I lived for 6 years in one of the rented house from Spectra. I found that Spectra's owner is very professional and helpful. What I loved was that when ever we had a problem with plumbing or electric, they were sorted immediately. Spectra has their designated plumbers and electricians and Spectra gives you their contact details so any time I had a problem I called them and they came and sorted the problem at first instance. Moreover, forthr boiler there was a membership from British Gas paid by Spectra so gas engineers were coming regularly to service the boiler. Also, in case any problems with the boiler we used to call British Gas and they were coming to fix it immediately and we were not paying for that. There was a time when few rats entered the property. I informed Spectra and the next day rat control guys came and sorted the problem and the same time I informed the Birmingham council and they came after a month and did not help at all. In 6 years the rent was only increased £75. But on my side I paid the rent in time and never got late. When I left the property Spectra returned all my advanced money that I deposited before moving in. In short Spectra is very reliable and professional estate agent and very helpful to it's tenants... Absolute rubbish estate agents. Called for a viewing for a property they said they get back to me and 1 week later property was "LET". Her reason was there was people before that called me even though I called on the first day and she told me.no viewing dates yet as she still dont have the Keys. Any other professional estate agent will do as many viewings as possible to get the best tenant possible. These guys were lazy to do a full day of viewing. Stay away if you are a landlord... Scammers they told me they will give me contract and after 6 months they told me to move out from the property without any notice. At eh end is harassing an woman with two kids and asking for money. There is an Indian agent named Gurdip Singh racist. Harassing a woman with emails after 1 year. Do not ever believe this racist person. And also she asked them to provide with rent receipts but refused to do it . The woman ended up on the streets due to the situation.... Read more

We were tenants in the maisonette for almost 5 years. That was a nice area with great neighborhoods, though you might track on its low depreviation index by the other adjancent areas. The original maisonette was given neatly and met the basic needs at price of 600. The renting fee was increased 2 times during 5 years to 700, sounding reasonable I guess at this age of inflation. Whenever any fixing was required, they had someone come over to sort it out. Not always rapid, sometimes it took 1 week but they were willing to make even brand new replacement. Before moving out, the checking process took place quite straight forward. Since we maintain it well, I received the full refund from DTS by confirmation of Spectra. Honestly I couldn't ask for more. OMG, I miss that maisonette so much, unless moving to my own house, we woudn't ever unstick ourselves to it. PS: Don't hesitate to ask Spectra to add more appliance/furniture if you'd like to. They definitely got some in their storage. We asked for a fridge and were supplied.... Read more

Let me be honest because I do not wish other to go through what I have been through. I wouldn’t even rate this agency a single star. I rented a property and the majority of the windows did not have keys apart from one window. The biggest window was unlocked for the entire year I lived at the property. I called/emailed multiple times and they would set up dates to fix this but they didn’t show up multiple times. Then they showed up once or twice to stop a leak and fix the windows. Just to give you an idea of the service: the handle that was installed for the other window was put on backwards! I ended up having to leave my most important valuables at my family’s house or friends and storage units because the biggest window remained open until the end of my tenancy. Had to stay over at my family’s house for days because there was water coming in from 2 spots at the studio. This was the worst experience of my life. Save yourself from this. During that year, I never felt more humiliated because it wasn’t like they were eager to help me.... Read more

All factual information without prejudice, I booked for a viewing on Thursday 14/10 1:30pm lunch time, they sent an emailed changed it to Friday same time at 1:30pm. I work in city centre and have to rush to the property during my lunch break on a Friday. Waited outside for 10 mins, no one show up. Called into their office and they asked me to knock the door and asked the tenants to let me in. It was very very embarrassing as the tenants reluctantly let me in....but to make things worse, the room door was locked. Spectra emailed 20 mins later after I left the property explaining that there were confusion about time. There shouldn't be CONFUSION, you sent me a confirmation email to confirm date/time the viewing!!! I have seen bad property letting agency but never had a no show before until today. They should compensate my travel expenses. I would avoid this property agent at all costs. If this is how they treat their prospective tenants then you can only imagine how they would treat their own tenants.... Read more

A factual review without prejudice, Arranged a viewing at 1:30pm on a Thursday, they emailed and changed it to Friday. Went to the property on Friday, no one was there. They asked me to knock the door and ask the tenants to let me in. The room was locked, the tenant looked clueless. I wasted my lunch hour rusting to the property and this is how they treated me. You can only imagine how they would treat their tenants. Avoid! There are more professional agency out there.... Read more

Spectra Property Services have been absolutely outstanding with management of the property I lived in at 4 Beaconsfield Rd. We never dealt with landlord, but with the agency themselves mostly through a lovely receptionist Sue and the manager Gurdip. They have provided everything we have asked for as a house of 4 people. The property was well maintained by regular cleaner, who came to clean the house every couple of weeks (made a big difference in a shared house!) as well as having Sky+ and very good internet throughout the house... therefore I would like to recommend this company to anyone who wants to rent in Birmingham. Spectra exceeded all my expectations as a property agent. I have been looking to get a house on rent for a couple of weeks when I first came across a property advertised by Spectra. From the moment I called in to inquire, I was highly taken up by the level of professionalism, courtesy and efficiency. I had bought a care home through auction which was let through Spectra. I found the agents very professional in advertising, negotiating, leasing and prompt in paying rent into the account. I could not have struck such a deal with out their expertise. I found them very easy to approach and kept me updated through out the process. I genuinely felt as if my interests were personal interest of the agents. Above all qualities, the one I commend the most is the honesty and openness of Mr Singh, never through the whole time did I ever doubt his sincerity with me and my interests. This quality was a key in striking the deal and both parties had complete faith and trust in his recommendations, which led to an excellent result. Did not find this company very professional. Viewed the property on a Monday afternoon. Me and my partner took time out of work to do so. On arriving at the property, the agent informed us he had forgotten the keys and therefore would have to go back to the office to retrieve them. The tour around the house was lack lustre, and we felt that we was putting the agent out and taking up his time. There was no enthusiasm whatsoever. We showed a great interest in the property and was then informed that the relevant paperwork and application forms would be emailed asap. No paperwork showed up, and each time I called, I was advised not to worry as they would be emailed that same afternoon. After I made my 3rd phonecall to their office, I finally received the forms late Thursday afternoon. We was advised to leave a holding and admin deposit, which I promptly did. We was informed that the deposit would reserve the property for us for a complete 48hrs, giving us chance to get our i.d. and photos etc to their office. The following morning we received an email informing us that the property had been let to someone else and the deposit was returned into our account. Spectra basically wasted a whole working week for us. I had cancelled other viewings, rushed out of work, chased them several times!!!! Complete amaetures.!!!! Would not recommend this company, and would rather pay a little more in admin fees for the services of a more professional letting agency.... Read more

To be expected, an excellent service to the landlords is at the expense of the tenant. Concerns dismissed, repairs postponed, never punctual to appointments - as if the tenant has nothing better to do then wait around all day. When problems are seen to the workmen sent round are nearly always late (if they do turn up), do not communicate well (if at all) in English, and the repair work is of questionable quality (driven by cost rather than quality)....
