It should have been a red flag when we turned up for a viewing and the person in the house had no idea that a viewing was booked. It should have been another when the estate agent was late.
However, we fell in love with the house and immediately put in an offer. It seemed that said offer was not immediately offered to the vendor, and this took some chasing up to get an answer on whether the offer had gone through as there was a lack of communication between the estate agents.
Our offer was accepted, and the estate agent required proof that funds were in place for the house. They rang a few times on multiple days, but did not leave a message. Upon a phone call, they told us that two offers had been accepted, with ours being the lower one and we must urgently send proof of funds. When we sent proof of funds they were quick to tell us that the offer we did not make had been accepted and we couldn't top their offer in the manner that they had topped ours.
While this practice is not illegal in England as 'acceptance' of an offer is not a legally binding statement as it is in Scotland, it is in my opinion that it is very convenient to the estate agent that they saw our level of funds prior to notifying us that they were rejecting our offer. It is also very convenient that the estate agent who had confirmed our offer seemed to know nothing of the assurance that the house was taken off the market.
I'm sure that if you're selling with Blundells it is nothing but convenient to you and they would get you the most for your house through any means but I would not recommend buying through them. As with many estate agents, they seem to have little care for anything but their commission.

The sales team at Blundells Hillsborough is simply outstanding. Very ably led by David Green, they make themselves available at every step and share their knowledge, expertise and most importantly, experience that they have accumulated over the years to make the sale / purchase smooth, efficient and stress free.

We have bought and sold through them and must say they are one of the, if not the most competent and professional estate agents around.

We have a portfolio of properties and Blundells are our estate agents of choice. David is the valuer and he knows a very vast area to the north of Sheffield on the back of his hand. His advice while buying and selling is priceless and valuations very very accurate. He prices to sell and maximise the value for the vendor.

Once the property is put on the market, the vendor/ buyer is kept well-informed by the team in the office. The communication is very open and answers to any questions just a phone call or email away.

Equally, if you are looking to rent or let, the Lettings team is very very professional. Kelly Boot, the Lettings manager is highly knowledgeable, professional and approachable. Kelly gives personal attention to every property we bring to her to manage. Helen provides excellent support once the property is let. From a landlord’s point of view, I will give them a 10/10. Needless to say, all our properties in the area are fully managed by Blundells and any properties we are looking to buy are carefully vetted by the sales and Lettings team. If an area or locality doesn’t fit with our investment strategy, we get open and honest feedback about it.

I will highly recommend them to anyone looking to buy, sell, let or rent in the area.

It's tricky selling a house when you don't live locally but Chris and Samantha helped by keeping me informed about viewings and how the offers were progressing. For various reasons we lost a number of buyers but their patience and tenacity paid off. Would have been 5 stars except that I now feel the initial valuation may have been a little high given that the property needed some updating. Thanks everyone at Blundells.
