Very unprofessional company. Having not replied to an email they have commissioned work on the party wall to my own property. They have taken my not replying to an email as its okay to carry out work which has had men in my garden and on my own roof. When I called to complain I was given no reason other than "we haven't heard from you" which is very poor.

I have been a tenant of a flat in Clifton, which I rented through Bradley & Co, for the past year. I feel compelled to strongly discourage others from engaging with this agency. Throughout the duration of my tenancy, they have exhibited a lack of courtesy and responsiveness, although I must concede that such behaviour is not entirely unexpected from letting agencies. However, when the time came to vacate the premises, the agency made every effort to unjustly claim most of our deposit. This is despite the fact that we had enlisted professional cleaning services to ensure the flat was in impeccable condition. It is profoundly disappointing to note that we were charged for numerous inconsequential damages that were simply the result of ordinary wear and tear.<br><br>For instance, they audaciously insisted on £229 to replace my mattress due to an alleged "large sunken area," which they purportedly attributed to my habit of sitting on the edge of the bed. I implore you to examine the attached photograph, which unequivocally reveals the ludicrousness of such baseless claims. Overall, my experience with Bradley & Co has been characterised by an overall lack of professionalism, and I cannot in good conscience recommend their services to anyone.<br><br>EDIT - reply to comment<br><br>Bradley & Co sought professional advice to establish whether the alleged damage was wear and tear. However, the same person who sold them the mattress in the first place was contracted to assess the damages and subsequently replace the new mattress. This presents a clear conflict of interest and undermines the independence and objectivity of the assessment.

Absolutely shameful, disgusting treatment of students, no morals whatsoever. Tried to charge us ridiculous amounts for damage we hadn't done. It was cleaner when we moved out than when we moved in. Some staff dishonest and caught out lying. Charges only dropped when I talked about exposing how we'd been treated

Not like any other estate agent in Bristol! These guys are amazing. If I could give 6 stars I would. After months of searching for a property in Bristol via the numerous large (slow, unfriendly and uncaring) estate agents, I can’t express how happy we were to have Fiona and Kayt from Bradley and co on side for our house purchase! These ladies were always on the ball, unbelievably helpful, knowledgeable and efficient, and without them I fear our house purchase would have fallen through. It was pretty challenging and on the edge at times but these guys guided us through and worked endlessly to help it all along. We will most certainly use Bradley and Co for future estate agent needs!

This is yet another letting agency which preys on renters. Communication is slow (via email), very dismissive about repairs, with issues sometimes taking weeks to resolve and at the end when you finally move out they scheme and try to extract as much as they can from your deposit. If you want to rent a property in Bristol AVOID this company!

Taking the curse out of property searching and buying. Kayt showed us the two best properties of all the ones we viewed. Her knowledge of both properties was comprehensive and extremely helpful. Worst service management of a property. They rent unrefurbished and in safe/ unsalubrious places without shame. Genuinely terrible communication, management of the place and ethics at work. I strongly advised tenants/landlords to think twice before working with them.

A small but very capable team. Really straightforward experience getting a tenancy started and getting moved in. On my moving-in day the person with all the key paperwork and info was off sick, but the rest of the team deputised well and sorted it all out in matter of minutes. Any questions that I had throughout the process were answered as quickly and thoroughly as possible. Also the online system which they use for referencing/sending documents worked well, and crucially it detailed exactly what cash would be needed and when - which makes the whole moving process a bit more transparent.
