Would give two of three star otherwise but fake reviews force me to give one.

I recently rented out my property through Benham & Reeves Highgate branch. Ivan Hrissimov, the manager, and his team had been most professional and efficient. From the initial consultation, Ivan truly understood my needs and requests, offering me options. All questions were answered promptly. The rental he suggested was spot on, resulting in viewings the next day, and a tenant found within the week! There were repairs needed prior to the start of the tenancy. Miles Baim helped sort them out efficiently, with clear communication throughout. Even the paper work, which I dreaded, was dealt with clearly and efficiently by Sylvana. Horrendous company. Even worse lettings negotiators!! Especially Dele Lawal!! At what point does the boy not realise that prospective clients pay both the company’s and his financial remuneration. A really lax negotiator who seemingly has no interest in letting properties. No communication skills, no customer service skills and above all a lack of customer service! I would not recommend this company if they were the last lettings agent on the planet!!

After 2 lovely years of great service, and dealing with Sylvie, it seems to have all changed since I’ve handed in my notice - they’ve gone rogue! I’ve just had the most unprofessional call from Dele (branch manager at their Hampstead office). I asked for no viewings in the first week of notice period as I have online exams and study all week and would prefer not to have strangers in and out (notice period is two months btw !), he told me I was being unreasonable and then said he’ll only be giving me 24hr notice going forward. As a professional landlord who only needed to rent this space as I needed somewhere quickly and close to the hospital my mum was staying in - it’s heartbreaking that a company I once held in high regards have now shown their true colours “because they need someone in as soon as possible” to replace me. Disappointed beyond belief.

I have been living in one of the properties B&R manage for 12 years .kept the flat clean, tidy and even a couple of times painted from my own pocket as they said the landlord does not accept .always paid my rent on time even during Covid when everyone asked for holiday rent.I was asked to evict the flat and they kept sending the details of a cleaning company for deep cleaning although the flat did not need deep cleaning they pressurised me that if you don’t use this company and something goes wrong then we will deduct from your deposit .
I asked the company come for deep cleaning in the flat , on the return the flat was cleaned but not deep and was charged £225 contacted the company and asked for partial refund but refused and never answered my messages or phone calls again. I had no choice but hoping B&R agent can help but in my surprise they did not do anything .
They are part of this game and making sure to milk the money of the tenants .
As a representative for landlord and tenants they have duty to look after us not just charging money .during 12 years of my tenancy I never asked for anything unnecessary and tried to be fair and do most jobs myself.
A very expensive experience with them and very unhelpful team never use them again and suggest to be careful at the beginning they are nice but then the only thing they care is themselves .

The agent was completely useless. Messed up the contract 3 times by getting basic information wrong and we all had to resign. The house was also not in good shape when we moved in. Clearly no one went through the house or even cared how it was left. Our agent was NO help in trying to give us our keys. We had to go get them ourselves when were trying to move all our stuff. Amazing Renting Experience
We are a couple living in Hong Kong and in search of a rental flat in London. We are extremely impressed by Miss Abbie White of Benham & Reeves - Hampstead. We do not have any previous renting experience in UK and the procedures.are totally complicated and new to us. With 7 hours time zone difference, the duration of daily communication is limited. However, Abbie worked in an amazing efficiency that the tenancy agreement was finalized and signed up within 10 days by all parties. Please reply with solid data, what do you define by 'frequent'? We got our deposit deducted after months of waiting. Only when we contacted the agent in charge, she replied finally and instructed the release of deposit after deductions which was a violation of the contract as far as we were concerned. According to her, coincidentally the landlord instructed the agent to release the deposit on the very same day we raised a complaint after waiting for 6 weeks. Also they insist there was no breach of contract as they informed us that THERE MAY BE DEDUCTIONS 6 days after we moved out. A proper way of making communication to former tenants is to provide an ITEMISED LIST of things you'll deduct within 28 WORKING DAYS from moving out. That you failed and you also refuse to admit this.

Both the agent and the overseas landlord they represent can't care less about the well-being and SAFETY of their tenants as long as rent is paid. The consequence is, whenever we had any issues with the flat, particularly to do with (fire) safety, it took us the longest to get B&R to send someone and resolve (if AT ALL) the issue. For example, we had an entrance door stuck due to the mechanical fault, which prevented us from getting in/out our flat with tolerable ease, and it took them over two months to send someone who just went away after greasing the door. The problem quickly returned. On another occasion the entire building (where our landlord and his friend represented by B&R owns multiple properties, told by a B&R letting agent) had smoke detector alarm issue. It took them another couple of months to send each other emails around (cc'ing us in the mess) urging the other party to look into the issue.
Fed up with this, we resolved to move. After we moved/checked out, they said 'in accordance with clause 2.53 we require sight of your utility accounts, showing payment up to the termination of your tenancy with actual, not estimated readings'. Months after we moved in, we were chased by debt collectors for the bill unpaid by the previous tenant and their response?
'I’m sorry but we cannot intervene here as you are the account holder and you must contact supplier directly.'
Their procedure only works for deducting from the deposit of the previous tenants, not for protecting the current tenants.
Last but not least, it took them 6 weeks to release their schedule of deduction from our deposit. The contract clause they so love to throw at your face states
4.7. At the end of the tenancy, the Landlord’s Agent must tell the Tenant within 28 working days of the end of the tenancy if they propose to make any deductions from the deposit
According to this clause, it is clear to any reasonable person that they have breached this clause when they remained silent for nearly 6 weeks from the end of tenancy and therefore cannot make any deduction other than those already agreed during the period. However, the agent came back to my complaint that
We are well aware of the stipulated time frames in place and in accordance with such you were notified by my colleague xxx on (earlier date).
That said notification was
Please be advised that although we have not received the finalised quantification of costs from the landlord yet, there will be a deduction for the check out invoice, cleaning and there may also be other deductions.
Deduction for cleaning was nonsense because we used specifically the cleaning firm recommended by themselves and produced a receipt. I don't call 'there may also be other deductions' a proposal of making any deduction in any honest way. Again the agent couldn't care less.
I really would like to urge anybody who considers renting from B&R or the landlords they represent, to THINK AGAIN. Those shoddily constructed new-ish builds bought up by investors from overseas will only bring you no end of misery, not to mention that you'll have the additional headache from all the perilous wordings (reads 'loopholes') in their contract.

Benham and Reeves outsource all management for fixing items and maintenance. They do this casually, not informing the tenant of delays and the companies they choose to hire are absolute amateurs, taking three to four site visits of different staff to arrange repairs. Unfortunately despite all that time dedicated to working out the problem they still don't get it right and waste everyones time. Instead of trying to hire the cheapest and obviously least professional teams to save money Benham and Reeves should contract teams that have experience in the types of installs and able to complete a job the first time. They have terrible service, I had to chase them repeatedly for over a month to even hear what was going on. At writing they haven't managed to install a curtain, citing that they need another team to remove the rails that where there before. When I have emailed them they only gave me placating emails without any information on when the repairs would be completed, and they didn't seem to know. I seems that Benham and Reeves are completely out of control of the people they contract and have no power as a management office to get things done. I would suggest not working with them.

Took 6 weeks to issue a deposit refund form, and then take 3 working days to respond to your emails once you lose financial value to them and become a deposit chasing ex tenant, not to mention to ludicrous charges to the deposit. We were trying to be not fussy and easy maintenance during our tenancy by not reporting minor faults, and these were charged to our deposit at the end of our tenancy

We have been very impressed by the service given by B&R Lettings. They have managed in the space of two months to let two properties, they have listened to all our requirements and followed them precisely and the administrative back-up in signing off tenancy agreements has been first class. I'm extremely pleased with the help I received from Benham & Reeves Residential Lettings; in Kensington. All the staff were at all times, pleasant highly professional and attentive to our needs. I am particularly in praise of their swift acknowledgment of and replies to emails sent to them...makes such a refreshing change! Extra special thanks to Marc this time for finding me such a great corporate tenant at an above asking price rent and to Teresa as always for finalising the admin so quickly! Highly recommended
