My house selling journey with Woodcote and Luke, in particular, started with a hand-written note asking to be considered if my sale didn’t go through with the more established agency I was with.
Giving Luke the green light resulted in a stream of viewings, multiple offers and a completed sale; throughout the process he was pro-active, engaged and always available - his personal touch made all the difference.

Was such a wonderful experience working with Luke! The entire process of buying the property was painfully slow but hats off to Luke for patiently responding to my questions every single time and for supporting us through the process. At one point in time I had almost given up on the property but Luke was always so positive and made sure we finally got the deal over the line!
Even after the exchange and completion I had some questions about how to take the meter readings for the new property and he did not have any obligation to respond whatsoever but he contacted the sellers and got the information for me in spite of his busy schedule. Keep up the great work Luke!

The result of my selling/purchase was devastating. When I saw a house of my dream I asked Luke to put my property on the market. I shared with him how much I liked that house and was ready to make an offer. I didn’t realise that I could make an offer straight away as Luke didn’t tell me that so I was waiting for a buyer. That house was gone within couple of weeks and I was extremely sad. However Luke told me I could still make an offer if I would have a buyer.
Eventually I had an offer and was extremely happy but Luke said that my buyer didn’t have a buyer themselves as they just put their property on the market. I was begging him to contact a seller’s agent explaining that the seller should be aware about me, that I was ready for bidding and it was by law that every offer should be told to a seller. He refused to do it. The next time I called again begging him to contact the seller he agreed to find out how long it was left before the exchange of contracts and would let me know saying quite promising “Leave it with me”.
Of course I trusted him. How could I not? I thought it was in my agent’s interest to sell my house. Therefore as he was silent I thought that I had time, he spoke to the seller and there is nothing new to say. After two and a half weeks when I called Luke again it appeared that he still didn’t let the seller know that I existed and that I was eager to buy that house. He kept saying the same things and I decided to write to the seller’s agent myself just to find out that the house was sold a day before and I was late. I was absolutely in tears!
Another sad thing was that Luke actually knew that it was at least 4 years of my wait for a right house to come in my area which is small.
That news left me with constant depression. My friends and my family were trying to help me to recover and return to that always been a positive person but I just lost all my hope.
Very unprofessional and illegal. That was what I was constantly told by others when telling them my sad story.

I can't speak highly enough of Woodcote Estate Agents, especially Luke, and his team members Sam, Charles, and Joe. Right from their first visit, we felt reassured about our international move from the UK.
What stood out most was the genuine kindness and approachability of everyone at Woodcote Estate Agency. They made the entire house move about us, with no hint of arrogance. It might seem like a small detail, but their consistent availability and willingness to pick up the phone made a world of difference.
Their dedication to going above and beyond became especially evident during the final stages of the house sale. When we realised we were missing a crucial document from the council, Luke stepped in and helped navigated the situation in a way much beyond I would have expected from an estate agent. Thank you Luke!
Despite the inevitable stresses of a (international) house move, the teamwork displayed by Woodcote made the experience significantly better. I wouldn't hesitate to recommend them to anyone in search of a reliable and trustworthy estate agent. If I could make just one wish, it would be for Woodcote to open an office here in Spain, so we could enlist their help in finding our next home here!

Second time moving home and for me the process was very simple and handled very well by Luke and his team. Communication is a big thing for me and to be able to get hold of them quickly was a big bonus. Had several viewings and got an offer within a couple of weeks being on the market. Sold over asking price which was a fantastic effort from Luke. They did a great job in making sure my buyer was happy and kept them up to date when I was having some issues on my onward purchase. Would definitely recommend them to anyone and will be using them again next time I need to.

My partner and I have recently been going through the process of buying our first home, and our vendors were using Woodcote Estate Agents. Luke has been great, from showing us round the property the first time, to helping us put in our offer and getting it accepted and keeping us updated on progress throughout. He has never been pushy and always listened to us and given us great advice. Nothing has been too much trouble and Luke has always replied to emails really quickly. Open, honest, experienced and proactive. Just two weeks from valuation by Luke to viewings conducted by Sam to an offer accepted at full asking price in a difficult market. This is a premium service but with lower fees than other estate agents, no fixed term contract and easy communication.
I never thought I’d write a glowing review of an estate agents but these guys are different - they are actually interested and invested in their work and they’re really good at it too.

I dealt with Charles Money to find a tenant for my property in Caterham. From the very first call to, post tenancy process Charle’s has been professional, transparent , courteous and efficient. I was impressed with the whole letting process and how quickly he found the tenants. The real bonus is that their fees are affordable and not extensively priced like all other estate agents especially during these times whdn landlords are hit with extensive mortgage rates and all other property related costs. Having seen a property along my road being sold by Woodcote Estates, I decided to get them to quote for the my sale.
I was so pleased with the service I received when selling my property in Coulsdon. From start to finish Sam was on hand to offer advice and support.
Nothing seemed too much trouble, Sam knew the local area well having lived nearby for many years.
Once the property was marketed there was good levels of viewings with an offer within a short space of time, which led to the sale completing.

I have let out my property with Charles since mid 2021. He hasn’t failed to deliver on his commitments particularly on value and service quality. I was approached by few other agents with longer market presence compared to Woodcote (and with many more accreditations) but no one could match the fees Charles offered. Frankly I was bit apprehensive and wanted to go with the market leaders, but after having multiple conversations with Charles instinctively he was the right choice and I’m glad I did decided to go with him. We were on sale with Purple Bricks for over 3 months, with no success. Within days of being with Woodcotes, we had multiple viewings lined up and were soon sold. Purple Bricks were useless at their communication with us, but we found Woodcotes to be more professional and efficient and would always return our calls as soon as they were able to. Sam was also extremely helpful in dealing with our solicitors when they failed to respond to our emails. Overall, we are very happy we used this company and would highly recommend them to anyone wanting to sell in the Local area.

They were professional, responsive and most of all knowledgeable about the property market. In particular, they went out of their way to drive the conveyancing process and to take stress from having to deal with surveys and solicitors. I had a great experience with Woodcote estate agents for our BTL property. Charles found the perfect tenants for us and dealt with our case in an efficient manner, was always polite and friendly and kept us in the loop throughout the process which set our experience with Woodcote aside from other estate agents. Great value for money and you get a sense of comfort and confidence with them.

Sam and Luke were fantastic with our recent sale and purchase. They weren't our agents but were still very responsive and on top of everything going on in our chain. Without them, I doubt we would have exchanged and completed in the timescale that we wanted. They were always easy to speak to and either had the answers to our questions or got them very quickly. Highly recommended.

This is a buyer review: The houses that they sell are great houses. We were looking for a long time and viewed over 20 houses with various agents in and around the area we bought. We dealt with some estate agents that were awful and they lied to us, and tried to dress up awful houses. These guys were honest and upfront about the house, the benefits, honest about drawbacks. They answered the phone! I felt like they were both on our side and on the vendor's side and were very realistic but also fair. They made us feel at ease and we trusted them. They were open about everything we needed to know at the property. It was a great way to start the relationship and journey. After we chose a house, they wanted to get everything sorted. They were kind efficient and helpful. They were lovely and got everything done quickly. Exactly what we needed. They were also a link to the vedor after the purchase. They were not pushy sales people and that was what made us want to buy.

They were professional, sincere and through at all times. Charles with whom I mostly dealt was a polite, punctual and always kept me updated with everything. He did a fine job with both the potential tenants as well as the landlord in my opinion.Overall a good experience and would not hesitate to work with them again.

Fantastic service from Woodcote’s Luke and Sam every step of the way through selling my house. They really went above and beyond to help us complete by Christmas and make sure everything went smoothly for both me as the seller and my buyers. Really excellent, individual service - leagues above the traditional agent I used last time I sold. If I move back to the area in the future I’ll be keeping fingers crossed to buy through Woodcote as well. Most highly recommended!

We recently purchased a house via Woodcote Estate Agents and we received an excellent service from Sam. He helped to push through a quick sale, working between us, the sellers and the solicitors to achieve a move in date before Christmas. When we collected the keys, Sam even helped with moving our things from the removal van! Great service from an independent business.

Excellent service from Woodcote Estate Agents! Sold our house in a couple of day. Very professional from state to finish. Fantastic pictures that really help the sale. Luke and Sam were the best, we couldn’t have asked for better agents. After having our house on the market with another estate agent for about 9 months with little interest, Woodcote Estate Agents had client’s cueing up to view our property. Woodcote were recommended to us by friends but we hadn't heard of them so weren't too sure about appointing them.
Can I say that it was the best decision we made! Luke and Sam were absolutely fantastic throughout the sale start to finish with very competitive rates.
Fantastic photos, quick service and house sold in 10 days with multiple offers but sold at asking price, couldnt have asked for more!
