I recently moved out of Property after a wonderful stay, and I can’t recommend it enough. From the beginning, the property felt like home. The apartment was bright, spacious, and well maintained, with all the amenities I needed for comfortable living. The kitchen and bathroom were modern, and the space itself was thoughtfully designed to make the most of every square foot.
Throughout my time there, the property management team was fantastic. They were always quick to respond to any questions or maintenance requests, which made a big difference. It’s rare to find a management team that’s so attentive and respectful so a big thank you to ANNA and AARON you two are the BEST!! ?
I had a very positive experience at ABSOLUTE PROPERTY and would recommend it to anyone looking for a comfortable, worry-free place to call home. It was truly a pleasure living there, and I’m grateful for my time in such a great place!

I live next door to a property rented out by this company, and I've had to chase them numerous times regarding a damaged fence caused by a tree on their side, which has affected my property. Initially, I contacted them to get the tree maintained and then to fix the fence on the 14th May. I was asked by the company to source a quote myself, which I did. However, after arranging for a professional to start the repairs, I was told the quote was too expensive.
They then promised a like-for-like fence using someone cheaper that they sourced. I feel upset and frustrated as I've had to keep chasing this issue. The damaged fence is an eyesore, and not one person from the company has come out to look at it. I have had no updates and had to chase them again.
It seems that unless they're making money, they're not interested in resolving issues. I hope this review prompts the company to understand the importance of maintaining properties and addressing concerns, not just focusing on profit. Their brand should reflect quality service at all levels.

Best estate agency I've worked with, Aaron was very thorough throughout the process, answering any questions we had promptly, other members of staff would also be really helpful when I called in. Their experience really shows and service was 2nd to none. I was welcome to view the property we liked more than once to take measurements etc. Also they gifted us a lovely welcome package for our new home. Will be going back to them if/when we're looking to move again.

Absolute Property...any good?
Absolutely!
Nick had been in constant contact with regard to the sale of our family home in Southgate. Giving great advice, keeping us informed at all times and working hard "behind the scenes" to complete the sale. The house wasn't in great condition and as such was a "blank canvas" for interested parties who could see the obvious potential in putting their own ideas and improvements into practice. The interest in our property was sky high even though the market had been hit by the financial situation and traditional mortgage type buyers were finding it hard. Nick organised viewings every 15 minutes on multiple days so was kept busy at our house but his hard work paid off.
We decided to try a new approach... going to auction (nationwide, not just locally) with Pattinsons Auction House and Gordon Brown Law (solicitors) for an all in, no upfront costs, fee. All parties just got on with job. We had forms to fill in and questions to answer but it was a relatively painless experience and certainly worked for us!
Seeing all the bids come in (online) and increase every 10 minutes was a surreal experience for us but the property, its location, along with Nick, Pattinsons and Gordon Brown Law's work ensured everyone was extremely happy at completion.
Well done Nick and team. Would i recommend?... Absolutely !!

Called yesterday to ask about a property, called again today for an update, and again the people answering the calls have zero details for the listed properties. Upon checking Rightmove the property is already letted. I do not understand why the staff there do not have this information to hand like all other agencies.

We had 2x viewings on property as a buyer. Our first with George was excellent. He gave us a lot of detail; we did not feel rushed and was very positive throughout the property. It encouraged us to do a second viewing with Nick. The second viewing was also incredibly well done. Refreshing change from other agents. He didn't oversell and was realistic and thoughtful about our circumstances. We didn't end up making an offer for different reasons but felt very encouraged by Nick, George and the team that they listened and also had our interests in mind as well as the vendors.

Nothing but pure unprofessionalism as well as no matter of urgency what so ever to serious situations including lack of recognising health and safety hazards.
They have no tendency to care or to maintain property’s what so ever and leave you waiting for days even with a collapsed ceiling.

I am extremely displeased by the service and management by certain staff members in this letting agency. The directors are great and namely some members, however, it goes without mentioning that there is a serious lack of professionalism and urgency towards certain matters when brought to their attention.
I have never had to deal with so much incompetency and they have made my letting experience with them ABSOLUTE hell. Joyous there was a break clause for 6 months, where I move with a better property agency. It is quite a shame, as the directors have been responsive (to a certain degree) and actually care about making the letting experience memorable and hassle-free.

Special thanks to Dylan - Senior block manager who is very proactive in dealing any issues I had in an excellent, professional and effective manner to my satisfaction. He always go extra miles to help and made himself available even late nights and weekends to address all my requests which is quite exceptional. He is just an exceptional professional who goes above and beyond and I cant speak high enough of him especially with the help around recent event I had. He made sure all my concerns are addressed and looked in to as soon as possible. He also made sure that I feel as important as any other tenant.
Other team members - Cheyenne, Joanne, Liz, Irina all were also very professional in the dealings I had with them in the past around renewals, maintenance, etc and have found them always helpful and spot on.

Confirmation was sent to me via email yet the so called director called at 10.05am asking where we were as he has a 10.30am appointment and his office informed him they called us to bring our 10.30am appointment forward etc which was not the case, the person continued to say he would have stern words with the person that made the booking, I explained my wife was on the way and had left home already with our two young children and could he kindly stick to the agreed appointment as they had already left home yet he clearly refused and continued to say he has another appointment booked at 10.30 and refused again, I tried to ask again and again for him to stick to the agreed time which again he just kept saying he has a 10.30 and can't wait, at this point I said "You clearly just don't give a s**t and we won't be calling your company again", he then started shouting down the phone that he was the director and I am not to talk to him like so and continued shouting in an outrageous manner saying 'Don't ever call us again', he became extremely angry very quickly and was now screaming down the phone like a child, I hanged up the phone in total disgust and sent an email to the person that booked the appointment.
This is by far the worst company ever and strongly recommend anyone reading uses another agent, if I was the home owner I would be very upset hearing an agent refused to stick to times and refused to do so even though people had left their homes etc

We have been portfolio landlords for 18 years & during the first 8 years found letting agents an obstacle to successful lettings, but then along came Absolute Property. We call them our letting agent angels from heaven. Everyone in the firm is committed whole heartedly to what they do in every way i.e. they are highly responsive to us as landlords & our tenants, honest, fair, professional & always very considerate, caring & respectful. Over the years we have recommended many landlords to them who own anywhere between 1-24 properties, and even those with properties in e.g. Scotland as they manage properties all over the U.K. Every single recommendation has thanked us profusely saying they weren't sure if we were being over enthusiastic in our accolades but since their own personal experiences of Absolute Property, they all mirror our view & have also recommended them on to others. Every Landlord should have an agent as good as Absolute Property.

Our experience with this letting agency has been awful. Many promises were made on how the property would be handed over to us on our moving day however we were in shock when we finally got the keys. The cleaning was very poorly done (if at all?) and the flat had several serious health and hazard issues.
We had to deal with their unprofessional and incompetent attitudes throughout our stay and are happy that we will not have to deal with them again. The landlord himself had to get another agency involved due to their incompetence.
We have dealt with a fair few letting agents in London but these are, in our opinion, the worst by far.

This company said that they would take on the management of my property back in August 2015. They did not ask for any money up front, which I found surprising. They only sent the T and C's upon my asking in January 2016. They were difficult to get hold of by phone, and emails were often replied to with "Currently out of the office" or "Sorry for the late reply".
I did ask for help with a difficult tenant during the original consultation, something they said they could help with and a higher fee would reflect the amount of work they needed to put in, but now I have been told that they can do nothing about this.
I explained exactly why I wanted their services and was open and transparent. Up to date, upon sending an invoice for services and giving two quotes for work that needed to be done to my property, they have bailed on me. All I did was query why the leaseholder was still sending me money and why two quotes for building work differed so greatly (one was for nearly £900 and the second was £92).
Not a good company to deal with if you have a small property or live 'in the sticks'.
