Avoid this estate agent
They list property even if its not ready to move in. Landlords try to contact you directly. Non professional /serious behaviour by the agents. They don't care about what you upto just want to make money legally or illegally. They tried to keep my holding deposit. Tried to charge me the money for references. When i complained PRS they gave me my money back. Clearly shows how they are doing business. Bussiness is all about customers they need to learn that.

Block viewing was organised at the house we currently reside at. We returned an hour into the block viewing of two hours; within that time, it seemed somebody (either the viewing rep, Peter, or one of the first four viewers) had helped themselves to the toilet and left the toilet seat up... I just hope whoever it was washed their hands! Appalling. What ever happened to professional etiquette? It's unreasonable to expect a resident's hospitality to extend to strangers viewing the property, or an agent they've never met before.

UPDATE: Second viewing; similar behaviour displayed by a another viewing representative from this establishment, Paul R. On the way out, he nudged or kicked our shoes/slippers, likely to express annoyance of having been asked to remove his shoes (only to go upstairs). Regardless of how he felt about removing his shoes, physically interfering with our belongings (even in a minor way) is unprofessional behaviour for a viewing representative.

Oulsnam Barnt Green did an excellent job selling my mother's house in probate. An early offer fell through when the probate process took longer than we had hoped and Shelbi and her colleagues got straight back onto it and found another buyer quickly. They clearly know their market extremely well and knew when to push us and when to tell us to hold our nerve. Oulsnam have now sold my family two houses (in 1978 and 2021) and then sold them both for us (in 2021 and 2024) - a great job done!

Terrible company to deal with!! They have caused us so much stress after renting a property from them. They ignore emails, don’t return your calls etc. Manager is rude and very unhelpful. Property let to us was filthy, full of damp and they left us without heating or hot water etc and appliances that didn’t work. I would not recommend this company to anyone!!

After the first buyer pulled out, they quickly got us back on the market and generated several viewings resulting in two offers and a sale in less than a week, meaning we didn’t loose the property we were buying thankfully. I can honestly say that the whole team at Oulsnam’s in Barnt Green have been absolutely fantastic. My application from start to finish was overlooked by an extremely supportive and helpful young lady named Chrystalla who has a bright future ahead of her. After some tough years many peoples lives have changed and I experienced just how unhelpful Estate Agents as a whole are in the wider area. No return calls or emails, no real care, advertising property’s that have been taken for some time… quite honestly in my experience it was becoming a very painful and soul destroying process. Then I saw a house listed with Robert Oulsnams, originally I called the wrong branch and was told I would get a call back! Within 20mins I was called back and directed to the right office, an estate agents that keeps its word. What a fantastic caring and considerate company. It’s took two weeks to support me and get me the keys to my new home that was needed quickly due to having children. A huge thank you to this great company and to Chrystalla for all your help and support. I advise anyone who needs that little extra care or prefers good old fashioned service with a modern approach to contact these.

My partner and I arranged a viewing for a property on Moorsam Way, Bromsgrove last week which we viewed today. The property was lovely and the person who showed us around was also helpful. Unfortunately, we received a call as we were leaving the property to inform us that the property we had just viewed was not available as it had been let that morning. We spoke to the team twice during the day prior to the viewing, at which point we would have expected to be informed if this was the case. As it is, we have got our hopes up for a possibility that was already out of reach on arrival and left ourselves even more out of pocket having driven a 2 hour round trip to view the property with the current high price of fuel. We are both extremely disappointed, upset and shocked at the way this has been handled.

I wanted to thank Colette, Stacy, Lydia, Michelle and Esther for coordinating the various tradespeople on my behalf. In between tenants the house required some work in various areas. The lettings team made sure the work was completed in time for the new tenants arrival yesterday. Despite the difficulties of remote working all went very smoothly. Oulsnams have been my letting agent for about 15 years.

Unprofessional and unreliable. We've tried to get 2 different properties (in 2 different years) however, the poor performance from the estate agent has again led us to miss a house. "Send an application" - sent an application - I'll get back to you in 2 days, as I'm off - Decided to call today... Another agent had taken the property to someone else who applied today. You can't make this stuff up. Never renting from Oulsnam. Glad I've never had a property with them because they are discriminators.
Avoid like the plague. Goto Leaders or any other agent around the area - avoid these cow boys.

Moved house just before Xmas which was very stressful due to Covid delays and solicitors high workload etc. Oulsnams were not even my estate agent they were the agent of my seller but they were absolutely brilliant. Shelbi the lady who dealt with my chain of four buyers in total kept the whole process moving and went above and beyond her role often chasing things others should have. Had she not been so responsive and on the ball I don't believe my chain would have completed before xmas and her assistance was greatly appreciated. The team at Oulsnam ran a fast and efficient re-letting process for us, even with the COVID-19 outbreak still ongoing. A new tenant was found in less than 2 weeks after the initial ad, and moved in within 2 weeks after the last tenant moved out. We recently bought our new home through Barnt Green Oulsnams and they were really supportive throughout the process. Everyone we dealt with on the team was great but Shelbi in particular was really helpful in answering all our queries and chasing up any delays. We were in a chain, so it was reassuring to know that someone was following things up with the other parties (I wasn't aware before but apparently solicitors can only deal with those 'one' above and below in a chain). We also sold our previous house through another branch of Oulsnams, and would definitely recommend the company for both sales and purchases.

In the expanding world of cheap, online, DIY estate agents RO&Co underlined every reason why you should still use a reliable, trusted and also experienced estate agent to manage arguably the most expensive transaction / purchase you will ever make.

Disgraceful service. Have been a resident in a let property via oulsnam for 12 months now.
Just found out I have been lied to constantly for the last 12 months by Caroline at Barnt Green, the landlady has been also. Only found out due to a chance meeting between us both.
Oulsnam charging landlady for repairs, yet the work has not been carried out ever, in fact we were told that the landlady refuses to do the repairs. This has happened on more than one occasion.
Caroline is a liar! AVOID THE BARNT GREEN OFFICE

Letting- Helpful when you start, but once the house is let they're DREADFUL at getting any work done, answering any queries, calling you back ever, inspecting the parts of the house you want inspecting, sorting anything out when the tenant is moving out or doing anything to earn the money they're getting for virtually nothing. I used a letting agent as I lived in another city and wanted peace of mind. Utterly rubbish!!! And I did raise my concerns politely but they weren't addressed. Still after the tenant moved and the house is sold they forward the tenant's post (ie. bills) to me rather than her!!!

very unprofessional, once you have paid up & in the property they couldn't give a crap, even if the ceilings fall down in bedrooms with severe leaking from roof, severe damp issues & electricity sockets melting, they still don't care. (4 children living there as well) Use anybody but! Unless you enjoy chasing repairs and being ripped off don't bother.....
