I had a bad experience with Roost, I got accepted on a house which I was so excited about it was over a bank holiday weekend and we sent in all the paper work ASAP so I could secure it all. I found out the next day the seller may go with anothet buyer, when we tried to get information and update from the Roost they started to ignore me and my Morgage advisor I had to find out days later from the seller contacting me personally that they didn't go with me which they assumed Roost did. I found this very unprofessional and an extreamily upsetting time.... Read more

A real poor experience with Roost as a whole. Hearing it a lot more from people recently and it tends to back up our experience, - communication is terrible. Prior to listing the house I received emails immediately, we built a real good relationship and conversation was flowing , as soon as I paid Richard the fixed fee (do not list this way!!!) it went downhill. Ignored phoned calls, lack of communication, 2 to 3 days delay to responses via email, we actually got a few times “we sent emails, it must of gone into junk”, they never did? It actually even took over a week for him to bother to drop our key off, after we asked before the viewing to make sure it’s left, and after to make sure it’s dropped off!! We had to pay to get one cut in the end. He then didn’t let us know before and after dropping it off, he just snuck down the drive. In the 8 weeks listed, we received no advice, no plan of action moving forward and no help. When speaking to other agents they are incredibly shocked. I have no experience selling houses but I’m sure in 2 months you should receive some help? Surely isn’t that what you pay for? Yes a huge amount of properties are sold but I’m a firm believer if the property is right it will sell itself, with regards to actual service (what you pay for) it’s non existent. Do not be fooled by the sold boards, you will be told everything you want to know until you pass your fixed fee over. I believe, more importantly than everything, you pay for a SERVICE. You don’t pay all this money for a fancy right move listing and ignored emails/phone calls and no help. Unlike Roost, one thing I am more than anything is honest, I have all emails and phone calls ignored as proof and I aren’t a liar. Please just be cautious before being fooled by the sold boards and think of the bigger picture about having a good level of service. Use one of the bigger/more experienced agents who genuinely care about their clients. We have been let down throughout.... Read more

I used Roost in September 2020 to sell my house, and I'm very glad I did. From the first message to Richard at Roost arranging valuation visit, to the second visit to measure up and take pictures of the house to having the house sale live on soical network platforms and Right Move the same day the service was fab, it was prompt, professional but with a slight more casual approach, not everybody wants a pushy, suited up agent in thier homes. This was the first time I had sold a house as it was my first home, I did let Richard know from day one I knew nothing about how house sales work ,nothing was to much trouble, Richard gave clear instructions and updates throughout. Even sorted out my solictor for me. I did choose to do the viewings myself as I felt comfortable to do so, but Roost do offer an option for them to do your viewings if you wish, Richard promptly booked my 6 viewings the day my house went up,back to back in 30 mintue views slot, making it more efficient and good use of time, I did not have to book viewings myself. Communication with Roost was very good, question awnsered in a realistic time frame, Richard communicated my buyers offer with me at 20.30 hrs the same day the house went live, which I did reply to him that I would speak to hom tomorrow as he was working out of his advertised 'opening times' and need to wind down with his family, his approach to communication to his new bussiness is fab. I personally choose Roost over three other local agents also also vauluated my home, but to me Richard's approach, manners and of course the the biggy at the end of the day a good service is one but cost is also to me, important, the price saving approx £660 compared to % sale with other local agents , his costs £500 for sale all in, just topped it off for me. This saving paid for my solictors fees. I wish Richard, his young family and Roost the best in the future. I would 1000% recommend to others wishing to sell with a local agent. I have since recommended Roost to a friend who's house is currently up with Roost. I can see this easte agents going far, with multiple staff in the future... Read more
