Lived in one of their properties for nearly a year as a student and have yet to fault them. Any problems I've had have been sorted in a timely fashion with no extra costs. Will definitely be renting from them again next year.
I should have written this review a few years back, as it may have encouraged students seeking accomodation in the last few years to go elsewhere. I'll share my horror story now in any case - though I do hope the Philip Evans I experienced in the past is not the Philip Evans of the present.
I moved in to a new flat with some friends whilst studying. We moved in just before the holidays hit, so most of my friends were dumping their gear and running for the train to head home. I planned to stay for a few weeks. My room was unlocked when I got there, and I put all of my things in my room and left to make some tea. The door closed behind me.
I made some tea, then went back to my room and coultn't get in. The key wouldn't work in the door. I phoned Philip Evans and they told me that a locksmith would be over in the afternoon. The locksmith never came. I slept in the upstairs living room on the sofa - it was warmer up there. All the doors were locked so i had no bedding, and my wallet was locked in my room. I ate a cold dinner of bread and whatever I could find in the cupboard.
I phoned the next morning. They apologised - the locksmith was very busy as all the students were moving in on the same date. They said the locksmith would be there in the afternoon. I told them I had no money, tat my wallet was locked in my room. They told me to hold on, the locksmith would be there.
The locksmith didn't show up.
I called again in the afternoon, they said he would be there tomorrow. I ate whatever I could find in the cupboards. It was colder that day. I slept in the top room of the house as it was warmer, but not warm enough to sleep comfortably.
I called the next morning, they told me the locksmith would be there in the afternoon. The locksmith didn't arrive. I took my keys and left the house in the same clothes I had now been wearing for 3 days. I hadn't eaten properly in 3 days. I hadn't washed in 2/3 days. I walked to their office, sat in a chair, and refused to leave until someone came to the flat and unlocked my door.
An hour later, the locksmith came to unlock my door. I grabbed my wallet and bought a huge amount of food from the local supermarket.
That's one story. I could also tell you about how some of my items that had been left in the living room went missing after the holidays - during which time the previous tenants had been instructed to go back to the flat and remove the bin bags from the back of the building. When i came back from my holiday, my computer monitor and other items were missing. Philip Evans refused to help me, and would not give me the details for the previous tenants.
I could also tell you about the downstairs shower - the tiles fell off the wall whilst I was showering (a few months after we'd been in the building). I cut open my feet. Turns out, the tiles had been tiled on to an MDF board which was set a couple of inches away from the wall to give room for the pipes. I am not kidding. Someone had tiled tiles to an MDF board to turn a cupboard into a shower. They then attempted to pin the damage on us.
I don't know what this company is like now - as I said, I should have written this a few years ago. Maybe things have improved - maybe they've kicked out the rude staff members? I don't know. What I do know is that back then, these guys exploited inexperienced and desperate students, so I can't recommend them.

I am currently in a tenancy with this agency: the property has extensive damp, mould of various colours, multiple leaks, and no gate (following damage from storms). The estate agents, though friendly, have been thoroughly useless in arranging repairs, and have tried to blame us for multiple issues that should have been dealt with without question. I would tell any friend to avoid this agency if possible.
When you send your only child off to Uni, it's hard. When you can't be there to make sure they are safe and secure because they are over 700 miles away, it's VERY hard. He found his little house in Aberystwysth through MS Properties and he loved his little room in the roof.
Martin Samuel was a lovely landlord, (two words not heard of often in the same sentence, I lived in London for many years). I would have no reservations in recommending this chap. He was thoughtful and understanding of kids away from home for the first time, also very generous with the return of over paid funds (my fault).
Trustworthy and dependable.
