Yes Mr Harvey, you sent me a disclaimer with no acknowledgement or evidence.
With the Renter's Rights Bill upon us, you need an agency that does comprehensive checks and has your back. Be aware this agency does neither and isn't a member of Arla/NAEA, which makes it harder to complain about their backhanded business tactics.
Open Rent and Spare Room are low cost and allow you to do as much as you need to cover yourself and your tenant and cut out the middle man. If you need management, find an Arla/NAEA regulated agency with a support network especially for maintenance. Oasis is one small office, so they don't have the people or the back up.

I rented one of my properties via Emilio (Oasis lettings) in late 2023. At the time I was doing renovations. Emilio approached me to rent it, but I told him I wasn’t ready.
During his visit I was busy with workmen and left him alone for a little while. I didn’t know that he had taken photographs and put the property online for a rent I neither knew about nor agreed to. He stated things about the condition of the property he cannot have known because it wasn’t finished and he didn’t subsequently visit to check. I only found out more than a year later that he had posted my property online when the tenant he provided tried to sue me for overpayment of rent. The tenant provided a Rightmove advert Emilio had posted online bragging about attaining a higher rent, when I didn’t know one had been set. The tenant also stated she had been “coerced” by Oasis into paying over the asking price!
The tenant was in a hurry to move in. Despite my keeping Emilio informed and agreeing with her, via Emilio, that we would finish the snagging while she was in situ, when she arrived, she was upset it wasn’t completely snagged. Despite me doing what she asked for, she wanted to leave and I wanted her to go because she was unhappy and she became very angry.
Oasis deemed it necessary for her to pay a year in advance. Consequently, Oasis’s fee was a big upfront cost. I was willing to repay her rent po-rata, but initially not their 8.4% fee!
Despite not discussing or agreeing with me first Emilio promised the tenant things that I was unaware of. This included that I would pay all the costs including all their fee back so that she could exit the contract. He therefore created unreasonable expectations, so the situation got worse. I needed to employ a management agency for the first time because the tenant made constant accusations and was abusive towards me and my workmen. Despite this, Emilio and Mathew Cefai, his boss still refused to refund their fee pro-rata and stonewalled me. I later had no option but to finance Oasis’s fee and her rent repayment to release her from the contract.
Despite the situation worsening which I informed Mathew Cefai about, I later found out she had met Emilio, who sympathised with her. No one at Oasis contacted me to see how I was!
Neither did Emilio contact me when she tried to sue me for rent overpayment or let me know at any stage that he had posted my property online. She provided evidence in court of the Rightmove advert, where he had ‘bragged’ about getting a higher rent than the one he decided to set. I was shocked because it was the first time I had seen this advert and at no point had I been informed that a rent had been decided or exceeded.
Emilio’s online profile states he “finds immense satisfaction in helping families find a place they can truly call home” and that his key to success is “delivering exceptional customer service.”
Up until then I had mostly used Open Rent and Spare Room, which allows you to advertise your property online and to comprehensively check and choose your own tenants. It costs a fraction of Oasis’s 8.4% fee. I only agreed to do it at that time because I was so busy and I thought it would take the pressure off. However, it proved to be a traumatic and financially ruinous experience!
Matthew Cefai.
Matthew Cefai was Emilio's boss and oversaw the finding of the poorly checked tenant yet implemented their 8.4% fee, (refer to Emilio Ascione’s review).
Matthew knew from the beginning that the tenant was very unhappy and that I couldn’t manage her because of the verbal abuse. Despite this he wouldn’t refund the 8.4% fee they charged me, to release her and me from the contract.
Matthew’s Oasis profile describes him as “tenacious, compassionate and believes in the values that Oasis stands for.” It doesn’t state what those values are!
Oasis’s Website states that they, “fully support the aims and ideals of ARLA and NAEA". However, they are not members!

Their service is second to none, the staff attentive, friendly and always contactable. I found a property through Oasis in 2023 and dealt primarily with Emilio Ascione during the initial stages of the tenancy, including the deposit and tenancy agreement.
Emilio was extremely professional and helpful throughout the process, both on a personal and professional level. Unfortunately, I later encountered significant issues with the landlord and was left to deal with them alone, as Oasis explained they could not get involved because they were not managing the property. Their role was tenant-find only, while the property itself was managed by a different agency.
In many ways, Emilio is the reason I never previously left a negative review, as I genuinely appreciated his professionalism and support.
When serious repairs were needed, the landlord failed to address them despite repeated requests, and I ultimately had to take legal action as a last resort. The case lasted 18 months and, after judgment was handed down on 2 April 2026, I was awarded compensation.
What I found particularly disappointing was discovering personal comments about me made by Oasis Lettings Director Matthew Cefai. These comments appeared in private emails he had sent to the landlord, which were later disclosed during the court proceedings.
The comments were personal in nature and related to my character and credibility. Given that we had never met or interacted personally, I found those remarks unnecessary, unprofessional, and hurtful.
As Matthew Cefai had no direct involvement in the tenancy or the issues I experienced, I found it inappropriate for him to make personal comments regarding a situation he had no firsthand knowledge of.
In a situation where an agent should remain professional and impartial, this behaviour added unnecessary stress to an already difficult experience. It left me with the impression that maintaining relationships with landlords was prioritised over treating tenants fairly and professionally.
I later emailed Matthew Cefai directly to ask for an explanation, but he chose not to respond.
Given the history of the situation, and the fact that I still occasionally encounter Matthew Cefai within my current apartment complex, where he appears to manage several units, the situation remains extremely uncomfortable for me within my home environment.
Based on my experience, I cannot recommend this agency.

We have recently completed the purchase of our first home with Oasis. We were initially reluctant to engage with them after quite a negative experience renting with them a few years ago, however the experience was very different this time. Manny initially showed us round the property, and we were then handed over to Joe during the offer process. Joe was so helpful, proactive and communicative during the whole process - even when things weren't necessarily going to plan, he kept us informed. For example, during quite a drawn out negotiation process following the survey, the sellers suddenly became quite difficult to get hold of. This was frustrating, but Joe kept us informed, leaving us a message at the end of each working day to let us know what the status was, even if there wasn't any progress. This was very much appreciated and helped ease some of our nervousness. I also felt that Joe was very honest with me during negotiations, and was really listening to our perspective as buyers, particularly following the survey results. My one word of warning is to avoid using Apex Law, Oasis's recommended conveyancers. Unfortunately, we had a terrible experience with them and are raising a complaint with them, so I do think Oasis should reconsider recommending them.

Excellent Team, Joe actually cold called us in 2025 which perfectly aligned to our plans to move this year. Oasis actually sold the house to us so this was a huge advantage and we managed to sell quickly via a well organised open day.
Can’t thank Joe, Steven and team enough as it’s such a difficult (solicitors) process and they’ve been very patient, very transparent and have always made us feel like the most important client despite them being incredibly busy.

We can't recommend the team at Oasis Agency highly enough. After speaking to several estate agents during our search in Staines, they were the only ones who genuinely took the time to understand what we were looking for — empathetic, attentive, and properly invested in helping us find the right home for our family.
Joe was brilliant from the start — he remembered us and our requirements, and called us proactively whenever a property came up that he thought might suit. Emilio then showed us around, and even the viewings that weren't quite right turned out to be useful: he listened carefully to our feedback and used it to refine the search, so each property felt more aligned than the last. We always had the sense we were a priority.
The journey to securing our home wasn't entirely straightforward, but the team kept us close throughout — and when the seller was ready to move forward, they made sure we were the buyers in the best position to step in. We're now the very happy owners of our new home.
A special mention also to Steven, the Managing Director, who was understanding throughout and instrumental in helping us get prioritised at the moment that mattered most.
If you're house-hunting around Staines and want an agency that genuinely listens, ask for Oasis.

We had a very disappointing experience with Oasis Estate Agents.
During our tenancy, a member of their team attended the property for a viewing and opened the door without any prior notice or confirmation. I was alone at the time and pregnant, and this was extremely distressing as I genuinely believed someone was trying to enter the property unlawfully.
Although this was later described as an “administrative error”, it should not happen under any circumstances. Proper notice and tenant consent are basic requirements.
Despite this, and despite our full cooperation in allowing numerous viewings (including multiple on the same day) and vacating the property early to assist with reletting, the agency is now pursuing additional rent due to the timing of a new tenant’s move-in.
We made every effort to act reasonably and in good faith, however this has not been reflected in how our situation has been handled.

Oasis was the second agent we engaged to market our house, with Manni Virk taking the lead in the sale after a few months. He organised viewings very well, negotiating a flexible approach with potential buyers around my husband and I working from home. He and his colleagues conducted the viewings really well and followed up on any interest shown.
The support that Manni gave during the marketing process, suggesting adjustments to the strategy clearly showed that he was invested in our sale and not just viewing it another transaction.

In general, our rental experience with this company leaned towards the positive side. The apartment was lovely, well-located, and most of the staff were friendly and helpful. Although, If you're considering renting with them, here are a few tips:
1. Take thorough photos/videos during check-in and check-out.
2. Understand your contract terms and stand firm with these. Especially regarding cleaning obligations - they tried to insist we should have paid for professional cleaning (as opposed to cleaning ourselves) when we vacated the property. The Tenancy Deposit Scheme ruled in our favor, noting the absence of such obligation in our agreement. Considering the minor nature of our oversights and the existing discrepancies upon move-in, Oasis’ proposed charges were deemed excessive.
3. At the end of your tenancy utilise the Tenancy Deposit Scheme for dispute resolution if applicable.
4. When you are living in your property, promptly address maintenance issues to avoid prolonged inconveniences. We had a few annoying maintenance issues during our time renting with Oasis (a shower which didn’t emit hot water and broken radiators). We did report these on several occasions and they were not rectified until we moved out.
Towards the end of our tenancy, we encountered issues with cleaning charges and damages which we did not agree with, particularly concerning a light-up mirror (the bulb went out) and cleaning discrepancies. Whilst I admit there were some minor oversights on our part, we found discrepancies in the initial condition of the property too (which Oasis stated was professionally cleaned before we moved in). With involvement from the Tenancy Deposit Scheme, excessive charges were mitigated.
Overall, our experience was mixed. Despite enjoying our time at the property and appreciating their initial assistance, caution is advised when renting with this company.

Everyone has an opinion sometimes prejudged on estate agents some can be good or bad. We marketed our house for sale with Oasis in Staines and have been very impressed. The team are excellent to work with always willing to speak on the phone or in person and each knowing the situation on our house without having to wait for a colleague to be back in office or because they are off. We had lots of viewings and offers on house during its time on sale and through no fault of Oasis lost buyers as they pulled out (messed us around!) so did not sell our house as we lost the one we were buying. Communication was always excellent with Oasis and they did everything to sell our property so we could move. Marketing on rightmove and other platforms was professionally presented with pictures of house looking great to sell house. Viewings were well organised with great fed back after each with followup calls a day or two later. Would recommend Oasis Estate Agents in Staines and we will use them again to sell our house if we find another property we like.

If you are looking for a personable business where you feel valued as a customer, then go elsewhere....
You are merely a £££ and that is only when you are selling through them. Really were treated like a piece of gum on their shoe when we were trying to buy one of their properties, until we agreed to sell through them and the approach seems to change. This is also consistent when selling as they are very biased towards certain people viewing your house dependent on their situation and it's really up to you to push for your own choice. They also recommended we sold at £500,000 but we pushed to 550,000 and got 550,000 from one of the very first people who viewed the property.
Numerous occasions I tried to ring through to the office, where I was told people were not available for a call, but depending on your reason for a call then become miraculously available to chat.
Once a property is sold, there is plenty of emotional blackmail and truth stretching to get something over the line and very rarely mindful of your circumstances, purely to get a transaction done. Multiple times told of certain deadlines and then ended up having longer than was told.
You may have to deal with them given the strongarm they seem to have on properties, but would urge you to sell via someone like Seymours. Must more trusting and personable.

A great Estate Agent used by us last year, Knowledgeable and does what they say they will, unlike some others we had experienced who either were very lame with their marketing or seemed to run their agency like a lads club.

A well structured, intelligent & professional operation. Oasis operates with good systems & process. It's people are capable & experienced. They are notably well equipped to managed the course of the transaction from cradle to grave.
I have suffered badly with several amateurish & poorly run agents. Moving is always hard and using Oasis cannot guarantee success but they are straight, professional and informed.

Oasis more like the chuckle bothers total waste of space and time they told me before |I signed up they had 10 people who was interested in our house they then disappeared then in the first week they asked to 25 k off the price of the house then the second time they wanted to take another 25 k off the price of the house which was a total 50k the house was priced correctly but they were saying it was to much changed estate agent it was sold at full price in 6 weeks they walked the front door and bought it on the spot I believe that Oasis had no interest in making any effort to sell our house and knowing that he also would not release us from the contract he want us to drop the price so low we was giving it away all I can say is be very careful with these people they not a good company to deal with only wanting you sell so cheap they get their commission
