If there was a - 5 stars I'd give it. Went it to discuss a property and was greeted buy a guy called ;Ian & in a t shirt and looking a little worst for wear( I think the boss needs to give him a lesson in office attire )Once we started to chat he was very rude and dismissive as if he just could not be bothered to speak to us at all, by the end his attitude towards me and my partner was that bad we left. I was a bit upset as we had see a nice apt that we really wanted to buy but if this was the service he was offering they can keep it, we went to Thornley groves just at the end of the rd and they were a lot more curtuis smartly dressed and all in all alot more professional.
Give this little man a miss, stick with the big boys in town.

Been with the property place for a couple of years now and couldn’t fault the care I have received from everybody I have ever dealt with especially Kelly and Emma who have always been amazing with me and always make sure we are ok and that every maintenance issue has been solved! AVOID! I spent the last week and a half in talks about a six-bed house share in Heaton Chapel, only to experience constant delays, poor communication, and unprofessionalism. They took ages to reply, canceled my first viewing at short notice (after I took time off work), and were unclear about room availability during the rescheduled visit. I had to chase them repeatedly for responses, only to be told - at the last minute - that the landlord had chosen another applicant.
I had already informed them that I needed advance notice to avoid fees from my current landlord, yet they advised me to give notice anyway - thankfully, I didn’t. Worse still, I had to explain to them that, as an HMO, I wouldn’t be liable for council tax, making me wonder how many past tenants have been wrongly charged.
To add to the confusion, I received conflicting information about the existing tenants—some said it was a student house, others claimed it was for working professionals. In today’s market, finding a place is hard enough, but if this is how the agents/landlord behave at the start, I know from experience how bad it gets when you need urgent repairs in winter

I rented a room for over 3 years in a house managed by property place. I had to leave as I am relocating due to work. I want to say a massive thank you to Kelly. She was always available om whatss app answering questions sprting issues. We had a boiler problem and she was so fast in helping us in 2 3 days it was sorted. Other issues / situation Kelly was amazing in sorting and helping out. Always there for us. When i gave my notice i dealt with Emma and she was a star also helped with everything. Got my deposit back no issues raised or anybody trying to come up with stupid things to take money of my deposit like other agency do. If i would rent again for sure i would do it from the property place. I also would consider using them as a landlord. Thanks a lot for everything to all the team.

I remember when they just started managing the house where the front door was broken long time before and they quickly called the maintenance to fix it.

This property handler is the worst, I'm a current tenant and we've been having problems with heater since the past 6 days now, we've contacted Kelly and she told us she's not gonna send an engineer if we can't fix this ourselves, all the tenants go to friends or go to the gym to shower, the rooms are frozen cos no heater is also working, we can't wash plates with frozen water, this is wickedness and this isn't the first time they do this to us, you call or text them and they won't attend to you for days, this is very poor and you guys need to change

A very well professional lady dealt with my appointment called Kelly who arranged and dealt with every need that had to be taken to rent out the Propery in every way possible. It was a nice easy process and everything was left to this lady to dealt with which was done professional
The costs was more than reasonable and would recommend this company if you want to rent a property as it is unbelievably hassle free

I was transferred here from my old letting agent due to the landlord wanting to change agencies. My first contact was Emma and she was excellent and very professional. Several months later, due to the landlord wanting to sell or renovate the property I was issued with a Section 21 no fault eviction notice, which was a shock but legal. Throughout all this the staff at the Property Place helped and kept me informed as best they could. When I was finally ready to move there was an issue with the return of my Security Deposit, which had not been transferred correctly from a previous agency. Emma took it upon herself to chase this down and managed to get my deposit back. She did not have to do this as technically it was the fault of another agency but I am so very gratefull that she did. I would recommend this agency to anyone who wants to deal with hard working, professional and dedicated staff who go out of their way for their clients and tennants. They lied to me! Saying will change the whole carpet which was very old and dirty plus fixing the bathroom tiles which was broken, I have high fever and allergies so I went with this application because they said they will fix everything, after a week or more they said they did all the fixing so I asked for another viewing they refused so I asked for pictures at least and here when it was the shocking thing they said it was new but it was exactly the same old carpet just been cleaned and the bathroom tiles never been replaced! At the beginning they said its new then the manager! Phoned me and spoken to me in a very rude way saying you are asking too many questions even though I was always speaking to them in a very kind respectful way and because they know I was desperate for a bigger property they treat me like that oh the landlord said he will not fix anything even if he said he will do.
Treating others with respect and kind is a very common and necessary thing to be professional

Horrible service and vile people. I always paid rent on time and looked after flat. No issues with inspections. When landlord wanted to sell and we came to move out, my review on here was brought up when I asked for a reference and so I removed it. I'm now putting it back as a warning to prospective tenants to avoid this company if at all possible. They tried to put rent up by 60% with ten days' notice, ignored issues of mold in bathroom and hid faults in property when showing us around (including signs of mold). Not pleasant people to have to deal with.

In general I think it is a good company. I've been with property place for 3-4 years and didn't have many issues. Any problems I've had they are being solved. Only giving 4 stars, but not 5 because there has been couple downsides with some of the staff or minor issues. Last thing I would like to say - Emma is brilliant. My interaction with the phone standard women was notably frustrating and disappointing. Their consistently unhelpful and sometimes rude responses, coupled with frequent redirections to the voicemail service, added to the dissatisfaction. When inquiring about a newly listed property and confirming its availability for viewing, the tone abruptly shifted when I asked about securing a deposit. The lady quickly reversed her stance, claiming no viewing was available and attempting to end the conversation promptly. This behaviour was surprising and not in line with the service expected from a rental agency. Having dealt with numerous agencies over the years, this experience stands out as uniquely disheartening and falls far below the standard I've come to anticipate.

I am currently in the process of moving into my new property which was let to me through The Property Place. Right now, I am awaiting signing and just moving in. They have been so helpful and have had quick responses even in their busiest of times. They have made the process very quick, and as a first time renter it has been hard for me to rent. The Property Place have helped me gain back my confidence as I’ve been scammed late 2022 over £1000 and never received my money back. So I am grateful that they have managed to let me find the perfect property. This an exciting new chapter and I can’t recommend these guys enough, 10/10 service and communication, bonus is there’s no hidden fees and they’re straight forward about everything. If you had asked me two years ago, I would have left a positive review. Never any problems really. They said they were selling the property and again, we facilitated this by opening our home to buyers and having the place spotless for about 6 months before we left. In all, we were quiet tenants for 5 years with this agency.
When we left this year, they tried to make some really nonsense deductions to our deposit. Really disappointing. When I disputed them at the Deposit Protection Service, they threw all the deductions out as they couldn't prove they were legitimate in any way. I got all my money back. This agency were firm on making the deductions and the DPS didn't agree with them. They wasted everyones time trying to make deductions, incuding their own.
Really poor form. Think carefully about renting from here.

Overall a really really poor experience with this company since day 1 of our contract. Their service is terrible. They either take a very long time to fix any problems, or just don't fix them at all. And the manager, Clare, Doesn't know what she's talking about or what she's doing. Highly recommend not using them.

I had a bad experience renting a property through the property place. They charged me a resign fee after the initial 6 month AST had finished even though the standard practice in this situation is for the AST to go on to a standard rolling contact where the tenant needs to give a notice period (usually 1 month but sometimes can be 2). We only wanted to stay in the property another 3 months and initially they refused to let us extend the AST by 3 months and insists on signing an additional 6 months even though we were already living in the property. They agreed to let us stay an additional 3 months in the end as long as we paid 3 months rent up front in one lump sum payment this was very difficult for us to do at the time. We felt they were unfair with us upon vacating the property with the move out inventory and made a claim with the deposit protection scheme to keep some of our deposit even though we felt we left the property in a good state similar to that when we moved in. I would avoid renting a property through them again.
