They will tell you anything to get your property for sale. Then when you think you have a good price, you get signed up. You then get told, the reason you have no viewings is because the property is too high price, even if thats the price they told you to put it on at. Like I said they just want you as a customer, then bully you into selling at a much lower price than you were told. Stay away they lie to get you and lie to keep you.... Read more

The Old Bakery, West Lulworth. ref BAKEY managing agents Dream Cottages. We had quite a disappointing stay at this cottage JULY 2018 and the reason for leaving this review as a one star is because we felt the description of the cottage is misleading and also that the mouse problem has been completely washed over by the managing agents and owner. We stayed here for two weeks (booked for a family of 6 adults, one child and two dogs) The property appears clean and is characterful. on arrival however opening a cupboard in the kitchen there was a mouse, old and smelly, caught in a trap. This was reported by email and the following morning the housekeeper came and cleared it up. (The reply to my complaint was as follows.... I apologise that you found a dead mouse in the cupboard. Discussing this with the owner he stated that the traps were stored here, rather than being set. I know that the cleaner returned as quickly as possible within the hour and removed the mouse. The other traps will be removed.) So we are asked to believe that owner stored traps ( which were set as the photos show) on the floor of the cupboard in the kitchen. They are now removed according the the agents reply to me. This is astounding as we were told that the adjoining cottage had 4 mice in it while we were there. A mouse also ran underneath my 7 yr old daughter as she lay on the floor watching TV while we packed and cleaned to leave the property. The agent told me that the housekeeper had told her our dog chased it in from outside( which it hadn't ) as that is what the housekeeper told them we said. So basically suggesting we weren't being truthful. Why we would lie I'm not sure. The Cottage is advertised as being suitable for 8 people. There are no showers at this property ( we knew this when we booked) and hot water is supplied via a hot water tank, one fo the baths is massive, we ran two baths which were pretty shallow, there was very little water left for a third bath. Our other family members arrived later in the week. It soon became clear that there was never going to be enough hot water for everyone to bathe in the morning. We reported it thinking there must be a problem and were told by the property manager that the baths should be staggered 3-4 hours. The hottest July in years and 6 adults, this was not welcome news. Dream Cottages publish guidelines for 5 star status, this states "a good bath to guest ratio" obviously not in this case. The main bed in the master bedroom has seen better days and its quite difficult to not roll to the edge as the middle is hard and higher. The back garden in lovely, but the pebbled area which wraps around the cottage is not private as we found out, as the adjoining cottage have access to that also. This was brought to my attention as being in the terms and conditions sent to us after booking. The kitchen is well stocked and the cottage looks nice as it does in the photos, apart from an area with sun loungers, which no longer has a screen for privacy so is overlooked completely by the adjoining cottage. There's no information in the cottage regarding local attractions as you might find in regular holiday cottages. So all in all quite disappointing. The thing that is upsetting is that this holiday cost us £3000, Dream Cottages offered us £200 in final settlement and paid it to us without our agreement as final settlement, we were on our way back to Scotland when they sent the reply, when this was pointed out to them , they offered another £29. The denial by the managing agents that the cottage may have been impossible for 8 people to bathe in easily and that there isn't a mouse problem was so rude and that people think they can get away with this kind of thing in 2018 is quite amazing. These cottages aren't available to review on TripAdvisor, that did bother us slightly and how disappointing we were right to be cautious. I hope that the Dorset Tourist Board look at these things because Dorset is beautiful and this kind of behaviour really does give the UK tourist industry a bad name.... Read more

Under no circumstances sell your business with Hilton Smythe. We made the unfortunate decision to sign a six month contract with them back in February this year to sell our shop. A valuer visited us and told us that if we paid so much upfront, they'd be no more fee's to pay and if the shop wasn't sold within six months we could simply pull it off the market or go with someone else. It was originally marketed and valued at £50,000. Initially we had a lot of interest and a sale looked likely. Then lockdown happened three weeks into the shop being advertised and all went quiet until late July, early August. Barely anything from Hilton Smythe. This we had expected due to the circumstances. In the meantime, the shop has been open and trading extremely well. Then come early August, we start being messed around by the agent. Suddenly and without any warning another agent has taken over and is arranging viewings with people who are not properly vetted. We're let down at the last minute by people who don't show up. We then reduce the price of our business in an effort to sell quicker, even then the agents kept calling with offer's well below the new asking price and when we turned them all down, we were made to feel like we're the ones being unreasonable and as though we should just accept any offer. Low and behold, we have decided to take our business off the market. Our contract ran out on August 2nd, therefore we are now out of contract. But... Hilton Smythe have stated that we have to give them six weeks notice for them to take our business off the market and in this time, we must accept viewings else we are liable for a fee of almost £3,000! We only received an actual copy of our contract, the day we gave Hilton Smythe our notice, which was two days ago. Yesterday, emails were flying back and forth between Myself and the agency over yet another no show. Hilton Smythe have become bullies and will stoop to any depths. They're not on the sellers side, the very people paying them and they will send anyone, unvetted, to waste your time on the promise of a sale. No matter how hard you try to get out of it, they will use 'the contract' against you. Do expect a level of stress that will drive you to the brink of a nervous breakdown and if you have a decent business, expect it to be adversely affected by bogus buyers phoning them and then you being forced into showing such people around! I urge anyone thinking of selling a business, go elsewhere. I wish I had seen some of these reviews back in February.... Read more
