Terrible rental and property management experience over the past two years.
The inventory check report was not provided until nearly one year after move-in, despite multiple follow-ups.
The flat was let to me with a broken shower screen - the glass panel had been removed by the landlord, while the metal frame and hinges were left in place wrapped in warning tape. This was despite the landlord having stated during the viewing, in the agent’s presence, that the shower screen would be fixed before move-in. The agent refused to replace it with a new shower screen for almost a year, unless the tenant paid for the new shower screen, then claimed the eventual repair was only a “goodwill gesture".
After the offer was accepted by the landlord, and tenant guide was already signed by the tenant, the landlord and agent unilaterally required the tenant to delay the move-in date, exposing me to additional cost for temporary accommodation.
The agent also refused to arrange pigeon-proofing for the balcony or professional cleaning of substantial pigeon droppings. The issue appears to stem from the inherent structure of the balcony, which allows pigeons to enter and nest in the ceiling area. Instead of addressing the underlying problem, the agent attempted to pass the cost onto the tenant, claiming the professional cleaning or pigeon-proofing would be an "improvement" that the landlord cannot be responsible for.
I have now spoken to the relevant local Council who said the photos look bad and show there is pigeon infestation, and they will arrange for a physical inspection to consider action to be taken.
There was also a contradiction between the tenant offer acceptance document and the tenancy agreement on the rent increase amount. The agent described this as an administrative error but said nothing could be done to correct it, despite the financial detriment caused to the tenant.
Repair requests take weeks or months to resolve, and very often are rejected by the agent.
Overall, the experience has been disappointing with repeated delays and poor maintenance handling.... Read more
