Blenkin & Co is privately owned and independent, run by its owners to the overwhelming benefit of its clients.
By listing our property on the best property portals we connect to the same buyers as any national or corporate agent, but we run our business without the distraction and costs of their overheads. As a result, we are able to give particular attention to the whole sale process: the negotiation, securing the best deal, finding a buyer on excellent terms and keeping that buyer firmly on track.
Most of our deals are made outside normal working hours; we are on the case all day every day, evenings and weekends, seeing the sale through to its completion and never taking our eyes off proceedings until the contract has formally concluded. Crucially for our clients, a director is always available.
Our good judgement and ability to communicate with all parties is the driving factor behind our success. By delivering straight-talking advice and never refusing difficult phone calls we avoid unnecessary delays and increase the chances of a good outcome.
Sales progress is facilitated enormously by the fact that Edward and Tim, between them, know most local solicitors and surveyors on first name terms. In fact, the whole team at Blenkin & Co is rooted locally, familiar with the geography of the area and plugged in to the local network. This is an alien notion to many estate agents, and certainly to online agents who take the fee upfront and therefore have no incentive to do anything but the bare minimum.

I would give zero stars if Google allowed it.<br><br>My experience of Blenkin & Co was exceptionally poor, both during the tenancy and, particularly, when it came to leaving.<br><br>Throughout the tenancy, straightforward matters routinely required repeated chasing. Communication was frequently confusing, incomplete and at times so badly written that important words were simply missing, materially changing the meaning of what was being said. For a professional property-management business, the standard of communication was extraordinary.<br><br>Matters which should have been organised and managed by the landlord or agent were instead repeatedly pushed back onto the tenant, with very little sense of anyone taking ownership.<br><br>The end of the tenancy was considerably worse.<br><br>I complied with all of the checkout requirements requested of me, including the relevant servicing, cleaning, property maintenance requirements, returning all keys and providing evidence where requested. The property was subsequently re-let almost immediately.<br><br>Despite this, in excess of £7,000 of money due back to me was initially withheld. This included an attempt to retain a management-fee element from money that was due to be refunded to me. I disputed this completely and ultimately had to threaten court proceedings before the money was returned.<br><br>You might imagine that would have been the end of it. It wasn’t.<br><br>My tenancy deposit, which was protected through TDS, was then simply ignored. No meaningful response, no proposed deductions and no proper communication. After weeks of silence I was forced to use the formal TDS statutory-declaration process to pursue return of the full deposit.<br><br>That is what I found most remarkable about dealing with this company: basic matters only seemed to progress once formal escalation was threatened or commenced.<br><br>A competent managing agent should reduce friction between landlord and tenant. My experience was precisely the opposite: poor communication, repeated chasing, unnecessary obstruction and formal action being required to recover substantial sums of my own money.<br><br>I would not use Blenkin & Co again and could not recommend them.

We cannot recommend Blenkin & Co highly enough. Having spent a year and a half searching for the right house, with a very specific list of requirements, we came to appreciate just how much difference a genuinely proactive estate agent can make.<br><br>Throughout our search, only two agents in the area really made an effort to understand what we were looking for and actively help us find it, and Blenkin & Co were the best of them. Rather than simply registering us as buyers and waiting for something suitable to appear (or suggest we keep checking RightMove as most of the other agents did), George, Angela and Frankie took the time to really understand our brief and, importantly, to remember it. They worked hard to identify the right property for us and were proactive in keeping us informed and making things happen.<br><br>We ultimately bought our new home through Blenkin & Co in a private, off-market sale, which is where we feel their service really sets them apart from the majority of estate agents. Their knowledge of the local market, their relationships with sellers and their ability to make the right introductions clearly make a real difference. We genuinely don’t think we would have found our home without them.<br><br>Their support didn’t stop once the sale was agreed. From start to finish Angela has consistently gone the extra mile. We’ve only just moved in, but the period around completion and moving day inevitably threw up a few last-minute queries and issues that needed to be dealt with by the seller. Blenkin & Co were incredibly helpful in getting these sorted and were always responsive, practical and reassuring when we needed them.<br><br>We also had experience of Blenkin & Co from the other side of the property market. While we were searching for our new home, we rented a house in Terrington, and Jennifer in the lettings department was brilliant. She helped us secure the perfect rental property at exactly the right time, in the village where we have ultimately chosen to settle. That was another example of a very personal, attentive service rather than simply being treated as another customer.<br><br>There really isn’t an aspect of our experience with Blenkin & Co that we could fault. What stands out most is that they genuinely seem to care about finding the right outcome for people, rather than simply completing a transaction. They are knowledgeable, proactive, incredibly well connected locally and, above all, they listen. In a process that can otherwise be stressful and impersonal, that makes an enormous difference.<br><br>And, as a lovely final touch, a couple of days after we moved in, a beautiful hamper arrived from the team. It was such a thoughtful gesture and particularly appreciated when we were still knee-deep in boxes!<br><br>We are absolutely delighted with our new home and very grateful to George, Angela, Frankie and Jennifer for the part they played in getting us here. We would wholeheartedly recommend Blenkin & Co to anyone looking to buy, sell or rent — particularly if you are looking for an agent who will genuinely go the extra mile.

I had multiple problems with my property and I must also mention that another review for this company has expressed the same concern, that these rental properties aren't fully assessed and basic pass certificates for boilers and electrics, etc seem to he acceptable. During my tenancy, I waited 8 months for a boiler to be replaced or fixed. Landlord replaced it himself and got a mate in the industry to check it and sign it off. Waited over two months for a leak to be fixed. Waited several weeks for electrics to be sorted as they were faulty. Plus other minor issues along the way. I couldn't be bothered to report other problems in the end because it clearly didn't matter to them and takes so long to sort out, so out of my own pocket repainted and removed mould in dining room, replaced the carbon monoxide alarm and a downstairs toilet light switch as it had disintegrated and pulled the switch out of its socket. When being replaced the chap showed me on his machine that despite the electrics being off at the mains, the 'earth' was live! The electrics were probably the same ones that were there when the property was first built. Worse though was when I moved out I was accused of leaving the property dirty, (basically windows outside hadn't been washed during November in the brief snow and constant rain... yes I must wash windows in winter next time!) a broken door on washing machine (this fell off its hinge before moving out, typical, i fixed it to best of my ability but it was weakened and considering everything else id endured I just accepted it as another fault. I should have reported it upon leaving but after the farce of moving and all I had endured whilst living there I left it till check out and accepted liability to pay for its replacement when it was highlighted in the check out process however what really showed how greedy the landlords were and how very little support or common sense was given by Blenkin is when the carpet was highlighted as being damaged. But because it isn't a proper stair carpet and a nice fluffy thing it became apparent that it was wearing on the edges with regular use and my cat decided to attack it for fun as they do. i told landlords about it, offered to show her the very few tufts and she said she didn't want to see it! I bought rugs, put them down and there they lived for the last 6 months of my tenancy to help preserve it, because shock horror, I actually care about looking after properties especially when they aren't mine and rental. You will see this in the photos the 'damage' was exceptionally minimal. What's worse. Is months previous to that I expressed my concern to landlords partner about wear and tear on carpet and having pets and his words were 'oh we aren't bothered about the carpet' and that's because they plan to eventually sell up and buy a house in Spain. So when they wanted compensation for the carpet this beyond ridiculous as the check out inventory stated the carpet was not deprecated and in good condition. I expressed these facts multiple times to B&Co and they weren't interested. Also their communication/information is very poor. When they told me who was attending the property for viewing on various occasions the named estate viewer was completely different to the name confirmed on the information, so basically any old Tom, Dick or Harry can come to your house, and apparently even without my permission! So strangers can walk round and possibly upset my pets or let them escape and all without my consent because they have a key! Good job I'd moved them and most of my stuff before viewing. Oh and when I asked multiple times for my original inventory with photos so I could compare the 'damage ' on the carpet I never once received it. Then when they finally sent it via a 'We Transfer' file it wouldn't open. I'm not tech savvy and asked them to resend it and I was simply ignored. I asked my friend to open it on her pc and she confirmed the reason why I can't open it is because the file is empty. There was nothing I could open!<br>Be very vigilant if you rental with these.

We have had a really poor experience renting our flat through Blenkin & Co. We are paying £1500/month in York, but really don't feel we are receiving value for money. Since moving in last August, we have had various issues:<br><br>- Ventilation issues. The flat has such poor ventilation that condensation is an endemic issue. Despite using a dehumidifier regularly, black mold is the result, which means we're having to fully bleach every window and the surrounding area regularly. We have a toddler, so this is a particularly concerning issue.<br><br>- Incredibly low hot water pressure. The hot water tap in the kitchen was literally a trickle while the shower was the worst we've had in all the places we've rented. The landlord has since installed a new water heating system so this is now sorted.<br><br>- Faulty underfloor heating. Two of the underfloor heating zones - i.e. over half of the flat - didn't work at all. Again, this has now been remedied.<br><br>- A hot water pipe burst just before Christmas, meaning we had no running water. Luckily, we were able to decamp to a relative nearby over Christmas. This was fixed promptly.<br><br>To be fair to the landlord, he is has resolved each issue as we have raised them. Of course, you expect there to be issues from time to time, but our first four months in this flat have been really disappointing.<br><br>Letting agents need to ensure they do due diligence on the properties they advertise and make prospective tenants aware of any issues. If we had been made aware of all the above issues, we would never have taken the flat.

Owing to unexpected circumstances, my wife and I found ourselves having to rent a suitable property for our return to the UK after 3 months in Australia . Quite some pressure and a challenge to say the least when abroad but without the invaluable advice, guidance and professional help from Richard Waterton , we would likely to have been seriously compromised and probably not have been successful in renting. An overall disappointing experience selling our house with Blenkin in York and they were materially more expensive than other agents.<br><br>When the property was listed, the description used was an edited version of the listing from when we bought the house 4 years before. However the person writing the review hadn’t been to see the house that we had done substantial works to and therefore there were many errors that we needed to correct (plus we were essentially paying for a Purplebricks write up that they had used).<br><br>During the first off market viewing, the person showing the potential buyers around was 15 minutes late, but didn’t tell anyone and a family member ended up letting them in whilst looking after our new born son and having an awkward conversation with them.<br><br>Another person showing potential buyers around had to check what price it was listed at with us just before the viewing as they couldn’t remember.<br><br>There was very little communication from the office during the listings other than forwarding on unedited feedback from viewings. We asked repeatedly for weekly calls to discuss progress, were promised it by the owner, but it never materialised.<br><br>After several weeks on the market they suggested that we should lower the price, there was no other plan or discussion/strategy about how we could get an offer. We declined as we knew that we had a quality house to sell.<br><br>Soon after they suggested we reduce the price, we got an offer above where they had suggested reducing the price to. After negotiating, we accepted an offer.<br><br>A few weeks later it emerged that the buyers had miscalculated their stamp duty and therefore wanted to reduce the offer. Blenkin suggested that we meet the buyers in the middle, but we said that it wasn’t our fault that they had miscalculated and therefore weren’t going to move. The buyer accepted their mistake and stuck to the original offer on the same day.<br><br>We have now sold the property and over two weeks later haven’t heard a single thing from Blenkin to say congratulations or thank you for our custom. This despite them collecting substantial fees on the sale.<br><br>Overall we were extremely disappointed with our experience with Blenkin and wish we had gone with another agent.<br><br>They get two stars because the property did sell and because they had good communication during the exchange and completion period.
