I would strongly avoid using open house. They are liars and are very untrustworthy. I moved into an apartment and when viewing the property there was furniture already inside the apartment. I asked Tom who’s the owner of the furniture the landlord or the previous tenants? He replied with “it was all the old tenants furniture and we had right to get rid off it all if we wished”. So we did.
Fast forward to trying to claim my deposit back. They asked where all the furniture had gone. I replied with “we got rid off it all as you told us it belonged to the previous tenants” Tom went back on his word and said “I never told you it was the tenants” and that he told us it belonged to the landlord. At this point I was very upset as I was being lied to and had been manipulated at the viewing.
We argued over the deposit until I was not rewarded it. Furious, me and some family members went into the office to speak direct with them and find out why they decided to lie about ownership of the furniture. I said to Tom face to face “why did you tell me it belonged to the previous tenants when you clearly knew it was the landlords” and Toms reply was “well it doesn’t matter what I said now because your deposit has gone now” with a grin on his face.
Absolutely terrible and untrustworthy people, I lost a near 700pound deposit over a two seater sofa with rips around it and a bed that literally had serval lats missing and had rust all round the sides of it. And they tried telling me that them items was worth 700pound. Complete scam and very unprofessional.

I am utterly disgusted and appalled by the way these estate agents have treated me as a tenant. After being an exemplary tenant, always paying my rent on time and looking after the property, I am now being refused my deposit for what clearly amounts to normal wear and tear.
Throughout my tenancy, this agency was unprofessional, unresponsive, and disrespectful. They never repaired anything I reported, despite my patience and cooperation. To make matters worse, they even let themselves into the property without proper notice, which is a complete breach of my privacy and tenancy rights.
Now, they are attempting to withhold my deposit to “redecorate” and paint the property — which is the landlord’s responsibility, not mine. Under the UK Tenancy Deposit Scheme and the Landlord and Tenant Act 1985, tenants are not responsible for fair wear and tear. The law clearly states that landlords are responsible for general maintenance, redecoration, and minor repairs that result from ordinary use over time.
What’s more, they are trying to blame me for hooks left on the walls that were already there when I moved in — left by previous tenants! I am being unfairly accused of damage I did not cause.
The property itself was refurbished using cheap materials — the kitchen worktop stains easily, and now they are trying to hold me liable for “stains” caused by the poor quality of the surface. The bathroom has mould due to lack of ventilation and no window, yet they’re trying to say that’s my fault too. This is absolutely outrageous.
I have been a respectful and responsible tenant, and to be treated this way is both unfair and insulting. I feel completely disrespected and taken advantage of.
I strongly urge anyone considering renting through this estate agent to stay far away. Their conduct is unethical, unprofessional, and they clearly do not value their tenants.

I would strongly advise anyone to avoid using Open House Keighley. My experience with them has been nothing short of appalling.
I lived in a property managed by them for 2 years and 6 months, and during that entire time I never missed a single rent payment – everything was paid on time and in full. Despite this, they are now refusing to return my £712 deposit, claiming the house was “untidy” when I moved out. This is completely untrue. I have OCD and maintain an extremely clean home. The only issues were minor wear and tear, which by law are the landlord’s responsibility – not the tenant’s.
Even more concerning, they unlawfully entered the property without my consent while I was still liable under the tenancy. They used their key to let themselves in without permission, which is a clear breach of my legal rights under the Housing Act 1988.
Their staff, particularly Ben, was rude, dismissive, and unprofessional. His behaviour during communication was completely unacceptable – he spoke to me in a disgusting and disrespectful manner, showing no appreciation or basic courtesy toward tenants.
To make matters worse, the locks on the property were broken, and the house was left unlocked for three nights while my toddlers were inside – a serious safety risk that they ignored.
Open House Keighley clearly does not follow government regulations regarding deposits, property maintenance, or tenant privacy. I would strongly recommend avoiding this agency if you value professionalism, respect, and lawful treatment.

I cannot recommend Tom, Jack and the staff highly enough. After using other estate agents who did not market my house effectively I transferred to Open House who were amazing. Got me a flurry of buyers, got me the asking price and held my hand every step of the process like I was their only customer. The information flow was amazing and I felt like a very valued customer. If I could award this company 6 stars I would in fact I’d give them 10.
Wow Jack came straight out to view my property up for rent whilst we were still getting it all ready, a week later he arrived to take photographs and videos of our completed project up for rent. By that evening it was on-line. Two days later a list of viewings and by day 3 application sorted.
New tenants were vetted thoroughly, a video was taken as part of inventory at a very reasonable extra costs, and new tenants were excited to move in.
After a previous bad experience with a rental letting agent this was an absolute piece of delicious cake.
Jack kept me informed throughout the process, I am kept on my toes as a landlord as renewals for insurance and gas checks are due; property inspection is thorough with report back, and the whole team keep me up to speed.
I am incredibly impressed by the entire company and the speed Jack just pings straight back a text to any enquiries.
From a price perspective I was suspicious of their incredibly low fees and fact that they were a distance away and expanding into the Cleckheaton area. All I can say is they work twice as hard as those that charge twice the price, and they are on hand ten times quicker.
An absolute pleasure to deal with and highly recommended to other landlords.

I have dealt with Open House Estate Agents for a while now for installing insulation and heating systems in the homes they rent out. They are a rare property agent who are very client oriented and believe in taking care of whoever they deal with be it tenants, landlords, contractors etc. When we install in their homes they are very focused on giving the tenant a well designed house that they would love living in. They take an effort to get the boiler and radiators positioned along with many other things to make the living experience better. The homes are kept in a good living condition and any tenant I believe would be happy to live in any of their houses.

Wouldn't get these to sell my house again. We were delayed many months which I accept was not their fault however I was not told the full story behind the reasons why. We were told initially we could move in January when the first delay came. From January onwards I was told we should be ready 'next week'. Eventually moved near the end of April which was a long week. Ring the office to be told the person I need to speak to is in a meeting and he will ring back. He doesn't, or did ring back 3 days later with 'no news'. In the end me and the buyer exchanged numbers and contacted each other directly to sort things out ourselves. One good thing is they only charge 1%

If you want to sell your house, go with the best, go with OPEN HOUSE.
Tom, the Manager, is young, friendly, enthusiastic and super efficient.
Open House is a family owned business with a great and friendly sales team who are always there, to advise and answer any questions on the sale of your property.
Our property, was sold STC within 2 weeks of being marketed with Open House.
We couldn't have been more happy with the help and advice we recieved. So a big, Well Done, to Tom and all the team. Also, a big thankyou for keeping in touch with us in our new home.

I would like to say, everyone at Openhouse really did a good job at selling our house.
Our house had been on the market with a different agent we had only 3 viewer's in over a year.
Open house agent's took over the selling and sold it within a few months. All the office staff were brilliant especially Tom, he was so polite and fixed every question we gave to him.
I could go on forever about these people.

Open House sold our property in September 2022. Tom was nothing but professional and knowledgeable throughout the entire process (and the whole team there were the same). He made everything very easy to navigate and took a lot of the stress away from us. He recommended solicitors, surveyors, electricians etc which made the process even easier for us ! I would not hesitate in recommending them in the future and would use them again if I was in a position of buying or selling.

Beware. This group will make sure to hold on to every penny of your deposit. We left our flat spotless - actually in a better condition than we found it, ironically, however they somehow fleeced £400 from us. They do this by charging for general wear and tear and unless you took a photo of every inch of wall they will hold you liable. If there is as much of a fingerprint on the wall they will charge you a 'repainting' fee.
We spend 2 days cleaning the flat, bathroom and shower drain included and they still charged us a 'cleaning fee'. I can't imagine what they would do to tenants who actually didn't look after the flat. If you rent with this group just be prepared to not getting your deposit back.

Open House Local gave me a great service, great communication, friendly and passionate about property with a real desire to get the best price for my home. Cheapest in the area, but gave me the best service. The whole process has been refreshing as I had used a big corporate agent before, and had to deal with different people every time and rang, and they never rang me so was constantly chasing. Open House have been the exact opposite and still offer all the services the big agents do. No brainer really.

I’ve never sold a house before and was totally in the dark. Tom from open house came to visit and talk me through the process. Although Tom is a young lad he has maturity way beyond his years. Courteous, polite and knowledgable, he explained things in easy terms with no hard to understand jargon. The for sale sign was up within hours and had my first viewing later that day. Viewings we’re done by Tom or Martin and were completely hassle free and I never felt left out or uncomfortable. Tom, Martin & Dom (in the office) are always cheery and helpful and quick to reply with any questions I have. It’s all about good old fashioned service where the customer really does come first, and makes me feel very ‘looked after’. I’ve now had an offer accepted on a house and look forward to securing the deal on both houses in the weeks to come …….. can’t recommend Open House Keighley highly enough…… but Tom you don’t need to keep apologising for bothering me when you call to update me on the sale ????

Martin & Tom were great in helping sell my Brothers flat. Honest no nonsense advice was what we asked for and what we got.
These guys know their stuff, and guided us through from beginning to end, what we needed to do in the flat to get it sellable, and then helping us through the legalities.
Nothing too much trouble, very helpful and friendly, and kept us informed all the way through the process.
