My partner and I are very grateful to Mr. Kwang Ku, who has been very friendly and helpful from the first moment we contacted him about the property we were interested in. Previously, many agencies were uninterested because we have a dog, but Mr. Kwang was very kind and did his best to talk to the landlord and give us the opportunity, and he was very attentive in resolving all of our concerns and keeping in touch. A difficult and frustrating experience with Saks. They represented our very dodgy landlord who we rented off. The relationship between Saks and the landlord was unclear; sometimes Saks were the property manager sometimes they were not. At the end of our tenancy it turned out the landlord hadn't protected our deposit and took hundreds of pounds off it for 'Covid cleaning fees'. We were relieved to get some of the deposit back as we had been emailing Saks and the landlord for months after the end of the tenancy - she had disappeared. It turns out that Saks knew the landlord hadn't protected the deposit which is required by law - Saks inadvertently forwarded us an email which showed them discussing it with the landlord. We decided to take the landlord to court for the remainder of the deposit. As soon as we served court papers, the landlord became very aggressive and started to frequently harass us via email which quickly became pretty nasty and we did wonder whether we needed to report it to the police. Thankfully, the landlord settled in the end and we didn't receive any further harassment, but I do hope she is not a Saks client anymore. It would be a shame if, after all Saks knew about this particular landlord, they still rent out properties to tenants knowing that landlord is, or is likely to be, acting unlawfully.

I was a tenant and have found the flat through Saks. Overall very good experience. Generally very responsive, viewing arranged quickly and checks, and general steps arranged quickly.
They were respectful with arranging viewings for future tenants as well.
One negative I found is the fact that they expect the tenants to sign everything and provide deposit/first month's rent with no signed contract from the landlord up until the day of move in.
Saying that, everything worked out in the end but that's the only reason I have not given it 5 stars.

My first point of contact at Saks London has been Amine, who has helped me wonderfully in finding a property that suits my needs and preferences.
Everyone that has dealt with my queries at Saks London has been very kind, polite and professional in their approach. They are also very prompt in dealing with the queries. I am particularly impressed by the services provided by Amine who has extended his guidance and support through each step of the tenancy application process. Kristen has mostly been available at the office to ensure prompt response to email / telephone communications.
I am sure anyone that chooses to rent through Saks London would be reassured of great services with a personal touch.

We have been with Saks for almost one year now. Initially we did have a few problems and some miscommunications from Saks employees. However since then Saks have dealt with everything we needed efficiently and professionally.
Even prior to that even though mistakes were made they dealt with things in a professional manner so I commend them for that. Now if we have any issues in the property Saks are always on hand to get it sorted quickly for us with little stress and this is exactly what you need from your letting agent through the tenancy.
I would not hesitate in recommending Saks London to any friends or colleagues in the near future.

I have been a client of SAKS LONDON for over4 years. I have no hesitation in recommending this Company for the estate agent services. I live away from London but did not have any problem whether it was repair for gas, electrics, or agreement writing. They are regular about details of accounts and available to answer any queries. Reception, polite and helpful.
I did not have ever any problem in discussing matters relating to my property.
Paper work is orthodox and clear.

Imran and his team were recommended to me by a friend who was fed up with letting agents taking the money, making promises and under-delivering. The team at Saks has been managing my property since 2008 and I have never regretted that decision. I have found them to be fair, honest, considerate, generous and responsive. They look after me, as the owner of one property, as if I was a much bigger customer. I believe in going above and beyond for my tenants to ensure they have a good quality house to rent and they look after it in return. Saks makes sure this happens. Saks London is now charging tenants TO PROVIDE REFERENCE when requested from other estate agents (when you try to rent a new property). So since the government has banned charging any fees to tenants when renting a new property they are now trying to charge at the end of tenancy instead. This is outrageous. Even the new estate agent who requested the reference said this is not right.
If you are requested to pay this fee DO NOT PAY for it. Explain to the new estate agent that you are being charged for the reference and instead send them proof of rent payment for as many months as they require and you should be fine.

Contacted them about viewing a property was then sent an email which contained around 20 questions I had to reply too. Waited all day to hear back, heard nothing, ignored my further email, when I called again they told me the property was no longer available. But I could view one coming up in TWO WEEKS which was way over my budget which I stated as one of the answers to the insane amount of questions, the same email response that said I was ready to move ASAP, so glad they read the 'applications' they waste people's time with.

I came across Saks London in 2018. In the span of a good one year and half, Saks and its team have been the most patient, helpful and professional in being there for me every step of the way. It only took 7 days to getting my hands on the keys to the new property, which is absolutely lovely – couldn't be happier with the result. Branch Manager Imran and associate Lidia, in particular, proved to be the most efficient and helpful in arranging timely viewings and negotiating the terms of the agreement. In addition, they were so patient in helping me solving a payment issue with a foreign account, where they made multiple calls and requests on my behalf to finally get the payment through. A+ on the consistent reliable service I have received since Day One and I highly recommend Saks London.

Overall the experience with SAKS was not bad. The viewing process was really smooth, we even viewed the flat twice as my partner wasn't available on the day I've visited so we went back once again, after the offer was made (paid 500£).
Confirmation of offer acceptance came back after 2/3 days and we agreed to move in on a Sunday, which is not very common, but thankfully the agency/landlord were fine with this.
The small downside was that we just got the contract on the Friday afternoon before moving in, which was a bit disappointing, as it's a really short time before move in to review it.
Apart of that I would say that so far everything is going well. We had a trouble with the locks on our second day, so agency was really helpful and sorted new locks next day.

I was mis-lead by Saks it was a very disappointing experience. It started with the Agent being 35 minutes late for our viewing where we were standing outside in the cold waiting outside the property.
We then proceeded to sign pre-agreements with Saks and put down a holding deposit of £500.00 in good faith to reserve the property and take it off of the market ... well ... this is what I was told on the phone by Saks.
What actually happened is they took a holding deposit of £500 from me and also proceeded to take a separate £500 deposit from another prospective tenant. Therefore it was not a 'holding deposit' .. more like a tactic to reserve two offers and put both forward to the landlord to let them decide. I was made clear of this plan to 'put both deposits forward to the landlord' 24 hours after I put the £500 holding deposit down so I had no choice but to wait and hope we got accepted.
We did not have our offer accepted and this whole process took 3 days. We lost 3 days waiting for all of this to go through and the excuse was 'Saks are obliged to put all offers forward to the landlord' ... yes you are ... but you are not supposed to take holding deposits from multiple tenants.
I got my deposit back the next day, but the whole process was very disappointing. Great at the front end Saks, but we were let down very much so.

Absolute disgrace of a company. Complete cowboy estate agents. Replied to an add on gumtree for a nice looking place, traveled all the way across London to view it, turned out to be completely different place to the pictures. They just use picture bait on adverts to get you in , don’t be fooled.

The agents were very helpful and took into account our requirements when recommending properties. Once we made an offer they were able to hold it for us to ensure we had enough time to sort out documentation. Following the acceptance of our offer we received great communication with the landlord, they have been very helpful even after we have moved in

Terrible. I waas Waiting for an agent to show me a property. 10 minutes...20...35...nothing. I was told that I'll be called before we'll see the property, but no one cared. If time is your most precious resource, STAY AWAY from these subpar services
