Very disappointing and unnecessarily confrontational communication. My experience with Spe* from the management team has been particularly disappointing. I was contacted regarding access to my property for essential fire safety maintenance. At no point did I refuse access. I simply explained that I would arrange my schedule to accommodate the appointment and made it clear that I did not consent to anyone entering my home without my knowledge or prior permission. Despite this, Spe* responded by telling me to “make this time work with your schedule” and warned that if the contractor had to revisit and a cost was passed on to the landlord, I would be expected to cover it. I found this response unnecessarily confrontational and completely disproportionate to what I had actually said. I had not refused access, obstructed the work, or said that the appointment could not take place. I fully understand the importance of fire safety and have agreed to provide access for the appointment. My complaint is not about the maintenance work; it is about the way a reasonable request concerning access to my own home was handled. Tenants should be able to say that they want to be present when somebody enters their home without immediately receiving warnings about potential charges or having their cooperation questioned. I have attached a redacted screenshot of the actual communication so that people can see the wording used and form their own view. I would expect considerably more professional and respectful communication from a managing/letting agent, particularly when the tenant is already cooperating.... Read more

We cannot speak highly enough about Beadnall Copley in Wetherby. After letting our house for 30 months (the rental was expertly managed by Beadnall Copley) we decided to go to market. We knew it might be difficult to sell the now empty property as work needed to be done to sell it, and that we would need extra help and support in arranging this, having moved to the other end of the country. Thanks to Stacey Reynolds and her colleagues at Beadnall Copley in Wetherby the necessary work was undertaken and we have now completed on the sale of the property. The team are easy to contact, communicate well and always on top of issues as and when they arise, and they completely understand the changing property market. They have immense experience paired with local knowledge and could recommend/contact tradespeople for all the required works that we needed to be undertaken; their service is above and beyond what would be expected. They come with solutions not problems and have absolutely got the balance right, between being personable and friendly but also totally professional.
