PLEASE READ TO THE END! If you take one thing from this review, let it be this: avoid William H Brown, especially if you’re dealing with Jessica or Quinn. They exploited my inexperience, ignored reasonable attempts to resolve issues, and created one of the most stressful experiences I’ve ever had. This review isn’t for sympathy; it’s to warn others.
I sold my house through WHB, and it was without question my biggest mistake. Despite my home being lovely with great potential, the sale dragged on nearly a year. From the start, I was never clearly told I was signing a fixed-fee agreement. As a first-time seller handling everything alone, I relied on the agent to explain the process honestly. Instead, that vulnerability was exploited.
Quinn was the agent initially assigned, and I immediately felt underwhelmed by his lack of knowledge and professionalism. Looking back, my mistake was not trusting that first impression. He never explained the fee structure, never mentioned a choice between fixed or percentage fees, and certainly never clarified that if the house sold for less than the listing price, the fixed fee would remain the same. That alone would have changed my decision. When I asked directly about fees, he gave only a number with no explanation of how the structure actually worked or what my options were. That email is now conveniently the only “evidence” they rely on, since initial discussions with Quinn were not recorded. What is the purpose of sending an agent if they fail to explain the fee structure to a lay consumer? Failing to explain it was a tactical move on their part. I am not a property professional, explaining fees is quite literally the agent’s job. My naivety was taken full advantage of, and Quinn’s incompetence played a significant part.
I received quotes from three agents. In hindsight, the others were far more transparent. Hunters, for example, explicitly stated that the fixed fee applied only if the house sold at the listing price, otherwise it reverted to a percentage, which is exactly how it should be. Sadly, it was only very late in the process, when matters were already too far advanced, that I revisited previous correspondence, prompted by the shock of friends and family with regards to the fees being charged, and realised how inadequately I had been guided. WHB were fully aware of my circumstances, yet rather than supporting me, they appeared to leverage that lack of experience to their commercial advantage. The manner in which this was handled gives the strong impression of a transaction driven by opportunism rather than transparency or duty of care. If you’re currently tied in with WHB, my advice is to wait out the 12-week contract and switch agents, you will thank yourself later.
Trying to resolve the issue with Jessica, the branch manager, was equally frustrating. She ignored attempts to communicate and claimed to be on annual leave, conveniently without an out-of-office reply and with no one monitoring her inbox. Yet she resurfaced the instant the 7-day payment deadline passed, only to pass my file straight to debt collection. It all felt very calculated. Her role seems mostly verbosity with occasional administration, not customer care or responsible management. Before contracts were exchanged, I asked her for a face-to-face discussion to clarify fees. She ignored it. They knew I was too far into the process to back out, and they took full advantage. The entire experience was exploitative, underhanded, and unprofessional.
At no point did I deny owing fees. I simply expected a reasonable discussion or a gesture of goodwill considering the misguidance from the start. Instead, they refused to budge. Their contribution during the listing? Two accompanied viewings, neither of which required their presence, as I handled them myself. They added no value whatsoever.
Please always check the fee structure carefully, get everything in writing, and do not rely on this branch for honest guidance. There are far better agents who will treat you fairly and do more than just glorified admin.

Poor service from Quinn Riley. Very amateurish in his approach and doesn’t bother to actually check recent sold prices on the government land registry site. I had to spoon feed him the information (that he should have already had), for him to quickly dismiss it. Not bothered about getting you a good price, just a quick sale do they get their commission.

The absolute worst most unprofessional team. Went to buy my first home - a repossession that was being sold via William H brown Shipley team. I was as much as guaranteed that due to the offer I put forward and how close it was to asking price the bank wouldn’t go with a counter offer unless it was miles above. The day before I’m due to go into branch to sign paperwork for my mortgage - they call me saying an offer has been put in and I’ve lost the bid. Fair enough, these things happen. However the offer came through their sister company Holroyds. Holroyds put my original offer live immediately- in fact it was live even before I got the notification it was accepted! However they refused to put the counter offer live that had outbid me, and William H Brown refused to tell me what this was. I put an offer in for my absolute max - so high in fact the mortgage broker at William H Brown told me only one lender was willing to offer me a mortgage. It felt pressuring and like underhand tactics to see how high I would go. I took a few days to debate before going to sign the mortgage agreement and in that time I realised how much I didn’t trust the business ethics of William H Brown.
Sharaz’s fees as a mortgage broker are ridiculous. £700 PLUS £99 admin fee - absolutely laughable. I got my initial quote from him on a zoom call for what a solicitor would cost on top of this. He quoted me almost £4000 with the reasoning for the high price being ‘leaseholds are expensive for the searches.’ Fair enough I thought as I have no experience here. And he PROMISED me this was the final price and there would be no hidden costs. Upon our second call, these fees miraculously came down to £2600 - almost like he forgot he added over a grand commission for himself in my original quote. I asked for a breakdown to compare over email, and I get a THIRD quote now for £3200 as he had ‘made a mistake’ on the second breakdown and suddenly found an additional £600 to put inside the quote for stamp duty (something as a first time buyer I didn’t have to pay on the price of the property!) and fees he couldn’t explain what they covered once I asked for an explanation on them. In the space of a week the price had fluctuated 3 times and I was now told that it was NOT a fixed final price and there could be costs not factored in arise down the line.
Safe to say before a penny was handed over, I lost complete faith with them as an estate agency and their capability to do their jobs. Ridiculously inflated fees for below training standards and downright manipulation.
To this day an offer is not live via William H Brown or Holroyds - something I was assured was legal practice for a repossession property. The only offers that ever went live were my original offer and my second higher offer. The property is still on the market. They favour cash buying landlords to keep the properties on their own portfolios as rentals and I have had this confirmed by many others who have had similar experiences with William H Brown. Avoid ever dealing with them especially as a first time buyer or a repossession property

My experience with W.H. Brown Shipley was in general a good one. However I would not use a solicitor recommended by them and instead use a local one with a good track record. The staff at the Shipley branch were always polite and professional and kept me informed at each stage the process.
The reason I have not given a five star rating as I have said is a very poor experience with a solicitor recommended by them.

We sold our house with William H Brown in Shipley, they helped and guided us with the complicated process of selling in England and Buying in Scotland which would have been much harder had we not had their in-house team helping us with our mortgage process also. James Storey was brilliant, he was always there at the end of the phone/email and found us the best mortgage in a short period of time, this enabled us to get the process moving across the border which would have been so much harder had we not had his help and advice. I was asked to present an agreement in principle just to view a house from Shipley branch. I live in a house that was bought through William H. Brown and I have dealt with at least 10 other agents and it never happened. I find it not right to ask for my financial information before I even view the house. Despite me telling that if i like the house I could provide you with in the same minute but it was made an obligation.
It’s purely the owners right to sell it to me or not but before that happens I need to see whether I like the house or not Once I like it I would definitely like to share my financial information.
I think it’s purely a sales trap to get the best price and presenting it like financial qualification of the buyer.

Impossible to get through on the phone to arrange a viewing despite leaving numerous voicemails, and others have the same issue.
If any potential vendors/sellers are looking to put their property on the market...please do yourselves a favour, read the feedback and avoid this estate agent like the Plague. Unless you don't want to sell your house in the end that is. Absolute joke.

I put in an offer in July, but could not view the property until lockdown restrictions had eased by August. As I live in Wiltshire it was difficult to organise hotel accommodation and public transport. Louise was very patient with me during my buying the property, skillfully negotiating with the vendor so I didn't lose the sale. She kept me informed every step of the way, and managed to get a reduction on the original purchase price for me. She was very professional, and made sure she was available as far as possible, to answer or return my phone calls, despite the office being very busy. I am very grateful to Louise for handling my house purchase so well.

No one showed up for my viewing. I made 4 phone calls to the office, all unanswered and left a voice mail. After 30 minutes of waiting and unanswered phone calls I had to give up and leave. This was at 10am and despite leaving a voicemail, no one phoned me back for the rest of the day.
I was seriously interested in buying the property with this estate agency but they have now lost me as a buyer.

absolutely disgusting service!! Over 20 minutes late for an appointment after pestering me with reminders and a phone call in the morning, only to be told by the office they’re on there way from Shipley and the lady who arrived 20 minutes late said riddlesden!!! And for this they have the audacity to charge the homeowners a percentage!! I’d never sell with William h Brown I feel sorry for the people who have already dealt with them so far !! I feel any of the positive comments in here are from friends and family and as fake as the tales the make as excuse!!!

We used William H Brown to sell our house in Heaton, Bradford and move to Steeton. I'd recommend them to anyone selling their house in the area, they were very effective, friendly and helpful. We didn't quite get the selling price we were looking for but close enough to move according to our budget plans and got the sale quicker than expected. The wait before we moved was a little longer than we'd hoped but WHB were communicative throughout, helpful for arranging the mortgage and also with the negotiations in buying and selling.

The worst estate agents ive ever come across. Very unprofessional and poor customer service. William H Brown is meant to be one of the proffesional and dedicated estate agents world wide but the Shipley branch has let them down. Will not be dealing with these guys ever again.

Luckily I live in Shipley, I had to run down to the office several times as they only seem to have 2 phone lines which are always busy. On one occasion, I was in the office when the seller called in to complain she hadn't been updated for ages despite me giving them updates to pass onto her. Worse when we were initially placing offers on the house it became apparent that our final offer was never passed on and we could have lost the house if we hadn't pursued it. Yesthere are some nice staff there but Iwouldn't touch them with a barge pole!!
