I got a 1 bedroom flat from anisten homes. It was given to me in a poor state. While being 7 months pregnant I had to give the whole flat a lick of paint, the carpet was professionally washed and the flat got a deep clean including all the kitchen fixtures and fittings. I lived in this flat for 4 years and kept it in mint condition and have never fallen in rent arrears. When I moved out of the flat I left the flat in excellent condition. Clean and ready to move in for next tenants. I left in February 2024. I started chasing up my deposit, however I was not given any response. A couple months later I recieved an email saying my deposit will be deducted to few things as outlined below. Paint touch up. £60 Oven clean. £50 Back garden not been maintained £100 What I dont understand is when I'm the one who pained the whole flat in 2019 when I moved in why am I being charged for paint touch up. I recieved the oven in appaling condition. I cleaned it thoroughly. The garden I cleaned out and cut the grass and also spoke to the landlord about it and he said that's fine. So why am I being charged 100 pounds? I have disagreed with these charges and sent numerous emails to the agent in charge and have called many many times. It is now end of August 2024 and I am still chasing for my deposit. These estate agents are unprofessional and do not care about their tenants. I will never recommend them to anyone. My four years of being a brilliant tenant they di not care about. At the end of the day it's all about squeezing as much money out as possible. Avoid this agent if your planning to let out your property. Once you hand over your keys and a tenant is found. No inspections take place as agreed prior to agreeing to letting the property out. The contractors that they use scam landlords, carrying out dodgy electric and gas certificates and without fail, the contractor will fail the inspection to attempt to get more money from the landlord. I've sent contractors that I found online a few days later and they confirm my property is in good condition for gas and electric, surprise surprise... I get my certificates issued with no fuss. The contract between agent and landlord.. complete scam yet again with a never ending contract which forces fees on the landlord which is completely unfair.. don't even think this is legal but will further investigate this matter. Also to add, when we agreed a rental increase and instructed anisten homes to agree with the tenants. I was told it was accepted but later found out that the tenant agreed paying anisten homes more than agreed with anisten home not informing me of this... scammers again.. Can see that they are using many of their friends to leave positive reviews on Google but this will not fool everyone. I strongly recommend to use another agent and avoid these scammers. FOLLOW UP COMMENTS AFTER THEIR REPLY. As a responsible landlord, I allow the agents to carry out the safety checks when needed without questioning the cost which are extremely high (contractors fee plus the agents finders fee) and they seem to find issues yearly without fail so after their so called checks, I get my own contractors out to complete the checks and confirm with the contractors that there is actually no faults and they confirm this so this is a clear way that the agent and their dodgy contractors attempt to rob more money for faults that don't exist. Regarding paying the exit fee, I have already explained to the agents that it will be paid once they fully explain their handover procedure to me and complete their hand out to myself of my own property... still awaiting a clear reply to how we can make this happen... these agents are only interested in grabbing your money!...
