The first estate agent to provide me with a valuation thought that my expectations were a little too high and suggested that I reduce it by more than 10%, and this was a far more realistic price based upon their knowledge of the market in this particular area of Blackpool. They also warned me of the dangers in overpricing and the sigma of having to reduce a property if unsold.
Paul at Square Room provided my second valuation and he thought that my original expectation was fairly accurate, and in fact a little under what he thought he could achieve for the property.
Naturally we went with Square Room and the house sold within a few weeks.

Bought a property that was in probate, 9 months later I had to cancel. The woman who was selling apologised and said the estate agent pushed her into it. This is fair enough. Not really their fault. They took a chance. So I bought a bungalow listed as freehold, before going any further I clarified this with square rooms. Definitely freehold. £500 for a survey and another load on solicitors fees and I find out it’s leasehold, currently being purchased by a random company with no intentions of selling. One day they might actually sell me something correctly that doesn’t cost me thousands and months of my life but I don’t have great hopes for this. Time will tell ???????
*Update, spoke to square rooms who said they go off what the seller tells them.
Spoke to solicitor who said to check the land registry first to confirm. An argument could be made as to why square rooms didn’t do this but being a reasonable person I will accept this as an expensive learning curve.
Have bumped the review up to 3 from 1
As the staff are lovely, but that doesn’t counter this massive blunder

I highly recommend the Square Room after they helped us with the sale of our bungalow in Staining.
We had been on the market for over a year with another local estate agent and thought we would never be able to sell but we received a cash asking price offer within a couple of weeks of being listed with The Square Room. I don’t know whether it was the stars aligning or they are just good at their job but whatever they did worked.
Communication was great – from Paul coming to do the valuation, to getting in touch with other members of the team whenever we needed anything.

Viewed a property today in Staining and my husband nearly broke his arm and neck on the slippery decking in the back garden ,yes it was raining and yes we was told it was slippery and to be careful but that does not make it acceptable.. who wants to buy a house thats so slippery you’ll end up dead with in a month in bad weather .. not to mention my husband nearly slipping but caught his balance on the way up the front garden red pathway that’s slippery as anything.. just posting to warn other viewers as they said they can’t clean it but can only warn people that it’s slippery.. let’s hope no one gets a broken leg but you never know might be on off your staff then maybe you’ll sort it then

We used Square room to sell my mother's property during 2022 after her death, it was a positive experience, they were very sensitive, undertook all the viewing and gave us feedback and once we had a buyer they guided us through the process. We were very happy with them, so much so thar when we decided to sell our house in June 2023 we used them again, the house sold very quickly, we moved out in September 2023, Square room were always on hand to keep us up to date. In my opinion this agency tells lies to suit there self and can get quite abusive and if you selling a property I would think twice as they seem to not follow up on viewings and make there own mind up who can and can't view even if a buyer in a good position to purchase.Who knows they may even reply to this post with another lie, truth is there is a couple of nasty pasties in there and the director doesn't seem interested.

The Team members we either met or talked to on the phone were really friendly, very efficient and pro-active in trying to sell our home. I recently had an appointment with Paul Bayliss managing director of the square rooms in Thornton cleveleys to value my mothers house after the valuation I decided to put the house up for sale with the square rooms and I have been very impressed with the way they have handled the sale they informed me about everything that was happening almost on a daily basis I mainly spoke to Alex leach who was very informative on every aspect of the sale
The house went on the market on the Thursday we had a viewing on the Friday morning and they made an offer on Friday afternoon which we agreed on and the sale was completed in two months

I have sold 5 properties and bought 1 through the square room over the last year and all dealing with them have been great. They keep you up to date with what’s going on every step of the way, very helpful in chasing solicitors when needed etc. The fees are also very reasonable compared to other local estate agents. They work quickly, from calling to arrange valuation to getting online is within days. All the staff are brilliant and always know what’s going on, the company is clearly ran very well and communication is key which they’ve got spot on, all the staff are really friendly and helpful, I haven’t come across one person who was difficult to deal with so cannot recommend enough and wouldn’t use any other estate agent in the future. I’ve sold houses before this recent sale and used several different estate agents each time, so I think that qualifies me to make a comparison. I usually can’t be bothered or make time to write reviews but this is the exception. The level of service delivered by square rooms is absolutely amazing, these guys deserve so much praise. From start to finish the service received in selling my property was above and beyond anything I’ve ever received from other estate agents. They return calls promptly, answer emails immediately and communicate with solicitors and all other parties efficiently (never had an estate agent do that before). While all the staff are great and extremely helpful, there is a star of the show in this case, Alex. I have to mention him because I was so impressed by his work ethic, knowledge and commitment to providing a service. He definitely went above and beyond the job spec and made the whole stressful selling a house in a chain so much easier - he’s an absolute super hero!
I wouldn’t hesitate to use them again - excellent value for money!

Paul attended at the address to value it. He was very complimentary, gave a great valuation, talked through all the details and made us feel relaxed and confident in selling our property. The pictures taken showed our home off beautifully.
Communication throughout the sale couldn’t have been better. Alex and Sophie kept us up to date. Chased the buyers solicitors for updates and very quickly responded to any messages sent to them.
At just over 80 years old and having lived in our property for nearly 60 years the staff at The Square Room made what was a stressful process (this being down to the buyers solicitor) as easy as they could and went above and beyond in dealing with matters for us.
If you’re thinking of selling your property don’t hesitate in using The Square Room as it’s a fantastic company.

Arranged an appointment several days earlier to collect a key for survey purposes,
As arranged called to collect the key at 11.00 o clock and was told in an unfriendly manner that the key was out with the viewer and I would have to call back after 12 for the key,
I suggested I would go to the property and look at the exterior and they could drop the key off . In no uncertain terms and abruptly I was told to call back.
If I was a vendor I certainly would not use an agent that was unhelpful.

Paul the owner valued the house realistically in comparison to others that had sold recently in the street. He gave us details of the packages we could pay for whilst selling the house and we elected to do the viewings ourselves.
The photos and write up of the house were done within a few days and we were advised when the property would go live on Right Move etc.
We were allocated Eleanor, a member of the team at Thornton who coordinated the viewings and collated the 3 offers, 2 of which were over asking price.
Eleanor gave us weekly updates of progress and chased up the buyer and solicitor when appropriate.

Houses are selling very quickly at the moment so the house sold itself, this being said they were very prompt coming for the initial sign up, photos and going live …. I think it was 3 days in total, they were absolutely brilliant, very professional, kind and friendly.
Once the house was under offer they kept me updated on a regular basis.

Also not interested in asking for feedback unless its positive so anything thats a problem does not get asked about or discussed

From the initial meeting, arranging the photographs and going live took less than 72hours. You can imagine how delighted we were to secure a successful sale, in under 3 days.
We chose the fully managed viewing package offered by Square Room and we would strongly recommend this level, it takes a huge burden off your shoulders. This service included regular updates on viewings which are sent directly to your phone, this was very efficient and we felt this was a great way to stay involved.
In our view what made the team stand out was their regular communication with us during a very difficult time.

After an atrocious experience lasting many months with another local agent, we went to The Square Room desperate for help selling my mother’s property.
The Square Room were brilliant and made the whole process so easy, they arranged a day of viewings which resulted in five offers, we accepted one offer (from someone it turned out had tried to view 'unsuccessfully' through the previous agent).

I decided to sell my house with The Square Room after initially buying the house from them and was impressed with that experience. Right from the beginning I knew they were professional.
Paul gave a realistic valuation of my property and discussed staging the house to maximise the photograph appeal and for viewings.
The girls who did viewings were all smart and professional and Lauren who negotiated the offer was really good with understanding my needs and my financial circumstances to get me the best offer for my house. She got me a better price than I had expected!
I know a time where someone hadn't actually booked to see my house but whilst showing a client several other properties, she suggested viewing mine too as it was worth considering too. I found this up selling really good-an extra person through the door is nothing but a bonus.
Communication is brilliant with the Square Room. You aren't hassled daily but not forgotten about. They seem to have the right level of keeping things moving along without it becoming annoying or not chasing things like I have found with other agents I have dealt with. They also got good relevant feedback from all my viewings.
I viewed properties with Square Room too and they were always punctual and knew a good amount about the properties.
I hope to now have found my forever home but should I need to sell, I wouldn't even look at another agent. Square Room all the way! And i recommend them to anyone. There is a reason they are the best agents in the area for sure!

After selling our family home in a day back in 2018, when it came to sadly selling my late grandparents bungalow this year we knew to look no further than the Square Room. Their prices are honest (in fact my grandparents property sold for £5,000 over the asking price, with 12 viewings booked in for the first day and an offer accepted within a few hours), photos are true to size of the property, their phones are always answered (which personally I think is very important and something other agents aren’t great at) and they do their very best in all areas of the sale. I can highly recommend The Square Room as one of the most trusted and honest Estate Agencies in the area. Paul's valuations are incredibly accurate and he knows his market. The staff in the office are available and efficient, and if they can't get you the answer you want, will call you back. I marketed, wrongly, through a different agency for one other property and bitterly regretted that decision after a tortuous sale which lasted over five and a half months, was more expensive, and where they seemed to act more for the buyer than the seller! Many thanks to Paul and the team at Square Room for the professional and efficient way they dealt with the letting and then the sale of my late mother's house in Thornton-Cleveleys. We had been with a couple of other agents before Squareroom with disappointing results.
Squareroom found tenants within days, vetted them, collected rents, organised gas safety checks, routine repairs and all the other necessary work in letting a property.
When it came to selling the house they gave realistic advice on the value and we had two offers within a week. They dealt with the buyers and solicitors and kept us informed at each stage of the process.
Their fee structure is simple and competitive, but more importantly they get results.
I will definitely use Squareroom in any future sales or lettings.

The service and professionalism of The Square Room is excellent. We had 3 other agents prior to Paul's visit with varying valuations. Paul suggested £25000 higher than the top valuation. The day it was advertised we had 6 viewings booked and a sale was agreed. Despite the time scales due to probate we had regular updates and calls. When the sale fell through due to the length of time for probate a further sale was agreed the next day.
I cannot recommend them more highly and would have no hesitation in using them in the future.
All the staff are amazing but Sophie was outstanding as our contact. Always returned calls and emails promptly and provided regular updates.
Paul you have an amazing team of highly skilled and extremely polite and professional people .

I’ve had reason to use The Square Room twice over the last 18 months and I’m happy to report good things. I don’t want to gush but to point out my reasoning for highly recommending them. Firstly, sensibly, logically and realistically valuing the property, It’s pointless appointing a good outfit if the valuation is not appropriate for its audience. Secondly, their communications are clear and business like, no messing, black and white, no guessing. And finally, we used their accompanying view service, so we had no inconvenience whatsoever.

As I live some 250 miles from the property it was important that I was kept up to date with progress and The Square Room did that well. I was notified of each viewing and given feedback promptly. I had a lot of viewings, far more than with the previous agent and in the end had two offers on the house. My experience with the Letting staff & one girl in particular was nothing but RUDE, UNHELPFUL & CONDESCENDING. I’d give my landlord 20 stars & the lovely girl who did the viewing both on renting & prior to my move out but the agents were dreadful & very much tainted the excitement of move in.... Contrary to the reply it wasn’t myself who viewed the property it was my Mother & I dealt with Alex via email & then on two occasions in person & I reiterate my point above, rude & condescending. The girl who showed my Mum around last year & then did both sets of viewing for a new tenant was very nice but again the girl on the phone making the arrangements when it fell through the first time was also very rude & dismissive. I’m afraid my view will not change & I feel your reply was very rude & telling me I was wrong & implying I was making up an entire conversation I had prior to the viewings is RUDE. I have absolutely no issue returning key & I’m in constant contact with my Landlord & have a very good relationship with them. The issues was with you as an office saying one thing & then implying I was lying.. The keys will now be returned to the Landlords Daughter.

We have sold three properties through the Square Room. Throughout all of the transactions, Paul and his team have provided an efficient and helpful service. The Square Room took over from another estate agent on the first property we sold, which had been on the market for some time. Paul gave us lots of tips to make the property more "saleable" and within months it had sold. The fees are very competitive and I would recommend the Square Room to other sellers.

Was lied to when went to visit a property, told noone else interested and yet following day they had already had application forms in and we did not meet criteria even though we were told we had good change of being accepted..
Drove a fair while when the virus was pretty high to risk it for the sake of the family and getting a new home. Very poor, would not recommend to sellers or potential letters. Look for the bigger company.

Ive had dealings with Paul and the team for a few years now, previously through lettings, but they sold a house for me this time. it took longer than I thought, although there were a lot of viewings, but they battled on regardless and eventually business was done. as the house was empty, they even relayed information to me that I needed to know about the property that perhaps was outside their normal remit. I like the costing structure too, its plain, straight forward and easy to understand unlike others I have dealt with. well done team and cheers

We found what was, at the time, the home of our dreams - we were the first to view it and immediately placed an offer for the asking price (even before we drove away from the driveway) only to be told we had to wait for others whom were viewing on that day to make offers; leaving us completely demoralised...
We had sold our home a month prior and had viewed many up to that point... when we were outbid we increased ours by 10K to then be told we should write an email with reasons why we should be chosen (as if offering 10K more than asking price wasn't enough?!?)
As we loved it so much we went ahead but only to eventually be outbid by £500.00 without having an opportunity to offer more... that said, should people have to do this when they offered what was asked?
They might as well have put the home on ebay (this isn't scotland either where the process is different!) an asking price is an asking price (the adverts didn't say offers above!)
If you go and buy a car (even a used one) and offer the price they ask for you'd be able to buy it - no questions... the dealership wouldn't say "mmm, nah... we'll hold off to see who else offers today" so how is this different...
You may say that others had appointments on that day but again, you would sell and disappoint those whom weren't quick enough; surely... (not to mention those who offer more!)
As it is, we found a bigger/better home in the exact same area for 30K less and moved into it a month ago... but people shouldn't have their emotions messed with like this - our advice: if you place an offer for the asking price or similar try not to get too excited nor emotionally involved as you may find yourself in the same situation... evidently you doing exactly what is asked of you isn't good enough.

I've just bought a property with the Square Room. Dealt with Lauren throughout. excellent communication and very helpful. The only problem was with the seller. Who despite delaying completion for a week to remove his goods from the property, left the loft full of boxes, old appliance packaging, etc. Buyers beware and arrange to inspect the property the day before completion. Despite this I would have no hesitation dealing with this company again. Excellent service!

The people at the Square Room were very helpful. The reason for the reduced rating is that we were told that the property was going to be professionally cleaned. In fact the bathroom floor was ingrained with dirt. The kitchen unit doors at the upper level were sticky with grease. The extractor unit was discustingly dirty. The radiators were full of dirt. The carpets did not appear to be cleaned either. We are happy with the property otherwise.

Paul at the Square Room exceeded all expectations in the renting and management of the last property I lived in. The property was very well maintained when moving in, the contract application and termination process was easy and thorough, and communication was always swift and courteous. Any issues the property ever had (normal consumables or appliances you'd find in any rented property) were fixed immediately with as little inconvenience as possible to myself. I am a busy professional who works in a high-pressured, shift-work environment, so not having to worry at all about my home was an absolute dream. The girl who answers the phones for lettings can hardly string a sentence together.
Rude, cancelled an appointment to view without telling us, then told me they'd called and told me the day before.
Then told me I gave them the wrong number.
How did you call me then?
Rather spend money with people who can at least pronounce words correctly.
*****Edit***** They've now managed to call me on the number they said was wrong to complain about a 1 star rating on Google. If they'd actually put that effort into customer service this review would have been massively different.

Square Room have now sold 3 properties for us.
The 1st took 5 weeks to sell in 2012 when the property market was at an all time low. They even managed to get close to the asking price & almost what we paid for it in 2010.
The 2nd property took less than 4 months to sell in 2015. Yet both went up for sale Autumn/Winter so worse months for selling.
The 3rd property took a little over 4 months to sell in 2017, put up for sale end March - sold 1st August. Had double figures viewings & in the end two fighting for it, but we stuck with first offer as don't agree with gazumping.
Love the staff. Paul we have got to know very well and is such a pleasure to do business with. We recommend Square Room to everyone. Their prices are fair, the staff work hard to sell quickly. What is not to love. In our opinion they are the top Estate Agent in Blackpool, Fylde and Wyre.
Forgot to post when sold as was away on holiday then time got away.

All the staff at the square room have been absolutely fantastic! Katie especially has been particularly brilliant, she has dealt with our awful situation with complete professionalism and understanding and me and my husband can’t thank her enough.
After being messed around by our buyer for four weeks over something that was never raised on their survey, 4 weeks before I was due to give birth, katie dealt with our “buyers” who continued to pull out from the sale then argue their point and say they still
wanted the house even though we had advised we no longer wanted to sell the house to the “buyers”.
I would like to state again how professional and helpful all the staff at the square room were and would strongly advise anyone reading the reviews to take what people say when blaming others for their issues with a pinch of salt.

These agent's are real charlatans. We have offered the full asking price for 2 properties only to be told that they are contacting other interested parties to see if they can get a better offer. When tackled about this sleazy tactic, they either lie or blame the vendor!?

Having had experience of a number of local estate agents, I can safely say that The Square Room Agency is the best.
From start to finish, their service was "First Class". All members of the team are extremely helpful and enthusiastic with a wholly professional but personal, approach.
Fees are much more reasonable than many of those with bigger names but smaller services!
Without any hesitation, I recommend this agency?.

They state if an application isn't successful they will tell you why... I was never given a reason & then offered another property with them (for additional fees) wouldn't use again or recommend. Typical agents just want easy money!
