Nicholls Residential did a superb job on the sale of our property. We turned to them after having problems selling through a different estate agent. Nicholls Residential picked up our case, marketed at a sensible price with excellent online presence, secured a good buyer very quickly, and sold it for us within 2 months. They always answered queries immediately and even worked weekends.
I just wish I'd gone to them in the first place. I wouldn't hesitate to recommend them.

Our experience with the Chessington office was a bit of a mixed bag. Everyone we spoke with was friendly, and at the end of the day they successfully sold our house, but they were poor on communicating things back to us throughout the sale process.
Our customer experience would have been much better if they had been more proactive with communicating the many changes and updates our complicated chain experienced.

Waste of time and energy. I travelled all the way from Sheffield to view a property because the owner was adamant that they wanted to "see me in person" despite a friend initially viewing on my behalf. I spent about about £200 for my train ticket plus childcare for my older kids. Travelled 7 hours in total which included a mixture of 6 trains, delays on the way and an uber. Not to mention that I was 32 weeks pregnant and travelling with an 2 year old. I made an offer which included one year's advance payment on the property but the owner has declined - only they know the true reasons why! It would have been good for the estate agent to be transparent about the likelihood of renting the property rather than wasting my time and energy. My advice to those looking for properties: don't believe that the properties you see online is what they are in reality, make sure you ask lots of questions and don't let anyone put pressure on you to do anything.

We have worked with Nicholls Residential twice now first when we bought our house in 2021 and more recently when we sold it. Both experiences were excellent, and I can’t recommend them highly enough.
When we purchased our home, the process was far from straightforward. It was a long chain, and it took a while to complete. Simon, John, and the entire team at Nicholls Residential were fantastic at keeping us updated and explaining each stage, which made the whole experience much less stressful.
More recently, we found our new house through Nicholls Residential and entrusted them to sell our property as well. The sale involved a complex inheritance situation, and just before completion, we faced significant issues with the tenants in the property we were buying. Through all of this, Nicholls Residential remained extremely helpful and professional. They supported us every step of the way, always approachable and ready to answer any questions.
They valued our property fairly and managed to achieve a reasonable sale price for us. When arranging viewings, they always provided plenty of notice and made sure our house was presented in the best possible light.

Have sat on this for a while and it is time to speak up about this company as i wouldnt want anyone else to fall into the trap that i did.
I bought my house from Nichols in 2015 and had a relatively good experience with them, so when it came time to rent my house out in 2019 i thought who better to use than the company i trusted.
I emigrated to Australia shortly after and i was quite comfortable that my flat was in the right hands with Simon and Nicholls.
After six months my first tenants vacated the property (before the tenancy was due) and the property hadn't been looked after very well. After receiving a condition report it was clear the property was not in the condition i had left it in. I had to make Nicholls aware of the holes that had been drilled in the walls and the various other issues that had arisen since the tenancy had started. We'd made an agreement the tenant would lose their deposit and chalked it up to a bad tenant and then moved onto the next.
Fast forward two years and the interest rate rises meant i was no longer in a financial position to maintain my property. I seeked advice from Nichols and it was agreed the only solution was to sell the property.
After the property went up on the market i was completely beholden to the advice of Nicholls and there 'expertise'. I will admit that as it was my first property sale i was very naive to the workings of real estate. I now realise that estate agents have a bad name for a reason. And thats exactly who Nichols residential are. Bad estate agents.
After evicting the tenants that had held the property for two years. The property stayed on the market for 7 months where it had zero interest and zero offers. I was informed the market had slowed and it would be a waiting game.
After a while and a lot of council from my father it was decided we would take the sale process into our own hands where we could gain a better perspective of the situation.
When we finally gained access to the property we realised what the actual problem was. The property had been left in an absolute state, that had required multiple thousands of pounds to put right. The carpets and walls were beyond disgusting and the tenants had multiple pets living in the flat that were not clean. There was human feces stains on a bed that had to go to the tip. Washing machine, microwave, kettle and toaster all stolen (not included in the checkout report). The level of destruction they had caused was unimaginable and undocumented. And the flat had been in this condition whilst they had been showing prospective buyers to the place.
Nichols hadn't conducted any of the 'inspection reports' that they had been sending me in Australia for the two years that i was paying them a management fee to provide. In fact, on closer inspection, two of the reports (dated 6 months apart) had the same pictures from the previous reports which led us to believe that these had never been carried out. And these pictures were taken from the beginning of the original tenancy when the property was in a good condition. The reports also stated that the property was 'overall well looked after with a good level of cleanliness and tidiness inside and out'. Which was a lie.
Essentially they took my money every month. And because i was out of the country, took advantage, and never carried out the inspections. When it was time to sell. They dragged their heels and only when we changed estate agents did we find out the property was in total disrepair and needed to be completely overhauled.
Please dont use this company if you are looking to rent or sell your property. They will rip you off.

We have used Nicholls for both buying, selling and renting out our property. They went above and beyond to assist us with the sale of our rented property especially when we were having issues with the tenants and notice periods. Even though they weren’t managing the tenancy for us, as we were a distance away they helped with liaising with the tenants through this unfortunate and stressful process.

I called to view a property on Friday. I was told, we need to check with the existing tenants to schedule a day for all the viewing, and we will let you know as you are the 1st client! And, Nicholls Residential stated that they have been managing this property for the last 5 years.
I called again the next day Nicholls Residential confirmed that they had never managed this property before! I requested a viewing and was told we will let you know on Monday. On Monday, I called and was informed that all the viewings were conducted last Saturday, and there are 4 offers.
Do you want to do business with them?

If you’re thinking of buying or selling a home, we’d suggest that you look no further than Nicholls Residential.
They are highly professional throughout the process, and every member of staff has a hands on knowledge of your current position within your sale/purchase.
For various reasons with three different buyers, we had an elongated sale, but the staff kept us positive and buoyant for the entirety of the process.

We used Nicholls Residential to both rent and subsequently sell our house in Chessington and were extremely impressed with the service. Though lots of things were really good, the biggest stand-out feature was how determined they were to help us get a tenant and then a buyer. Nicholls really put the effort in to get people through the door to view the property, and then made sure they followed up with them, giving us feedback on a weekly basis.
If you have a property to either rent or sell I can’t recommend them enough - I very much felt that Nicholls were on my side and were looking after my interest, which was especially good since we were not living locally at the time. A great service.

I cannot recommend the Chessington branch highly enough. Ian, Simon and John were both professional and personable. I really felt they had my best interests at heart. They took time to listen and kept me up to date with events every step of the way. Having dealt in the past with the stereotype pushy estate agent wide boy, it was an absolute pleasure to know that my property was in the hands of honest and trustworthy people. I would go with them again in a heart beat!

Nicholls Residential (Chessington branch) have been fantastic throughout our sale. We have not once had to chase them up on anything, the purchase of our house has been very smooth thanks to their support. From the very beginning of getting a valuation to viewing other properties, we have consistently been greeted with friendly staff. They are professional, understanding and reassuring, we have not once felt pressured and they have been fantastic at keeping us up to date too. After going through Hell for many with a large chain agent, Nichols Residential not only found me a buyer within a week but did all their best to get the sale through as quickly as possible. Kept me informed at every stage. My only regret was not using NRin the first place. I would definitely use Nichols Residential again if I were to buy or sell another property in the the cover. In 2010, Simon at Nicholls helped my wife and I rent my recently-deceased mother-in law's house. We couldn't fault the service. When we decided to sell a few years later, the service was again, faultless. Indeed, we always felt that we were being taken care of - with genuine concern and a wish by Nicholls to do the very best. A few years later we asked Nicholls for advice on buy-to-let. Again, we got the impression that we mattered. As it turned out, we got excellent advice. For several years Nicholls managed the flat rental for us without any stress on our part. When we sold recently, it was all handled with no fuss. I took Nicholls' advice on everything, from the price we advertised to all the dealing with the final prospective buyer. Over the years we had a steady income stream and when we sold we had made a very satisfactory profit. I talked to Graham Nicholls recently about the way he runs his business. We agreed that a solid business is one which depends on references for new business and that you just have to make sure you do the very, very best for all your customers. You won't find a better estate agent than Nicholls.

These guys are a bunch of racist krooks. They are trying to get a friend of mine out of his rented apartment as the owner wants to sell the place. He has paid his rent on time for a number of years with them and they are refusing to find him another property even though they have many on their books. They have broken a number of laws regarding his tenancy and are illegally trying to get him out of his home. AVOID AT ALL COSTS UNLESS YOU ARE DESPERATE!

Bad experience. The worst in UK.
They proposed a detached house with 2 Garage in internet and after agreement they communicate that only one was available. 4 months with a bathroom out of order and 1.5 year to have a deposit back. Suggestion: be faraway from them!
