Jake Latch at the start and then later, Tyshani Williams have both been really understanding and patient throughout this whole process.
It hasn’t been the easiest of house sales, mainly because it was a relationship split involving a court order where Jake and Tyshani had to diplomatically liaise with both parties.
The last few weeks, Tyshani has been brilliant with updating and chasing. She has had a lot of empathy, which has really helped in a very stressful situation.

Overall very poor experience with viewing an apartment:
- I'm 2.5 hours away from the property, and while I was getting on the bus they told me the apartment is moved for the next day. Not even by phone call, but email which I was lucky enough to see on time.
- I was assured multiple times byh the agent that I was the only person viewing it for the time being, not just in that time slot but overall. When I showed up, there were 5 other people there in what turned out to be an open viewing. So that was a straight up lie.
- The visit was very rushed. The apartment was way smaller than in the pictures. I asked if it would be ok to measure a few things, and the agent wasn't too happy about it as the others were waiting in the line, and said that there are floorplans. The floorplans don't reflect the actual usable space at all.
- I had sent an offer, only to never receive any sort of reply. It's just basic decency to do that even if the response is negative.
I'll be avoiding any properties from this agency.

I used this agency to sell my house and unfortunately had a very poor experience. They were late to viewings (the first viewer even walked away, and I had to chase after them). Communication was one-sided – they rarely replied but always expected immediate responses from me.
I felt they were not working in my best interests as the seller. The buyers had little understanding of the process, and instead of guiding or correcting them, the agent allowed the sale to drag on unnecessarily, and did not chase them or move the sale along. There were no legal obligations in place, and the estate agent did nothing to ensure things progressed smoothly.
Overall, I found the service unprofessional and unhelpful. I wouldn’t recommend them.

My wife and I first got to know about William Rose when we bought our house through them in February 2021. After seeing first hand how good they were for the sellers at that time, we decided to sell our house through William Rose in May 2025.
Throughout the experience, from start to end, William Rose were fantastic! Jay and his team were always available to answer my queries and would always call me back if I couldn't speak to them immediately.
Our sale was a little tricky on the whole, but the way in which Jay was able to manage the whole process was incredible. I can't see how we would have successfully moved and get the house we wanted without Jay's experience and management of the sale. We ended up selling for a price we were hoping to achieve from the outset. I would highly recommend William Rose to anyone within the area looking to sell.

Jake worked hard for us on this sale, and at times it was the usual edge of the seat stuff, but he pushed and pulled in the right areas, at the right times, to get us over the line. We had tried other agents in the area who either failed, or just didn't feel right for us. William Rose has a good track record in Woodford and should definitely be considered as and when the time is right.

It is disappointing that, like many estate agents, this agency implied there were multiple competing offers on the property in an attempt to pressure me into increasing my bid. After I withdrew from the process, it became clear that I was the only serious buyer—the agent quickly returned, suddenly willing to accept my initial lower offer. When I declined, the property was relisted at an even lower price, confirming there were no genuine competing bids. I will be reporting this estate agents, given the recent investigation into Connells.

William Rose was the chosen agent by my late mothers solicitor. Once we were instructed that her property could be put up fir sale, Jake met us at the property to start the ball rolling. He was the nicest kindest guy considering I hadn't long lost my mum. He arranged everything that needed doing before the sale went live and kept me updated with everything step by step. We had so many viewings and eventually a buyer. All was going well until they pulled out on exchange. He was so very sympathetic as it was such a disappointment but by lunchtime on the same day the house was back on the market. Not long after we had multiple offers and Jake did hus homework and advised who would be the best buyer to go for after hus checks were done. I won't say it hasn't been a stressful and emotional ride as it has, but he has been there every step of the way. Reassuring, comforting and always putting me back on a more positive outlook. Today we completed and he was on the phone immediately to inform me before the solicitor. He and William Rose are unlike the other agents I interviewed at the beginning. They are not pushy and in it for self gain as they take a personal and vested interest in you as a person and are sensitive to your requirements. I cannot thank him enough for being my agent on thus journey and I so glad I didn't decide to go with anyone else. They work very hard and get results with a very competitive fee.
If your thinking of buying or selling a property then I would 100% recommend William Rose. I'm not sure you will find a better agent.

A fantastic company. I felt that Jay, who I mainly dealt with, was really invested in my property. My mum is disabled and looking for a house she went into this agency and they treated her like she wasn't a person then when she asked what houses they have available and she said she's disabled they said "you won't get anything because your disabled" don't know why they are 5 star rated but they are horrible people.

We tried to let out our house in Woodford Green .
Unfortunately the company couldn’t make it due to the miscommunication between the would be tenant and the agent . The tenant piled up the requirements and contractor kept on doing and being a landlord only kept loosing the rent and the money in construction.
Not happy with their work and approach .May be next time they does good and I remove the review .

Terrible post-eviction service. Tenant has left owing thousands in unpaid rent and damages to the property. I have emailed the agent several times over three weeks ago to claim deposit and damages but no response from William Rose estate agents. When I chased a few weeks ago I was told that it is being "investigated" but two weeks on, no response. I genuinely feel that they are not familiar with how the tenancy deposit protection system works, nor are they experienced in claiming back unpaid rent and damages back from tenants. Very disappointed.

Adrian and the team have been outstanding in conducting the sale of my late mum’s home. From the outset they were very helpful, thoughtful, considerate and not the least pushy. Adrian valued the property and talked us through the sale process at length, describing market conditions and setting out a proposed schedule week by week. These are knowledgeable, unassuming, professional people who go to a great deal of trouble and do their best for their clients. There are no hidden costs, somebody is always available to help and despite being busy people they give their full attention to whatever issue has cropped up. These guys managed to get over 40 interested people to view the house and we received several offers as a result. Adrian helped us through negotiations, advised us on the best course of action and stayed in touch when others could easily have left us on the back burner. From start to finish Adrian was much more than an estate agent. My mum’s house, and her story mattered to him a good deal and he seemed genuinely touched by her history living in the place. This attention to detail and personal engagement goes well beyond the call of duty. Moreover when we rang out of the blue the team were quickly up to speed no matter whom we talked to in the office. I have no hesitation in commending William Rose because they will look after you as well as sell your house.

Really impressed with this estate agency, particularly Gok, who most of my dealing have been with. Estate agents tend to get a bad rap, however I’ve had the opposite experience with Gok, he is transparent, very communicative, very knowledgeable and very responsive. Despite the fact I’m buying a house and selling my flat via another estate agent, Gok has been there to help answer any questions when my estate agent (the one who’s collecting my commission at the end of my sale!) isn’t being responsive or doesn’t understand my question. I’ve only taken advantage of this once, but the fact that he’d made it clear he was happy to help says everything about the culture of this estate agents. If only they were all like this!

Please avoid contacting these people at all cost!!!. I'm shocked to see William Rose doesn't even have one bad review when their services are an absolute disgrace. I don't know where to start. We were looking for a property to rent and from the viewing date it was all lies and false promises. We were promised that we will be moving into a property fully refurbished and liveable which was also a lie, we were promised that the landlord was responsive and diligent but instead the landlord turned out to be negligent and rude. The maintenance staff they use are comprised of Tom and Jerry, as they were an absolute joke, unprofessional and rude. I cannot tell you enough all the stress and harassment before, during and after leaving the property. I don't understand how William Rose are still open for business. They just want to take your money and sign you in and after that, you are completely ghosted. They won't return your calls or answer your emails. I could continue all day with the bad experiences from dealing with them, but I thought I would warn people before they make the same mistake and choose William Rose Estate Agency.

Played it straight, no over-the-top sales talk, experienced and - hope they're not offended - middle aged. Seasoned players! Jay was the representative who we dealt with at the first viewing and all the way through to completion. It was a difficult time due to COVID-19 and lock downs however Jay was extremely professional, responsive and proactive during all stages of the process. The chain was not the easiest with lots of challenges and last minute hurdles being thrown up, all of which Jay managed amazingly and ensured that we were kept in the loop and up to date with all developments along the way. The agent didn't turn up for a viewing booked in for 12 pm. I called the agency and he made up.a story about the viewing being for 11am. I didn't receive any email confirmation or text saying it was for 11am. The agent didn't even bother calling.me when he was at the property at 11, you would think I would receive a call at 11 from the agent asking if I was on my way????
I think I will stay away from this agency.
