2nd May 2026 (4 days ago)I had a very disappointing experience with Gatekeepers when trying to sell my flat earlier this year. We initially approached them in early February and discussed a realistic asking price of around £230,000. However, they listed the property at £235,000. When I questioned this, I was told it was based on my mum’s suggestion — which is simply not true, and in any case, not appropriate justification. As the agent, they are supposed to provide expert guidance on pricing, not deflect responsibility. Over the course of approximately 10–11 weeks, they managed to secure just one viewing. Communication was extremely poor — I received no regular updates and had to constantly chase for basic information. When I raised concerns about the lack of progress and asked what they would do to improve the situation, there was no clear strategy, no proactive plan, and no effort to generate interest. Instead, I was told that market conditions were difficult and that “nothing is selling,” which felt more like an excuse than a solution. To make matters worse, when I asked to exit the agreement early due to the lack of results, this was refused. Despite acknowledging the challenges, they insisted I remain tied in until the full contract period ended on April 27th, meaning I continued to incur mortgage costs with no progress on the sale. Overall, the service was unprofessional, reactive rather than proactive, and lacked accountability. I would not recommend using Gatekeepers based on my experience.

He suggested I contacted James Merrifield at there Oxford branch to discuss my options. I felt very confident with the advise he gave me on the sale process so I instructed him to proceed. like all good sales things did not go as planed, but James was with me 100% of the way sorting all the obstacles to achieve the sale. On both occasions call-backs were promised but never happened. It seems they can afford to turn away potential clients and business. We will now use other agents.

For buying, they really support buyers with viewings etc. and for sellers, they make the effort to attract buyers and match them to the most appropriate properties. All staff are extremely proactive and need recognition for their efforts. Calum stands out, he is kind, polite, professional and takes the time to get to know his clients/their requirements - he really does go above and beyond and the company are lucky to have him. 25th Apr 2026 (11 days ago)Hodsons found a buyer for my property with the help of Anita Smith at good price with excellent communication throughout the viewing and offer acceptance process. My buyer was a naive first time buyer who chose a terrible solicitor (Premier Property Lawyers) who presented multiple challenges throughout the convencying process such as absent communication, missed deadlines and bad paperwork. However, Hodsons with Lesley Fenwick and Kerry Nichols provided excellent support and communication to chase the buyer and their solicitor throughout the convencying process to push through the sale.

Then once we view the property and put in an application, they state pets will not be accepted. They must get some form of commission per application…

I have been kept up to date throughout the process and feel confident that they are supporting me as a seller. I was a little concerned at first that their valuation was £25,000 above what another agent had provided, but I needn't have been as they secured an asking price offer a week after it went onto the market!
