Simply put it's like dealing with a child, they're happy to spam you with junk emails and personal emails several times a day, but rarely respond to actual contacts about the sale of a property or ever answer a question. I'd suggest using someone else entirely unless you want to spend a month getting a question answered and have your inbox filled with utter junk on a daily basis. Avoid!
(Happy to provide email proof for this too, every correspondence saved, including the many for each basic question to be ignored and never answered)

I had used this agency last November. I cannot recommend this agency as they try and squeeze everything out of you as a tenant. I’m pretty sure they advise their clients to increase the rent shortly after tenants move in. The absolute worst part is their service, they are nice and welcoming at the start. But the minute they lock you in they are condescending, lack communication, lack politeness, and eventually become threatening. There are many places to go that do better jobs and have nicer staff, go there and dont waste your energy on this place.

I believe this is a family business so it's with a heavy heart that I leave this negative review but I'm fairly certain even 1 star is too much.
I feel like this company can be underhanded with people to benefit themselves and are extremely unprofessional. They do not provide all of the information on the process, they've claimed they don't have information that they do, they lied to get me to put down a deposit, when I queried this each member of staff I spoke to became defensive, aggressive and in one case insulting and another threatening. The staff are unable to answer simple questions about company policy or their obligations as estate agents with all questions having to be put in emails that they don't reply to. They clearly haven't listened to anything I have said as they still believe I am frustrated at being rejected, which I'm not, I'm frustrated at being dragged through a terribly explained process and then being treated poorly when it is questioned.
In my experience, this is a place to avoid and certainly does not get my recommendation. Cowboys.
UPDATE**You can see their 'customer service' skills in the flesh here in their reply as they have managed to get my name incorrect despite it being directly above where they're typing (corrected since i posted this, they're keen to look like they're professionals). They also still haven't replied to questions I posed at the time and have chased since. Avoid at all costs.
What they actually told me was they 'preferred my details to the other person who applied' and then pressed me for a deposit. I paid the deposit and was then told I couldn't have the property due to my credit report, which I had already given them the details of before I viewed the property, I have the emails as proof, however, they still claimed they were not aware. So either they didn't read the email, which is poor practice or they're lying, which is also poor practice. The other reviews here aren't much different and I wish I'd checked them before engaging with this 'business'.
The one thing they are right about is they did refund my desposit within a day - because I made a lot of noise about their poor practices - so don't accept the 3-5 days (or 5-7 depending on how they're feeling or who you speak to) they tout as being the refund time.

If i could give 0 stars i would.
We agreed verbally on an offer of £135 after our viewing to remove the property from the market. On our initial call, the girl was unhelpful and told us there was no availability for a viewing, my sister called and got a viewing the next day.
We then had no contact from Vijay after him asking us to send proof of funds over, which we sent a copy of our bank account to him. He then spoke to yesterday to say they didnt think they would reach anywhere close to 135k and our offer would be accepted, i then stated if we weren’t reaching close to this as home report was 120k i would stick to my 132 maybe if we weren’t reaching anything close to this but I would confirm this and get back to him. I then received another email saying our offer was declined at 132, although i didnt confirm this. He stated the closing date was today 12pm, i called today as we put the offer back in at 135 and heard nothing. I was then advised Vijay wasnt in the office and the girl completely cut me off. I emailed Vijay 3 times as i had to get my solicitor to confirm this if was accepted, he then emailed back to say they went with another offer. The girl on the phone advised there was no closing date. These guys play games. DO NOT RECOMMEND TO ANYONE. I will post on social media also to warm people. Vijay knew the situation we were in with our parents passing and my sister looking for her new home, and has left her waiting and waiting to be let down last minute. Disgraceful company.

This is untrue. My sister called and was told there was nothing available, I called and spoke to someone else and was booked in. So this is false information.
Offer handling:
You did not include me in to all e-mails. You advised me if we placed an offer of 135k this would be accepted, and we provided you proof of funds and requested to confirm was this accepted so that we could get formal information from our Solicitor.
You advised me on the phone that no-one came close to our offer, and our offer would be accepted.
The overall experience you can admit was a disgrace, and has left my pregnant sister in a state due to this - as she was advised if she placed this offer, it would be accepted. She did, and was refused.

Pleasant experience of viewing a lovely property we were hopeful to rent a few weeks ago, let down by the very brazen mention of a deduction from our deposit for (illegal) 'fees' if we were to change our mind, despite expecting us to lay down the full deposit of 2 months rent without seeing any T&Cs.
During the viewing, Vijay said we already had all the info we needed for next steps... (an email containing bank details and stating the deposit amount with a couple of attachments regarding affordability and some extra bonuses regarding insurance etc).
After the viewing, we requested a tenancy agreement, but later decided against pursuing any further after realising just how shady this is. Luckily our current letting agency had some other options for us.
A letting agent is not legally entitled to make any deductions from a tenant's deposit for payment of their own fees. I don't trust this company.

After calling them about a property I wished to rent, I was then sent a link by them to confirm a viewing time which I did from the times provided. Upon turning up at the property which we had come through from another city to view, nobody was there so I called the office and was told that they hadn’t “confirmed” the viewing despite me choosing from the times they offered. Fair enough, I didn’t get a confirmation email so I rescheduled for the following week. On the day I called to confirm the time (about an hour before) and was told that they had actually moved the time without telling me. I then rearranged my day to fit into this new time and was then called 10 minutes before to be told that they were cancelling the viewing because a contractor had taken the keys and they couldn’t access the property. I was told that they had gas checks and that’s why someone else had the keys. Why they would schedule viewings on a day that they have gas contractors coming in and out is beyond me. I was also told that they don’t use the viewing times link I initially used to book a viewing so I’m confused as to why they sent it to me in the first place?
I can’t imagine how this company would be to deal with if a serious issue arose in a rental property considering that they can’t even arrange a viewing.

Found them easy to deal with, got approved in timely manner, everything seemed straight forward. There was some minor issues with move in date but if you want a nicer home sometimes you need to compromise by a few days... There was some issues getting the gas/electricity on but think that's more of an issue with Scottish Gas. The flat is in nice condition, maybe a better clean in some areas could had been done but overall pretty good. Everyone that works there seems friendly and easy to communicate with. Some minor issues with the boiler but seems like an easy fix with change of batteries in thermostat. I'd be happy to recommend AVJ homes. I've lived in 5 different flats in Glasgow now and they are far better then the other agents/landlords I had to deal with.

Very happy to have sold my home through AVJ Homes, I had free valuations done of a few estate agents but when Vijay came to value my place, I was convinced this is the agency I want to go ahead with. All credit goes to Vijays friendly approach and amazing customer service as upon the free valuation unlike other agents, Vijay took time out and explained to us the whole process of selling and the target sale price we'd be looking to achieve for our house without us even having to ask and answered any questions we had. I recently used AVjay Homes to sell my flat this is the second time I have used them. I found the experience first class from the first meeting we decided on what price to set this was explained to me in great detail outlined what would work best for my sale. From when my flat went live to closing date was 4 days I achieved the price I was looking this is down 100% to Vjay expertise in selling. Also I was kept updated to the minute by using the customer portal which gives you up to the minute information on viewings bids on my property a great tool when selling. Also my flat was marketed with the most professional photos they really are amazing. The whole process was a dream for selling your flat a true 5 star experience. I can't recommend AVjay Homes enough.

Since my last review I've continued to be incredibly impressed with the service provided by AVJ Homes - as expected with a new property there was various things that needed doing and I continued to experience almost always same-day responses from AVJ Homes themselves, and whenever services were instructed within one or two days an appointment would be made which is a great reflection on the suppliers they use as well.
In particular I want to recognise Laura Boland who must have got sick of my voice (although she didn't show it!) calling sometimes multiple times per day with various questions but Laura was not only very patient but responded to every single query quickly. If I left a message they would call back (with lots of other agents I gave up hope of receiving a call back in response to a message). It was not long at all before I was fully set up with not a worry in the world. Laura obviously has extensive knowledge in her field and answered every question often pre-empting concerns of mine.

By far the most unprofessional and disgraceful estate agents I have ever dealt with. Do not check their properties correctly and allowed me to move into a property that had a non flushing toilet and blocked sink (see pics) along with coffee stains on doors, filthy wardrobes and paint marks all over the floors. They refused to take any responsibility for the mess and had the cheek to tell me it had been deep cleaned prior to me moving in! Caused me nothing but stress for 4 months dealing with them. I've never had any issues with any estate agents previously dealt with. Vijay made remarks about the other viewers when I went to see the property due to the way they were dressed and how they looked and when I complained about the cleaning issues to Gauri she responded by telling me that repairs can arise at any time, clearly the bathroom was a repair that was needed way before I moved in, sinks dont block that badly overnight! She refused to accept this and all she could do was make a threat to give me a bad reference if I didnt drop the complaint! Disgusting behaviour and I didnt need your reference anyway! I was told someone would be at the property at 11am on my check out date to inspect the property and I was waiting 20 full minutes and had to try calling the office 5 times before anybody picked up just to be told oh sorry we meant to cancel that all of our staff are off sick! Then it was rearranged for the next day and then cancelled again until a further day later cos they now decided they needed 48hrs before they can view it due to covid however when I advised them I was moving out they asked if they could conduct viewings whilst i was still living there. Making the rules up as they go along to suit themselves. Im with a lovely estate agents now and they have been nothing but helpful. The flat I've moved into is immaculate and i've had absolutely no issues since moving in so it's clear to say I'm not the issue. Wouldnt recommend this company even if it is your absolute last resort, avoid! The pictures and the other google reviews speak for themselves as well. Gauri also withholding my deposit money for absolutely no reason at all the landlord has confirmed she doesnt want to deduct anything from my deposit and she is now not responding to any messages. Now 2 weeks since the keys were given back and cant take 5 minutes out of her day to accept the deposit return, clearly cant manage her workload very efficiently. The only reason she has her job is because her husband is the director. Completely useless and clearly not qualified for her role!
Update to respond to your response - blatant lies! I lived there for a week less than 3 months although im not sure what that has got to do with any part of my review? I moved out due to all the issues, I had planned on staying long term when applying and have rented previously this was my first single application so i have dealt with landlord and estate agents before. I never met the landlady she hid away knowing full well the awful state of the property she rented me, even though she lives less than a minutes walk away from the rental and she most certainly did not come and clean anything! I cleaned it myself! I didnt even get an apology so i suggest you check your records! Lies lies and more lies! You sent the deposit after I had updated the review previously to say you were delaying giving it back without any need as the landlord had confirmed she didnt want to take anything off it ! (And rightly so as the flat was cleaner when i handed it back than when i got it!) Yet you still refused to send the money back saying "you had other things to do" after me giving you 2 weeks to do a 5 minute job and log in to SDS to confirm my proposal. Again, that must come with being unqualified for your position. As i said 2 months ago AVOID THIS COMPANY LIKE THE PLAGUE. UNPROFESSIONAL AND UNQUALIFIED STAFF.

Vijay illegally (Estate Agent Act 1979) told me the price of the other 'offers' on upon viewing, whether or not these offers existed I am not certain but it's not ethical either way. Also rushed me around my viewing when I had booked a time slot, telling me to hurry up when I was at the start of my own time slot.

I hoped to view a property that had gone live on the 28th of October. I was scheduled to view on the 5th of November. The Estate agent arranged an open viewing.
When the estate agent arrived the agent could not access the property and refused entry.
When attempting to reschedule the estate agent could only organise after sunset and informed me the electrics were not working and that i would have to view in the dark. The closing date is the following date with no further viewings.
The estate agent attempted to pretend they were doing everything they could and it was myself being inflexible by not viewing the property in the dark. As well as refusing to acknowledge wasting my time with a cancelled viewing.

This is the worst estate agent I ever seen in my life. They are worthless. giving one star is a lot for them. They made a house contract without check the condition of the property. The property had very old system, dirty, the garden was very messy and the garage was dirty and full with the landlord stuff. Even when they handed the key, They did not come to show me how the system is working. Thanks to the boiler engineer who has saved our life. He said that the boiler could explode any time. The estate agent is blaming the landlord. In my point of view what is their responsibility. I have other issues as well. I will introduce them to the Ombudsman or to NAEA. They know how to deal with them.
When I entered the property I have talked to the landlord about problems in his property. Unfortunately he did not listen to us. The second time he said he will do something. It is almost one month, but I did not see any reaction. I have three kids and still don't have warm water in the property. I know my rights as a tanent, but the landlord doesn't know his duties.

Was told at initial meeting that they do ALL viewings, didnt tell us that was office hours only. Feedback form asks prospective viewers if they want to view at weekends, not if they want to view, which to me means they want us to do all viewings. Arranged 3 viewings at same time, only 2 of us in house, what if something went missing? And they did this twice despite our protests. We had to contact them for updates, they should be keeping us updated.

This has to be the least professional company I have ever dealt with. It is a family run company that have more attitude than business skills. I viewed a flat with the director Vijay who lied about various aspects in order for me to start an application then had the pleasure of speaking with the very rude neesha who basically called me a liar even though I had 2 other witnesses at the viewing. I called the office once my father had received the guarantor form to advise as he works for the government he was not allowed to give information on his employer, I was then laughed at and told I wasn’t getting my deposit back. No help was offered simply they were taking my money. I obviously was not going to let this go so I was then told they would not take my full deposit just a reasonable charge, this charge was advised as £200 plus vat. I had started the application the day before and Vijay seemed to think this was reasonable. I then decided not to speak over the phone and have everything in email as it was quite apparent at this point there was no professionalism at all. I pointed out in the email I had not decided to withdraw my application simply advised my father could not complete the guarantor section therefore as to the documents signed the flat should not be on the market as I had 7 days to complete all checks, I received an email stating the landlord wanted to put the flat back on the market and I would get my deposit back however this would take 7 working days. Had I not know my legal rights these cowboys would have taken my deposit they would happily have broken the law. Every time I have called the office I have been told different things by both Vijay and neesha, they have been arguing in the background while I have been on the phone and now that they have not managed to steal my money they have became very rude and unhelpful. I would strongly advise using a proper agent and if you are unfortunate enough to have used them please ensure you have everything in writing as they don’t seem to care about the law or their clients.

AVJ have sold 2 properties for me now, both in difficult market conditions. At all stages Vijay was honest about what could realistically be achieved and actually exceeded expections on one sale.
Vijay is very personable, easy to deal with and clearly passionate about his business plus he has fantastic knowledge of the property market, especially the south side of Glasgow where the office is based. I had a mobile contact number for AVJ homes, so was always able to reach someone and I never once had to leave messages or chase anyone up. I always received text notiofications of any upcoming viewings and got comprehensive feedback from every single viewing. All in, a great service at a great price. Well done AVJ homes!

What a bunch of dirty cowboys, when we moved we had cleaned the house and was forced to move due to severe mound and the roof caving in, when we had first veiwed the house there was stuff needing repaired they were sort of repaired by painting over the mould in the bathroom bedrooms hallway, kitchen living room every bloody room in the house you really are a bunch of cowboys and for the fact that Vijay rushed us round the property and told us to hurry up he toke a dog deposit from us which Can not be found utter cowboys and have no remorse I was in and out of hospital due to the mould being that bad I was soo ill this place should not be in business as they don’t care for the homes they are looking after you never done any of the repairs we requested you to do this will be taking to court as you really have made me soo angry about this they really need to stop trading everyone that has had something done to them by these people should sue them, PLEASE DO NOT USE THEM COMPLETE COWBOYS AND NEVER DOES A THING TO HELP YOU OUT WITH THE REPAIRS!!!!!!!!!!

Recently I had a property to sell. AVJ Homes published details on Right Move and others. There was a steady stream of enquiries which were promptly forwarded to myself by text and email to arrange the viewings. AVJ homes did what they promised. They published the ad, and passed on serious enquiries immediately. There is no more to say just prompt efficient service.

BEWARE - This company is run by a crook. 6 of the most recent reviews are "don't use this agent" and the star rating is 2.6/5. Would you want to use this agent based on that? If you still are stupid enough to use this agent, read on....I did put an honest review on here but was threatened with legal action from AVJ Homes. There was a lady who had written a scathing review of Vijay (another one!) and it has been taken down - as she was also probably threatened with legal action. If only he put as much effort in to defending himself as he did trying to let property. Vijay lied to me, avoided my calls, didn't answer emails, overcharged me for cleaners and has now withheld deposit money that was due back to me which is technically theft. He only cares about getting money from you and will tell you always what you want to hear and then never deliver. From my own personal experience I would not trust Vijay as far as I could throw him. He is discourteous to the extreme. I would therefore be very, very wary of doing business with him. Other people will be able to make up their on mind I'm sure. Sadly, until these estate agents are regulated, con men like AVJ Homes will continue to exist. Once they are regulated, people like him will be shut down and for good reason.

I used AVJ Homes to sell my house in Croftfoot in September this year and the service provided was superb. Vijay and his staff kept me fully informed throughout the process and managed to get me more than I thought the property was worth. From start to finish they were professional, friendly and helpful. Their local knowledge is fantastic and clearly helps when selling properties.

I used this estate agent to sell my flat. They were friendly, organised, responsive, knew the local market (our flat was a 4-in-a-block near their office), and got two viewings in for us as soon as we had the property ready. Ours happened to sell to the first viewer, which was obviously partially luck, but I still felt very confident in their abilities. We had met with other estate agents who came off very slimey and gave terrible advice - not so with AVJ Homes. AVJ Homes gave us reliable advice about what to change and what to not bother with changing, and I think they put us in the best position we could be in to sell quickly, and at an agreeable price. I would definitely use them again.

I'll start by giving my personal experience; I had great experiences with AVJ as a tennant. No real hassle from them, never tried to play any games. Very down to earth and a more personal service than the some of the big names. Felt that I was being treated as a person, not just a number.
I understand that everyone's experiences can be different and I know that when it comes to something as basic and vital as housing tensions can become a bit high. That might go some way to explaining the below reviews.
The reality is that you will always have niggles with a place and my experience was that the people at AVJ did their best to help with those niggles, as far as they could with respect to the landlord.
Friendly, local business, if you think the big guys are never cowboys you have another thing coming.

I just had a crazy conversation where I handed over very private financial details on myself and my family to a shaister who asked me for 6 months rent in advance! When I asked him if he was joking he didn't get in contact with me. Went to view one of their houses yesterday and it had a poor finish the door looked like it may have been kicked open and in the 5 minutes I spent there I counted 3 large spiders. House was nice but not finished properly. The agent wasn't expecting me even though I had been told to arrive at the set time.
Veejay was rude and unprofessional and out for himself. I'd live in a box before renting from this company. Feel like I have dodged a bullet.

I had a house in easterhouse and the service I experienced with the owner veejay was absolutely disgusting. I was left in a dirty house with cooking facilities that were not fit for rats. I approached veejay and told him I was unhappy about this and threatened him with withdrawal of rent...I resolved this matter but the service I had experienced left me up set and distraught...I had a very small baby...I advise anyone to steer clear of Avj homes.

I've moved into 9 different apartments in my life time and never have I had such a terrible experience with an agency.
Firstly, they are completely incompetent and unresponsive for the most part, as I constantly struggle to receive any response from the company with simple email requests to be provided with more information on the whereabouts of my deposit, and this was the same for the time I was staying in the apartment that was leased on their behalf.
Secondly, I had saved them the inconvenience of having to put the flat back on the market by providing them with a new tenant who would move in directly when I moved out - they weren't grateful in the slightest for this and still demanded that I pay extra "marketing fees". In addition to this they tried to claim that we had left the property in a mess, even though we had ensured that it was significantly better than when we moved in, to ensure that our friends (the new tenants) would be moving into a comfortable home. I will add that when I first moved in, the apartment was full of rat droppings, hay from a field and dead insects - it was NOT properly cleaned.
Generally, a very poor experience and I would highly recommend avoiding them at all costs, there are plenty of more respectable agencies in the Glasgow area.
Don't make the same mistake as I did, stay away!!

First experience terrible I went to view a property the first thing the estate agent said to myself and partner was that he was sexist viewing was more like a job interview for the mod it instantly put me off I tried to call again only to speak to the same man that did the interview/viewing telling me he was the manager after I told him why I was phoning. I told him that's fine if I have to drive through to speak to an owner that's what I will do. Was then told on the phone by him to seek legal advice!!! Legal advice for what viewing a property? Was then told that my guarantor was to young as we are the same age i would need someone older my partner who would be my guarantor is 25 and makes in excess of 25 thousand a year, then he moved on to say we would both fail a credit check and if I failed it would cost me £400. Now I have a great credit rating as does my partner so again I was left scratching my head at just what this mans problem was. He then moved to say that only a parent with child who was working would be acceptable. I kept asking to speak to someone else he kept making excuses. I was then Asked if I could pay 6 months rent in advance its pathetic!!! I will be taking this further as no person interested in a property should be made to feel like a criminal for no reason bearing in mind I am 8 months pregnant and live in exactly the same block of flats I was interested as this one is bigger than mine. This man really shouldn't be working in the public sector!
