I had a frustrating and unprofessional experience with this letting agency. I dealt with a serious issue where sewage was coming through my ceiling, and despite the urgency, it took them over a month to fix it. Throughout this time, they continuously promised it would be resolved soon, but nothing was done. My room was uninhabitable, and I had to chase them repeatedly for updates.
Both Ross and Bryan, whom I was dealing with, were rude on the phone, showing little empathy for the situation. While their emails were more professional, they were full of empty promises and no updates unless I asked.
The reason I have given two stars instead of one is after much back and forth, they eventually agreed to reimburse me for part of the rent. However, the process of dealing with them was unprofessional and entirely avoidable if they had acted with the urgency the situation required. They also refused to put me in contact with the landlord and assured me the landlord was being kept up to date, which I doubt was true.
I would not recommend using Edinburgh Zone Letting.

I would definitely not recommend Zone Letting. We rented a house from Zone Letting for the last year. On arrival, the kitchen was filthy with grease and all of the previous tenants’ food had been left. We were also unexpectedly told they were installing a second kitchen in the living room - which was not advised when we viewed the property. Builders were present for the first week, therefore we were unable to move in. We didn’t get any compensation for this week even though we had paid for this week.
A few weeks in, they demanded that the two spare bedrooms were locked. (Which was one of the reasons we chose this house) .We had various problems throughout the year ie a leaking fan, leaking windows, mice infestation and mould, none of which were dealt with by Zone Letting.
We found them to be most unhelpful, unresponsive, unprofessional and disorganised. They ignored various emails from me. When I finally got hold of someone they just forwarded the issue on to someone else to deal with which ultimately never gets resolved. We had difficulty getting our deposit back- which took over 6 months in total. They didn’t offer any support or help.
I’m happy to see the back of them and will never rent a property from them again.

Eoin and the Zone team were, throughout our time in Edinburgh, responsive, organised and helpful - the definition of professionalism in a market that is often anything but. On the rare occasions that we had an issue, the team dealt with it promptly and diligently. I would not hesitate to work with them again.

Zone were great. Moving in and moving out was very smooth. I had an issue early on with a boiler and I got a new boiler plus someone provided heating for me in the transition period. They also accepted my cat, which was super accommodating of them as not every agency accepts animals. I received my deposit back promptly.

I rented with Zone for 2.5 years and I'm not sure what the bad reviews are all about. Every time I emailed about an issue, it didn't take more than a couple of days for it to be fixed. I had a couple of instances when I had to follow up with emails, but isn't that normal?! I certainly have missed emails and have been delayed in my responses, at times, at work. Life gets busy and human error happens, I think as long as follow up emails are answered, I don't really find that to be a big problem. I think the best thing I could say is that I would definitely rent with Zone again and would recommend them to F&F, too.

It has really made the experience very light touch for me but they have been proactive in keeping the place in good order and almost always full. I have recently sold the property with them, to the tenant - I’m a big fan of theirs.

Zone letting and the team of staff are fantastic. Rented a property with them for over two years, never once had any issues with getting repairs or queries answered. Always fixing things within 1-2 days maximum. They showed the utmost professionalism at all times. I would particularly like to thank Ross, who took great care of us from the first viewing until the end of our tenancy.

After viewing a property and making an application I was asked to give them a call to their office to discuss it, which I did. The person who answered the call told me that he didn’t know anything about it and will need a FEW MINUTES to look at the paperwork and just put down the phone. I was expecting him to give me a call so I waited all day but eventually just called them back myself. This time, the phone was answered by the agent named Eion Kelly, who showed me the property in the first place. When I told him that their customer service was really poor he just said that they are not going to let this property to me and put down the phone. Absolutely unprofessional and rude time wasters. I would give zero stars if I could. No wonder they play a very small part in Edinburgh property market compared to other agencies.

Zone has put me and my wife through an absolute nightmare over the past few weeks. They let us a flat with a broken boiler, and with penetrating damp / black mold in the bedroom. Neither of these issues were apparent at the viewing a month prior - they assured us the boiler worked, and the previous tenant's belongings were covering up the damp spots. Being desperate for housing, we were willing to overlook the other red flags (massively outdated fittings, filthy carpet, bathroom door that wouldn't close).
Then we moved in, and found it was completely unfit for human habitation. Zone are now treating this like it's our fault, and saying they can't give us back our first month's rent until they find someone else to rent the place out - and then they'll only give us back a portion of it, depending on how long it takes them to find that new tenant. Trouble is, that gives them a direct financial incentive to slow-walk the process: the longer it takes, the more of our money they get to keep.
I've had to get a tenant's rights group involved just to have a chance at getting what I'm owed. In the meantime, I've lost sleep, money, and time, none of which I can get back. Avoid Zone Letting at all costs.

Several reasons for my review:
Zone letting did not place my deposit in a protected scheme by the legally required date.
They consistently did not fix issues we had such as a broken bath panel, a hole in the hallway flooring, blinds that didn't work (and never got replaced in the 18 months I lived in this property, despite sending 4 separate people to measure them), tried to charge us for cleaning carpets we had in writing they would replace entirely but never did, and did not refund us for months for locks that we had to purchase ourselves as there were no locking mechanisms on two of the street-side windows.
I would NOT recommend them as a tenant or an owner.

We rented a flat via Zone Letting at Stockbridge for a year. The service was highly professional from the very start, the viewing and until the ending of the contract. Every transaction was timely and smooth. I am seriously surprised with this quality of service as I normally had good experience, but not awesome. This time it was awesome indeed and I bet it has to do with the professionalism of our manager Ross. I highly recommend Zone letting and Ross specifically, either for tenant or for landlords. Great job! We will be missing Zone Letting, Ross and Stockbridge.

Fab gem, tucked away opposite large Tesco in Broughton/Leith area.... we popped in while my little one was at a class at Broughton St Mary's Parish Church, and was delighted with the service, coffee and the range of love cakes! I only wish I'd thought to take a pic of the cakes, as they looked scrummy. I can't have cake rn as I'm on keto, but my partner had the honey cake, which he assured me was delicious! Highly recommend. There is additional cosy seating downstairs in the Hague Blue basement, as well as lovely tables in the bright upstairs area. Two thumbs up from us! Fab range of coffee from an incredible local roastery, as well as chai tea and an extensive range of barista drinks. Something for everyone!

A fine company with attentive, nice staff!
From a tenant's perspective:
The viewing & application procedure was simple and quickly performed; repairs were made as promptly as possible under quarantine measures in 2020/2021; the end of tenancy was also very well handled and the deposit was fair, money was not gouged for unfair reasons.
Edinburgh has some quite mercenary property companies; in contrast, Zone are very fair - so are recommendable on that reason as well.

Useless. Organised two viewings of the same flat and nobody showed up both times, in the middle of the day, after us taking time out of our jobs to go and see it. Both times nobody could be bothered to show up, or to tell us that they weren't showing up. Not having access to the flat is not a valid excuse when you're the agency that is supposed to have the keys. A minor player on the Edinburgh property market I'm sure, if this is an indicator of how they would respond to any issues in a rented flat.

We rented a property for 2 years via Zone Letting and always experienced a professional, responsive and dedicated service. Any problems are dealt with swiftly and efficiently. We had some heating problems on Christmas day 2020 and despite the bad weather and pandemic, Ross was out in the early morning to make sure we had heating through the winter period. Couldn't ask for a better service!

They do a poor job by being unprofessional, rude, ignorant and complicated. You have a feeling they are doing everything your flat doesn't rent. One of those company which suffer because of poor manipulative menagement.

Have rented in Edinburgh many times for professional let’s (most experiences negative with bigger agencies) and never came across such a proactive and helpful letting agency. Any repairs are done promptly, Ross and his team are super fast to get back to you and no job is too big or too small. Managed to lock myself out one day and they had a locksmith at house within 30 minutes of calling. You literally couldn’t ask for more, still surprised at how good they are and wouldn’t hesitate to recommend them.

Zone Letting have looked after us for over 2 years and especially things like boiler troubles and when a tap broke on a Sunday, the likes of Byram and Ross were responsive and got things fixed as quick as they could!
When the landlord was wanting to sell the flat, Byram sent us flats like the one we were in and tried to sort us out.

I wanted to rent a flat they advertised but there were no pictures. After having enquired I was promised pictures to be sent to my email within 3 days, seemed fair. 3 days had passed and I get an email requesting calling the office and booking a viewing. During the call I am informed that there are and will be no images of the flat prior to the viewing and that I have to book a viewing now. Quite frankly, felt wrong. We're in the middle of the pandemic and they want me to go see a flat I have seen only from outside the street? Highly unprofessional and also, I don't see why I HAVE TO call to book a viewing, even though I said I prefer not to call but rather sort it through email. Would not recommend. Ross is very rude.

I moved into a property in Cumberland Street with this agency and there were several issues with the standard of the property but the biggest one was that the heating didn't work. I called several times to try and get it resolved and the agency was unresponsive until I eventually spoke to the Manager who told me if I didn't stop complaining they would evict me. I am in my 70s with my husband who has Alzheimer's so this was extremely destressing. Thankfully my son told me they could not evict me for this as I had a lease and he dealt with the issue. However, the rest of the tenancy was much the same and several of the issues that were in the property were left unresolved. I am afraid I cannot recommend them at all.

Standard letting agents. Flat was a state when we moved in, left in a far better condition but they still demanded a large "cleaning fee". Threatened legal action through safe deposit Scotland when this was challenged.

Very professional, be it before, during or after renting a flat. We got immediate-to-early responses to our issues with the flat. All the documentation and money matters were very clear. We stayed in flat let by zone letting agency in 2019-2020 and we're very happy overall during our stay there. This was our first house renting experience in Edinburgh and we had no trouble getting onboard.
We would highly recommend them for all the users looking for renting a house in Edinburgh.

I’ve rented from a few different agencies in Edinburgh and haven’t had positive experiences. I was renting from Zone for the last 14 months and they have been great to work with. The small issues we had when living there were taken care of promptly. They were friendly and responsive. We even got all of our deposit back which is rarely the case from most agencies. Highly recommend!

I've used Zone Letting for almost 10 years now and I cannot speak highly enough of them. All aspects of their service is first class, to the point that they will go beyond the call of duty to ensure complete satisfaction. They're a very thorough and professional outfit who I would recommend to anyone looking to rent or let a property, and based on feedback I've heard about other letting agents in Edinburgh, Zone Letting stand head and shoulders above their competitors.

Would give zero stars if I could for the poor service and wasting my time. Agent emailed application forms to me on 31 May 2020. I phoned for an update on 2nd June and was told the agent was not in the office and to wait. Phoned again on 5th June and was told an email would be sent to the agent I have been dealing with and will get a phone back. Now 12th June and still nothing. I sent my private details in that application form on 31 May and since then nothing. I do not recommend Zone Lettings.

I have been working as a contractor for Zone for around 8 months and have nothing but good things to say. All of the staff are very friendly, organised and professional. Communication is great and payment is always prompt. I cannot speak as a tenant, but many have told me that they were very happy with their experience. Spoke to Jordan this morning, what a waste of oxygen. I had a missed call so phoned in, I was told I should've been left a voicemail or email - I was left neither, he then hung up. Phoned in again (and got Jordan again!) after finding the details myself and was told a viewing time. After asking him to repeat the time so I could write it down he replied in a tone like I was asking a stupid question (maybe difficult for him). Regardless, don't care for the flat viewing anymore and won't contact them again. What a useless call, and staggeringly unprofessional. I can see why he's bottom of the pile as an estate agent.

AVOID. We rented a property with Zone Letting, and we basically had to run away. In our first weeks in the apartment we sent several emails kindly asking them to remove the mold in the bathrooms, repair the cooker hood and clean the dirty toilets. After two weeks they stopped replying to our emails. We asked for advice to Safe Deposit Scotland, who recommended us to move away ASAP. They still asked us for an end of tenancy cleaning, a total scam.
Management of the property was also dreadful. During our tenancy we received several overdue bills on their name. They never replied to our emails, until the debt was passed to a collection agency (see picture attached). The only thing they did afterwards, instead of paying, was to replace the name of the agency by the name of the landlord.

Rented with Zone Letting Edinburgh for 3 years. Found them to be extremely slow at replying to any requests for repairs and unprofessional when confronted regarding this matter - in one case waited over 3 weeks for a series of significant repairs to be made and after emailing to chase them up received a sarcastic response saying 'thats a nice email that you sent me, thanks for that.' Also received a significant number of charges for issues that should have been considered as 'wear and tear' upon leaving the tenancy. This included them trying to charge us for losing the keys to the communal back garden however we were able to prove that we had in fact requested said keys 3 years earlier and had never received them in our entire time there! Have given them a 2nd star for being reasonable and conceding to some of these issues in the end. In general I would never rent with them again and would advise others to avoid them!

We had a terrible experience with this company. After viewing a property and making an application (which included supplying financial details and ID), we received a request from Ross to make a £2500 deposit to a Western Union account in his name in order to ‘take it of the market’. Concerned about what seemed like an attempted fraud, we called the company to speak to the MD Byram (who also seems to be the owner of the property in question). Ross told us Byram was unavailable and claimed not to have sent the email (even though it was part of an ongoing email chain that he had actively participated in). He subsequently told us that Zone’s IT system had been hacked. Even this is a troubling explanation, given that the company handles financial information of tenants and landlords. Avoid.

Agents are rude, and don't inform of your application progress. Leaving you not knowing if you need to continue searching for accommodation. Not helpful, and would avoid this agency, especially an agent named Ross, he was a horrible person to interact with, and the main reason why I'm leaving this review.

Nothing much to say about the flat itself, a few repairs needed to be done and they've done it "on time". The problem is when we left, they decided to charge a cleaning fee for the carpets. to be fair, the carpets were stained but not by me, by the previous tenant, but it seems like the agency didn't check it before i moved in, so I ended up paying for a problem I didn't cause!

SHAMEFUL. Being a landlord this agency was the WORST COWBOYS ever!!!!!!!. Not only did they put in 4 tenants in a 2 bedroom flat, they charged the tenant over £1000 in fees! And took the liberty to put up the rent without landlords knowledge, leaving me with what I believed was 'just what i was getting' and keeping the rest. The staff need training, even basic manners. DO NOT RECOMMEND AT ALL.

We rented a property in Bruntsfield from Zone Letting and found them to be an excellent letting agent. They were very helpful when we had issues with noise from neighbours and also helped us to find a new property.
If we had any issues with our flat they were attended to quickly and thoroughly. We found Zone Letting to be far more reliable, friendly and trustworthy than any other letting agents we have dealt with. Byram and his team really care about their tenants and are always at hand to help.

I was a tenant of Zone Letting for just over 2 years and was very satisfied with their service. The initial letting process was simple and open. Upon moving into the property they provided a CD containing photos of the current wear and tear in the property and I was encouraged to take my own photos to update their records if I thought there was anything missing. During the tenancy they always responded quickly whenever I reported any issues (hot water/washing machine breaking, etc.). Upon check-out they were happy to return my deposit in full. When I recently contacted them for a character reference for a flat I was attempting to let they (Ross) provided me with an excellent reference within 10 minutes, which I thought very impressive. I honestly have no complaints about Zone Letting, and from my experience would most certainly recommend them as a good agency to let from.

Hello new potential tenant! My wife and myself have been renting two bedrooms flats/apartments in Edinburgh in the last 10 years. Mostly through the agents. We have been really lucky and got many good homes. However with Zone Letting it has been different experience. In terms of quality of service and price ZL are fair player on the local market. They know what they do and they were the best! There were no problems when reporting small issues. Also they were very flexible with reservation and money (much appreciated Byram). Their response times are incredible - email or phone-call are dealt with quickly. We felt like the most important customer to them. Anything we required was arranged around our working hours. We have recommended Zone Lettings to around 40 people we know in Edinburgh. Honest and professional company but with extra focus on customer needs.

I have been renting a flat through Zone Letting. They have been absolutely professional throughout, quick to deal with things, very communicative. Towards the end of the tenancy things got unnecessarily complicated with the landlady and Zone Letting were really fair and very helpful indeed. If I rent a flat in Edinburgh again I would certainly consider going back to them.

Throughout this period we received an exceptional service, especially from the Manager at the Edinburgh office. For any problem that did emerge, a quick phone call or an email was promptly answered and dealt with in a professional and timely manner.

I rented a flat through Zone Letting and always found them to be a great letting agent. The people at Zone are really helpful and friendly and a pleasure to deal with. They were great when helping me move from a different city to Edinburgh and the flat I rented from them and always great at giving notice for viewings when I came to leave. The flat was in great condition when I moved in so very little needed attending to but when it did again, Zone were great and getting someone out quickly to deal with the issue. I've heard horror stories of people dealing with bad agents and know it can be a pain - if going through a letting agent again Zone Letting would be my first choice and one I recommend to my friends.

Lazy, irresponsible, bad communication (IF ANY!) bad organization, entire company is a farce. They will show up to your apartment suited and booted looking every part the professional (enjoy that illusion - It. Won't. Last.) If you have any problems with the property don't waste your time telling them. This is a company that likes to play the blame game, whether it be the TENANT or THE LANDLORD or both at the same time! Just don't point the finger in their direction, it might mean they have to actually get up off their backsides.If I could give them a less than zero rating I would. Will not be wasting our time with these jokers again.

We moved into a flat through zone letting in July 2011 and we have had a fantastic experience with them since. I've been renting in Edinburgh for the past 7 years and have had dealings with most of the larger letting agencies. I can confirm that Zone letting are head and shoulders above the others. Any small issue or query that we have is efficiently dealt with and they can't do enough to make you feel like a valued customer. Really personal service and a great team in the Edinburgh office!
