   An absolute nightmare!<br><br>We enquired about a potential investment property with a tenant already in situ and decided to make an offer.<br><br>We were told that the tenant had been living in the property for a long time and had always paid the rent on time. However, when the process started at the end of March, we asked for proof of rental income and that’s when everything changed.<br><br>We were then told that the landlord was actually in the process of evicting the tenant because they had stopped paying rent.<br><br>The agency and landlord were clearly aware of this, but this was never mentioned to us until we specifically asked for proof of rental income. Had we known this from the beginning, we would never have proceeded.<br><br>Unfortunately, by that point we had already paid a deposit and invested a significant amount of time into the purchase, so I decided to continue. Due to the eviction, the process was heavily delayed, but we eventually managed to exchange and complete on the property.<br><br>Throughout the whole process, we repeatedly asked the agency to arrange a viewing of the property, but they showed very little interest in doing so.<br><br>Once we finally gained access to the property, we discovered several issues, including problems with the electricity and gas supply and a front door that was not working properly.<br><br>Because the eviction issue was not disclosed to us upfront, we ended up losing over £3,000 dealing with the consequences — including finding a new tenant, agency fees, maintenance and other costs.<br><br>The whole experience was extremely frustrating and could have been avoided if the agency had simply been transparent from the start.<br><br>I would not recommend this company to anyone....
