31st May 2024 (10 mo. ago)The Sales Team at Colebrook Sturrock in Sandwich are biased, disrespectful and seem to lack the skills required to handle negotiations with tact. When we found out that the house we wanted had been suddenly taken off the market the year before, we asked for the current owners to confirm that they would still sell to us if their onward purchase fell through for any reason, i.e. would they consider moving into rented accommodation? This is an extremely common request and one that we had fulfilled in the sale of our own property however, Philip King (Sales Manager), had the audacity to call us naive for merely suggesting it. Given how much money can be spent on searches and surveys before exchange of contracts, we wanted some assurance that we weren't going to meet the same fate as the previous potential buyer. The negotiations after our viewing were simply embarrassing and we were shocked that Colebrook Sturrock entertained some of the proposed sale conditions from the sellers. For example, they had requested a £10,000 non-refundable payment in the event that we decide to withdraw from the purchase and this was even before they had accepted our offer, and before we had the opportunity to request searches and inspections An estate agent with any sense of integrity would understand that such a request straddles the line of ethics this early on in a transaction. Anyhow, later on but immediately after we received our mortgage offer we requested access for a Homebuyer Survey. Sarah (another member of the sales team) was extremely rude and suggested that we had left it to the last minute to commission a survey and asked if we had made the sellers aware that we wanted one. She reiterated that the sellers wanted to exchange contracts at this point and we felt this was an attempt to rush through the entire process. They knew very well that we had only just received our mortgage offer. Firstly, a survey is the next logical step after receiving a mortgage offer so it should have come as no surprise to the agent, and secondly, in line with their own policy, any communications between the buyers and sellers should be made through them. Why would they not consider that we would want to commission a survey for a 44 year old home? Lynne (sales team) also felt it necessary to advise us that surveys are not compulsory and we again felt this was an attempt to rush us through the process. We then had a bit of back and forth regarding inspections for the gas and electricity because the sellers couldn't tell us when they were last safety checked. This coincided with a request from us to bring completion forward by a week so that we may take advantage of a reduction in land tax. Lynne was rather aggressive in her approach to us and passed on that the sellers would only agree to that if we exchanged contracts in the following two days and as such, leaving us no time to book safety checks and review the reports. Had we not have loved the property so much, we would not have have continued on with Colebrook Sturrock. It was very clear that they were over familiar with the sellers and it reflected in their level of professionalism throughout the transaction. If you're an experienced buyer who knows how to negotiate, Colebrook Sturrock will not be able to meet your needs and are sure to disappoint. They do not value buyers, only sellers. Do your research and look elsewhere.
15th Jul 2024 (9 mo. ago)Had to ring agent to ask about viewings when completed. They initially were focused and enthusiastic but later on it seemed to be more of a hinderance trying to sell our house.

24th Dec 2023 (1 year ago)Repeatedly didn't listen to our wishes concerning conducting viewings. Overall felt very let down with Wards. Only managed to arrange one viewing in 20 weeks.

24th Mar 2025 (24 days ago)Nested was the best choice I could have made considering the difficult market at the time. My agent Ben really went above and beyond for what turned out to be a difficult conveyancing experience but we got there in the end! I would definitely recommend Nested for a bespoke service you don’t get elsewhere.
17th Apr 2025 (0 days ago)I’ve met with several estate agents, but Burnap and Abel stood out as the most friendly and professional. They never made me feel pressured into decisions and were always respectful of my preferences. Communication was smooth and efficient — I could always get through to someone without much delay. They also did a fantastic job photographing the property, really capturing its potential and presenting it at its best. Overall, a great experience and I would recommend them.

14th Mar 2025 (5 weeks ago)I wanted to personally thank Toby Caufield for his assistance in resolving a dispute with the seller of a property I recently purchased in Deal. The dispute was nothing to do with Colebrook Sturrock and thus he would have been well within his rights to ignore the issue at hand but he didn't and went the extra mile to assist. I will certainly purchase from them again in the future and highly recommend to others.
15th Sep 2022 (2 years ago)The staff are all very professional, and are very willing and able to address your concerns as the lines of communication are always open - so important in leading the seller through the legal labyrinth. They were also extremely helpful to my buyer which made the whole transaction as stress free as possible. Friendly advice, good local knowledge, good communication and professionalism- everything that you need in an estate agent and everything that Jenkinsons in Deal provide.
18th Mar 2024 (1 year ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!
18th Nov 2024 (21 weeks ago)I cannot recommend wisdom estates enough, we had the pleasure of meeting Matt Ferrari who went above and beyond to get us our dream home. He kept us updated and he couldn’t accommodate us enough with viewings of the house that we had purchased. I’m surprised he didn’t start Charging me petrol money the amount of times I wanted to pop back to the new home but it was never too much trouble and if Matt could manage it he would. I only wish Matt Ferrari was selling our home as he was efficient, polite , and extremely on the ball with everything. If your buying or selling your house I couldn’t recommend wisdom estate Sidcup enough. And if you’re lucky enough to have Matt as your estate agent you will not be disappointed. Thanks for everything you did for us Matt we really are forever greatful.

6th Dec 2024 (19 weeks ago)We purchased a property from Rafferty and Pickard and right from our first viewing in the summer to completion in December they have provided outstanding customer service. They liaised closely with us throughout offering additional advice such as window companies, plumbers, plasterers that we after. They were very accessible, responsive, and super knowledgable about the house, its history, and the local area. During our initial viewings Paul made us feel very comfortable and offered lots of advice. Throughout the exchange and completion process when there were complications further down the chain, John took the bull by the horns and got everyone aligned to get the chain over the line. Without his direction and mediation, the chain would have probably collapsed. Rafferty and Pickard are a superior estate agent who deserve tremendous credit for the work that they do. Thank you both again for doing such an amazing job.

31st Mar 2025 (17 days ago)Express agency. Took a long time to advertise my property. Poor quality viewers and don’t seem to be vetted properly, had to provide Own photos and deal with viewings myself and yet charged the 1.5% commission rate. Valuation completely innacurate and had to lower the price twice due to unfamiliarity of the local market. Never will i go for an online estate agency based in the north. That aspect of it should not be allowed. Potentially wasted 2 months of mortgage without rent due to poor level of standards from EXpress Agency. Had my house to sell as well and told them outright, I would never consider them again.

9th Apr 2025 (8 days ago)We had a visit from Clare. She talked us very clearly through a comprehensive guide to what Wilsons Real Estate could offer us. There was no unnecessary hype or piles of coloured brochures, but clear information was concisely given. Clare has been very quick to respond to any queries and requests from us, remaining professional and personable throughout. Our house sold quickly after 4 viewings on the first weekend live on their website. We would not hesitate to recommend Wilsons Real Estate.

11th Nov 2024 (22 weeks ago)Lack of Professionalism at Your Move Deal After being a tenant in a property managed by Your Move in Deal for over seven years, I was deeply disappointed by their lack of professionalism and common decency. Unfortunately, this behaviour began even before our tenancy started. During negotiations, they attempted to incite a bidding war among potential tenants—a tactic I found unnecessarily greedy and refused to consider it. Throughout our tenancy, we had minimal interaction with Your Move staff. Thankfully, we had a good relationship with the property owner and communicated directly to avoid dealing with the agency whenever possible. However, at the end of our tenancy, the lack of communication and professionalism became glaringly obvious. The person managing our agreement made no effort to contact us regarding the move-out process—no guidance on a final walk-through, cleaning expectations, or even instructions for returning the keys. I had to chase their rentals team myself to ensure everything was handled properly. Despite this poor experience, we notified Your Move that we were looking for alternative accommodation. On one occasion, we viewed a property they were representing. The staff handling the viewing were inexperienced and poorly prepared. They handed us a basic info sheet—information we’d already seen online—and could not answer any of our questions about the property. When asked for clarification, their response was simply, “I don’t know.” Instead of offering to find out or follow up with the landlord, they left it at that. If you're considering renting through Your Move in Deal, think twice. Their lack of professionalism and care is evident from start to finish.
