I was 50/50 on whether to choose an online or a traditional estate agent. I'm so glad I chose Phillip James as I could never have organised so many viewings. In addition the advice and post offer service have been excellent.

GetAgent Verified Review - this review was left by a homeseller we introduced to the estate agent.

The lettings team don't answer their telephones and won't reply to any messages left.
The apartment had not been 'deep cleaned' as promised and there was human waste in the damaged bathroom grout- disgusting.
I'm currently in contact with a lettings manager to try and resolve this matter, please see Trustpilot as to the result of this action.

Philip James property agents are the worst property agents anyone can deal with. Not only are they VERY RUDE AND UNPROFESSIONAL, they are dubious and try at every chance they have to extort money from their tenants. I stayed in a house on Broadway salford managed by them and I must say this is the worst experience I have ever had in my life. I repeat nobody should have any dealings with them.

AVOID AT ALL COSTS!

If it was possible to choose 0 stars, I would. All of the negative reviews on Google are absolutely spot on and any positive reviews are undoubtedly fictitious. I recently dealt with the female manager in the Deansgate office who was sarcastic, unprofessional and THE rudest individual I have ever come across. Don't bother placing a complaint either as all you will receive is an "apology" by email which is almost certainly a standard email they have on file in case anyone actually complains.

They NEVER answer the phone, reply to emails or even bother to understand your issues. If I had the choice, I would NEVER EVER choose Philip James. It is amazing that the company has not been investigated by their regulating body already, but no doubt that day will come! (fingers crossed)

Worst experience, absolutely disgusting service
DO NOT RENT WITH PHILIP JAMES

Have numerous problems with our apartment that need addressing. We have sent constant emails to highlight what needs fixing but on every single occasion the email was read and ignored. The issues raised didn’t meet basic living standards and was needed sorting prior to anyone moving in. It has now been three months and still no response or action taken. This is not what you expect from an estate agent service.

In the process of purchasing a property through Philip James and having dealt with a number of estate agents in the past few months, I can confidently say Philip James have been the most helpful and proactive. Tom’s customer service is impeccable and he genuinely can’t do more to help you. Lewis and Adeel have also been great, communication has been consistent and I’m so pleased my purchase is being handled by them.

The worst lettings agents I have experienced. Unprofessional staff, I witnessed them openly insulting and swearing about a customer who had just left the shop whilst I was in the office. General incompetence with advice given and mistakes in paperwork and documents, which they incorrectly tried to blame on the landlords. No property is worth having to deal with Philip James, they do not care about tenants or landlords and I would strongly advise anyone to look elsewhere.

Have a question? Dont bother calling- unless you really like answering machines. Face to face comms? I hope you like rudeness. I find it very thoughtful of them to not clutter up your inbox with replies to questions.

Very unhelpful and rude female staff member. We were not told that our viewing we had booked a week in advance had been cancelled and were left stranded outside the development with no apology. Do not recommend.

Dont bother with these time wasters. They arranged a viewing with me then as I got to the house they said they were stuck in traffic so I had gone all the way down there for nothing. It was rearranged and then they make excuses saying they were having trouble getting the keys. They are timewasters avoid these people

Regarding their reply below saying that it could have been the agency in Manchester, They got the cheek to deny that they are the same agency in Colchester posted on here that i actually used. They are definitely the ones in Colchester When I had a property to view in Braintree and I have proof of this in my email with the exact same address registered on here as well as their phone number on my phone when the appointment was arranged that this is their agency. They are liars

Very happy with the service provided by PJK. The marketing strategy and pricing was spot on and the sale was progressed quickly. Once particulars were agreed we were assigned to Rebekah who was always helpful and available to assist with any queries. Its a competitive, sellers market in Didsbury, PJK know this and are commercial in their decision making.
