After signing pre contract lease and received assurances from perry holt and the landlord i spending around 5k for change of use , new gas connection and solicitor fee, once i managed to approved the change of use and ready to sign the lease the perrty holt advised the landlord they can get more annual rent for the shop and they convince the landlord to re-market the shop for higher amount . The way they acted was unprofessional and if you rent a place from them the landlord is their priority.
Now I'm filling small claim form to recover my cost from the landlord (russel farm nursery in Watford) as they taking advantage of my hard work and money during covid19 .
As your agent and landlord confirmed verbally and formally the stop date was extended and once i managed to approved the change of use on that property, your agent and the landlord acted abnormal as they demand annual rent increase because of change of use by asking additional 2k more than what we agreed a year.
The only reason prevent us to complete the lease was lack professionalism within your department by advising landlord to put the shop back in the market while my solicitor submitted amended lease to landlord solicitor and dishonestly of landlord by being exploiter .

I have worked with Joel for several contracts and everything was perfect. His knowledge and professional attitude made everything simple. Whenever I needed help, I got response really quickly from Joel. That sounds obvious, but trust me, not so many agent reacts that quick.
