Property was grubby when we moved in (other peoples things left in the property like clothes etc.). We were fine tenants for almost 2 years but as time went on more and more issues with the property. The issues often took very long to get any response on (apparently due to the landlord not getting back to the agency). The windows did not open and we were told only one could be fixed for the moment as it was expensive (in a one sided ventilated property). We also had a huge leak with water pouring through which needed redecorating the painter came and told us he had been told to just "patch it up" and not redecorate the huge stains properly. We gave notice and only then the suddenly emailed and asked if they completed all the works we had been asking for for months would we consider staying in the property (to which we politely declined). We also had issues with neighbors and our emails were often ignored. To top this off they tried charging us over £100 for a "professional clean" at the end of tenancy even though it was left spotless (and in a much better condition than we were handed it in) - I disputed it and suddenly the charge was removed. The lady we dealt with was rude and unprofessional (in agreement with a previous review here). Interestingly the bad reviews seem to have been deleted recently. Watch out for them - wouldn`t recommend.... Read more

I have never had any issues with Mr Sales & Lettings during my 6 years living at the property. They have always or nearly always notified of any visits with at least 24 hours notice, responded to maintenance issues when needed and relayed information to the landlords when required, although I personally often liaised with the landlords directly as they were reachable and available. Whenever I have done any viewings, they have been there in good time and shown the relevant aspects of any properties. Perhaps however not all the properties I have done viewings of were cosy or as appealing as I might have wished, however never experienced issues with them and the property I was in for over 6 years met most of my needs during the period.... I would not recommend using this agent. I rented a property through them and cannot see where any value from their side for a landlord or tenant would come in despite their fees. Initially I was not invited to attend a check-in and was requested to collect keys during their office hours with no regard for my own schedule. When viewing the property this had been subcontracted to someone else who was not an agent of the agency. This was the first time he had seen the property as the only information he knew was the room number. I paid £270 in fees for the above (this was when agents were permitted to charge tenants fees). During the tenancy we had a number of issues: - a kitchen sink that was blocked which the agency "had alerted the maintenance team" a number of times however this was barely fixed properly and we ended up having a kitchen sink that was overflowed for months - a rat infestation which took approximately nine months to resolve - the houses that they let out are just made to be places for you to sleep rather than a home given the massive amount of tenancy turnover which caused issues such as theft. The agency response after we had tried to resolve this internally was for us to report these incidents to the police. What was the purpose of the lenghty "vetting process" when entering into the tenancy if you're letting to people who engage in theft? - I lost a key which was not a security key (standard key). I was quoted £50 for a key replacement with the reason being "that the keys are secutiry keys". When I explained it wasn't the security key, I was told "regardless this is the service fee". Nothing like some dishonesty. On checkout: - I agreed that I was happy with them to perform cleaning of my room (small) at what is probably an expensive fee of £50. Post the inspection (which they never confirmed when will be performed) I received a rather rude email stating I needed cleaning at £50 (to be deducted from my deposit). Clearly no communication within their own office as I'd already requested this. - Of course I agreed with this and they stated they would release the deposit - A week and a half later I followed up with them regarding the status of the deposit as it hadn't been released. I was told that this was due to MyDeposits having technical issues. MyDeposits have no record of this. - More than two weeks later I initiated the deposit from my side and weirdly, MyDeposits didn't have any technical issues and processed the deposit release notification etc with the agency (strange that the "technical problem" for a standard deposit release suddenly disappeared). There are probably a number of other issues, however the above should be enough to support a recommendation to not support an agency that honestly has zero value-add to the lettings process.... I wish I had read the other reviews alerting of the lack of professionalism of this agency before renting with them. I have rented a top quality room and when I actually moved in, I discovered it was false advertising. Furniture in very poor condition and when I asked for solutions they only give excuses but no real action to solve the problem. Impossible to get an a reply unless you chase them repeatedly. In my case, I will be looking into making a formal complaint and I would suggest others affected do the same. Whatever you do, do not get involved with this agency!... Read more

Worst letting agency ever, even one star is too much for them. They will do anything and make any excuses to put the blame on you so they can cut your deposit. No customer service at all. One time one of the staff put the phone down on me mid conversation. So rude and run by a bunch of unprofessionals. There is no point of arguing with these cowboys. I am just glad to leave the place. Any potential renters, whatever you do please do not rent from them.... Read more

Literal cowboys. House is on the market, and loads of viewings which interrupt our privacy. Letting agent randomly lets themselves in during the day to sneak a house viewing in without any communication. Incredibly displeased.... Read more

The agency and owner, Mohammed were awful, impersonal, and proved that they only care about money. An example of this is when the agency e-mailed all of the tenants in my house (could have been all of the tenants on their books) out of the blue, to try and change the contracts with no benefits to any of us (only suiting them), and an additional fee for a new contract...! We later realised that it was just before the government law was to come into effect where contract fees were to be illegal. So they know an opportunity to make money then they see it. Naturally, as we already had signed contracts they were unable to make us change, but it proves they know an opportunity to make money when they see it. Mohammed also showed no desire to help when our internet was down for over a week despite him being the bill payer and the only one with the required passwords to fix the problem. The only positives is that the maintenance side of the agency were fairly efficient. Overall, I would never trust them as a landlord or agency again.... Read more
