When you have to go to the Property Ombudsman for a total rip off of a company then The Property Ombudsman support Wards Kings Hill’s behaviour and service, well, there’s a whole other issue right there! Bang goes “The customer is always right” Awful just awful! Stay away!

I'll start by saying firstly, 5 stars for Connor (despite the 4 above which is an overall opinion). He personally took over the sale and the progression and kept us updated in some rather challenging up and down times. He was friendly (not overfamiliar), yet super professional, polite and knowledgeable and would always get back to us (even when things were becoming challenging). Between him and our sales progressor on our purchase (from Sowerbys Norfolk) together they managed to keep the (long) chain going to the final completion and we felt reassured that together, they were "on it" all the time.
On a general note, we feel the house was overvalued at the start and the marketing blurb could have been written a bit better (we had to drop the price twice). We didn't hear much from other staff at Wards and a man kept coming out trying to put a For Sale board up when we didn't request one!
Overall, it was an "OK" service for the money paid.

We viewed several houses with Wards , unfortunately in the end we didn’t find any properties that suited all our requirements so we never closed with Wards . We just wanted to leave a review because Isabella was a fantastic agent and very professional , it takes a lot to remain super calm , when you are tested sometimes and Isabella handled it like a professional .It’s a shame we couldn’t give her our business . Well what can I say about wards Kings Hill other than…. Thank you! Thank you Thank you and again Thank you!
We decided to put our first family home up for sale at the beginning of the year in the hope for finding a bigger and better house.
Neil was fantastic, he put us at ease the minute he met us and explained in detail the process of how it works and promised us that he would sell our house. And did he keep that promise? Absolutely!
Throughout the viewing process, Bella was exceptional with providing updates and keeping us in the loop with everything. Whenever I called into the office, 90% of the time Bella answered with her lovely telephone manner and always delivered first class customer service.
If Bella was away from her desk or had a day off, Conor was the man to speak to! Polite, efficient and again delivered first class service. I had a form requiring information about the property - did not have a scooby doo! I called and spoke to Conor and he knew exactly what to put. What could have been very stressful turned into a simple task with the help/guidance from him.
I would 100% recommend wards in kings hill. The service was impressive but the staff there are 1 in a million. I would like to personally thank you Neil, Bella and Conor for everything you have done for us in achieving the goal of the house being sold. We now look forward to moving into our new house at the end of this month.

Fantastic service and big shoutout to Conor!
We were fist time buyers and the team at Wards were honestly fantastic during our house hunting process. Conor especially was incredibly personably and friendly and always took time to understand our preferences and feedback on properties. Wards’s were particularly great at giving us advance notice of properties that met our budget and wants before they hit the market which allowed us to view many before they went on Rightmove. Whilst we have ended up going with a new build, I know we will certainly come to Wards if we ever wanted to sell or buy our next home as they were fab and by the far the best estate agent we were signed up with. I’ve used another estate agent for buying/selling in KH previously and although I wouldn’t say it was a negative experience before; the service, support and honesty received by Neil at Ward’s was second to none. What impressed me the most initially was, they didn’t give an inflated projected sell price to get me to use them, just honest and straight guidance – even if it’s not what you as a seller want to hear.
The house sold quickly within 4-8 weeks, and Wards put a tremendous amount of effort into driving people that were qualified through the door. They then helped me secure the new property at the right price. I honestly couldn’t recommend Neil any higher - I came in looking to buy a house and we came out with a friend of the family.

Neil, Steve and Sam were absolutely brilliant from start to completion. Neil came over to value our house and also gave us tips to make it more "buyer friendly", he also came back with the photographer to make sure our photo's were as good as possible. Our house was under offer very quickly but when we lost our buyers (through no fault of their own) Neil, Steve and Sam were again very fast in re marketing our home and finding us the best possible price with our new buyers so we didn't lose the house we had set our hearts on buying. I would definitely recommend them if you are selling or buying on Kings Hill and surrounding area
