Many of the reviews here relate to Butler and Stag’s helpfulness when it comes to selling you things but as soon as that contract is signed, that’s where the care for the customers end.
Myself and other residents purchased new build properties in the Mile End area in a new development by the Umiya Group and ProjektQS, in which the standard of finish and build is a disgrace. In my own property alone (let alone the other 7 with similar issues who are also most displeased) , multiple leaks from above flats and my own flat have ruined the interior finish and leading to SIGNIFICANT STRUCTURAL ISSUES, thé brand new decking on the balcony has 3 panels that have fallen off completely due to awful installation. Caulk (non water resistant) has been used instead of mastic in areas near water which means all nearby surfaces have degraded and started to rot. Let alone having no hot water or thé induction cooker working on day 1. Thé “aftercare” procedure is pathetic and minimal. For a leaking bathroom, they sent round thé local tradesman who then instead of fixing the leak and tidying up, they cut through all the seals in my bathroom then left advising they would come back another day to fix it. That was over 9 months ago and my “brand new build” is in an even worse state (if you could believe it) when before I purchased it. All residents have had snagging surveys completed. In my tiny 1 bed flat, 79 snags were identified for reference including 2 for major structural safety concern and we’ve already had trips to A&E due to the dangerous balcony. They will not try to help you with this as it’s not in their interest.
What is most concerning and highlights thé clear absence of any moral code is this company is still dealing out properties from the same developers (Umiya Group and ProjektQS) showing they have no desire or thoughts for residents and only care about flipping properties for more money for themselves. Remember, customers pay a premium for new builds on the expectation and law-based assumption that these will be new or at least any faults will be repaired ASAP. Butler and Stag just see this as a way to make another 10% off your sale and then move onto the next poor customer. Stay well away from Butler and Stag for any new build properties and take extra care when buying old builds, it’s likely a lot of the issues with it are being hidden and don’t expect them by any means to want to help you.
All residents are now looking at any options they have through the warranty as the developers of our build have washed their hands with us fled. Now, residents are looking at having to pay out their own money to live in a safe and functional new build as the legal fees would be even higher. My own repairs are looking at north of £50,000 so if you’re buying through here, take that as a large pinch of salt.
