Murray & Currie are atrocious - we had rented with them for 4 years, having lived in two flats. In both, they had ignored us when we made them aware of plumbing issues (at one point disregarding months of constant follow-ups), which culminated in damage to our downstairs neighbours flats. Once again, in both instances, the neighbours had to contact our landlord themselves as the letting agents could not be bothered to do their job. Altogether, the caused thousands of pounds worth of damages and stress for everyone involved, including both us as the tenants and the landlords.
This is the tip of the iceberg - I had paid rent in advance of my own volition at one flat, and they illegally kept it for months after I asked for it back (as I was moving).
They also tried to charge us the full cost of a professional clean at move-out, despite the fact that we had paid for a professional cleaning using their own cleaning company upon the end of the tenancy.
Honestly, there are no words. Truly I have never seen this level of incompetence. One flat managed by Murray and Currie and the entire neighbourhood ends up with a multi-year-long headache. You'd have better luck getting your property managed by a chimp.

Beware that if you lease through them, you will need to follow up CONSTANTLY on any maintenance issues - they are hopeless at follow up, and even if they say they will do it, they don't.

If you rent with them you need to hire a professional cleaning company to get your deposit back, if you clean yourself they will charge you for a professional cleaning company to clean and keep your deposit regardless of how well you clean.

Awful, overpriced properties. DISGUSTING MANAGEMENT! Emergency ARE ONLY OFFICE HOURS. They don't care what happens after hours, not contact available. Not emergency numbers, they have and email of maintenance. Useless Charley & cia will ignore you and make you life hell!

I was due to attend a flat viewing with this agency all the way from Glasgow to Edinburgh. Once I had reached Linlithgow on the train I received a cancellation email saying that the property had now received a deposit and the viewing was cancelled- with less than an hour’s notice.
Extremely disappointed by the lack of professionalism from this agency, and with their inability to inform me sooner. I doubt they could actually manage a property to be habitable. Notice to all landlords and tenants - avoid these cowboys!

I’ve been renting from Murray & Currie for the past 6 months and found them brilliant. Any maintenance issue I’ve had has been answered on the day and been fixed in the same week I’ve had the issue.
When moving into the property on my first night I could figure out how to get the oven & boiler working. Murray & Currie sent someone out that day to show my how to work these.

DO NOT DO BUSINESS WITH THEM. This company is yet another PM agency that bait and switches. The schedule you to view - then call and cancel day of because they were busy USING YOUR BOOKING to bail the other viewings into making an offer. It is a terrible tactic - PROFIT over PEOPLE. You should not bother scheduling viewings if you are not going to let all viewings in and give the ability to the landlord/owner to make an informed decision. We have yet to even SEE a property we are interested in as this is not the first - (that were Ben Properties) now them. TWO companies to avoid if you are seriously looking for a place to live. Alternatively, we have found Savillis to be amazing with both customer service and communication. We have yet to find a flat but we know it will never be with Murray and Currie. And when we purchase in New Town this summer, they will NOT be managing our flat for us, ever - untrustworthy at best. Downright scandalous during unprecedented times in the housing market. People really should always come first - not your pocketbook. Shameful.
ETA: And coming on here all aggressive is tantamount to your behaviour profile. You aggressively market, set appointment online, allow people to plan to view and then bait and switch - "Cancelling the viewing because it let" you should LEAD with "Just because we schedule you a viewing DOES NOT mean you will ACTUALLY get to see it." There - simple. And would avoid a whole lot of angst on the part of prospective (incredibly well qualified) tenants with jobs, a life and no time for your shenanigans in a market that turns over so quickly. You need to do better instead of coming back here attempting to justify your behaviour.. That's all. And accept that your company actually DOES allow people to online book viewings and then cancel last minute - but offer up a substandard unit in the SAME building, instead - HA! I hope everyone can see this and your response and note - you are everything I have written and more.

They lease out a property that has been flooding the downstairs neighbour all day and now all night. Maintenance does not have access to any property in an emergency after work hours, I've spoken to them and nothing can be done if the tenants are not home "they have no access" . My house is being flooded as we speak, I'm not even the tenant of Murray and Currie yet the water damage to my house.

Having moved out of one of their properties earlier this year, I would not recommend this letting agency to other tenants.
The property itself was in very poor condition, and repairs (such as fixing shelves, and sealant in the bathroom) were performed in a very ineffectual manner. I will say that the agency was prompt with sending round a repair man when requested though.
When we were moving a new tenant in to the flat we had been renting with this agency to swap with a tenant who had moved out, Murray and Currie repeatedly put the wrong names on the rental agreement which we were signing; I don't believe this was out of any sort of malice but it's fairly unprofessional.
Our rent increased for two years in a row, I suppose due to the inflating costs of housing in Edinburgh, but I think it's poor practice to make people pay increasing amounts for a flat which is rodent infested and hasn't been refurbished for decades, without making any attempt to keep the interior of the flat up-to-date or in good condition.
There was also an incident were we were having a tenant move out and a new one move in, and so Murray and Currie requested that all of the current tenants of the flat vacate the property and remove all of our belongings for them to inspect it, for us to then all move back in after about a week. They were vague and evasive in emails about how this would work, as I pointed out that we as tenants do not have second homes or anywhere to store a flat full of belongings.
Eventually it was agreed that we would be able to pack up all of our belongings in the flat and move them out of the way so the flat could be inspected (whilst we as tenants vacated for a period); we did this and I emailed on the day we were supposed to be gone from the flat. It turns out, the letting agency had the wrong date planned all along and so I'm not sure that the inspection ever went ahead. To cut a long story short, we as tenants had to expend a lot of extra effort and stress to no avail due to the agency seemingly having poor planning.
On our check-out information pack which we were emailed before we moved out it said that we had to get the carpets professionally cleaned. This seems a bit ridiculous given that the carpets were decades old, threadbare, and filthy when we moved into the place.
Finally, I read the news recently that Murray and Currie Properties sent out an email to tenants who could not pay their rent during the coronavirus crisis asking them to sign a moral contract agreeing to repay in full at a later date, and pointing out that landlords are in the same situation as tenants. The idea of signing a "moral" contract to an agency like this is fairly distasteful, and to claim that landlords are in the same situation as tenants is laughable (although I'm sure there are some exceptions) given the wealth and class divide between the typical landlord and the typical tenant.
To sum up, I believe this agency is thoughtless, and does not care about their tenants.

We rented a flat through Murray & Currie for over a year. They sent someone out pretty quickly (within days or a week) whenever we reported issues in the flat. Upon ending the tenancy I was worried about the deposit refund process, as some of the reviews on here suggested they were unfair and dodgy. We cleaned the flat ourselves, making sure to cover all the areas they listed in their email, and paid to have the carpet and windows cleaned. The flat was spotless, and we got our full deposit back, so nothing to complain about!

**UPDATE my review was as below, but Richard Murray has contacted me this morning with a very professional response, an explanation as to why the errors have been made and what he can do to rectify them. I respect and accept his reply.

Absolutely terrible service from a tenants perspective so far, I feel sorry for any landlord entrusting their property to these people. I have no idea if the staff in the office reflect the vision/purpose of the directors but their professionalism is shocking. Over £5k paid out in deposit/first month’s rent to find the flat in a disgusting state, with one particular stand-out being dirty bedding stuffed into the sitting room cupboard. Photos and video evidence. They blamed the previous tenants, but the previous tenants assured us they had left it in a clean and tidy condition (seems to replicate similar reviews over the past 6 years). Keys not prepared for the new tenants and no concern as to the security risks of keys to the property being missing (no accountability for their responsibility of 'managing' the property - they again blamed the previous tenants and asked us to have more keys cut). M&C in case you notice that I am not a tenant of one of the properties you 'manage', I am a guarantor for one of your tenants and would be more than delighted to have a decent conversation with you about it; hopefully that will be today as promised by Becca.

I had a viewing booked for a flat in the Kirkcaldy area. A time was scheduled, all good. However, upon travelling and arriving to view the flat, no one showed up. After waiting, my fiance and I called the Edinburgh branch, we were only then informed that the flat has already been taken, and we should have received an email and text notifying us of this. Unfortunately we received neither, thus our time was wasted. This is a shame because up until this point our experience was pleasant and responsive. Hopefully this was a one time fluke and is resolved for future prospective tenants.

AVOID! Company should be prosecuted for faking signatures in a tenancy agreement in an attempt for a financial gain. After temporarily misplacing the initial agreement, I asked for a copy and I was presented with a nearly identical one, but with a different end date(!) that had my signature on it which I had not signed! No morals, no ethics and no apology.

I agree with a previous comment that if you are a tenant, you should beware of the maintenance team practices. After I checked out, they sent me a survey and charged me for cleaning and fixing costs. In that survey, they claimed they have cleaned the property before I checked it. But in fact, the house was dirty and full of mold when I moved it, I spent a few days to clean it. Some of the things were already broken but they charge you fixing cost. Quite a scam.

Pretty awful experience as a tenant. The sales staff in lettings were great, but once they’ve handed over to the likes of the maintenance team, you can expect a rude, abrasive and arrogant attitude.
As tenants we rarely gave them a moment’s bother... but even still, the smell of gas was something we should sort out ourselves. Once you get to the check out procedure, you are recommended to pay a £400 professional cleaning service, but even though we did, you get lumped with a ton of extremely unreasonable, and in some cases fabricated claims.
I’ve used a couple of agencies before but never come across people with attitudes and behaviours like this before.
In my opinion, steer clear if you are a tenant.

DONT RENT FROM THIS AGENCY IF YOU DONT WANT TO LOOSE DEPOSIT!!! If you still decidate take the flat or house from them, MAKE HUNDRED OF PICTURES BEFORE YOU MOVING IN!!! Even small dots on the walls, any wee damage, make lots of pictures then may you have chance get deposit back. If not forget about your deposit back. Read more reviews all bad from tenants when moved out! My familly stay 4 years in the terraced house, when I moving out I wash all carpets in the house. Do some painting, fixed the fence, fixed the sheed, I just build the bin box in the garden but they dont want relisted deposit back. Unfortunately I dont have any pictures when I moved in. Use safe deposit Scotland to get some money back. Murray & Currie NEVER AGAIN! If you read this review please read another bad one about them and THINK TWICE before sign the lease with them.

Echoing many of the reviews on here; despite the fact I had the flat professionally cleaned before moving out, Murray and Currie attempted to deduct the cost of cleaning from my deposit. The matter was resolved through Deposit Scotland's independent adjudication process. I'd advise anyone moving into a property let by this agency to carefully photograph and document its condition upon moving in.

SHOCKING!!!
I dealt with many other letting agencies in Edinburgh and never experienced something like this before. Never ever have I imagined what they are capable of in order to keep your deposit money.
We rented a property for 10-11 months and left it in perfect condition all cleaned up. Surprise surprise when check out report came back it was full of blurred bad quality pictures all zoomed in (the check in one they were all made from a distance but even then you could tell that spots and scratches that were there before were present in both check in pics and check out pics).Also specified cleaning issues on check out pictures where is not clear what the issue is!!! All this apparentely costs us from their calculations £600!!! (charges added also include: hangers left at the property which were previously there,wobbly chairs that were in the same condition at move in,faulty letter box that was exact same condition at move in ,required professional carpet cleaning but no picture of any stains,lots of zoomed in pictures with small stains inside storage cupboard walls,left from hoover and ironing board also present at moove in; lots of pictures inside tiny railings of radiators marked as cleaning issues and the list continues)
ALL THIS IS AN ATTEMPT TO IMPOSE ON US THE COSTS OF DEFECTS THAT WERE IN THE FLAT BEFORE MOVING IN AND TO KEEP OUR DEPOSIT MONEY.
They tried a different tactic in first place: we were asked to show them payed gas and electricity bills in order to release deposit. The flat had pre-paid meters!!!!

Worst company ever!.... it took us seven months to get our deposit back along with excess rent paid. They tried to get us to prove we had the property professionally cleaned, which it didn’t need, it was cleaner when we left than before we moved in. Even the assessor agreed but their management team are ruthless and money grabbing. Our let was a large four bedroom house and wasn’t cheap but it put us off ever renting through them again.

Unless you are okay with being treated like you would normally be treated by Call Centre agents, don't bother with them. Murray & Currie staff has extremely poor customer communication skills and ignores - either wilfully or not (Who knows?) - regulations that would go unnoticed if not brought up by the tenant. Up until the point where I announced to them that I would move out everything was okay-ish, even though shortly after moving in they tried to push the duty of fixing draughty windows on myself. They do take their time to get things done, but at least they get it done. Better late than never. Even the windows got fixed after I reminded them that the tenancy agreement states that the tenant is not responsible for fixing this (Turned out that someone simply hid a part of the window frame and never bothered to put it back on). Upon moving out they announced flat viewing appointments they made with potential new tenants to me, in one case with only 18 hours notice. Upon pulling up the Letting Agent Code of Practice they became extremely defensive, but ultimately complied with my wish to not have any viewings until I moved out (Not after telling me how wrong I was and after me having to reach in an official complaint), which is explicitly stated in said Code as a right of the tenant. M&C tried to reason with the tenancy agreement stating otherwise, as if it would supersede regulations put in place by legislative powers.
Overall, M&C disappoints HEAVILY on the social level as well as transparency. Other than being somewhat ignorant about regulations and duties (They never bothered to schedule inspections or generally asking if everything was alright) and showing intermittent sloppiness (Like losing their set of keys to the flat I rented, asking me to bring mine so they could get a new set cut instead of going the secure route and changing the lock), they do their job, albeit a bit slow and not on par with other letting agencies, whilst treating customers condescendingly with a heap of arrogance and smugness you would normally not expect from a professional company. Be careful when you deal with them, and be sure to keep ALL relevant communication you have with them as well as taking tons of pictures of the property you are renting. They are known to be deposit sharks, and while I'm not yet at this point, I do see a fair risk of having to deal with this in a couple of days, too.
Also keep in mind that Mr Murray himself privately contacted my girlfriend and asked her if she wanted to meet him after she left a negative review on the M&C Facebook page since she witnessed the entire thing first-hand, but otherwise had nothing to do with the tenancy. You read that right, the owner contacted my uninvolved girlfriend and asked her if she wanted to meet him over a negative review.

I added three one-stars review on google- one for each user of the rented flat. After my very general and dry opinion, I got a phone call from the agency, which required them to dig up my business phone number from another account. Yes, I put up reviews on the internet and got a phone call from the agency asking for an explanation. Strange for me but ok... After an intense conversation, I decided to write a new more detailed review.
The agency didn't deserve one-star reviews with the fact that I had to call for a few times with each fault in the apartment and repair the smallest thing lasted for weeks. Not that the fire alarm did not work. Or they gave us unfulfilled promises of replacing cigarettes burned carpets before we moved in. Happens.
There is one thing that hurt me especially. Returning deposit. The agency trying to tell us that the apartment after moving out required a deep cleaning. I cleaned everything there before and after we moved...
An attempt to impose on us the costs of replacing the defects that were in the flat before we moved in. The list is long.
When you moving to a new flat, you need money as soon as possible and going with it to Safe Deposit Scotland takes time. I was lucky that I could wait for the return of deposit and I did not agree to the ridiculous amount of money that agency proposed. After settling the case, I was very happy with the decision we received from the Safe Deposit Scotland. So it is totally worth the time. Before you move into Murray& Currie property do lots of photos. You gonna need it.
The situation in which the agency put me in case of deposit and the phone call which I got about reviews are highly uncomfortable and stressful. Checking and linking my private account with a business account to get my business number is very worrying. The phone conversation that I had left many worries. What the company is able to do to keep good reviews when the service doesn't deserve it.
Funny in this situation is that when we had broken boiler or washing machine in the apartment we waited days for a response but after adding one star on google they called in 20 min.
I'm not trying to offend or accuse anyone. Something is not working in this agency and future tenants should know that.
Hope that it explains enough my one-star reviews.
Maybe giving you 3-time one-star reviews isn't fair but you didn't treat me fair as well. One of them disappear as I said.

Murray and Currie charged us considerably inflated cleaning fees at the end of our tenancy despite the fact that the flat was cleaned by a professional cleaning team prior to returning the keys. They refused to accept our explanations and referred us to the Scottish Safe deposits mediator. The process is very lengthy and very unpleasant, and this reflects very poorly on how M & C treats its (now former) tenants.

Similar to other people's reviews, M&C is trying to keep the exhorbitant amount of approx. 400GBP to clean a two bed flat that has been professionally cleaned at the end of our 3.5 years tenancy. They made it look filthy by taking high resolution pictures of small amount of dust in the corners and pointing the camera down the drain. M&C does not provide their own property inspectors, they use a 3rd party who are motivated in inflating cleaning prices. I would not recommend M&C to anybody!

As many people in these reviews we found that what M&C wanted from us in deposit when we moved out was excessive to say the least. 3 months after moving out and going through SafetyDepositScotland we got most of the money back as it was unjustified. This was a huge hassle.
Throughout the tenancy they were unprofessional and cut-throat with us. This is not a people friendly business. Previously we had rented with Clouds and O'Neill property in Edinburgh. They were much better than Murray and Currie, we encountered no such problems. DO NOT RENT WITH THEM!

Once you are in it is virtually impossible to get any repairs done. they take weeks to get anyone in and use cheap replacements

Quite terrible service. We bought a place from M&C, our questions were mostly met with annoyance and left unsolved. Sales didn't know anything about the property they were selling, other than what the finish looked like (not even floor material). Eventually we did buy from them as sometimes it is your only option to have terrible property management in Edinburgh. It wasn't as bad as it could have been, hence two stars instead of one.

The team of the agency is quite professional. I was happy with them during 18 months of letting a flat in Edinburgh. The only comment I have is about the inventory. Unfortunately, the inventory is not prepared by Murray and Currie. Reflection property care takes a charge of the property inventory which wrote an unfair report at all.
In general, Murray and Currie is strongly recommended.

Been waiting to review them until I got a bit of my deposit back. To start off, as most people only read the first line, they left us with no heating in our living room for 3 months through winter. One day they turned up and told us our gas fire didn't work, and it took them 3 months to replace it with an electric one. The new electric one was smaller, so you'd expect them to cover up the area around it with wallpaper/paint? yeah no. That was left until after we left. (over a year). Every problem was a huge issue with them, taking weekly phone calls to have any chance of getting anything fixed. When we moved in the toilet seat was only attached by one latch, and that never got replaced. They said the old "We'll get in touch with the landlord" then we'd never hear from them again.They were completely useless. After a huge bunch of things going wrong (I think over the 2 years we lived there the hobs, sink, freezer and fire all broke)(which gives you an idea of the state of the flat) they had the balls to try and claim our full deposit, with their reasoning being a bunch of things were wrong that they caused.

Alex is extremely effective and efficient and provides an outstanding customer service, support and guidance. Scum - you should avoid using this money grabbing company. Moved into a place they claimed to have been 'professionally' cleaned upon moving in. After moving out and leaving the place tidier than when we first moved in we were deducted £300 off our £950 deposit for a cleaning bill which is absolutely ludicrous. I offered up paying £50 extra every month above the asking monthly rent to secure moving into the place. My generosity has ultimately costed me and these sharks will bleed you of your money too. Avoid. 0 Stars is not even an option.

The good:
The management and senior leasing associates are very accommodating and care about your satisfaction as a tenant. They were able to set up a rental for international relocation without needing the tenant present in the UK, modified the lease terms due to special circumstances, and once the managing director became aware of the depth of my repair issues he followed up on all future issues personally.
The bad:
My new flat did not meet the repairing standard for the first three weeks, and did not meet the tolerable standard for the first two weeks. In this time, at one point it took three days from contacting the maintenance team to hearing from a boiler engineer to schedule an appointment. While I had no functioning boiler, authorization to purchase replacement parts took two business days, which means that I spent an additional five days without a boiler after the issue was diagnosed.

Murray & Currie have been renting my properties for around 5 years now, another agency were renting them before and they did not keep them up to my standards. Having just given them another property I was very impressed at how quickly they got it rented and at a good rate.
All properties will have issues but Abbey and the team always get onto me asap for my permission to solve the tenants' issues.
Murray & Currie have now also sold 3 properties for me and I have been very happy every time. Each flat has been under offer within two weeks and obtained an above average price for the area. I would recommend them all day long.

I had a great experience with M&C as a tenant and would engage their services as a home owner. Importantly for me, they worked quickly before the entry date to sort out contracts, payments, admin etc and senior staff were always available for escalations & queries. On our date of entry, a M&C maintenance contractor appeared on the door step to check and remediate any last minute snags. Brilliant.
Again, at contract renewal they worked quickly with the owner when we wanted to change the notice period in the new contract.

Unprofessional timewasters. I called about a property and was told I was on the first viewing of the property, when I turned up for the viewing Murray and Currie didn't turn up and they hadn't bothered to tell us or the other prospective viewers that the property had already been let (not sure how if we were on the first viewing). When I called the office they told me that emails and texts had been sent out to everyone and that it was "modern technologies fault", reading between the lines it's quite obvious that they don't care about wasting an hour other people's time as long as it saves then 2 minutes of their own time. They need a serious rethink of their customer service priorities.

I dealt with Alex and Rose in trying to secure a property in Edinburgh. They are the only letting agency who were willing to work around my schedule (a normal working day) and were very helpful in setting up viewings.
From initially viewing the property which I decided on, to actually signing the lease took 4 days. Having previously gone with Belvoir (where it took almost a month to completely sort out) this was a very pleasant experience.

If I would have read the bad comments on Murray&Currie probably I wouldn’t have rent a flat at this agency. But I would say that fortunately I didn't read them and now I'm a very happy tenant and with a fantastic modern flat.
It was a first class and very professional service.
After almost one month looking for a permanent place to live and rejected by several agencies due to the fact that I was new in Edinburgh and in the UK , with no records, despite I had financial confirmation and high qualified job contract.
Murray & Currie dealt with my application and all my enquiries very quickly and I had not to wait more than 24 hours to get an answer.
From Shannon Brown who did the visit to the flat, to Alex Blair who took care of the tenant application, and was always available to answer, or to Shaughan Baynard who delivered me the keys to the flat. Ive worked with many lettings agents over my 9 years and Murray and Currie are great. Rose Rochford has been super to work with. Emailing me straight away to answer any queries, and I appreciate all their help. Alex Blair helped me find two flats and a great person to help on the search for properties. My experience letting 2 flats with them has been amazing. After reading some reviews I wanted to share some more experiences Ive had with the company because Im not sure if all the negative is a fair view of the company. My mother in law came to visit and my wife and I went away for a few days. We left her with Murray and Curries number. She began to here an alarm going off. Not sure what it was she called Murray and Currie who came immediately and helped her solve the problem. It wasn't a gas leak but a Carbon Monoxide meter low battery. She was very relieved. I moved into a new flat under with them as my agent. I had a terrible smell coming from Dishwasher. 2 days later a wonderful contractor solved my problem and worked hard to figure it out. Lastly, when the heater stopped working (can't blame the company) they dropped off a heater for my family to use, electric, from their own office.

I sold my flat through Murray and Currie and I honestly couldn't believe how great they were. This was especially pleasing as my flat was a middle of the road property so their fee (which incidentally was entirely reasonable) wouldn't have be huge compared to other properties on their books. Everything was taken care of quickly and professionally. Their sales agent (Amy?) called as soon as my flat had been photographed to check I was content with everything and was more than happy to swap a photo with one I preferred. They even told me they had instructed their photographer to return to my property to take another set of outside shots when the weather was better! I hadn't even asked! Goes to show the levels of detail they go to. When the viewings started to roll in one of their directors even came to take the viewings and then, I was more than happy to meet one of the owners of Murray and Currie who took a last minute viewing of the flat on a Sunday! The icing on the cake was the price they got for my flat which was well over home report. It's also worth saying that they gave sound advice throughout the whole process.
It is an absolute pleasure to write this very positive review as I honestly feel Murray and Currie couldn't have worked any harder to keep me happy and get such a great price for my property. I have happily recommended them to friends and family and I cannot believe that other less positive (and less constructive) comments are for the same company.
In summary, the Murray and Currie experience was flawless.

Recently I had to leave the property I was renting with Murray and Currie. It was an urgent situation, however please note that it wasn't because there was anything wrong with the property; it was in a lovely area and was warm and close to many amenities. Sometime situations occur and you have to make a move.
The people at Murray and Currie made it such a simple process. And they were completely sympathetic to my cause and I am incredibly grateful to them. I received all the information and my options and I was able to put into motion my exit without any real difficulty.
While I was an occupant of the property I rented, they made sure to put into place the safety checks and take care of any problems in the property as well. They were easy to talk to and communicate with and were never stressful.
I would 100% recommend Murray and Currie. They are an exquisite agency with real integrity and worth. I am grateful to them and very please to have rented my first property in Edinburgh with them, their staff and policies are really top notch.

I wouldn’t normally spent my time doing so, but if I could only warn ONE person off using this company, then I will be able to sleep better at night.
Murray and Currie. Being a tenant for a majority of my adult life, this is my first experience with such UNREALISTIC company. Don’t be fooled by their glamorous façade and simply just listen to the reputation of this agency. Please watch out for their utter lack of care and professionalism, especially whilst dealing with deposits.
Before moving out , me and my flat mate spent a long time deep cleaning the flat, leaving it in a much better condition compared to the one of when we moved in. Surprisingly, we were informed a large deduction was to be made for cleaning (plus smaller one for a minor damage to the sofa – or what a call a reasonable wear and tear). We did not see the check out report, until a dispute was filled in with Safe Deposit Scotland. The pictures taken as an evidence of cleaning are laughable and so is the price.
If you’re unfortunate enough to deal with Murray and Currie, please take those points into consideration:
- Upon moving in make sure you receive a copy of an original inventory; carefully inspect the property, take pictures or videos of any damages in the property, paying special attention to carpets (small stains), walls (light marks), heaters (any dust), wooden flooring (chips, scratches)
- anything needing a repair, even the smallest thing, let them know and keep the evidence . Especially useful for bathroom (silicone) wear and tear
- When moving out, take as many pictures as possible, including close ups to potentially disputed items.
- Check out report – you must be there at the time the report is taken, do not initial or agree with comments that do not reflect the true condition of the flat.
- Don’t negotiate with Murray and Currie, use Safe Deposit Scotland.

They get 1 star because that's the minimum!!
Since terminating the agreement and asking for a refund of fees on the basis they didn't carry out the regular inspections I've heard nothing whatsoever. Promises, promises. Landlords beware and check they're actually doing what they're contracted to do.

I smelt burnt wires and wood from watertank cupboard and after calling emergency number I have been told that it is ridiculous that I am calling them at 8 pm. An I should just leave the message and wait for respond. It is outrageous, so why do they even put 24/7 emergency number? !

We have had extremely poor service during our three months in our current apartment.
We have experienced a water leak in the utility closet and were told repeatedly that a service person would be out to attend to it promptly. The service person did not arrive for over 24 hours, and no contact was made with us to explain the delay despite repeated attempts to determine an estimated time of arrival.
More recently we have recently experienced a broken refrigerator door hinge and upon speaking with Murray and Currie, we were told that because we were calling on a Friday morning, there was no way to book a repair service until Monday at the earliest, and that 'These things happen'.
Despite having been told that we would be contacted with regard to the problems we have experienced, we have found that no updates are provided and that no actual problem resolution occurs unless we repeatedly call, email, or physically present ourselves at the property management office.
In my opinion, the only way that the service provided by Murray and Currie could be worse is if they were to purposefully send people to our flat to break what few functioning appliances remain.
My wife and I highly recommend that you avoid letting with this agency and plan to move out immediately upon the existing lease end date.

Using this letting agency has permanently put me off using anything other than private landlords in the future.
When we first moved in Murray and Currie didn't provide any deposit scheme information or inventories.
They were next to impossible to get a hold of and couldn't even set up our direct debit correctly. I believe for three months they accused us of not paying the rent for that month although twice previously we had handed in the direct debit information. On leaving the property I hired professional cleaners that guarantee a deposit back end of tenancy cleaning. I inspected the cleaning myself and the property was spotless. We then passed on the cleaning details to Murray and Currie and they still saw it fit to charge us an extra £70 cleaning fee for specific items covered by the cleaning service we hired. They also only added one of the tenants onto the deposit scheme so the other two were left in the dark unable to communicate with My deposit scotland. I will forever avoid Murray & Currie and urge you to the same.

Beyond useless in resolving issues. Prior to moving in we identified issues with the flat, such as lights not working, kitchen tap wobbling about, assured these would be sorted before we moved in (period of 3 weeks), on moving in all issues still unresolved.
Signed 2 direct debit forms for the monthly rent then only to be chased up for the first 3 months about unpaid rent because they hadn't bothered to process said direct debit forms.
Hiked our rent up by £125 at which point we were considering moving out any way so that decided it. The rent going up was not got a problem, the problem was when we looked the flat up on their site they had put it back on the market for only £25 more than we were paying making it feel like a money grabbing scheme to extort extra rent out of us or get new tenants to make some money from checkin/checkout charges.
And low and behold, after we had the flat professionally cleaned for £200, which we inspected afterwards and was spotless they decided extra cleaning was needed and slapped £70 worth of cleaning bills on top.
Never received initial details with regard to inventory & deposit scheme. We asked for the inventory on several occasions which we did not get until the end of the tenancy so exactly how we were meant to check this over in the first week of tenancy is beyond me.
When instructing the deposit scheme company to start the process of returning the deposit they provided only 1 of the 3 tenants details to them meaning 2 of the tenants were unable to speak to them with regard to their own money!
Tried phoning on a weekend on 2 separate occasions within their advertised working hours only to be met a recorded message telling me they were closed and to call back within the hours (even stating the hours in the message, which they should have been open in at the time!).
Emails have been ignored several times and they’re very bad at contacting the same tenant back about an issue if at all.
They have been unbelievably poor in all aspects and would never use them again.

On our first encounter with Murray and Currie, my flat mates and I were left discouraged and demoralised after receiving poor customer service - missed viewings, failure to respond to calls trying to reschedule viewings etc. However after voicing our complaints, the agency responded spectacularly. A sincere apology was followed by their rapid location of what can only be said to be the perfect flat. We were thrilled to be shown and quickly sign a flat far better than any of our peers, we could not be happier. After initial disappointment, Murray and Currie certainly atoned for their mistakes and left us beyond satisfied. A great thank you to the polite and very helpful staff who went above and beyond in their efforts to help us.

Very happy to post a 5 star review to reflect the excellent service we have received from Murray and Currie. We have been landlords with the firm since they formed in 2008 and have been delighted with the way our property has been continually let and managed. We have had 4 tenancies in that period and all have been handled to our complete satisfaction. In January of this year we decided to sell our property and while we did look at other firms with an ESPC presence we showed loyalty to Murray and Currie and gave them the opportunity to sell our property. We were not disappointed and the property was sold within 2 weeks of going on the market. Again we are absolutely delighted with the service of the firm. While we will not be reinvesting in the property market if we were we would not hesitate in going back to Murray and Currie. 5 stars and thank you for the efforts of the team over the past 6 years, we wish you continued success in your new offices.

Than you very much to everyone at Murray & Currie. We were due to move into a property with another agent last Friday only to be told at the last minute that the tenants needed to extend for another month and so the property would not be ready for us. This, after having paid a deposit for the flat over a month before!
I have to say I was disappointed at the lack of urgency from a lot of agents in finding us alternative accommodation. We found Rettie and Murray & Currie both very helpful but in the end we secured our flat through Murray & Currie. They seemed to really understand the situation we had found ourselves in and really pushed the boat out to assist us in securing another property during a very tough time. Particular thanks to Joe who physically helped us move into the property which is above the call of duty.
Thanks again to everyone. I would happily recommend to anyone.

I don't think I've ever dealt with a more scatterbrained, arrogant, untrustworthy bunch of plebs in all my life. They seem to think they are doing you a massive favor in renting you a flat, there are an abundance of great flats in Edinburgh and having a good income and references I know that any Landlord would be very happy to have myself and my family as tenants, however those Landlords giving their properties to Murray and Currie may never know as I certainly won't be using them or recommending them to friends/family/colleagues. Tried to arrange several viewings and got given the runaround by them, totally indecent. Stay well away!

Possibly the worst letting agent myself and my flatmate have used.
As tenants our flat got sold after 1 month of living there so was asked to terminate contract early (which we couldn't until month 5 because of work commitments/holidays etc). Nothing but constant harassment with emails and calls throughout the term, even though we instructed them after a while that we did not want their help when moving. Felt like they were trying to hurry us out of the flat asap even though we had a 6 month contract.
They let themselves into the flat without our consent on numerous occasions (we were in the flat when they tried!)
Our dishwasher had a fault in the final month of our tenancy which I chased up 3 times to get fixed. Still wasn't fixed by the time we moved out.
The flat was cleaned to a high standard when leaving and still got charged £45 (for what would of been 30 minutes work!), wouldn't mind if the flat was spotless when we moved it... which it wasn't.
We would never use their 'services' again.

I have never written a review for any website, but must say that I feel compelled to on this occasion. I am a bit suspicious about the number of one star reviews for Murrie and Currie on Google Review.
I've lived in Edinburgh for most of my adult life, and have dealt with lettings and estate agents on numerous occasions, both as a student and as a professional. It doesn't need saying that, as an industry, lettings agencies don't have the best reputation. I would say that, almost without exception, I have found the ones I have dealt with in Edinburgh to be lazy, apathetic and inefficient. In short, they tend to be the type of people that would think nothing of slandering a company on the web with made up customer dissatisfaction.
Let me be clear - Murray and Currie are the exception to this rule. They run a buy-to-let for me down in Leith, and I have been mightily impressed by their conscientiousness, their honesty and their work ethic - so much so that two friends with buy-to-lets in the area have also moved over to them on my recommendation and be similarly impressed. Once you deal with Murray and Currie, you struggle to understand how so many other lettings agents can be so awful.
My friend Pip summarized the calibre of their customer service in a neat phrase - "The staff manage your property as if they owned it personally."
You really can't say better than that.

Very disappointed with M&C. Our agent was terrible at returning phone calls and emails. We were asked to purchase some deficient items on behalf of the landlord, and it took months to be reimbursed. Finally when it came to have our bond returned there were numerous emails to find out with whom it had been deposited (the agent is meant to notify the tenant early on) and then there was a 75 GBP deduction without any explanation. After zero response from M&C I eventually had to escalate the case to an adjudicator, with whom M&C never communicated hence the bond deduction was eventually returned to us. I would not recommend renting with M&C, but if you do make sure that you find out what happens with your bond early on and have M&C pay for deficiencies out right rather than hoping to be reimbursed.

Terrible service. Left with no heating or hot water probably for the next few days past the coming weekend. And no one seems to give a damn. Well you're actually paid to provide a service, something clearly they don't do very well. And 24 hr emergency response, ha ha ha.

I wish there was a no star rating. I have used M&C to look for flats several times during the years. I would have to agree with the myriad of other poor reviews. They are not good at getting back to you via phone or email. I find this strange as I would expect they would put a priority on responses to people looking to rent at the high end of the market, especially. But, this is not the case. The high end listings I have been to see with them were in less than top form for the rent they were asking, EVERY time!!! It seems a lot of the properties were previously inhabited by the owners, who now live in another country and let out the property. It does not take long for a property to deteriorate from lack of maintenance. Murray & Currie turn a blind eye to the most outrageous things. If the maintenance issues lie only with the owner, then why would Murray & Currie be associated with renting such properties. In my experience with them, they always promise they can fix anything, and for not much money, when in fact, the cost of the repairs would be much more. So, either they do not have any idea what the costs are, which is a huge problem; or the owners either do not know the state of disrepair, or are unwilling to pay. If they are unwilling to pay and M&C's hands are tied, well then, lower the rent to a level befitting the ramshackle state of the flat you are letting. You can write and say what you like in response M&C, but it is a bit late. I would never now rent from M&C, nor would I rent a property through them, either. Absolutely clueless. It seems an arrogant bunch who are best at being slumlords.

Lived in Edinburgh for 10 years and have got to rent properties from quite a few property companies. For the last 3 years we have rented a property from Murray and Currie and they were fantastic. Always answers the phone, all enquiries and the best bit is property maintenance! We have never ever had a problem with getting anything fixed from little thing like a little lick of paint to leaking roof. Can not thank you enough Neil Chatham for looking after our property so well. Still can not believe out leaking roof on a Christmas was sorted within 20 min of our phone call!

In over 19 years of being on either end of the Edinburgh lettings market, I feel I am well placed to provide an objective opinion on lettings agents.
Murray & Currie are the first agent I have engaged that have provided a service professional enough to ensure that I now don't need to worry about the status of my properties.
They are more personable, accommodating & approachable than some of the bigger agents I have encountered, whilst being far more professional & reliable than the smaller players in the market.
If my properties become vacant, I can be confident they will be quickly habited once again, with tenants having had thorough background checks.
I would definitely recommend them

We engaged Murray and Currie to let our newly purchased apartment in the New Town of Edinburgh. Within 5 weeks an excellent and very suitable tenant had been found and we have now signed a 2 year contract for the let of our property. Throughout the period from appointment to contract, Murray and Currie were extremely professional and helpful and kept us fully appraised of the our position with almost daily updates. I would not hesitate in recommending Murray and Currie to prospective landlords.

It's unfortunate that google has forced me to award this agency with 1 star as it's 1 star more than what they really merit. Firstly, it's obvious from reading that the large majority of 5 star reviews are written by Murray and Currie themselves, one of them even admittedly has written a review and identified himself as a staff member! That shows you the lengths this company will go to in order to deceive and misrepresent what can only be described as a truly appauling service.
I can confirm what everyone else has already picked up on, they ignore simple requests, hardly ever respond to emails, if they do it's done days if not weeks later. We had ongoing issues for nearly a year which, despite up to 10 requests, they still ignored. One of the Directors, Mr Currie, has been extremely rude to myself, and when you think it's people like myself, and others that have left reviews here, lining his pockets it's a disgraceful way to behave, a bit of humility would go a long way.
They are duty bound to send deposits off to the safe deposit scheme by law, however they don't do this and sooner or later they will be caught out and severely penalised, it will only further damage their already poor reputation. I suppose this isn't too much of an issue as they are mainly focused on bagging high rolling clients in the far east who have no knowledge of their poor service, and with far fetched promises of ridiculously over zealous yields on rental properties which will never come to fruition they will probably ride on the crest of a wave for a while... But you should always remember the people on the way up as they'll be there to greet you on the way back down. Good luck to them, they may need it.

This is a posting relevant for landlords. We have rented a property through this organisation with tenants in place since 19th September 2013. As I write this review we have still not received the rent after a number of chasing calls, broken promises and unprofessional service. The sales team seem to believe that once a tenant is in place that there role is over and have failed to provide documentation requested, breakdown of charges or ensure that we have received the rent in a timely manner. We also had a incident where the sales team turned up unannounced at the property with a tenant in place and were told, quite rightly, to leave. We are keeping our fingers crossed that the service will improve but if we had read the reviews on here first, and based on our personal experience, we would not use this organisation. We have rented a number of properties in other parts of the UK and this is by far the most unprofessional and unresponsive service we have received. I do hope that the next review I post in a few months will show that the service has improved.

Unfriendly staff who never return calls or emails
Extremely unorganised - Gordon in the finance team refused to return our deposit claiming we hadn't paid rent, which we had paid by bank transfer and credit card and therefore they weren't going to return our deposit. I don't understand how a professional letting agency cannot check their income.
It took 3 months to get our deposit back and that was only after we threatened to take them to court

I rented a property in Edinburgh off Murray & Currie a couple of years back. My experience with them was really great. They acted extremely professional, were prompt and always helpful. I felt that they were representing my interests as much as the landlords interests when it came to the property we rented off them which was great. Normally this is pretty onesided towards the landlord.
Anyway, I would have no hesitation in recommending their services.

We were tenants of Murray and Currie from 2008 until early 2011, when the property we lived in changed management and DJ Alexander took over. We had just moved up from London and were quite apprehensive about moving to a new city with a four-month old baby. We have lived in a lot of places within the UK and parts of Europe and I have to say that Murray and Currie were fantastic and the best property management agency we've ever come across. During our time in Hawkhill Close, we dealt with Chris from Murray and Currie and he was always very professional, courteous and friendly. Any property is bound to have minor or major issues and it is often, how a management / agency takes responsibility, chooses to resolve the issue and acts that speaks volumes for its ethos and service. Being an owner of a business myself, customer satisfaction and courteousness is always important, especially in a business that's people-orientated. Chris and his team have always seen to it that we were happy and any issues were quickly resolved - no frills or fuss and sometimes snootiness, which certain other agencies that we've had the misfortune to deal with, have often displayed. . Thank you guys for making our stay at Hawkhill a very pleasant one. When we decide to buy property here in the UK, you will be the first to know.

Without doubt the work letting agency I've ever had the misfortune of dealing with. Never return calls, ignore emails and smug attitude from their sales staff.Do yourself a favor and go with an established letting agents.Oh, and M&C staff, if you're going to write yourself "excellent" reviews, don't mention things like "GREAT APP TOO!!" No one on this planet would put that.

Unreliable and poor service. I booked a number of viewings for rental properties and made it clear I was on a tight schedule. Only when I called to confirm viewings ten minutes before the appointment was I told they were already let and there was no alternative arranged. Another viewing was arranged and again only after I called was I told they could not let me view it. Being told that your appointment was cancelled after hot footing it to the property in the pouring rain on the only day you are in the coutnry is disappointing. My budget was in the top bracket for the types of flat I was looking for.
If you have time on your hands I suspect this outfit may be able to help. If you are a professional looking for a seamless relocation on a schedule I suggest going to another agent.
Murray and Currie wasted time I did not have. I made this clear when I made the initial enquiries two weeks ago informing them clearly that I had only one day to look at flats.
In a falling market I had assumed that estage agents would have made more effort on the behalf on their landlords. Clearly not.
