As far as viewing, admin, and move in was concerned, my partner and I had the smoothest ride as tenants moving into our new flat. Paris and Billy were responsive (my favourite aspect) and professional and friendly.
Easiest process, no stress. Wonderful.
There was a slight dispute afterwards about something minor, but we got in touch and liaised with branch manager Rob who was equally professional and everything got sorted so credit where credit's due. Happy Tenants. Cheers!

Even though my experience with estate agencies in London hasn't always been positive, I must admit Philip Alexander pleasantly surprised me. I'm almost in shock at myself writing this review, in complete honesty, but I feel some credit is due, especially given their competition.
Despite it taking nearly a week to arrange my viewing, the process of placing an offer and getting the keys was fairly smooth (albeit a little longer than I expected) and was handled really well by Paris, who answered my endless questions with timeliness and courtesy. I was really grateful to be interacting with her.
My property is managed by the landlord, therefore I cannot offer much insight into how they are when it comes to managing flats/houses but I wouldn't hesitate to recommend them from what has been my experience.

I had an excellent experience with Philip Alexander Estate Agents, especially Helena, she's doing an incredible job helping us before and after we moved in. From the very beginning, she was very professional, and incredibly responsive, and made the entire process of moving to the new home for me and my partner smooth.
The communication throughout was outstanding, they kept me informed at every stage and were always available to answer any questions I had.
After we moved in, Helena also supported us with maintaining and repairing the equipment that needed attention.
I can see that we are going to have a great experience in our new home with their help.

Their service unlike some other agents does not end once the agreement is signed, it continues throughout the term of tenancy. Our lettings agent Lauren Huckle has been fantastic. She is very approachable and extremely helpful and efficient. She has been prompt to sort out any issues we have had while living in the flat. Don’t rent with them ….Incompetent and untrustworthy. Absolute shambles at any form of communication. Emails were ignored, so I phoned the office after several attempts of trying to get hold of them and know body knew what was going on and know body got back to me. Move out date was messed up because of their lack of urgency and then they took some of my deposit as a ‘cleaning fee’ for wear and tear and a dirty floor! Unethical and rude. Renters be warned

We've had a lot of trouble with estate agents, conveyancing solicitors, sellers, and buyers - pretty much everyone - on the two occasions we've had to buy and/or sell a flat. I'm sure most people can relate. Despite this, Philip Alexander were the one beacon of professionalism the whole time, and the only people involved in the move that we didn't at some point want to scream at. In particular, Elliott was constantly available, calm, reassuring, and knowledgable and went out of his way to resolve some tricky situations. We will certainly be coming back to Philip Alexander when it comes time to move again.

Definitely the worst estate agency I have ever had the displeasure of ever dealing with. Read the bad reviews, folks, I can empathise with each of these people who have had the misfortune of dealing with Philip Alexander.
The style and tone of their response to poor reviews says it all. They have an excuse for everything.
If only they put as much time into dealing with tenants' concerns as they did contradicting them.
Just like many of the reviewers, we were charged for professional cleaning despite leaving the place spotless. We spent about ten days cleaning the apartment when we moved in, it was that disgusting.
And yes, just like many others here, first time in my life I have had my deposit withheld (14%).

Two years ago, I had a really good experience with Philip Alexander, particularly the agent Josh Oyobi, (who, I was told, had left now). They were responsive and helped me find a suitable rental property with enthusiasm. I recommended them to others due to their personalized approach.
However, my recent experiences have left me frustrated. I've been renting through them for the past two years, and the level of service has significantly declined. My attempts to reach them have gone unanswered, even after visiting their office in person. This lack of communication has been particularly frustrating, especially after putting in offers on various properties and not receiving any feedback.
The agent who is supposed to be in charge has been unresponsive and indifferent. It's been a struggle to get clear information or updates from them. The agency's promise to keep us informed and involved has not been upheld, and it feels like they no longer value their clients' concerns.
I'm disappointed to see the decline in the quality of service. It's my hope that they take this feedback seriously and work to improve their communication and overall service. As someone who used to have a positive opinion of their agency, I now find it hard to recommend their services based on my recent experiences. It's a reminder that businesses should prioritize consistent service to maintain their clients' trust.

Have been living in a flat I rented from Philip Alexander for 26 days now. Unfortunately, the issues that have been spotted on day one have not been tackled yet. It seems like they must be good to their landlords and landladies, but do not have the same consideration for their tenants. I was asked to pay 6 months of tenancy in advance, and now that I did it, it seems like they just don't care anymore. It's been 26 days that I'm living in a flat that's not even ready for someone to move in - dishwasher is broken and other stuff. This review is my last resource in order to be listened to. Fingers crossed.

We thought selecting Philip Alexander Estate Agents was the best option to sell our flat. They are local, affordable and had the best knowledge to sell the flats in our development. Their experience was paramount to our sale. Elliott and Rob were very professional and extremely responsive. Our sale was compromised at times due to circumstances outside our powers. Elliott was particularly quick and crucial in reaching out to the potential buyer/solicitor aswell as new buyers. His patience was applaudible and impressive and in the end, we had the best outcome ever. As selling a property from abroad (Australia) posed its challenges, we were very happy with their services, especially communications wise: phone/ email. That overseas call from Elliott to us telling us we had completed the sale, really shows the care put into their service.

I was surprised to receive an email from Graziana at Philip Alexander asking me to leave them a review, because I don't know why they think I would rate them highly:
- They didn't provide us with basic information we needed on the day we moved, so when we arrived at our new flat we didn't know how to get in.
- They failed to take the necessary steps to register us with the building’s management company upon moving in, causing wasted time and delays.
- They told us we had a designated parking space but didn't tell us we needed to display a permit; it was only by pure luck that we avoided having to pay a fine.
- They told us we had permission to get a dog, but didn't tell us about the outrageously expensive "pet registration fee" until after we'd already got the dog.
- They told us we could leave some unwanted furniture in the flat for the next tenants, then claimed they'd never said this and deducted a "furniture removal fee" from our deposit.
All in all, they were incompetent and unprofessional in almost every interaction we had with them. I know that tenants don’t have much choice over which agency to rent from, but if you have a choice, don't choose these guys.

Philip Alexander found me a purchaser within 2 weeks at the top end of their price guidance, which was consistent with other agents.

Having lived and worked in the area (as an estate agent) for over a decade, I'm overly familiar with the amount of choice for agents in and around the N4/N8 location. However, after having dealt with quite a few agents in advance of my sale (some of which [David Andrew] never even came back to me), I was extremely impressed with Rob Kraushar, who met my high standards and displayed a wealth of knowledge about the local market and broader market considerations. After a failed "part attempt" at selling over a year ago (I timed it wrong and I decided to push the price), I listened to Robs advice on pricing and marketing strategy and it sold within a couple of weeks of going to the market, with multi offers. During the marketing process, Elliott Tisdall-Evans was my main contact and handled all of the viewings, feedback and ultimately offer negotiation. I was impressed with his capabilities and he remained committed to progressing the sale even after the offer was agreed (something that falls by the wayside, once it lands with solicitors!). Tenant referred by Philip Alexander is in rent arrears.
Make sure that you do background, credit checks and also. get guarantor, otherwise you'll end up paying more than you receive.
Over a year now Jan 2020-2021. the tenant has not replied to any of my communication.
This is really frustrating, as eviction process is slow to progress. It has been postponed month-after-month, the tenant can leave the country after the court and you can't chase for money order (Brexit).
Update Nov 2021:
The tenant was evicted by Bailiff in 4th Nov 2021 - she's now gloating and being chatty (seding me email) about that it. Her intention from the begining is that she'll get bankruptcy and start "...clean slate".

I honestly can't fault the service that Philip Alexander gave us when it came to selling our flat. Right from the beginning, Alex came round to value the property and was far more friendly and informative than some of the other more traditional high street estate agents who told us that our property would be hard work to sell in the current climate.
All of the team worked tirelessly to get a good deal for our sale. They would reply to emails almost immediately and went above and beyond to ensure a smooth sale. Huge shout out to Rob who pushed the sale through, despite Covid lockdowns, stamp duty deadlines and very slow solicitors.
They say that you get what you pay for but not in this instance - despite having one of the cheapest fees out there, I would recommend this estate agent to anyone and I am so grateful to them for their help. Cheers, Jess and Roy

Philip Alexander's team has been the best from the beginning of my tenancy til the very end!
During my 2 years as a tenant, they were always very helpful and kind, including making utilities services providers information available to me right away since I had never lived in the UK before.
And by the time I was moving out, I had some personal issues and needed to postpone my moving out date and they were so helpful and understanding - everything ran smoothly., from arranging viewing times with me in advance and handling the security deposit.
I have dealt with different estate agencies later on and I can say that PA is outstanding in all aspects. Rest assured that their team will follow up with you throughout the whole term of your contract. I would also like to register here my special gratitude to Kalina, my direct Property Manager, whom was always patient and helpful any time I needed. I definitely recommend Philip Alexander and its whole teams of agents if you're looking to rent or buy property in London.

Have been renting with Philip Alexander for the first time. The flat was exactly like in the pictures. Easy to rent/sign tenancy/inventory check in.

Upon moving in all pre tenancy agreements had been met and the flat was fully professionally cleaned. Conor and his team in Property management are always on hand to handle any queries and minor maintenance issues, they are always very responsive and even follow up to make sure everything is okay and that is very rare and goes a long way. We feel like the property management team and Conor in particular really look after us and it is their primary focus to make sure we are able to enjoy our flat as much as possible, it is reassuring to know that they genuinely care. RENTERS BEWARE!
Philip Alexander are a real Jekyll and Hyde company. While we were in the flat in Hampden Road they were largely positive, though they didn't deal with a mouse infestation or a fox family moving into the garden, and none of their contractors wore masks while in the flat.
That said, the real issue came with the deposit. If you do find the perfect rental with Philip Alexander ensure that you take photos of everything when you move in and out, including the inside of external drains (as in, you'll have to take off the external drain cover and photograph inside them.) We were told we would be charged for their cleaning, despite our check in inventory saying that there was so much leaf fall in the garden that they couldn't even inspect the drains before we moved in.
What's crazy is that it appears Philip Alexander did the same to the person in the flat before us, who was also charged for a professional clean that our check in inventory says (and the state of the property at check in showed) never happened.
Philip Alexander also tried to charge us for removing items they said we left, despite these being listed in the check in inventory, (i.e. there before we moved in), and for picture hooks in the wall, despite these also being listed in the check in inventory. Even after I emailed Conor the photo from their check in inventory showing these items, he replied saying that "the landlady confirms that these items were not present before your move in".
What frustrated us the most is that we had put a lot of love into the property, including reseeding the lawn and planting bulbs for the next tenant, leaving it in a much better state than we got it, and this was how the landlady and Philip Alexander treated us. We have since spoken to all our neighbours who were baffled, noting that no one had touched the garden in years before us.
I am reposting an edited version of this review as I cannot reply to the lies in the very patronising response from Alex Clayton, one of the owners of this firm. Mr Clayton replied to us saying that "I have spoken to the Landlady of the property you rented, along with our head of Property Management to get a full understanding of the situation.... I note that you did not dispute this deduction with My Deposits (a very easy simple process) instead advised our Property Management Dept. that you would leave a negative review should you not receive your deposit in full".
First, I want to note that I did not raise that I would post a negative review until after I had confirmed in writing that I had given up on pursuing this further, so this claim of extortion from Mr Clayton is simply a lie.
Second, and a lot more damning, in my emails with Conor, the head of property management who Mr Clayton spoke to, I explained that the reason we didn't follow up with the adjudicator was that my wife, who is working in the front-line covid response, had just had another colleague who she worked closely with die from covid. The stress of this meant that when the Philip Alexander staff member told us that the adjudication process would take three months we reluctantly decided to take the financial hit and move on rather than pursue the matter fully with the legal adjudicator, which we would normally have done to try and stop them treating others as abhorrently as they treated us.
I had initially written 'a family situation' in my review assuming that Mr Clayton would be decent enough to not push me to spell it out explicitly. Instead he chose to patronise and belittle. Quite a contrast between Philip Alexander and the other local estate agent who have 'Thank you NHS' on their letting signs.
This is the first time either of us have ever had any deposit withheld. Shocking company. Avoid at all costs.

As a tenant, I would not recommend Philip Alexander. Before the tenancy, the service was great and the agents were very responsive (and I even accepted that the property itself was not cleaned before I moved in). Once my tenancy had ended and they had found new tenants, they became very dismissive to issues around a parking space I was entitled to and washed their hands of all responsibility. I am now in dispute with them over the return of my deposit - of which I have agreed with the landlord but the agency are still delaying the return of it. Awful and disappointing service.

08/05/20 Update on the above review - having let our flat through Philip Alexander for 4 years we have experienced the same excellent service as we did at the beginning. During the current problems caused by Covid the whole team have been amazing and dealt with tenants moving out, finding new tenants with virtual viewings etc. and enabling them to move in meaning we had virtually no void period. Communication with us has been great and the feedback from our tenants has been positive about the team too. The bottom line is Philip Alexander have seriously maximised our income from the letting.

Philip Alexander estate agents are like no other estate agents I have ever encountered--courteous, friendly, helpful, and best of all, totally fair and reasonable. Our experience from start to finish with them was a pleasure. Scott was our main point of contact and he was always on call whenever we needed him, even coming over to wait with us at the property one evening for three hours(!). We met a lot of people trying to rip us off and mess us around over the last few months, so it was a relief to meet Scott and the rest of the team. I have no hesitation in recommending them to any buyer or seller of property.

I sold my New River Village flat through Phil at PhilipAlexander and I have to say he was tremendous throughout. The marketing photos looked super and we had multiple viewings in the first week and offers on the table shortly after. During the sale process Phil was invaluable. Because of a complex lease, the buyers' situation and our own circumstances the sale was not straightforward but whenever we hit some difficulty Phil was able to smooth the situation, encourage and chase the solicitors on both sides. We chose not to go with a bigger high street firm because of both the personalised service offered, hands on involvement of experienced senior negotiators and PhilipAlexander's expert knowledge of Hornsey and the New River Village. Very happy to recommend this firm!

Honestly, the best agency i have dealt with whilst being in the rental market in London for 10 years. From initial contact, to leaving and after you have left they cannot do enough to help you. Not pushy, relaxed, knowledgeable and just a decent group of people to deal with.
Recommend them as high as is physically possible.
I would still be with them but I had to move to East London.

Not your typical estate agents. The team at Philip Alexander are incredibly nice people to deal with whether you're buying or selling. Because they maintain extensive relationships with prospective buyers they have no end of contacts to come and view your property - they sold our flat in a couple of days. PhilipAlexander manage a rental property on our behalf. The professionals at PhilipAlexander have a particular understanding of the New River Development. This means that they were able to market our flat to the best pool of potential tenants, which kept the 'empty period' to an absolute minimum.
In addition to finding and vetting our tenants PhilipAlexander also conduct regular inspections and provide us with condition reports. They really do stake the stress, worry and hassle out of being a landlord. I can't recommend them highly enough.

Let's be honest. Encounters with some estate agents in London are a unique form of torture.
I have to say Philipalexander are the complete opposite. Every inquiry has been answered quickly, with exactly the information I needed. Every problem has been fixed just as quickly.
It's a slightly disconcerting experience, actually enjoying talking to your estate agent, but there you are, turns out it is possible.

They really make a difference in a somewhat challenging world of usual stereotypes regarding estate agencies and their agents. Phil & Alex have let my flat four times now, and each time they have made sure it wasn't empty for more than three days (just enough time to clean and inspect). They are now selling it for me and again, before the flat is empty they have had several people over to see it and had a few offers in.
But that's not what impresses me about these guys. It's the fact that they go above and beyond what they are paid for. They believe in the "old fashioned" values of treating customers with respect and doing what is right, rather than just what they are paid for. We had a few problems with the flat above leaking into mine and they handled everything superbly, and immediately!
All I can say is don't bother with the big estate agent chains where you are just helping them meet their monthly quota, but go with an agency who genuinely try to help you.

Myself and flatmate went through Philip Alexander for 3 contracts in the same flat. We always foound that our calls/emails requests were always answered effectively and in a timely fashion with the result we had hoped. Their communiaction between our landlord and us was great and everything was always negotiated in our favour.
