I purchased a property that was previously managed by Swansea Agents, and the experience has been extremely frustrating. They are nearly impossible to contact—calls go unanswered, and emails are generally ignored.
Before completing the purchase, my solicitors reached out to confirm that all tenants were paying rent and that there were no outstanding issues. However, in the very first week of taking over the property, I received an email from a tenant stating that he had fled to India.
It is increasingly clear that Swansea Agents have not been transparent from the beginning.

Google needs to start "0 stars" or "negative stars" for agents like this. I was a tenant under Swansea property agents for a period of 9 months. With all my experience I can say that they are THE WORST POSSIBLE PROPERTY AGENTS you can ever find. Absolutely terrible when it comes to service, cooperation, and most of all, communication. Ofcourse, after this review they will come up saying that they don't identify any tenant with this name, just the way they have done for other negative comments. They have always been prompt when it came to collecting the rent. But no help or cooperation when it comes to maintaining the property. The landlord/agent Andy is an amazing agent one could ever find. He used an elevated tone at me during the inspection and disrespected without any investigation of the issue and threatened to charge double the amount as recovery. An amount of £550 was deducted from my deposit amount of £750. No pre-notice was provided. These people do not provide any notice regarding the deduction and when it comes to the end of the tenancy, they pressurize the tenant with nonsense charges. To get my amount back, my partner had to file statutory dispute from DPS and after a long back and forth with the agents and a fight of 6 months, we won the case as we had all the proof of the condition of the room. I was illegally charged for the following
1. Repainting of the room
2. Council tax ( tax during academic year)
3. Kitchen fixing
4. Garbage removal
The agents were not able to provide any of the proof for the allegations and the charges imposed. As we had proofs from emails, city council, university, and photographs taken during the tenancy and before vacating the room, we were able to win the case. The lady in the office, Hayley is utterly mean, disrespectful, rude, and unprofessional and refuses to answer anything with logic and brain. She always uses the victim card and tries every possible chance to blame and loot the tenant, without even thinking about their student status.
I would never suggest this place personally to any students and if in case you end up with these agents, it is highly highly requested to CAPTURE THE PICTURES OF THE ROOM YOU ARE RENTING BEFORE AND AFTER THE TENANCY ENDS AND KEEP A PROOF OF ALL THE COMMUNICATION TAKEN PLACE OVER CALLS/EMAILS/LETTERS ETC.
Edit: As mentioned in the reply by the agents:
1. The kitchen work top was damaged by the "tenants" and the house has a total of 4 tenants. Without checking who damaged it, it was completely unreasonable to impose the charges blindly.
2. I understand that the tenants requested for garbage removal services. Although later on, the tenants, particularly I myself, cleaned the whole property. Therefore, charging money for cleaning that tenants themselves had done does not have any meaning. I refused to pay because no third party was involved in cleaning but myself.
3. Dropping a single email with all the deduction is not considered as a detailed email. During the inspection, no deductions were mentioned. The room was cleaned twice before vacating and despite that £75 was charged for "cleaning the room". It subsided only after I asked the property agents for proof of room cleaning.
4. The matter was tried to resolve with me, and the resolution was deduction 80% of the deposit, which is not a resolution but a settlement, which I was not okay with.
5. If you are justifying your tone with the tenants, then I have full right to justify all the allegations. No proper bills were produced from the company and the bills shown to me had no break down of the charges. Despite asking you multiple times to provide a broken down bill from the carpenter, nothing was provided. No"other cost" was subsidized as mentioned in the reply by the agents.
I am glad that the tenancy ended with a happy note for me, even if it had not, I would still make the same comment because I do not want anyone else to make the mistake that I did. I wish you very good luck too.

One of the best property agents in Swansea, between Swansea property agents and Davies homes, it's very difficult to choose which is better, but had a great experience with Swansea property agents, very accommodating, lovely family run business, and all of them are very respectful. Not a single issue, their property was a great standard, and overall they made the whole process extremely easy.

Unprofessional, rude, insensitive, disrespectful and the most disgusting staff. I highly recommend anyone NOT to rent your property with this horrible agents and students or anyone who wants to find a place to rent please avoid them and find other property agents, trust me there are many many agents who are professional and trustworthy unlike this rude agents.

Title: Extremely Disappointed - Beware of This Dodgy Agency in Swansea!
Review:
I feel compelled to share my incredibly disappointing experience with Swansea Property Agents , which has been by far the worst renting agency I have ever encountered. Unlike my previous experiences with other agencies in Swansea, this one stands out for all the wrong reasons.
Complete Disregard for Property and Tenants:
It is evident that they lacks any sense of responsibility or concern for both the properties they manage and the well-being of their tenants. Their negligence and apathy towards maintenance issues were truly appalling, unlike any other agency I have dealt with.
False Promises and Hidden Agendas:
Initially, they portrayed themselves as friendly and helpful, using sweet talk to lure me into renting with them. However, their true colors surfaced shortly after I transferred the payment. It became clear that their intentions were purely transactional, with no genuine interest in providing a satisfactory renting experience.
Excessive Delay and Unfair Deposit Deductions:
Perhaps the most distressing aspect of my ordeal with Swansea property Agents was the agonizingly long wait of three whole months to receive my deposit back. To add insult to injury, they unreasonably deducted a significant portion of the deposit, despite the property being left in excellent condition. This unfair treatment is unheard of from any other landlord I have dealt with in Swansea.
Overall, I strongly advise anyone considering renting with Swansea property Agents to think twice. Their lack of professionalism, disregard for property and tenants, and their unjust handling of deposits are just a few examples of the abysmal service they provide. Spare yourself the frustration and avoid this dodgy agency at all costs!

I’ve been renting from Swansea Property Agents for about 5 years, from student to young professional. I can honestly say, I am sad to be moving on from them. What a lovely group of people, especially Hayley Williams. They been massively helpful and supportive throughout both my tenancies, and especially during Covid. I will always recommend this agency. As a landlord and having used other lettings agents, I am very impressed with the Service provided by Swansea Property Agents. They only have a small team, but for me that means that they value there clients more. Have helped us with refurbishment as well as managing our properties and even during Covid restrictions have provided a great service. Would recommend.

I saw one of this agency propertys yesterday in person, I liked the flat and I asked the agent to proceed the process to rent the property. Than, the agent said that he is going to send me forms to be filled and send them back to them. They never sent me any forms and after 30 min they called me saying that the property has been taken. I drove from far away to come and have a look at the property. You have ruined my day. I can not allow you would take such action to others. People value their time. So who ever read this know that, this agency doesnt care. This lack of service could happen again at any stage of working with this agency

As a landlord and having used other property management agents locally before, I have found Swansea Property Agents to be the best, for many reasons. They are extremely honest, dedicated and hard working. They have a lot of business and accordingly are very busy, but always find time to answer queries. The staff there are polite, courteous, and responsive. The role of management agents isnt an easy one, and it is clear they often find themselves as a 'go between' between landlord and tenant, sometimes in difficult circumstances, but Hayley, the office manager is very professional and extremely diplomatic in the methods she handles difficult situations, and is always fair, to both tenant and landlord, and above all else, she is honest and will 'say it as it is'. She is fully conversant with lettings Law which is a huge bonus. All the staff do their best to accommodate both tenant and landlord, and in a very professional manner. I have had my multiple properties with them for a few years now, and I can relax, knowing my properties are in good hands, and the tenants are looked after.

One of the hardest companies I have ever dealt with, using numerous delay tactics and doing absolutely anything they can to avoid spending money even when it is badly needed and in breach of clauses in the rental contract.
As a student at a local university, I would urge any student to NEVER consider renting a property with them. They appear legitimate and use a nice approach to lure you in, but once you sign the contract the problems will start. The houses they rent out are in a bad condition, as they wait till the end of the year to try and charge students for problems which were already present prior to your tenancy. If you have any problems during your tenancy, don't expect them to be proactive in helping you out or repairing it, you'll likely wait at least 2 weeks. For example, the central heating system broke in the middle of winter and they didn't bring a plumber to even diagnose the problem for 2 weeks - A breach of the tenancy agreement they write themselves! But, when this was pressed to them, they claim to have sent people immediately and multiple times, making it our fault for 'not answering the door'. This was despite someone being home at all times just to ensure this didn't happen.
At the end of the tenancy, don't expect to get all of your deposit back as rest assured they will find something to charge you for. Andy, who I believe is the owner, is incredibly rude and arrogant not only to students but to parents also. He further claimed on multiple occasions not to know anything about services such as cleaning, a cost you would think a man who owns a company which utilises such work after every tenancy ought to know pretty well. After all, he has over 12 years of experience as he brashly announced to me and my parents when moving out to try and explain himself when questioned.
I could go on but I hope this gives a review of the service you should expect from this company. Avoid at all costs!

Student at Swansea University here. This is the worst agency I've let with. Wouldn't recommend it to anyone. The staff may seem friendly before you let with them but then they are rude. Got a maintenance problem? Well too bad- it'll never be fixed. Got an issue? Gotta live with it. Wifi problems? I complained over 10 times via email and personally talking to them. They never resolved it. I ended up getting mobile data.
They sometimes visit properties with no previous notice even though the contract says that they have to give a 24 hours notice.
They'll definitely try to charge you once you leave the property.
High agency fee which you have to pay before moving in.

I honestly can’t rate this company highly enough! Andy, Hayley and the staff have always been very informative, trustworthy and helpful from day 1. We’ve only ever had a couple of minor problems in the house over the last two years, but a quick phone call to the office and everything is generally resolved very quickly (normally with Andy assessing the situation first).
Just last Friday there was a problem with one of the radiators and on the very same day that the call was made, Andy visited the house and resolved the problem so that there was heating available over the weekend. Quality service!
We also had a blockage with the new shower that was fitted last year, but we needn’t have worried, it was sorted within 24 hours.
SPA are extremely approachable and very thorough. I have no complaints, but I’m sure if I did, a call to the office would be all that was needed.

1 star is considered generous but I was unable to leave a negative 0... i recommend avoiding this estate agents and taking your custom elsewhere.
Very rude and unhelpful staff who as I read in another review just treat you as a money source to them! They ignore your emails, and then blame the landlord for anything that is wrong (when that’s definitely not the case in this situation) they’re a very unorganised, lazy company who shouldn’t be allowed to let properties! Even down to the cleanliness of them is disgusting although they claim to have paid cleaners before hand you still move in to a filthy property in our case finding dirty underwear in upstairs cupboards, thick dust around all windows and built up dirt inside all kitchen units and sink. Plumping and electrical problems since day one and trying to get them to send someone out is like getting blood from a stone. Also when we moved in there was not one fire alarm or carbon monoxide alarm fitted in the house although legal regulations instruct there should be a fire alarm on each floor of the property before moving in, when they finally pulled their finger out I was handed one through the door to fit myself not knowing how or what to do which is very unprofessional. They’re maintenance team do not care for your safety they just look for the cheapest way to do things whether that leaves you in risk or not.
