We arranged a viewing with Kai Seale for a property on Woodcote Grove Road. He was rude and immature in his email correspondence and in person. At the viewing, he appeared very bored and very ill-informed about the property. There was also a peculiar form he wanted us to fill out, should we wish to make an offer that the other Streets Ahead branches do not require.
My feeling was that he already had a buyer lined up but was arranging viewings as a formality.
I am very surprised with the Google rating of this estate agent but on closer inspection, many of these reviews are from accounts with single reviews which appears suspicious.
On the other hand, perhaps Kai Seale was having a bad week!

I do not normally publish reviews but felt my recent experience with an estate agent here named Kai Seal was worth posting for anyone wishing to use this branch.
In my 30 years of buying and selling properties, I have come across only a handful of agents with an attitude as bad as that of Kai Seal's.
We contacted Kai Seal in order to arrange a viewing. His tone was disinterested and unhelpful and this was reinforced further at the viewing itself when he answered simple questions with sarcastic and passive-aggressive comments, maybe to overcompensate for his lack of knowledge about the property.
My partner described him as disrespectful, childish and lazy.
My suggestion would be for Kai Seal to find a role with less emphasis on interpersonal connections given that his demeanour is enough to deter you from buying a property.
While he remains in this role however, I hope no one has the misfortune of having their property sale managed by this person.

I would highly recommend Kai Seale from Streets Ahead Coulsdon. The clear communication throughout the purchasing process of our new property was excellent so everything went smoothly and to plan.
Kai’s has great customer service and a professional approach to all aspects of the business. We were viewing numerous properties at the time and Kai made it easy as people buy from people and not just the product (although that helps).
I will most certainly be using Streets Ahead in the future.

What lovely people to deal with. We mainly dealt with Kai and his knowledge of the market and professionalism towards selling our house was second to none. Any questions he was always there to answer and we really felt he went the extra mile to help us not only get a good price for our house but make a good choice of solicitor and find the right photographer to photograph our house in the most appealing way. I wouldn’t want our money going to anyone else. Any concerns we had were delt with immediately which is all you can ask. We highly recommend and would use again in the future should we need to.

They were selling next door but decided to park on our drive right up to our house until my husband told the estate agent to move off our property and park in their empty parking spaces our house number is clearly shown and they had already put details of the property they were selling on their website having organised an open day so we are not impressed

We recently purchased through Streets Ahead in Coulsdon. Salma was our first point of contact who stayed on through out the process. From our first meet up we felt that she was very helpful without being too pushy or your typical "estate agent". Being in the middle of a chain we had to deal with number of different agents and solicitors and Salma seemed to be the only person who checked in, followed up and generally kept on top of things without being prompted. Kai is a great ambassador for Streets Ahead, and has great knowledge of the local property market. He uses a modern approach that takes into consideration a mixture of market trends and statistical data to arrive at the right sale price - to achieve the best possible market value and determine the true competitive demand led value of our property.
The research that Kai had done enabled him to build trust with us very quickly, it was not the usual BS chat that you hear from every estate agent that values your property - every question we had was answered and backed-up with data from Streets Ahead, RightMove and Zoopla. Not to forget the professional photographs.
On the arranged open day, held by Kai & Salma (Streets Ahead) - 19 viewers attended, and we received 4 offers.
Literally everything he said would happen, happened! I would not hesitate to recommend his services and that of the Coulsdon office to anyone.

I have nothing but positive things to say about Streets Ahead Coulsdon. I am extremely satisfied with the service provided by Kai and Faye - they are professional, extremely responsive and always had my best interests at heart. I came to SA having been severely let down by another reputable local agent and their poor marketing strategy. However, within moments of meeting Kai I knew it would be different with SA - and how right I was. Within a week of relaunch they had secured 3 good offers, despite Covid19, and once we had agreed on a price they continued to proactively manage the sale personally (unlike others who wash their hands with you and pass you on to another office as soon as you are under offer). It is the consistency and hardwork that really sets them apart. I wouldn't dream of using another agent if buying or selling in the Coulsdon area.

I would recommend this agency for a number of reasons namely as I have found them to be very genuine which is rather a unique trait to hold (in my experience of letting agents).Zeenat took us on our first viewing of the property where we currently live. She had exceptional knowledgeable of the property, the location and had a very professional and caring approach, she was a breath of fresh air in contrast to the agents we have come across at other agencies. We felt we were given plenty of time at the property and that although it was a hot property with lots of viewings, we were made very welcome and not pressured during the visits. I am a secondary school teacher and live 150 miles away from where the house is located. Driving up and back takes a day not to mention the fuel cost. I purchased my house a few months ago with Streets Ahead Coulsdon and can highly recommend them. I mainly dealt with Gemma and Catherine and want to thank them for all their help with getting it to completion. I had previously attempted to buy a number of houses but had been outbid every time. Catherine was on hand to provide guidance with the bidding process which was done quickly and fairly. I was told within 2 days of viewing that my offer had been accepted. There were some problems along the way, Gemma was extremely helpful at getting things resolved, helping the sellers who were unfamiliar with the process, arranging appointments for surveys etc and liaising with everyone to enable exchange of contracts. There were further problems on completion day when the keys were not available and the house not fully vacated. Gemma was straight on to it early morning and communicated with me and the sellers and the solicitors for much of the day to resolve it. She even offered to get the key to me up to very late at night which wasn't necessary in the end but I want to thank her for going above and beyond what a lot of estate agents would have done. She was very supportive and this took some of the stress out of it. I have been having a lot of work done to the house, it is looking very nice and am very pleased with it!

Buying a home as we know it is like a roller-coaster of emotions!!
This time around it was "special" - because we were so gutted at first when the purchase fell through (Seller's pulled out) BUT in came the magic lady (Gemma Fenwick) who found similar property ("same spec") in the "same cul-de-sac" and even managed to see through completion on-time! Fantastic Customer Service! :)

Excellent service. Special thanks to Shivam who has changed our perception of Estate Agents. We met Shivam in the first view and explained what we were looking for and within 3 days, he managed to find our perfect house. Shivam was extremely helpful and went extra mile to liaise with various parties when we were abroad when our offer was excepted.

I selected the company on behalf of my elderly parents based upon the customer service they promised. i was not disappointed as they continued to work with my mum and dad throughout the sale process. There were difficulties along the way and both Gemma an Shiv stepped up to the mark on every occasion to ensure the sale went through.

Streets Ahead was one of a number of estate agents we used during our search for a new family home. In the end we did not find a property through the them. However, I have to say they did their very best, and one person (Geoffrey) was particularly extremely helpful throughout the whole process. He updated us regularly on new properties and although our requirements kept changing from time to time was ever so accommodating of our needs. He showed real empathy with us and I would have loved to have found a property through him but in the end it was not meant to be. I cannot recommend them, and Geoffrey in Particular, highly enough.
Geoffrey, thanks for making what has been a challenging journey sometimes easy on us. Keep up the good work.

I regsistered with a quite a few estate agents in my search for the 'ideal' property and Streets Ahead were by far the best. Geoff was brilliant and periodically called me to find out how my search was going and also giving me a chance to view properties that met our ever changing requirements.
Although we didn't find our property through them, this was not for lack of them trying and they were the only estate agent to congratulate me on my purchase even though it wasn't with them. If I could have, I would have loved to buy my property through Streets Ahead based on their absolute professionalism.

My husband and I finally decided to take the plunge and started our search to find a new home in a better area to provide our children with an opportunity for attending better schools. Little did we know the trials and tribulations we would be encountering, but went in full steam ahead regardless. I must admit going from one house to another with 7/8 viewings every Saturday became a despondent experience.
I must admit Streets Ahead were far the most active in providing us with details of houses that were coming on the market and even making us aware even before they were put online. We have seen wide range/variety of properties, in terms of price/location, but Streets Ahead always had a high calibre of properties to show us. After seeing a number of properties we were then able to narrow down the specific location we wanted to be in.
High praise goes to Shivam Kagadada! Very professional but also very personable. He went out of his way to find out exactly what we were looking for and did do his best to find properties that fit our criteria. Even when the market seemed to slow down, Shivam made sure he kept in touch with us to see if were still looking or found anything and giving us a heads up of anything new that Streets Ahead were aware of.
That added touch of extra phone calls/emails to see how things were going made Shivam stand out from, not only all the other Agencies, but also from his own colleagues at Streets Ahead branches.
We have been looking for a new house since end of January and have finally found 'the one' and had our offer accepted. We couldn't be more happier. But thanks again to Shivam at Streets Ahead for making our property search that little bit easier and enjoyable.

For the last few months myself and my husband have spent every waking hour trawling the internet and streets for a new house. We have registered and met every single estate agent in a 10 mile radius and I have realised that the reputation given to estate agents is not always unfounded BUT StreetAhead are the exception.
Despite the fact that we did not find our dream home through them I cannot praise them enough. Extremely helpful, friendly and have been a joy to get to know. Shivam was especially helpful and made us feel at ease, making the viewing process (with toddler in tow) a lot more enjoyable than expected.
I would definitely consider using them if we ever decide to move (which we will not... ever!).

I can't recommend Gemma from the Coulsdon branch highly enough. She listened to what we wanted from a property and found us a home in the right price range that met all our criteria.
