Absolutely unacceptable experience with Estate Agent’s Paul.They misrepresented the property my daughter purchased, advertising it as semi-detached when records confirm it is a terraced house. There is a clear evidence, they refuse to acknowledge their mistake. This misrepresentation has caused significant financial loss, as she would have made a different purchasing decision had she been given the correct information.Avoid this agency if you value honesty and professionalism.

I was looking for my first property to buy and worked with 3 different agencies. I can confidently say that Imagine were the best agency that I worked with. Everyone at this company were very efficient and professional. As a first time buyer it was quite an overwhelming process and most agencies care more for the seller than the buyer, but Imagine were very supportive and helpful. Sadly, Imagine were not responsible for the listing I chose to buy. I want to extend my thanks to Paul and Dan specifically, who spent a lot of time helping me find my dream property. Fantastic service from start to finish. The initial valuation by Jamie was higher than the other local agents and initially I felt the price was not achievable. How wrong I was, I got the full asking price within days. Jamie definitely knows the market. Thanks to Jason who did the viewings. He was polite, on time and put me at ease throughout the process.
Big thanks also go to Hannah who I understand is new to the team. She went the extra mile especially with some difficult conversations with the sellers agent and Solicitor.
Imagine are not the cheapest of agents but they are well worth the extra as their service is superb and I would definitely recommend them to anyone who is looking to sell their property.

Truly above and beyond. My experience and effusive review is focused on Katie Rowe who is a Sale Progression agent. At the top I will be clear that Imagine were not actually our agents and so Katie did not actually work for us. Katie was representing our vendors.
We had an absolutely beyond horrible experience with Convey Law as our solicitors, and challenges with our buyer. We had a house chain of 5 vendors which, by sheer number, is not great. From one of the very early interactions with Katie, where I did a simple thing of asking for a clarification for something, I even showed Katie’s email response to my wife to say “this is unusually patient and helpful”. Patient and helpful for any profession, let alone estate agents with all the stereotypes. To cut overtly excessive praise short, because I can really go on for a while, without Katie’s experience, energy, proactivity, level headed approach, and professional heroics, we are pretty sure we would not have gotten to exchange. Buying a house is meant to be one of the most stressful things you can do. Our process was extremely stressful. Also, as I said at the top, Katie didn’t even work for us. We are beyond grateful and full of deep gratitude for the sheer dumb luck of having Katie in our vendor chain.

One of the first and best experience we have, Really happy with Paul Markey and his entire team, Elliot Jacobs, Jamie Downs, Troy Brown.
Initially there were roller coaster in the deal, however, Paul Markey stood steady and didn't gave up till the time of exchange.
Most important thing which I liked was, Instant reply by emails and WhatsApp Group as well, no matter what time it was.
I remember Paul replied me several time late evenings to make sure that everything is going good.

Poor managment service had no progress update about repair work or cleaning. Found out cleaning had not been done and further damages happened after the repairs done, Imagine stated they know nothing and didn't bother to check i had to press them. They create extra work for the Landlord would not use them, they don't communicate with progress updates and tell you what has been completed. Would avoid using them.
In response to Imagine, they placed a Tenant who missed June and July's rent, and i patiently let Imagine work through their process, all of which took 2.5 months just to get a bad tenant out. Spent over £3,000 plus an additional £420 to repair the propety and still more damages found. I had to spend extra hours reading through extra reports that took time away from my hours of work to communicate the damages and more damages. Of course a 1 star is relevant to my situation becuase the whole situation has created unnecessary work and extra costs spent causing me financial difficulties.

Having recently rented out my property through Imagine Estate Agents, Watford Branch, I must say how impressed I was at the level of guidance and help shown by staff members Ellie Slaughter, Jack Kingsley and Jemma Selwyn. The three of them pointed me in the right direction and constantly kept me up to date from the very beginning. Renting out property is an area totally new to me, and without their help I am sure it would have been much more difficult to get the end result.

Really happy with Jamie and Jason in the Watford town centre sales office. Jamie dealt with my vacant house valuation and always gave honest advice and was very knowledgeable of the area and the market and had clearly dealt with many houses in my road and surrounding properties. Jason always gave honest feedback and so did everyone else who took someone to view. They were not pushy and during the sale negotiations Jamie and Jason were able to make suggestions and made me feel that they were looking out for my best interests and were looking to achieve the best price possible. Thank you and I would strongly recommend my friends and family you use Imagine estate agents.
I also had the pleasure of dealing with Troy and Elliot in the sales chasing team. They set up a WhatsApp group and were always quick to reply to any of my questions. Stay away!! They practice hidden discrimination against people who claim housing benefits and also single parent families. They advise landlords against letting to these families and advise landlords to secure guarantors, higher deposits and annual rent payments up front!!!

My partner and I contacted Imagine 5 years ago when we decided to rent a property together and from start to finish the service they offered was impeccable. From the first viewing, to sorting of the tenancy agreement, to assisting with any issues or queries, to arranging safety checks and inspections, to helping us arrange everything at the end of the tenancy, they made everything easy, seamless and it was the perfect experience dealing with an Estate Agents for the first time. Even the contractors they use have great communication, and are punctual and thorough.

Just got my key for my new apartment, after 13 months of wrestling in the process! Dan was flexible and friendly with whilst supporting me with viewings and making an offer. Troy kept me updated throughout the whole process and answered my queries immediately. I think these guys are fantastic and a real cut above the rest. They have been looking after my rental properties for years and they really do everything quickly and I feel valued as a customer. This year I have started off loading properties and have sold 2 so far. They dealt with the viewings and got me offers very quickly, which I accepted. They kept in touch with the other solicitors and buyers and really got everyone moving. I also work as a conveyancer and so meet a lot of agents and these are infinitely better than most, especially in the local area.

They don't support tenants and landlord. They always give excuses to omit what we really need from them. I have rented a property fir two years, but after 1and half year they asked me to vacate as they are going to sell the property. I had only two months time, i could not find a place. I send my family back home and shifted to a studio. In a nut shelk they shattered my family and the pressure they gave me to vaccate the property was tremendous. Moreover, they detained my deposits for unnecessary claims. Luckly the deposit was protected by DPS Then i submitted all the evidences like photos emails sms to dps. Finally i got my depisit back. The most funny thing is that they claimed over my things which i biught for my use. I had to submit the evidence that i bought. Luckly i saved all the evidences in my phone. So i could prove. So my best advice is when you select imagine ask to their real clients not to the sponsored clients. Best advice is if you are a tenant and it is your first tenancy never go to imagine. If you did please keep all the receipt's, emails eveything that will be useful later.

I have been letting through the Imagine-Group Lettings Agency at Watford since January this year.
I had a chance to interact with Claire Habershon for the flat lettings viewing and arrangements from Imagine-Group. When I spoke to Claire initially, she was very friendly and dealt with us the flat viewing arrangement and the flat letting-in process very professionally. When I confirmed the flat after the viewing, she sorted out the rest of all process with the landlord and got the flat confirmation very promptly. Also, I was supposed to travel out of the country during the let-in process, Claire and her team were very supportive and helpful to make necessary arrangements for the key handover and the letting-in process. Terrible. My strong recommendation is to avoid Imagine at all costs when selling your home. Untrustworthy to the point of being disgraceful. I believe I was directly lied to multiple times by Imagine staff about offers. This is potentially a serious breach of professionalism.
Once you’ve picked an estate agent you’re locked in (certainly for 6 weeks as part of the contract). Save yourself the regret and pick another estate agent in Watford. They offer similar rates and won’t bring the baggage of dishonest, unprofessional and unhelpful staff. Avoid.

This weekend, my partner and I visited a house with David from Imagine. I can’t get over the customer service and experience we received with him! I thought about it all weekend. He was so welcoming, polite, Helpful and most of all so knowledgable about the property. Any questions we asked, he knew the answer and was willing to answer anything we had. Ian Galloway showed us round the house and was so friendly and personable - by far the nicest estate agent we have come across and really helpful in answering questions I had, including following up after the viewing. My 3-year-old daughter was really upset when he left after the viewing as she wanted him to come to the play area with us! He kept in close contact after the viewing to make sure all the paperwork was lined up to secure the memorandum of sale - really efficient and clear, couldn’t have asked for better. We were then handed over to Hanan Badry who has been brilliant in keeping things progressing, liaising efficiently between the different parties involved and even helping to advise us on our own sale (with another agent) which has hit complications. Both Ian and Hanan have been a delight to deal with - when you are trying to do something as major as moving house it’s so reassuring to be dealing with friendly and competent people, which is sadly not the experience we’ve had with other estate agents. Extremely difficult trying to arrange a property viewing with this company. My call was repeatedly redirected, and when I did connect with an agent I was told I would receive confirmation which I only received after pestering them on the phone for 4 days. I was told I would view a range of properties on the day to save time/money as I was travelling 200 miles for the viewing. When I arrived, I spent around 5 minutes in the place before the agent left without providing me with any additional information. I was told I would be notified as to the status of my offer but I expect they will not be in contact. Overall, my experience was pretty poor. I can't speak as to other departments and/or staff, but there was a noticeable lack of professionalism and customer service skills throughout my experience with this agent.

I had an appointment to view a house for rent. At the agreed time I was in front of the house. After 15 minutes waiting I called the agency asking about the agent, because nobody showed up. The lady on the phone told me she was going to check and call me beack. After another 15 minutes (so I was already waiting invane for half an hour) I called again the agency. They told me they were checking and call me back. Another 15 minutes passed and finally I received a call and they told me the let was already agreed with someone else. When I told them that was totally unacceptable because someone supposed to inform me before, they apologies and say they were letting the manager call me back. Nobody called. After few days I gave another try. I called for another property, I asked one question about it and the lady on the phone didn't have the answer so she told me that slshe was going to inform the agent in charge of that property and ask him to call me back. Again nobody called. Now, I can understand that they might be busy with a lot of things, running around showing properties to a lot of people every day, but also the other people are busy with their own job, sometimes they get a few hours permit from work to be able to see a property and let people waiting and waste their time in my opinion is not really professional. Fortunately they are not the only real estate agency in town.

Imagine Estate Agents have been managing the flat above our business for the past 10 years. Even though we are just downstairs, it’s a great relief to know that the first point of contact for the tenants is the amazing team at Imagine so we can focus on running our business.
We recently gave notice to the tenant to vacate the flat so that we can do some refurbishment. On the day they were supposed to vacate, the tenant informed us they were staying put and also not paying rent.
This is where the Imagine team really excelled - Jack, Kelly, Marcia and Jackie went above & beyond the call of duty.
They advised us every step of the way on the correct process to evict the tenant and even managed to ensure we got all the overdue rent back. This avoided costly court hearings that would have delayed matters even more.
We now have full vacant possession of the property and can proceed with our planned refurbishment in due course.

The difference was noticeable immediately with a enthusiastic welcome from an estate agent called Ashley which included eye contact and a handshake! After perceptive questions the best selection of properties i’d seen so far were shown to me. Viewings were efficiently arranged and I was driven by the estate to each viewing. Unbiased observations were shared and a ‘no pressure’ approach was appreciated. I am now in the latter stages of purchasing one of those properties. The aftercare throughout this process has been professional and thorough. After 3 rather stressful property transactions in recent years buying a property through imagine has been refreshing, largely down to the care, professionalism and ‘can do’ approach of a competent estate agent with the colleagues and tools to get a property purchase ‘over the line’ with minimal fuss.

Good service and response only till the time we reserved the property, but it kept going down from then onwards! Had to chase them dozens of times for same issues over and over again, moved in to the property with promises that they have great relationships with the developers and they will sort out everything. It's been almost a year... still half of the issues are pending and the team does not even bother to reply to messages now! I contacted Imagine Estate lettings department in Watford for one of friend, who is visiting from abroad for the first time.
Right from the first call Miss Prudence got me appointment for the first viewing, she is very professional/friendly with clear understanding of clients requirements and gave me all the information and pre-requisite for the completing the contract before my friend's arrival.

Daniel Schultz was the agent that I dealt with from Imagine, who I found in general to be very helpful and professional. Daniel was very knowledgeable about the properties that I viewed and was able to answer all the questions and queries that I had, and anything he was unsure of he found out for me straight away. He was very accommodating with the viewings and was also very upfront about how they operate as a firm. After speaking with several Estate agents in Watford I decided to go with Imagine after speaking with Jamie from the Garston Branch.
Jamie was both professional and open minded in his approach to marketing our house and he did exactly what he said he would.
Once the house had sold Imagine were still in communication with me regularly and I was particularly pleased with Hanan’s attention to detail and approach to dealing with any issues and obstacles relating to the chain. I received many calls out of office hours from Hanan checking up on things and relaying important information. I felt like I was in good hands with Jamie and Hanan.
I would highly recommend Jamie and his team. So much so we decided to use Imagine for my Mums property too.

Hi, I am writing this review to express my exhilaration as I received an exceptional Customer Service from Sosi Ross and team (Melanie & Nadia) in connection to my recent house move experience.
I must say that Imagine Living team has been an extremely helpful, polite, patient and professional in this entire episode. I did not have a clue and felt like bunny in front of headlights but Imagine Living team lead the way superbly and I am now sitting in my house writing this review as a Happy Customer.
In hindsight, It was Imagine living team who did the real job and a
Marvellous one indeed as there were times when I was kind of convinced that I won’t be able to have this property but Imagine Living played an ambidextrous role where on one hand sorted out the documentation side, legalities and other formalities and on the other hand kept me on the track and well coordinated.
Imagine living team has an impressive command and savy of property market. Sosi is acute, astute and perspicacious professional. She knows her job inside out and possesses an acumen of an effective communication clearly and sensibly. Imagine living team made everything easy to understand and liaised with me from start to finish at every stage. I have found them tenacious, knowledgable, clued up and determined to go to extra mile no matter what. Unlike many other professionals, she does not consider and treat her clients merely a number but instead exceeds to expectation as I realised.
It was a moment of great pride for me when Imagine Living team made it possible to hand over the property keys to me and I know only too well that how difficult was this to get here. There were difficult times when property felt like slipping from my hands but they turned things around by getting things right at right time and place. I have no doubt that without their involvement and hard work, this wouldn’t have been possible. Simple!

We have been doing business with Imagine for more than 5+ years now. They are effective, efficient, professional, always well organised, and would like to go extra mile to get deals done for both tenants and landlord, even during this year under unusual pressure of Covid-19 lockdown crisis, which I particularly appreciate. I have had a tenant who has not been very responsive regarding contractor visits etc. Marcia has been really helpful in facilitating visits over the year and also been firm with her as regards ensuring property is well maintained and rent is paid on time. This would have been very difficult without the support received from Marcia who had built a rapport with the tenant.

I contacted Imagine Estate & Letting Agents in July 2020 to enquire about letting my apartment in Watford. Spoke to Prudence Spires who was very friendly, professional and informative. I told her that the apartment would be vacant at the end of the month and she very kindly reassured me that they would be able to get a tenant in by August 2020 as it was currently a very busy period for the company. I thought it was very ambitious to have it rented so soon but Imagine delivered.
Within one week of meeting with Prudence to discuss contracts, she had three tenants ready to view the property. She was very meticulous in selecting the right tenant. I am very pleased to say that everything went very smoothly and on time. A tenant was ready to move in by the first week in August. I was very impressed at how efficient she was in ensuring that the safety checks were all completed as per schedule.
During her absence I had the pleasure of dealing with Jack Kingsley who was also professional, friendly and supportive, nothing was too difficult for him to deal with. I must say this level of customer service is exemplary, not very often experienced these days. A business operating under this level of efficiency that I have experienced from these two members of staff is what is required in the UK to boost the economy.
Based on my experienced in doing business with Imagine to date, I would highly recommend them to anyone wanting to rent their property. Nothing less than five stars for Imagine services.

I recently availed Imagine's services to get an apartment for rent at Watford. I should say I was very much impressed with them right from the start and even now and was way beyond my expectations. Right from the moment I called Ashley responding to the ad online, I got absolutely great service. He was so friendly and professional and quick in getting each step done. He was quick to respond to any query I had and I got the whole process done smoothly. I should also particularly comment on Jemma as well who dealt with all the paperwork and the financial dealings and was so prompt and immaculate in all dealings. Imagine also offers complimentary moving service which helps in setting up the council tax and all the utility bills which is a horrendous job in itself if we are to do ourselves. This made my life very much easy. I cant complete a review without mentioning about the Poperty management service. They were so quick to respond to the minor issues I had after moving in and was very quick in solving them. In short my move to Watford was a piece of cake for me. All the more I definitely recommend Imagine to anyone looking for properties on the market.

I have called multiple times to enquire about properties and listings from this company. The call seems to go well untill they ask about my income. This has happened multiple times on different occasions. The tone changes as soon as I mention I am on universal credit and a student. I have a squeaky clean track record of paying rent, deposits, and being an excellent tenant . This company discrimantes according to source of income and they will talk down to you.

I am sure that this is an industry wide problem and I am aware. But I am very well competent enough to know when I am being talked down to and discriminated against. I can appreciate your hint that this is a personal perspective, but I have spoken to many agency's who say the same things you have over the phone in a much more appropriate tone of voice and choice of words. I have received a notice from my landlord, he needs the property back. Wow, in the middle of pandemic. But my estate agency Image is helping me to get new place. First of all I would like to say that when they gave me a notice, they where very professional and took care of all the details to handle it to me. Before they sent a letter, they had phoned me to explain all my rights. I cannot remember the name of the lady but she was very helpful . After I stayed in contact with Asley Orbell who helped me to find knew place. It is working well, we are in process to get new property, fingers crossed. Daniel Schultz from Imagine Estate Agents, as cheesy as it sounds, has honestly been the best estate agent we have ever had the pleasure of dealing with. It is one of the first times that we have felt that we were truly taken seriously by an agent.
From the start he was super helpful, squeezing us in for viewings on the Saturday when we called on the Friday. He was so friendly during our viewings and welcoming which was really nice, there was no rushing at all. When we decided on one property that we were really keen on he fit us in for a second viewing on the very same day, and also didn’t bat an eyelid when we decided to bring the extended family to view it with us too!
After this, we were kept up to date during every detail of the offering process. He was very patient with us whilst we made such big decisions and Daniel was also very reassuring which put us at ease, as it can be a very stressful task.
Overall, we really do have to thank Daniel for such a pleasant experience. We would recommend him to anyone looking for their first or next home!

I have had the pleasure to work with Sosi Ross and Rodolphe Dupuis from the start to completion of my move into my new home. They have a lot of knowledge and experience in their job and went beyond their call of duty to ensure that I settled in well.
Prior to me moving into my new apartment Rodolphe showed me a few apartments and went through the paper work in detail and I found this very helpful as I was able to go away and do my preparation to ensure that all the paperwork which was required was submitted on time.

Be very careful if you choose to buy a property through imagine living.
The sales agents lie about services available at the development (in my case it was that concierge was available) and then claim they never told you this.
At least 4 different flats in my development experienced the same. Imagine living don't care as they now have their money.
It's not affordable housing, it's just ripping first time buyers off!

From the get-go, Daniel always ensured we were well informed and kept us updated during every detail of the process. House viewings/decisions are stressful tasks however He made the process smooth and stress-free.

I am very happy with the re-letting service provided by Imagine, especially by Claire Berk and Ricky Veale. They have been very efficient, friendly and reliable throughout the whole process of re-letting my property so that there has been no vacant period between tenants. Forward 2 years on. I have had major problems with damage to my property, with lots of back and forth with insurers and Block Management. Kelly Fordham has been nothing short of AMAZING- she has done everything possible to not only resolve it swiftly for the tenants but also to bring down the costs for me- chasing block management, negotiating with insurers, negotiating with builders to reduce quotations for re-building the kitchen and damage (plus managing to add on extras which weren't even included in the original quotation) and generally really covering my back.
I really feel I can trust Kelly and the supporting team at Imagine- everyone I have dealt with there over the years has provided an excellent service and I can always ask for their honest advice and feel they are giving me guidance which is in both my tenant's and my best interests. THANK YOU!

Quite simply, Jack Kingsley is THE MAN. We were looking to rent out our property and were a bit new to the process. However with Jack's guidance, the entire process went smoothly and we got the type of tenants we were wanted. Such care and attention from Sophie who has not long been with Imagine in Watford. I do wonder how in this day and age they find such great staff members. I’ve never had any issues with anyone throughout all the different branches I have been involved with. Most recently, Sophie went completely out of her way for me to obtain some new documents. She updated me quickly and responded promptly to my emails. I just knew she was on the case and would get my issue sorted out. Overall positive experience starting from day one with Jack coming over to see the flat. It did take a while to get the flat rented but we got there in the end. The only difficulty i had with imagine is that during this time period i did have to chase Imagine frequently as i wasn't always updated/calls weren't returned. However Amber was my main contact after the tenants had been found and she was very helpful and enthusiastic, addressing all queries promptly. When I expressed interest on scheduling a viewing for one of their listed properties, Imagine were not only quick with the booking, but also flexible with the timings, which in my experience with other estate agencies is a rarity. The viewing was also very efficiently and factually presented, which is also appreciated. Then...usually the fiddliest part of the process before moving in is the paperwork and admin work. Well, Imagine helped massively by replying to my e-mails and text messages in no time, and always offering solutions and alternatives. Now that I moved in, I have no doubt that any queries or challenges will be met with the same level of professionalism. @Imagine, to react on Mina's comment, could you guys give a quote in her comment which is untrue? I can make a list of everything that went wrong right here, although I've only been staying in one of you properties for 3 months. Doesn't it say enough that I can already make a LIST after 3 months? And you say our landlord is excellent , how do we know if our landlord is excellent if you guys refuse any direct contact between us and the landlord?
So to react on your comment below, wither it's your property or not, you guys were till now the only ones we could speak to. But our reviews apparently changed that. I'm blaming Imagine for being more bothered with its image that the actual comfort and living standards of its tenants, clients ,numbers, however you want to name it. I'm looking forward to the meeting tomorrow to finally meet our landlord in person. And if we come to an agreement, despite all the hassle, I would be happy to reconsider my review.
But I think it's shocking to know you guys only started acting and refused all contact with the landlord until we questioned your image through a review on Google. And the fact that you mention that this issues cause you to spend more and do more, without the slightest consideration that we are trying to have a life in this property, which should be the number 1 priority for a letting agent, which i think should be a very realistic expectation. I think that any reasonable person wouldn't want to live in a property where you encounter maintenance problems more then once a month statistically. Maintenance issues that have as consequence that we weren't able to use all the facilities and spaces we are working and paying for, for a considerable period, more than once, I repeat, within only 3 months.. Maintenance issues that you could have seen arising, since every plumber that came within the last 3 months, stated that the material is indeed new, but of poor quality. So if any random plumber can predict this, i guess your professionals should be capable of doing that as well.
I've lived in this country for 2 years know, and have been communicating with various agencies. So I have an idea what to expect realistically from a letting agency. Although Imagine is starting to lower my expectations for the future and is pushing me towards private landlords. I'm looking forward to meet the landlord tomorrow and to discuss further matters.

WATCH OUT!! there is a reason why the rent is so cheap with this agency. I am living in Watford for 2-3 months and every 2-3 weeks there is some problem with the apartment. The plumber has told me that the apartment is new but the stuff in the apartment, like the boiler is cheap and therefore breaks down easily! They also refuse to give any contact details of the landlord, and this created more problems instead of solutions. TERRIBLE CUSTOMER SERVICE!

Staff misunderstood the requirements of me (landlord) and tenants causing messy situations. I wanted to let it out as furnished, but the tenants moved in with expectations of unfurnished house. Tenants have through my stuff around, and used my loft which I said not allowed when they came to view it. In addition, in order to make the deal quickly, the staff told me there was a small dog one day before signing the contract. In fact there is a massive dog and two guinea pigs.

We contacted a number of different estate agents in the Watford area as we were looking to rent our first home as a couple. Imagine were by far the best of the bunch, responding promptly with good options within our price range and only in the geographical area we wanted. They didn't bombard us with sales emails or offer irrelevant properties, which we found from all the other estate agents we had contact with.
We were outbid on our first property and let down by tenant difficulties on the second property we had secured, but Amber and Jack immediately came back with better options after each of these disappointments. We ended up moving into the nicest place we viewed, on the exact date we wanted to move. Despite the complications the flexibility and dedication shown by the team meant we were able to secure the perfect rental property which we love.
Amber was (and still is) particularly quick to respond to all queries whether by email or phone, even on her days off which she had no obligation to do! Claire and Jack are two others who have been of great help answering any questions we've had. We have been very happy with our service so far and feel looked after and valued as tenants. Long may it continue.

Tenants stay away from this agency. An awful experience to be bind with a contract with them. They will target your wallet pretty hard, expect heavy renewals fees, lies about the property etc. Thankfully we got out of the property and contract with them but they made our stay a hell.

Since our very first telephone call to Imagine, Amber Harris has dealt with us as prospective tenants with the upmost respect, professionalism and efficiency. Nothing has been too much trouble for Amber and she has understood every question and need we have had. We very much feel valued and looked after. I feel that Amber is really there for us and has made the experience so far an absolute pleasure.
In our experience tenants can sometimes be given a raw deal as they are essentially not the client. However, in my opinion that can be very short sighted as all tenants are potential clients.
Amber, you are a real asset to Imagine and you represent them at all times in a very positive and professional manner. With the current climate of the market it was always a gamble but they got me the result I wanted. A big thankyou to Jamie the Manager, for driving the sale forward. It made my working life a lot easier having someone in the team who always answered their phone and kept me updated. I had a few agents at the beginning to get prices and photos taken. In my opinion Imagine's competitive price and photos won hands down. I have no doubt that this considerably increased the amount of viewings I had and ultimately gave me the result I was looking for. Imagine provided an efficient service for a competitive fee (commission rather than a fixed fee) . "Silly" offers were not entertained and appropriate checks were made to try to weed out unreliable purchasers. The progress of the transaction after an offer had been accepted was monitored by Imagine and reported upon regularly. If I were to have another property to sell in the same area, I would use Imagine again.

I’ve never left a negative review for anything before, but I will make an exception in this case. I used them to try to sell my flat (I fell for their inflated asking price), and have never been treated more like a number and less like a human. I wouldn’t blame any individuals, who were nice enough although fairly inexperienced. I think the problem is with the corporate structure which seems to pressurise the agents in such a way that they have lost sight of the human element in selling a house and that it is not purely a financial transaction. Communication was terrible, and felt very dishonest much of the time. They spoke in estate agent cliches and fobbed me off with nonsense most of the time. I switched to a small independent local agent, where I recieved amazing customer service, and was treated like a grown up. Do not use imagine, don’t fall for their nonsense. Choose an independent local agent where you get on with the team instead.

We used Imagine to rent out our property whilst we spent a year abroad. A responsible tenant was found very quickly. We used the Imagine property management service, mostly dealing with April. She handled any issues raised by the tenant quickly and efficiently, always advising us of the situation and carrying out our instructions. We have about another 10 days before we return and I am hopeful that the checking-out process will run smoothly. For that reason, I am awarding 4 stars, as we have not yet finished our contract with them. I would definitely use Imagine again in the future. Thank you, April, for all your hard work.

Honestly the worst service. Tej is unbelievably uneducated and rude. And had the audacity to inflict her own views as fact and argue meaning she either knows nothing about the properties she is selling or has so little respect for the buyer that she cannot be bothered to do her job. She was however polite to the seller who was embarrassed by her attitude. She lied about things in the area that I knew were not true. She has a negative attitude and should not be customer facing. I would push for her to be disciplined but if you look at anyone with a negative comment on here there is a quick swoop in to prove the customer is always wrong. Please bear in mind that the apparent MD even questions poor reviews and attempts excuses rather than apologise. Absolutely disgusting. This review will I am sure therefore be questioned as I was not there. I was on the phone and heard it all. Her manners need serious work. I wouldn't give this a single star if I could

Can't fault them. We gave them a buy-to-let flat to market for us, and within 24 hours they had found suitable tenants. They then proceeded to get everything sorted out very efficiently and professionally. When calling them, they responded to calls promptly, with all members of staff very polite, competent and a pleasure to deal with.

Sadly I don't even feel they deserve 1 star :( Me and my partner had the most awful experience I've ever had with estate agents for the last 8 years from all around London and surrounding areas. I am an expecting mum and was looking for a new nest for our little family, at first Scott took good care of us but unfortunately wasted his and our time showing us properties that were not suitable. For each property we waited over a week just be told the landlord will not accept and I had to chase Imagine for them to tell me the truth. They probably didn't have to leave me in stress for so long... One of the times, the estate agent did not show up to a viewing and when we called to tell- they said they'll call us to apologies and explain - that never happened.
I had the hardest time communicating with Ricky from lettings as I found him very rude and he would talk over me (over the phone) and I could not get a word out when I was upset calmly explaining what I was not happy with... In general - worst experience, worst branch and would NOT recommend to anyone - they don't care if you have a tight budget, they just want money and as they work on commission - this was apparently just not worth it for them. I even had a phone call of Ricky admitting this to my partner. A full refund was in "process" for over a week - I had the right email address to Ricky to send over my bank details, I then called 4 days later to make sure everything is OK and was told it's in process and passed onto accounts, again 4 days later - Ricky emailed me saying he has not received the email and basically had a go at me for it. They lied to get me off the phone and I gave them another 4 days for funds to clear but still nothing- I then got fed up, called and got the refund within an hour...? So they could have done that on day 1... I had no words. Sorry I didn't mean to be a pain but I thought all and especially young/expecting families should go else where. I have no doubt a lot of people have had great experience and would say otherwise about the people mentioned above but this is my genuaine experience and it really was the worst, especially being pregnant and emotional this just was not good.. at all.

Mark and Sarita were extremely helpful throughout the entire renting process. Within 2 weeks of first viewing the property we moved in! They worked really hard to ensure everything went through as quickly as possible as we didn't have much time before we had to move, and they were always available to answer any questions we had. I would highly recommend Imagine Watford WD25 and can't thank Mark and Sarita enough for all their help! We are very happy in our new home.

They charge a yearly tenancy agreement renewal fee. I consider this as an abusive practice on itself (more than £100 for making a copy of an old agreement and sending it by email) but unfortunately it is a common practice among most real estate agencies, not just Imagine Watford. However, what I don't find normal at all is the fact that they start sending letters every few days to claim the payment of this fee almost 2 months before the end of the first tenancy agreement. Highly unprofessional and annoying behavior that shows that the only thing they care about is money and not the tenant. I will not be renewing the contract again with them and I would recommend to use any other of the multiple real estate agencies in Watford over this one.

With my experience with Imaging living I would say they have the best customer service ever that me and my husband have experienced. they go over their level best to help you with all the work and make sure that the things get done on time smoothly. Imagine were great at selling our property and actually had it sold within a couple of days of it going onto the market. Jamie the branch manager was very approachable, transparent and did exactly what he said he would. Getting an offer for our property was seamless.
The communication from there seamed to soften somewhat, and where I feel Imagine could improve is the bit between offer and completion. The service is OK but I did find myself chasing a lot for updates, and pushing for a completion date, and I was kept more up to date via the seller's estate agent (who made it his job to know every aspect of the chain and details within and keep communication regular and constant, even when there were no update), rather than Imagine. This becomes quite important when dealing with a chain and the dealings with the solicitors, mortgage company, broker etc. So good at selling, but not great in other areas (where it can become stressful) compared to others.

We were looking to rent a 1 bed flat, and Imagine had emailed us a property update before the flat had even gone on the property websites. We arranged to see it the next day, and had put a deposit down by that evening.
Mark and Claire could not have been more friendly or helpful, regularly updating us and answering the many questions I tend to ask! We were on a rather tight time limit and they did everything to make sure we were sorted in time.
One thing in particular is that they go out of their way to make you feel like a valued customer. Previously, as I have been renting small flats with relatively low rent, agents do not make a secret of the fact that this puts me far down on their list of priorities...none of this from Imagine, we felt as though our business was just as important as that of someone buying a 4-bed house!
I have had the misfortune of dealing with some agents who leave a lot to be desired, what a refreshing change to feel confident that things are taken care of properly.
Would recommend strongly. Thank you Imagine Watford!!
