem more than happy to spam me with marketing emails. Appalling, lazy and rude.... Read more

We're so glad we chose Michael Hart & Co to sell our house in Bollington. We invited four estate agents to value our house. We felt right from the offset that Gary from Michael Hart knew the market inside out and that his valuation wasn't just a figure plucked out of the air, but was a realistic and justified figure that made complete sense to us. We had many questions and things we were unsure about, and Gary went above and beyond to make sure we were comfortable and knew exactly what to expect. Gary has been absolutely outstanding throughout the entire process; from organising viewings and providing us with useful feedback, to helping push the legal process forward, we've always been able to rely on Gary to go the extra mile. We were in a chain of five, so at times we were struggling to know what was happening during the legal process. Whenever we wanted a bit of clarity, Gary would quickly jump into action and find out exactly what was going on. We naively thought that the role of an estate agent is just to advertise your home and book viewings and negotiate with potential buyers. However it's everything that happens after that than can cause the most stress, especially waiting for the legal process. Gary worked hard to make sure we knew where we were up to at every stage and helped us get over the line to exchange contracts. We're incredibly grateful - thank you for being so responsive to our many questions and chasing things up so quickly - it has taken a lot of the stress out of moving! Gary had a great sense of humour and light-heartedness throughout the process - it may sound silly but with something as big and disruptive as a house move, this has really helped! We'd wholeheartedly recommend Michael Hart & Co to anyone wishing to sell their home. From the initial valuation to helping to get contracts exchanged, we could completely rely on Gary on his colleagues to know what's best and do everything they could to help.
