I wasn’t going to write this but I think people should be aware. Back in winter from October to January, I moved into a flat rented by M L Estates. Since the first time I tried to put the heating on, it didn’t work, there was also a leak that’s caused a wide spread of mould into the apartment I was living in. You could clearly tell the issue had been ignored in the past, the door was rotten but had been painted over.This continued the entire duration of my rental period and progressively got worse, with active water coming into my apartment. I reported this back to Kay, and I was always met with hostility, they left me without any form of heating during winter, I could see my breath in the flat, even worse, the apartment had huge windows and a vent in my bedroom letting cold air from the outside in. It was awful, I was told we’ve been an estate agent for 25 years, we can fix a bit of mould, yet nothing was done and there was clearly a history of this kind of problem. I wouldn’t go near this estate agents. They were aware I was estranged university student, yes I had fallen short on rental due date, but given the current climate of the cost of living and being a student in itself, it’s difficult to navigate, this wasn’t met with much understanding, instead a constant hownding “ as she was following the landlord instruction”. My experience was gross negligence, and I would hate for someone else to be in the position. It was only when I googled how long you can leave a person without heating when I realised this situation really was terrible, if I had the funds I would of escalated it, of course they knew that though. I reported this early December, I moved out the very end of January . Just be aware if you are living alone, and don’t have much support, the estate agency is not for you.

We recently viewed a property for sale in seaton sluice with ML Estates…
Upon arrival the lady was very nice but stated she had never been to the property before so this would be her first time seeing it as well.
This was an occupied property and the owner was not present for the viewing. The estate agent let us wander around the house on our own which I thought was weird considering this house had someone’s possessions in and anything could have been taken.
We currently have our home up for sale with another agent and I certainly would not be happy with people walking around my home around my belongings without supervision.
At the end of the viewing we had a few questions on the property. Of which the estate agent couldn’t answer. I don’t think she had done any research on the house before showing it. She said she would find out and let us know.
We have never had the answers back from the questions we asked, nor has anyone asked us for feedback on the property since we viewed it. If I was the vendor of this property I would feel extremely let down by ML Estates as it does not appear they have the clients best interests at heart nor the buyers interests.

We had great help trying to sell our property through ML, they went above and beyond to help. We had agreed a price with potential buyer for the buyer to have there mortgage offer cancelled. We initially agreed a much lower price, £16k less in fact to try rescue the sale. After much discussion with family we decided to pull out as we would have been out of pocket with the work we carried out on the property. Obviously this was no fault of ML and they tried everything they could to help sell. Would definitely use again in future. Thanks

After being let down by our mortgage advisor & lender during the mortgage crisis, and even trying another mortgage advisor, I emailed to let ML Estates know that we could no longer afford the house we were in the process of buying. We were resigned to this fact, and didn't expect to hear much more from them. Unexpectedly, the estate agent got back to me and really pushed for negotiations, and we ended up agreeing on a much more affordable price, which was incredible. HOWEVER, after having our offer accepted and the memorandum of sale issued, upon attempting to arrange our homebuyers survey, they rang us to say that the vendors were now in two minds. The next day, they rang back to say that they will no longer sell to us, completely destroying our dream, and then thought it appropriate to joke (very insensitively, I thought), and I quote, "if you win the lottery tonight, feel free to get back to me", whilst laughing. I just can't get my head around why on earth they would string us along and give us false hope like that, it's just cruel, especially considering everything we've already been through. I would avoid at all costs if you're a first time buyer.

We found the team absolutely fantastic to deal with from day one .. being first time sellers it was important to have a firm who we could trust and support us on a what was a massive step for us!! Absolutely faultless all enquiries dealt with speed and efficiency and totally put us at ease!! We would only use ml estates seaton Delaval in the future

I took a day off work to view a house. The viewing seems to have went brilliant but they refused to send me a application form. I waited 2 days and rang. Told they would sent it right away. The weekend passed and its now Wednesday where i have rang them two more times and both times been told that someone will ring me back and the office is now closed with zero contact.
Absolutely no need for that disrespect and time wasted.

We first came across ML Estates when we purchased our home. We were struck by their friendliness and professionalism so when we decided to to rent our house out while we went abroad, we naturally thought of them to manage the property on our behalf.
This turned out to be a good decision. We never have to worry about anything. They have a portfolio of tradesmen to call on if any repairs need to be carried out. They are very quick to reply to all communications and we trust them, which is the most important thing. I would certainly recommend them.

I used ML Estates tenant finder service in August 2021. The staff are incredibly efficient and knowledgeable, with a very friendly and approachable manner. I work for the NHS and for this I was given a discounted price, which was greatly appreciated.
The staff have gone above and beyond - I have had problems with my tenant; ML Estates helped and supported me to ensure everything was in order and wrote to said tenant on my behalf.

We have just bought a property through ML Estates Seaton Delaval and I could not recommend them more! They are so friendly and helpful they go out of there way for you, we had abit trouble with are own solicitor and Caroline was an absolute star in getting everything sorted! We have dealt with many other estate agents in the past and non as lovely or as helpful as ML. I can not thank them enough!

Even though I didn’t sell my property through M.L, I was buying a property through them and I was experiencing a lot of bother from my buyer. My estate agents (pattinsons) were a waste of space, everyone was passing the buck, no one knew what was happening, so no one could tell me what was going on. Staff at M.L are 5* especially Caroline; She pushed and pushed to get info and was regularly phoning me to give me updates, something that pattinsons should have been doing! I wouldn’t hesitate to recommend M.L to any family or friends and will definitely use them in the future should I ever decide to move! Thanks very much :)

Absolutely amazing!!! We live in NZ and when our tenant moved out, ML got us another tenant vin within two weeks . They made the whole process hassle free, with great communication throughout. We have just sold the property and they got us a buyer within three weeks. Absolutely amazing again. Great communication, very friendly and attentive service - nothing was too much hassle. No show to up to a house viewing!
On Sunday I waited outside a property in the freezing cold for over 30 mins only to have no one show up. The office was closed so I called on Monday to ask what had happened and I was told there was no booking on their system but they’d call me back “if” they figured out what had gone on. Obviously no one has called back. During the conversation, there was no attempt at an apology for their mistake and no offer to rearrange a viewing simply “we’ll call if we figure out what happened” followed by putting the phone down! I cannot understand how they sell houses if this is how they treat potential buyers. I think there is a need for training in customer service and perhaps to update their diaries!

Arrived thirty minutes late to the viewing, incorrectly listed the property specifications, and then didn't communicate what so ever post-viewing. We were told a call would be made 24hrs later, never arrived.
