We trusted Nauman because of his long-standing relationship with my father-in-law. Based on his advice, our 4-bedroom property was partitioned and converted into a 5-bedroom house to achieve higher rent. This required significant renovation costs, yet the rent we received over six years did not even reflect the value of a standard 3-bedroom property. Had proper advice been given, we could have saved a substantial portion of those costs and avoided considerable financial loss. Bilal and his family (tenants) later informed us that they were paying approximately £2,600 per month first 3 years and £2800 for the remaining years with around £1,000 being taken in cash. we were getting 1650 odd for first 3 years and 1800 odd for remaining.This raises serious concerns regarding transparency, payment handling, and potential tax-related issues. After extensive research into guaranteed rent and letting arrangements, I have not found a legitimate case where a letting company retains anything close to 36% commission. More concerning is that this percentage was never disclosed before the agreement was signed. We were never informed of the differences between guaranteed rent, full management, or partial management options. We were shown a single advertisement and relied entirely on your expertise, while you had full knowledge of the market and we did not. Even your own relative, Mr. Abbas, expressed surprise when I explained the figures and stated that we should have been receiving at least £2,500–£2,600 per month, even under a guaranteed-rent arrangement. He advised that only Mr. Asif Sahib could help resolve this matter. We also learned that efforts were made to convince Bilal and his family that our property could potentially be purchased below market value because we supposedly would never return to the UK. If true, this represents a serious breach of trust. Regarding 4A Ingleby Road, you promised three weeks' rent if we provided certain tenant posts, yet that promise was never honoured despite us losing nearly four months' rent, ironically it wasnt on gauranteed terms.. At the same time, you appeared willing to assist individuals involved in unauthorised subletting. The property was allegedly sublet for an extended period without effective oversight, despite management fees being collected. The rental history also requires explanation. We received approximately £900–£1,100 per month for many years, while the same property now generates around £2,100 per month. Over 8–10 years, this suggests an extraordinarily high effective commission of approximately 40–45%, which was never properly explained or justified. Communication was equally disappointing. Calls and messages were often ignored, and when responses were provided, they rarely addressed the actual concerns raised. You frequently emphasised that your earnings were halal, yet whenever transparency, accountability, fairness, or justification were requested, clear answers were never provided. For context, while these properties were generating income for others, we were living in rented accommodation ourselves, paying approximately £1,900 per month (excluding bills) for a 2-bedroom side extension of the exact same house, while receiving around £1,650 per around 3 years initially and around £1,850 thereafter upon request for increament in rent. This is not simply about money. It is about trust, transparency, morality, accountability, and humanity. I invite property link to publicly explain these figures, decisions, commissions, and actions so that future landlords can make informed decisions before placing their trust in your hands....
