Having never sold a property before, I was incredibly apprehensive about which estate agents to use as I was unsure regarding the charges and how everything worked. I contacted 3 estate agents and I liked the response from Blundles the best and it was a name I recognised.
Daniel came out to see us. He explained the process and fees clearly and ensured that I understood. I immediately felt he was honest, trustworthy and straight talking. I was pleasantly surprised about how reasonable the costs were too. Daniel arranged everything for the epc and photos to take place within a time frame that met our timeline. The photographer they arranged was incredible and the photos were amazing I didn't recognise my house. They were put online the same day and the next morning we had 3 viewings booked. 1 day later, we had 2 offers over list and accepted one. I spoke with Lisa at the Gleadless office and she was an absolute pleasure to deal with. They kept in contact every step of the way and helped with any questions I had. I fully recommend the team at Gleadless everyone we dealt with was friendly, polite, understanding and professional. It's been such a straightforward process and they made it a less stressful process than expected. Thank you so much. Honestly couldn't recommend them more.

I don't know how I would've been able to buy my first house without the support of Ivan Fewtrell from Countrywide Mortgage Services and the team at Blundells at Gleadless. I had a disgraceful experience with this company. Their negligence led to my daughter and I becoming homeless for two months. We had an offer accepted on a house that was being rented and they neglected to provide notice to the tenants in an adequate timescale. I had to sell my current property as my buyers mortgage was due to run out and put all my things into storage. The tenants failed to move out when their tenancy expired so I had to move in with my parents. Luckily I had that option. Blundells tried to blame the vendor of the property for the issues but I have spoken to him since the sale has gone through and its all lies. The manager claimed to care about helping me initially but became fed up of my contact after a while and decided to start ignoring me. This experience was not only stressful and cost me money but I am now looking at having to rehome on of my cats becase after being separated they are not getting on. Blundells need to make this a huge learning curve to avoid this happening to someone again. They are a liability.

Blundells visited to value my property and I wouldn't recommend them based on our experience. The guy who came out, Dan, was very set on selling their Auction method and not selling my house for a reasonable price. He wasn't that interested in the condition of my property, he said he had seen lots of these properties and knew what they looked like and didn't even bother going out to look at my back garden.
He based all the figures regarding my house value on what other properties they had sold in the area using this Auction method. He didn't provide me with any information on those sold through the traditional method and only based it on houses sold by Blundells. He valued my house around 160k and told me it would be very unlikely to get offers over 170k; three other estate agents valued the property at 175-190k expecting me to get around 180-190k. The only property that was discussed that was being sold by the traditional route was a property Dan admitted was overvalued (by himself), was in a far worse state of repair than our property but still managed to achieve an offer of around 10k more than our property was apparently worth in his view.
When I explained to Dan that I couldn't go through the method of auction selling as I was needing to sell and buy another house at the same time he still went back to telling me how much it would cost to sell through auction despite me explaining that for various reasons moving into a rental would not be an option for us. He didn't really seem to listen to me and continued to try to push the auction method.
Safe to say we didn't use Blundells and within 3 days of it being on the market we had 8 viewings booked in. It was on the market for less than a week and we had received two viable offers for over 180k.
I would not recommend Blundells if you want current market price for your home. It was obvious that they're only interested in selling using this auction method, I can only assume they have receive some kind of commission from the auction house for selling via this route. Maybe they don't have the time or staff to sell traditionally sell as Dan did tell us that with a local house he was selling he only been able to book 1 viewing after a week because he was too busy, it wasn't clear if they only had 1 viewing inquiry that he couldn't book in for a week or could only book 1 in because of how busy he was.
I have the view that using auction will typically get you a little less than market value as not as many people are willing or able to buy through auction. Selling via auction is an understandable and valid method to sell your house, particularly if you need to have a guaranteed completion within a couple of months, however there are drawbacks and although we wanted a quick sale, based on our circumstances, this clearly wasn't right for us.

I have mostly dealt with Dawn Leaman the Branch Manageress. I am still going through the conveyancing but so far Dawn has been an absolute rock. She explains everything clearly, always goes the extra few miles and is the ultimate professional. She is extremely knowledgeable about her business and what she doesn't know very quickly gets addressed. She works with a team of proactive knowledgeable staff members. They all work closely together. The package and the rate for my sale and purchase is value for money. They are so thorough and have really good communication with me. I have recently completed on a house purchase and really wanted to write a shining recommendation for the mortgage broker Tim Sleight. From the onset he has been absolutely amazing. Informative, considerate, extremely competent and knowledgeable. At all times I felt as though he gave me options without showing bias or being judgemental and not once did I feel as though he pushed me into one choice or another. He was nothing but professional and respectful throughout which has not always been my experience in other areas of this house buying process. He was also very responsive in replying and taking calls and there was nothing he wasn't happy to explain in depth when I needed him to which was incredibly reassuring. At every step of the way he made sure I had full understanding of the process without ever making me feel daft for asking all the questions I asked! I am not a first time buyer however regardless, the process can still be complicated and overwhelming so in this respect I would definitely say Tim would be an excellent choice for any first time buyers out there as being able to ask his advice about a number is issues (some of which I am not entirely sure came under his remit but he graciously answered anyway!) put my mind at ease about a lot of things as my buy/sell situation did end up a little complicated towards the end there! Overall, Tim really has been worth his weight in gold and I genuinely believe you would be hard pushed to find a better mortgage broker. Thank you Tim for everything! You've been an absolute star! :D

My mum’s flat has just sold, thanks to the tenacity and professionalism of Blundells Estate Agents, Gleadless, and particularly Dawn, who you want on your side when the road gets rocky.
I have lived in Australia for many years and am unfamiliar with the process of selling a property in the UK. Covid lockdowns proved to be a further hinderance, coupled with an apparent lack of interest or ability on the part of my conveyancers. I would still be waiting to finalise were it not for Blundells pushing the process along with the perfect mix of diplomacy and prodding to get the sale through.
Dawn put in the hard miles. She got the power reconnected despite the ineptitude of the supplier and maintained full communication with me throughout the process of the sale.
There are too many points to single out how they went above and beyond what I would expect.
I used Blundells because they have been in the business for a good many years and their reviews are overwhelmingly positive.
Mine was not a straight-forward sale and I was looking for an agent with experience and knowledge. Dawn backed this up with a large amount of hard graft, which in the end made the difference.

Great experience with the whole team. I was mostly working with Emily. She was fantastic. Always answered my questions, replied to all of my e-mails, followed up with the vendor and others involved into transaction in a timely manner. Emily is so supportive, understanding, positive and dedicated. When Emily was not in the office Dawn and Jackie stepped in and kept things moving. Sequence of events:
Visit property. Arrange 2nd viewing and put in offer. Told "you are in a very strong position" intimating best offer so far. Telephone them later in the day and was told "not been able to contact vendor". Rang them again following day "still not contacted vendor". Rang again morning after "not heard anything." Said "please let us know and give us consideration if a higher offer is received." Told they would do. Received an email in the afternoon to say a higher offer has been accepted. No opportunity to put in a higher bid; nothing to say the vendor had even been contacted with our offer. Absolutely awful service. I would never use this company is I was selling. Its obvious we were strung along as bait. Who knows, probably sold a friend or colleague. But I would never use this company if I was selling is this is the way they treat potential buyers.

Lizzie & the ladies at Blundells, White Lane, helped us with the sale of my dads house who passed away recently. Right from the start from the initial valuation to the completion they were there to answer the many questions we had along the way. They handled all the viewings for us and kept us up to date wiv emails & calls when they had people who had booked viewings and had made offers. The solicitors dragged their feet in the last couple of weeks but Lizzie contacted them as well as ourselves and got things sorted. Good service from the local team at Gleadless with selling our property. Only advice i would give is not to use the Countrywide Conveyancing Services that they promote, this was a poor service that led to confusion and a very poor selling/purchasing experience. Hence the 2 stars.

We chose Blundells Gleadless as Bianca who came to value our property really made the whole process easy to understand, she was extremely helpful and we had all information in writing so it was easy to reflect on what we had spoken about. We sold our house in a week which we were surprised at. Everyone we have spoken to within the team have been so helpful & friendly and nothing has been too much trouble. We also saw Leanne Hearn who looked at mortgage offers for us, she was absolutely amazing spent so much time and effort getting us the right mortgage. Blunders would be a better name for Blundells. Pro tip, don’t be the first mug to see the property, you and half of right move will view all at once. This way the buyer and blunders think the house is worth the excorbitant high valuation on a property. Let the buyers stew for a few weeks until it dawns on them.
