The agents are only helpful to get you to rent the flat, once you actually move in they are useless and unbelievably rude. They take advantage of students and treat them in a very condescending way, never reply to enquiries unless its time to pay. And at the end of tenancy try to scam you of your deposit. Do not recommend.

Alpha Residential is not an estate agent I would recommend to the student population in Egham at all. They take advantage of students and do not treat them with the respect they deserve with the use of pressuring emails. In addition, while they are friendly, they’re not good at working with students. I recommend to students to rent with other estate agents in the area like Nevin and Wells.

Awful experience with them. I tried to rent a property with them and, after having paid the deposit and signed the contract, I was asked for a higher monthly payment. I, obviously, did not accept it and asked for a refund of my deposit. Last year I received a letter from affinity water because they set up an account at my name with them and now I'm having the same problem with the council tax!

From the very beginning Rob was very approachable and understanding, accommodating my special needs due to my being abroad mostly with flexibility and reactivity. Ruby was also a pleasure to deal with through phone conversations and kept me informed of any developments swiftly by email or phone. Rob often nearly took on the role of solicitor as he maintained a constant communication with my buyers’s solicitor and above all kept me informed via WhatsApp, which suited me perfectly. Once you get past the bad grammar within the listing, be prepared to have your time wasted.
We put in an offer with Rory, the Director of the company, and he didn’t bother to contact us to let us know whether our offer was accepted, rejected or if someone had offered higher. We just happen to notice 2 days later the property had been SSTC on their website and so we got in contact with the Estate Agents ourselves who then told us it was sold.
I feel sorry for the seller, because we would have been willing to offer more for this property, but the Estate Agents couldn’t be bothered to contact us.

Incredibly unprofessional.
They behave like they are running a silent auction, aggressive sales tactics to push you to your limit when making an offer and if the price isn't high enough, they wont bother to let you know.
With no negotiations we found out online that the property sold. I am sure we would have increased our offer given the chance, their practices are not good for sellers OR buyers.
Egham and surrounding areas have other estate agents who are much nicer to deal with.

Very unprofessional, they seem great when at first when you sign for your house, but after they were unresponsive to emails unless it was about paying them money. We moved into a unclean house (apparently was "professionally" cleaned) and left the house cleaner than we entered (photo evidence). Yet they still charged us £400 to get it "professionally" cleaned. When it came down to paying for it, they then changed it to £600 in which we had to take legal action which shouldn't be allowed. They take advantage of students. Only ever responded to us if it was about taking our money, and heard nothing from them if we emailed about anything else. A few of my friends used to work there, all left because staff are horrible.
Reason they have 5 star reviews from students is because they bribe them for it. Avoid them if you want to save money, worst place to go if you want to rent as a student.

The most horrendous company I've ever had the misfortune to deal with. An estate agent who preys on the naïvety of students most likely renting for their first time. Rude, intimidating staff such as Lisa who, on more than one occasion, has threatened to advise our landlord (who is an incredible gentleman) to cancel our tenancy to try and scare us into complying.
Very quick to take your money but absolutely useless afterward. Annoyed that I even have to give a star at all in this review. Avoid like the plague.

Alpha have a track history of treating students badly, and this is the exact treatment we got. Communicatino was slow, we weren't listened to and all staff were extremely rude. The final deposit deductions were ridiculous, charging us for things we complained about from before our tenancy that they chose not to fix, as well as adding unnecessary costs, simply because we are students and have minimal power. The wort thing is many students don't have a choice in Egham as there is minimal choice with renting houses for accommodation unless you can afford a house that is actually fit for living.
As an additional comment we looked at housing with them in our first year of renting and due to our inexperience the person showing us around tried to scam us into buying a 6 bed property when there was only 5 of us, and rushed us into making a decision knowing that she was lying to us about how late wed left it, despite being someone of the first people to house hunt. Rude, unprofessional and horrible.

Lisa in their office is an absolutely rude person. We did an end of tenancy clean and have done it for over 9 years for the largest businesses in the country. They picked some leaves on the patio as an issue and we happily accepted tenant request to go back and clear it. We returned today and requested a key. They given a wrong key. A call was made to request if they had any other key and she agreed she given a wrong key. For some strange reason she was extremely rude and unpleasant and told us to do our job properly so we do not have to come back. First of all this was not our job and was never part of our job description and 2, maybe before you pick problems with someone else job, why not first learn to give the right key? We cleaned a large property and all you found was some leaves on the patio which may fall anytime and was never our job but you could not even spot the right key? Terrible person to deal with, I will recommend landlords and tenants to stay away from this shoddy person.

Appalling agent. Issues were not resolved quickly; communication was shocking; they try and act as a go between but tell the landlords and the tenants completely different things. The way they speak to people is shocking, unprofessional and I wouldn’t expect it from anyone in a customer facing role.

Having been a tenant for over ten years I am used to letting agents, the good and the bad. But I have never come across one that cuts as many corners, breaks as many rules and is so incredibly rude as the staff at Alpha. We had them enter the property without our permission. Take over 6 weeks to deal with maintenance issues. Shout at us down the phone and become incredibly rude. They wasted our time on numerous occasions arranging inspections or viewings to then cancel 5 minutes before hand. I would advise everyone to steer well clear.

I have lived in an Alpha rental property for the last 3 years and have been very happy living here. Everything has been fine and when there are any problems they are dealt with quickly. The staff are friendly and helpful especially Gabby who is our main contact, couple of weeks ago the washing machine broke down and a brand new one was about to be delivered but the isolation valve had failed, phoned Gabby and the plumber arrived within 15 minutes and the job was done. More than happy to live here for as long as possible and more than happy with Alpha. Regards Paul.

Friendly staff but awful service. Especially to students! Very nice until you move in, then they are completely unresponsive to emails and calls and are just extremely unhelpful! We moved into a dirty house that was supposed to have been “professionally cleaned” which was definitely a lie- I had to clean the whole house again! I would AVOID at all costs especially if you’re a student, they take advantage of them! They bribe and keep pestering you with emails to write them reviews. Would NEVER use them again.

Don’t use this estate agent! We found that because we were students they felt they could treat us terribly. When something broke we would have to wait months before they would contact the landlord to check that repairs could be done. They were often rude to us on the phone and on numerous occasions turned up for an ‘inspection’ without notifying us. When it came to moving out they tried to charge us for a clean that our landlord had done even though we had followed process and hired professional cleaners. They also refused to speak to most of us, even though each tenant had their own individual contract with the agency. If you can, avoid this estate agents they are terrible. The funniest part was they attempted to bribe us into writing them a good review!

Awful estate agents. They were very unprofessional, especially when it came to the checkout process.
We were told a date and time for the check out, then they didn't show up, when we phoned them they told us they had already done it without us several hours prior.
They were noticeably angry that we decided to hire our own end of tenancy cleaners and not spend ridiculous amounts on the ones that they recommended. They told us that they would advise the landlord that we should not receive any of our security deposit back.
Luckilly our landlord inspected the property himself and didn't want to charge us for anything, so Alpha returned our deposit (minus a £96 fee that they had never informed us about).
When we went in to their office to return the keys, we were immediately greeted with: “are you the ones who left the bad Google review?" He was almost frightening in his mannerism. But at least he reminded me that I could leave a Google review.
I have also heard rumours that some students are offered extra benefits in return for a positive review, and such behaviour from them would not surprise me.
Overall there is not anything about Alpha residential that I would recommend, i haven't heard great things about other estate agents in the area either but they can't be worse than this. I have heard positive things from friends that rented privately from landlords though.
If you are a student planning on renting in the Egham area, good luck.

My first experience of renting a house with friends should have been one if the most fun and exciting times of first year at university.
Alpha ensured this was the complete opposite- they were incredibly rude to my family and i, totally disorganised (accused me of lying about a key which i had not been given) lied repeatedly about my property and organised viewings but never showed up. They have, justifiably, a very poor reputation among the students at Royal Holloway;
Avoid at all costs.

Ridiculous struggle to get deposit back. Definitely the most uncaring and unprofessional organisation I have ever had the misfortune to deal with. I fail to understand the 5 star review comments - these people seem to be on a different planet, and I question their authenticity, so far are they from my (and many others') experience. Alpha already have a dreadful reputation with RHUL, both students and Students Union, and my own experience just reaffirms this. They are a trading name of Mulberry Independent Lettings, who have an apalling reputation on review sites. Avoid like the plague.

AVOID ALPHA AT ALL COSTS. The worst company I've ever had the displeasure of having to deal with. Used them for a year yet had endless problems. They don't even deserve the one star. They breached our housing contract multiple times by entering the house to show around potential new tenants without warning us at all, not only this but they proceeded to unlock our bedrooms while we were inside to show around a group of people, we were in absolute shock as we were not expecting anyone to visit our house - this happened over three times, despite us complaining for the lack any advanced warning they merely apologised and continued until they let out the house for the next year.
We had problems with the heating and various other issues which when we told them they stated they would look into having someone fix it but did nothing about it, we had to end up contacting the landlord straight to deal with the issues as we had no heating and leaks which had not been resolved by them.
They suggested a cleaning company that was £890 for the end of the tenancy, stating that any lightbulb not working will be charged £15 each and any items left after our tenancy will be charged to be removed. The inventory check they quoted at £135 after we confirmed this price when it came to giving back our deposits they suddenly increased the price and attempted to get more money out of us all.
They were also constantly rude, unprofessional and never helpful. - these issues are only a few of the incidents!
All they did was make our tenancy more difficult, nothing was simple with them and this year I've made sure that the house I was moving into was not looked after by them, for all of the extra fees they charge its not worth it even if the property seems cheap!

The staff were very nice, however they were unresponsive to e-mails and have so far not returned money they owe me (resolved)! They break the contract numerous times by entering the property without any notice, and the contract lacks any kind of break clause or safety net (if you're a student, which most of the people using this agency are).
They treat you like children if you're a student, would not recommend them to anyone!

If you’re a student at Royal Holloway I would 110% recommend using Alpha. They helped find me and my flat mates a beautiful property to rent even despite leaving it a little late. Their commitment and communication made the entire process close to pain free and almost as if I didn’t even have to do anything. Would very much recommend to any student or any person within the area to use Alpha as an estate agents, as they make it a very easy and a stress free letting process. I have had a fantastic experience with the whole team at Alpha, they were very helpful to us and very understanding when dealing with students which is not always the case in estate agents, when we were trying to find a new property to rent for us 6 students for this upcoming year.
They are always there on hand to answer any questions that we had regarding the property or when we had any problems/issues, and they all were always quick to respond either via over the phone or email. They were very sympathetic with any situations that arose regarding payments and were always keen to help anyway they could.
All of the staff are very friendly at Alpha and whenever we visit them, they are always very welcoming and almost feels like you are apart of the family when you go in there, yet always deliver a professional service at the same time. Really like how Alpha is very family orientated and has active directors/managers that are usually present in the office that are always willing to help and see to you. High standard values as a company which is rare and also very honest. Always the same staff that are in the office too, so you start to build relationships with them and they know who you are when you walk in, which is always helpful as they already are aware of your property it is regarding.
A big thank you to 'Aunty' Gabby who has always been very helpful with us and good with communication and sorting out any problems that we have, with very quick responses too. And of course 'Mummy' Kim was very helpful too, always a really good laugh and always willing to help you with anything she can. Really looking forward to this whole next year renting the property, knowing that if any problems do arise we have a very friendly team behind us ready to help at any time.
A big thank you to the whole team at Alpha including Mary, Jenny, Lauren, Rory, of course Gabby and Kim, and everyone else in the office (sorry if I have missed anyone out), would rate 10 stars on this review if I could. By far the worst estate agents in Egham, terrible communication, and overall an awful experience. Emails, and contacts are never responded too effectively, poor attitude by staff towards students, not only dealing with minor issues but also pressurising emails and phone calls. We have been lied too, and mislead right from the start with a number of issues, such as an unclean house on the move in date, which they assured us had been professionally cleaned but are unable to provide any sort of recipe, and they have been unable to fix anything appropriately, and not provided us with the right documentation including an inventory, and subsequently we now have issues with the moving out process. I advise everyone to stay away from this company and go literally anywhere else because it couldn't get much worse.

Terrible agents. If you are a student go elsewhere. They are rude, dishonest and do not care at all. They seem to believe its a privilege for you to deal with them but with so many students needing accommodation it's not like they have to be competitive to make money, it's inevitable some students will walk through their door and they know that and therefore give you abysmal customer service.

I had originally signed onto a flat with myself and a couple of friends with a different letting agents, through no fault of that estate agents, the flat fell through. In our panic to find a new place within our strict guide lines we contacted Alpha and they have been amazing.
Lauren showed us around several properties and was in contact with the landlords really fighting our case for us trying to get the prices that we were seeking. They kept in constant contact with us throughout the process, telling us about new properties or alternatives etc.. Even though we found a new place with a different agency in the end, I would still highly recommend Alpha and recognise Lauren (who you would never think has only joined the team over Christmas) as an excellent member of staff.

My friends and I were looking for a place to stay this year so we chose Alpha. Although there were quite enough complications, the agency helped us solve most of them. The only thing we didn’t like was the communication: there were many times we didn’t receive a call back, or were told to come back later whenever we showed up to the agency etc. Therefore, I’d like to say a special thanks to Gabby who replied almost immediately and was kind enough to solve the issues with our contract and payment. I was recommended this estate agent, and frankly the recommendation held up.
The staff were extremely friendly and helpful to me in securing a property that was well suited to students.
The properties we were shown fitted all of our criteria that we had specified and Kim was especially helpful in listing all potential problems we may encounter in such properties.
However a small breakdown in communication resulted in us being shown a property that we believed was for a 10 month tenancy at an increased cost. However apparently all of Alpha's tenancy's are for 12 months.
Kim was very helpful in resolving this and managed to successfully negotiate a reduction in price for this property.
Overall a very friendly yet professional agency with good local knowledge of people and properties.
I would recommend them to any first time buyers and renters.

Alpha has been very helpful for my son with finding him his current student accommodation. The house was clean when he moved in, but there were a few issues with the property, but was rectified swiftly. Recently I had to call Alpha to voice a few concerns and spoke to Jenny. She was very helpful, and professional. She listened to my concerns and explained everything clearly about how she was going to deal with the situation.

The worst estate agency I have ever had the misfortune of contact with in my life. I have warned all prospective students that I know to avoid Alpha like the plague, for not only do they demand extortionate sums of money left, right and centre, but their lack of communication and neglect of their duty of care is appalling. They have broken the - legally binding - terms of our contact multiple times and apparently think it's okay that we have lived with only ONE SHOWER (between six!) for nearly 6 months now. Note to other RHUL students: avoid avoid avoid or you will regret for the entirety of your second year.

Worst estate agents I've ever used. If you are students, they treat you like children. Alpha staff broke contract numerous times by entering the property without our permission, hung up the phone on us multiple times, ignore 90% of emails we sent them (in particular Heather the woman who deals with lettings) unless its regarding giving them money that is. Not even deserving of 1 star.

I wish it were possible to leave a 0 star review for this estate agent company. I used them for the two years that I rented a property at university, and honestly their service, and their properties are absolutely appalling.
When I moved in to the property at the start of my second year, they said it had been cleaned, but if that was clean then I would hate to see a dirty property! There was filth on every surface, mould on my bedroom wall (which they never sorted despite me constantly reporting it), there was rubbish in the house, the garden was also full of rubbish and was heavily over grown. The bathroom floor was so dirty that the dirt was ground in. There were also lightbulbs that didn't work when my tenancy started, which they are now trying to charge me for, even though they should have been replaced before I moved in. The cleaners were supposedly sent in a further 3 times after I complained, but the house was in no better condition when I moved in. Because of the state of the property, I had two weeks where I was unable to move in, and in the end I could only move in because my mum and I cleaned everything. They completely ignored my request to refund the two weeks rent, even though it was entirely their fault that I was unable to move in.
Their customer service leaves much to be desired. While the staff are very friendly, they have to be chased constantly for anything to be done, and even when they do eventually get round to getting problems sorted, it is never sorted properly. They always take the cheapest route possible, and this results in the problem being recurring. E.g. My bathroom door was hanging off it's hinges when I moved in. The handyman said the door frame needed replacing as it was so damaged, they refused to change the door frame, and so the door fell off its hinges repeatedly. That being said, even if you chase them you are lucky to get a response, most emails are ignored.
I had to buy new curtains for my room as the ones in there were in a disgusting condition. It has taken me my entire 2 year tenancy to get them to reimburse for those curtains, but heaven forbid you pay something to them a day late! (Which I never did, I always paid my rent, and ridiculous estate agent fees early, which makes it even more frustrating).
I am currently waiting for my house deposit back, and they have tried to charge me for wall damage, for blue tac marks which were already on the walls when I moved in, because their decorator didn't paint the walls like he was supposed to, and they then didn't bother to send anyone else in to do it.
I can only speak as a student tenant, but the utter disregard for property conditions and tenant wellbeing, and illegal behaviour they have shown is abhorrent. If I had to financial resources to, I would have taken them to court. Their fire safety was appalling, the fire extinguisher in the house was last serviced in 2009, the boiler was serviced the whole time I lived there, and they didn't test the smoke alarms or carbon monoxide detectors once, even though they are required, by law, to do this at least once a year. I found myself on numerous occasions having to research the laws regarding rented properties and just general business practices, so that I could quote laws to them to try and get them to abide by the law and the contract that was signed. Although this was to little effect. Funnily enough, when they wouldn't respond to my emails, return my calls, or resolve any problems in the house that they are responsible for, they would respond to my parents contacting them. Apparently you do not have a right to be respected, have your queries responded to, or live in adequate living conditions of you are a student renting through Alpha.
I hope management see this review and contact me regarding it, as they have a lot to answer for. The stress of dealing with Alpha is unreal. I will be emailing them with a complaint, but I know it is incredibly unlikely they will even read it, let alone respond.

Customer service for students is absolutely appalling. The staff are very rude, unhelpful and do not seem to know much about anything in regards to housing. I highly recommend that you do not use Alpha - unless you want to be left disappointed and ripped off.

We had a terrible experience using Alpha Residential. They're completely unprofessional but we unfortunately had to use them in purchasing our new home. We were passed around to at least 5 different agents, messed around, never received a floor plan and were recommended the dodgiest solicitor I've come across. They're definitely not a Sales agent I would ever want to use again!

Rubbish services. Friendly staffs, but all the staffs are unprofessional in terms of slow responses to requires, not being in the office, and sometimes they do not reply emails.
What was most disgusting was that the staffs do not really interact with each other to help the customers. My residence agency was a woman, and I have never seen her, and the staffs never know where that agency is.
That woman was not in the office when I call or email, so it was too difficult to have a better condition when I took a place in Egham from last Semtember to this June.

These people are straight thrash man. Forget renting from these guys. They know that you're a student who knows nothing about what they can legally get away with. They cut corners and try to scam you out of money. Problem is that they're not clever enough to do so. If you are confrontational and stand your ground and look up local council laws you can easily avoid their tricks. However this does mean that going through all of this is inevitable.
If you think it's worth it go ahead but I rented from them 2 years and they are the least professional people I have ever had to deal with. No clue what they're doing.
I am not a vindictive person; I understand that everyone has a business to be successful and I don't usually negatively comment on things like this. This is the exception. These are people that will frustrate you deeply with their inability to get anything done correctly.
Save yourself money and headaches and rent somewhere else.
Any positive reviews are left by the staff there. You can see that from the range of star ratings.

During this time I have always received professional attentive service from all the staff at Mulberrys and have been able to make property improvements with helpful guidance. Also during this period there has been full occupancy.
