House Purchase - Never use them.
Very disappointed with our experience and would never recommend them.
After receiving the memorandum of Sales and finalising the deal, we secured the mortgage and paid the solicitor fees. But when we called them, they responded with "the property has been sold to someone else last week". Did not even have the courtesy to inform us! We were shocked to say the least by the lack of professionalism.
I do not believe there was any miscommunication, as I have a whole email chain of evidence over several months where I kept updating my side of things and their response kept indicating that the sale was going through for us.
Would have just appreciated at least informing us the sale has gone through to someone else. This has now resulted in a financial burden for us.

Telmo and Steve have been amazing with our house purchase. Offering invaluable advice throughout the process, being so helpful with letting us come and see the property a few times with one extended viewing to check out all appliances. Telmo was kind enough to get stuck in helping us work out what button did what in the house!

I had a 3 bed property in sherborne close that i put up for sale in oct 2022 ,Telmo one of the sales advisors was really proactive,patient and proffessional.THe market took a turn for for the worze after the mini budget,however Telmo persaveered in fi di g me a buyer after soo many let downs.I would definately recomend using this company if you are putting your house up for sale as they help with everything from start to finish.

I have been sourcing properties for 9 years now and have worked with over 50 estate agents and more but no one is better than Steve and Telmo, paperwork is always sent on time and I really enjoy taking on properties through S J Homes, I hope our business relationship continues as smooth as this for may more years to come, If i was a landlord i would def give my properties to them.

Steve rented out our property close to his office,
1st, he lied about the tenants having a pet,
2nd, he charged the full fee for the full management even though he could provide a plumber for a leak in the bathroom.
3rd, the tenants left the front door uneven, leaving it scraping on the tile floor, and he wound’ the admit the door was damaged when they moved out. He says door was faulty from the start but he has no pictures in his itinerary of the door being the way it was left.
4th, he gave us just over months notice that tenants are leaving but, didnt stick to that for nearly 3 months ( very costly knock effects on us, on my family members that were ready to move on agreed date).
PLS BE VERY CAREFUL WITH HIM, KEEP YOUR OWN RECORDS. BECAUSE HE WILL NOT ADMIT TO PAYING OUT COSTS BUT WILL CHARGE THE FULL FEE. Never again he will be used again on any of our properties.

They are the worst estate agents. Avoid at all cost. Very unprofessional , unreliable and untrustworthy.
I have been paid short of the actual amount more than once. When asked for explanation, they come up with some lame jobs that never took place. Rip off. They can't be trusted. Don't come to them if you are thinking of hiring an estate agent.

Just finished my tenancy with SJ Homes and I could not recommend them enough. For anybody renting in the area, I found these guys to be the best. Nothing is too much and they made the stressful process of moving an absolute breeze. They do not hide behind emails like some other agencies. Every interaction feels like you truly have their upmost attention and any issues are dealt with ever so promptly. They are easy to talk to about anything needed from yourself or from them and are always happy to talk you through any process. Their maintenance issue reporting system is clear and concise. Steve and Telmo particularly have been an absolute joy to deal with and its just a shame our next property will not be under their management.

SCAMMERS. Avoid them every way possible. Both Chris and Steve are cheap SCAMMERS and shameless enough to do anything to rip you off. They don't know how to make money ethically hence will win your trust and them try to rip you off.

Steve and Chris offered a professional yet personal service end to end. Steve is very knowledgeable about the local area. They were sensitive to our needs given that we were selling our family home following Mum's death, and ensured that they were respectful every step of the way. They offered advice but were not pushy in terms of offers received and were patient when we were indecisive. Steve's persistence once we had secured an offer kept things moving chasing both the purchaser and our own solicitor, and ensured that despite the Covid Pandemic we were still able to complete our sale.

I use to use S John homes, I even purchased a few properties off them and gave them all my rental property portfolio to manage.
I WOULD STRONGLY recommend NEVER USE THEM. I have been hidden information, payments have been kept from me although tenants have paid. Works were done without my consent on a number of times. I was charged £150 to change a light bulb!!! £680 to fix a small boiler issue which took no longer than 2 hours and no receipts were ever provided.
He also kept my deposit and rent money for a couple of my tenants once I took all my properties off him.
He had put a tenant in one of my houses where I received no rent for 6 months... due to poor due diligence.
You are better using a well known and established firm. I am sure I am not the only person who this has happened too.
If I could give no stars I would. Even 1 is far to much to give.

We are really grateful to have SJ Homes Estate Agents to find our rental property in such a short time. As we've been living more than 10 years in Langley, we were looking a property within Langley as our children's schooling. We have seen several properties with many estate agents, however the property we found from SJ Homes was very pleasant and peaceful as well as it's in a walking distance for children's schooling.

I first got talking to Steve whilst visiting my Mother, who used to live in just outside of Colnbrook. His company was selling my Mother’s neighbours home. Very friendly, seemed genuine and approachable.
A few years later, my Mother’s health took a turn for the worse so we decided to sell the old family home and move Mum closer to us now.
Mum’s ex-neighbours gave brilliant reviews for S John Homes, and after meeting Steve briefly the years prior, where else would I go?
During the sale, Steve & his team dealt with the whole process with nothing but respect - this had been our family home for the last 40 years.
Steve made a point of visiting/calling my Mother often enough to keep her informed on the progression of the sale, and also to pop by for a chat. I cannot tell you how grateful mum was for this, taking time out of your busy day to chat for 10 minutes. A massive thank you from us.
S John Homes are a small independent company, run by husband and wife. I trusted them with my family/mothers house, and didn’t look back. If I still lived in the area, I would look no further than to Steve, Mel & the team at S John Homes to sell my home.

I’m so incredibly thankful to the company; I was desperate to move into this property last year, when my previous Landlord was selling her property, gave me notice to vacate on the 24th Dec. I have young kids and needed to be settled over Xmas for their sake! The guys at S John Homes did everything in their power to get me in on time, and needless to say I had 2 happy kids on Christmas morning!!

Would give no stars if I could.
Appalled by the service I received from S John Homes, trying to push me to a property which was in a state. Kept giving me excuses when I asked to put money on a property, but would’ve allowed me to put money on the other one.
Wouldn’t recommend.
So glad I found another estate agent listing the property, and have happily moved in.

Bought a flat with S John Homes last year. The seller they were acting for was a friend of theirs, so throughout the whole dealing we felt that the agents were completely biased against us. They helped the seller to fight out of topping up the indemnity fee for the covenant, and made numerous excuses for them when agreed tasks (such as cleaning the balcony) were not done. Re-reading the email exchanges between the agent and I made my blood boil with the injustice and the unprofessionalism. We felt like we were bullied. An extremely frustrating and unpleasant experience.
