Our house sale fell apart when our buyer dropped out quite late on in the process. DavidLee were so quick to respond on the day it happened and got viewings booked in that very day to get us back on track. Incredible response from them which inevitably led to us getting a buyer again very quickly. Their communication was excellent throughout the whole process, never ignoring calls and always phoning back when they said they would. They were great at chasing up everyone along the chain to ensure it all went to plan and were great at nudging the solicitors when needed. We dealt with Samantha throughout the whole thing. From the first moment she came to value our house she stood out from all the other agents who came to value. She came well prepared and made us feel like we were her only customers throughout the whole process. I couldn't recommend DavidLee highly enough.... Read more

very disappointed with lack of communication from James in Lettings, have been trying to get him to call me back for over 2 weeks now. I have repetitively been into the office and have called the office to get told he will call me back within half an hour. I am still waiting for that phone call... Read more

Dealt with Alex and made an above asking price offer and sent a my mortgage in principal to him was assured it would take 24 hours to get back to me, that was on a Thursday......... fri, sat , Monday and still no word from Alex. Which I was upset about as I had told about my sons motorbike accident and the fact his paralysed now and I need a house close to my work to be able to take care of him......Monday I rung 3 times only to be spoken quiet abruptly to be a female who kept telling me i was ringing the “ Letting number “ and couldn’t slam the phone down quick enough. Even though it’s the only number . Alex was suppose to be in the office again at 1 so by 3.30 I again called and hey presto Alex. Which I was hoping was no news was good new but only to be told he had just got off the phone with the sellers and they had excepted the other offer as they had upped the price over the weekend but when I had spoken to Alex at the weekend he didn’t mention non of this as I would have upped my offer too. I asked why he had not given me the opportunity to increase my offer rather than just shoot me out of the water, again a lot pathetic chat about nothing ( basically telling me lies ). When I asked to speak to the manager Alex said he was busy on the phone yet when I said I’d wait he the turned round and said he went into the office and he wasn’t there. Cannot believe how such a bunch of people can carry on like this- 100% un-professional, no communication skills, they have failed to even give a proper, fair service to all customers. I would never be wasting my time with them again as they seem very selective in the sales. Personally I would warn all to go else where as talking to others this estate agents is not great for reliability anyway, GOOD LUCK... Read more

We recently purchased a property through Mi Homes and I have to say that they were a delight to work with at every point. Attentive, considerate and highly knowledgable. We really couldn’t have done this without them and particularly Hussain who made the whole process so much easier and actually enjoyable! Thank you!... Read more

Was looking at a flat they had for rent in Hendon, London. Filled in all forms, to request viewing and they called back the next day - whilst I was at work, so of course I could not answer the phone whilst at work - got home from work and surprise surprise I found an email from these property agents where they emailed me at 5.58pm saying that they request and need me to turn up to the property (I requested) for viewing for 6pm. Giving me TWO MINUTES NOTICE to get to the property. Funny!!!! Funny was, they left voicemail to call back but as I was at work I could not answer a personal call and I was working in an environment where I am talking to customers ALL DAY I could not give my attention to a personal phone call. It was dead funny how they did not not ask where I work, or where I live etc and just ASSUMED that I'd be "free" and would be able to get to a viewing with only 2 minutes notice. Seriously common sense surely applies? I understand you are a business and needs to make money but do your brain should tell you to use your common sense (which should) tell you to give the customer more than 2 minutes notice to get to the property and to double check with the customer first if they are happy with the time and day of the appointment instead of assuming they are and should be free? What if they live more than 2 minutes away? I work at a job where I am in work from 9am until 10pm at night and I work in an area where I have BAD signal at work It also seems these people BRIBE people to write good reviews about them even if and when they write a review lower than 5* they bribe that person to change it to 5*. Just the way these guys have tried to bribe me with an offer of "We will give you so much discount off" for X or Y or Z off if you remove the review and change it. You know what they say, "If it sounds too good to be true" it prob is too good to be true and that there is SOMETHING wrong that they are not telling you about (until AFTER it has been dealt with... Good and flexible service! I was helped by Marius who was extremely available and adaptable to my needs. He was always ready to clear any doubts and answer any questions over the phone, particularly over WhatsApp. I found very helpful the text service to avoid any problems of barrier language when using phone calls, as English is not my first language. I appreciated his availability also in not working hours when needing to complete the moving process as soon as possible in an extremely urgent situation like the one I was in.... Read more

I had no idea my little business has any value when I wanted to retire. I was pleasantly surprised to accept an offer just less than the initial price and although the process took longer than expected because of the pandemic, I have nothing but praise and admiration for the team at Hilton Smythe. First class service!... Read more

Under no circumstances sell your business with Hilton Smythe. We made the unfortunate decision to sign a six month contract with them back in February this year to sell our shop. A valuer visited us and told us that if we paid so much upfront, they'd be no more fee's to pay and if the shop wasn't sold within six months we could simply pull it off the market or go with someone else. It was originally marketed and valued at £50,000. Initially we had a lot of interest and a sale looked likely. Then lockdown happened three weeks into the shop being advertised and all went quiet until late July, early August. Barely anything from Hilton Smythe. This we had expected due to the circumstances. In the meantime, the shop has been open and trading extremely well. Then come early August, we start being messed around by the agent. Suddenly and without any warning another agent has taken over and is arranging viewings with people who are not properly vetted. We're let down at the last minute by people who don't show up. We then reduce the price of our business in an effort to sell quicker, even then the agents kept calling with offer's well below the new asking price and when we turned them all down, we were made to feel like we're the ones being unreasonable and as though we should just accept any offer. Low and behold, we have decided to take our business off the market. Our contract ran out on August 2nd, therefore we are now out of contract. But... Hilton Smythe have stated that we have to give them six weeks notice for them to take our business off the market and in this time, we must accept viewings else we are liable for a fee of almost £3,000! We only received an actual copy of our contract, the day we gave Hilton Smythe our notice, which was two days ago. Yesterday, emails were flying back and forth between Myself and the agency over yet another no show. Hilton Smythe have become bullies and will stoop to any depths. They're not on the sellers side, the very people paying them and they will send anyone, unvetted, to waste your time on the promise of a sale. No matter how hard you try to get out of it, they will use 'the contract' against you. Do expect a level of stress that will drive you to the brink of a nervous breakdown and if you have a decent business, expect it to be adversely affected by bogus buyers phoning them and then you being forced into showing such people around! I urge anyone thinking of selling a business, go elsewhere. I wish I had seen some of these reviews back in February.... Read more
