26th Apr 2026 (8 days ago)We hired this agency to sell our house because we originally bought it through them (they helped us bid the highest, so we thought they'd do the same for us as sellers). Big mistake. First, we found out our house was already listed on the market before they even told us. Then, on the day of viewings, we got a call from a staff member named Isobel saying most of their team were away on holiday, so we, the sellers, had to do the viewings ourselves. This was after Chris from the agency specifically promised us they would handle all viewings. We were in London at the time, had to cancel important meetings, and drive 6 hours back through heavy traffic, only for many of the viewings to be cancelled anyway. We lost all sales momentum. They never apologized. They blamed the market instead. After three months, we ended the contract, even though we still had to pay the photography fee. The photographer they sent was unprofessional , he refused to take off his shoes even after being asked three times, and never apologized. The photos were terrible, the editing was poor, and we had to redo them at least three times. I would not recommend this agency to anyone whether selling or renting. Years in the business doesn't mean experience or competence.

1st Apr 2026 (5 weeks ago)Just wanted to say that Andy and Millie at Newton Fallowell were amazing during a very long and at times stressful negotiation to get my property sale over the line.There were times when we thought the move would never happen ,but numerous phone calls and discussions on our behalf pulled off a positive outcome. Would recommend very highly.
24th Mar 2026 (6 weeks ago)After making the mistake of putting our house up for sale with Yopa we didn’t have One viewing in 10 months, so I decided to go with William H Brown in Retford something I should’ve done from the beginning. We started to get people through the door within weeks they definitely know the local market. I would like to say a big thank you to Sarah Rhodes and Liz nothing was two much trouble from start to finish and very helpful with any questions we needed. The whole team was fantastic?????? I would definitely recommend William H Brown and would certainly use them again ????????????????

They guided us through the whole journey with kindness and patience. We had weekly phone updates throughout the process. They definitely took the pressure away from us. We trusted them with keys and alarm codes to the property for viewing purposes and they always left the property secure. Debbie from the sales progression team was extremely helpful and I looked forward to her friendly chats. Many thanks.

3rd Jan 2022 (4 years ago)I have only very good things to say about this lovely company. If you are looking for a property to rent then I highly recommend Smith & Co. There's a lot of bad landlords out there but in my experience of renting a property from Smith & Co for many, many years now, I can truly say that you wouldn't go far wrong to rent from this caring, compassionate, understanding, professional and considerate company! I have had many wonderful, trouble free years' renting from Smith & Co. To be honest, I really wouldn't want to rent from anyone else now. Sara and her team are all so lovely! After many years I feel like I'm part of one big Smith & Co family! Top notch!
9th Mar 2026 (8 weeks ago)A speedy and professional job by Rod, Aaron and all the staff I dealt with Alexander Jacob. I'll try to keep this short; I had a small property for sale in Retford which had been rented for a while with another estate agent in town and I asked what they thought I could get on a sale and after an extensive discussion they suggested it be marketed at £80k and wouldn't budge on it. I was never going to accept this and a third party(thank you Shane!) suggested I speak with Rod, he told me £100k would be easily achievable and indicated a little work be done, which came to less than £1k and was arranged by AJ, and I sold for £110k. I'm not suggesting that this will be everyone's experience but Alexander Jacob clearly have a far, far better grip on how the local market is trending than some other estate agents in town.

15th Jul 2025 (9 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

28th Mar 2026 (5 weeks ago)I was purchasing a property through Paul Fox and throughout the entire process, including both solicitors failing to communicate and progress, Sharna at Paul Fox was the only one who was proactive, communicative, helpful, and supportive. Getting both of the solicitors to actually communicate properly was like watching two Roombas attempt to knife fight, and Sharna honestly kept me sane. If I decide to sell in the future I'll be using Paul Fox without a doubt.
