I am compelled to write this review due to the unprofessional conduct displayed by a certain team member at Cadman Homes. I previously resided in a property managed by Cadman Homes on behalf of the landlord. They received the initial payments, including the security deposit, in February 2020. Upon vacating the property in June 2024, I diligently pursued the return of my security deposit over a three-week period. A team member from Cadman Homes informed me during two separate phone calls that I would receive an update regarding contact with the landlord before the end of the business day. However, I have not been contacted since then. This lack of communication demonstrates unprofessional behaviour on the part of Cadman Homes. However, I was informed that the landlord was in possession of the deposit. During my final telephone conversation with a team member, I was unfortunately not provided with a timeframe for the return of the deposit. The individual displayed a lack of professionalism and courtesy in handling the matter. It is not within my purview to determine who is responsible for holding the deposit. I entrusted Cadman Homes with the deposit, and they are obligated to return it in a timely manner following the final inspection of the property. Finally, after a heated conversation with that UNPROFESSIONAL person and contacting directly to the landlord, I received my money back. It is advisable to avoid them if you wish to prevent any complications at the end of the contract. **REPLYING AFTER UNPROFESSIONAL ESTATE AGENT ANSWERED MY REVIEW** I also have all the calls recorded where your pathetic staff member promised we will call back to you before the end of the day. Now you are telling me it is a 14-days time period while on the phone call your pathetic member of staff was ranting, " I will not give you any time limit." Your 11-day claim is wrong because I surrendered the keys before finishing my notice period. So stop misleading the people here. I am challenging you to post that phone call recording for the public here. How strange , As soon as I have said I will visit your office personally or my solicitor will deal with it, you have returned my money back within 3 hours. FACT is you are UNPROFESSIONAL Estate AGENTS. Note to the readers: AVOID CADMAN HOMES , THEY HAVE A WORST CUSTOMER SERVICES. PLEASE GO TO SOMEONE PROFESSIONAL IN THE TOWN.... Read more

<<<<<WE GOT GAZUMPED! >>>>> YOU MIGHT WANT TO READ THIS IF YOU ARE CONSIDERING USING THIS COMPANY SO YOU CAN MAKE YOUR OWN JUDGMENT ABOUT HOW THIS BUSINESS OPERATES Facts: Made an offer on a property on the 10th March 24. Offer was accepted verbally on the same day. My understanding is that this was a home belonging to a member and / or owner of Cadman Homes The property was taken off the market in the next couple of days Received letter from Cadman Homes dated 11th March 24 confrirming, in writing, that the offer was accepted and that solicitors have been written to. We then proceeded with instructing our solicitors, mortgage etc (usual process). Received and email on the 20th March advising that a counter offer has been made (in the house where offer has already been accepted and confirmed in writing) and asking for £10K more. The reasoning provided in the email was that “this is happening a lot in the market”. We advised we will not be revising our offer so they have let other interested party have the house. Thankfully for us, our solicitors have not commenced the search at that point, so we were not left with huge legal bills. Correct me if I’m wrong but this is GAZUMPING and it is considered UNETHICAL Reply to @cadmanhomes: Your accusatory tone appears to be a pattern used to reply to any unflattering comments, so I'm not going to say that I'm surprised that you are trying to deflect and blame me instead. The LACK OF ACCOUNTABILITY and basic customer service skills seems to be a theme. To say that I'm going to leave a relevant review, if you choose to treat me unethically, is hardly a threat, but I am genuinely sorry that it made you feel SO threatened that you decided to GAZUMP us and offer the house to people who offered YOU OR MEMBER OF YOUR TEAM/ FAMILY (aka the vendor) £10K almost two WEEKS AFTER it was TAKEN OFF THE MARKET, AFTER you have confirmed our offer was accepted IN WRITING, and knowing that we have already INSTRUCTED SOLICITORS. Cadman Homes has been nothing short of superb so far in my experience with them. Where my previous agent failed, they have seized the opportunity by selling within 5 days and have done so with fantastic communication. The photos of the property also shined, especially relative to the previous agent. Not only did they look superb, but Adam also managed to highlight a room, which was a selling feature to my prospective buyer whilst meeting my requirements on not showing everyone online expensive tech equipment I was sensitive of people seeing at my home. Can I just say that Liam at Cadman Homes - Local Property Specialists dispels all the thoughts and myths about those in his profession. He has supported me since July 2022 to help me purchase one of his properties - he was getting no commission from me as the purchaser (I had a private buyer) but he chased my solicitors on a daily basis and put in so much time and effort to helping me sort out issues. It was a simple cash purchase but it still took until 8 December to get sorted thanks to the stupidity of others but Liam was never grumpy, never stopped working with me to get things resolved (and this has continued post-purchase too) and at the end of it gave me a house-warming pack! Things did not always go smoothly with buyers but Liam in particular and also Adam were always on hand with advice. They walked the extra mile, even popping to the property a couple of times to check on things for me as I don’t live locally. We originally purchased our property through Cadman Homes and it was our first experience with them. Over the years they have kept in contact with us and provided advice whenever we have needed it. When we decided to sell the property we had 3 agents out to value, but Adam at Cadman Homes was really positive about the property and left us feeling like it was the obvious choice. He took time to sit with us and despite us having a fairly decent knowledge of the estate agency market he really provided some very professional knowledge. On the day of photographs they brought a proceedable viewing along with them. On the day we had an offer of £25,000 over asking price. Despite this sale falling through at a later date we were still confident of the service that Cadman had provided and decided to remarket the property 2 months later after the stamp duty deadline. We decided this time to have a 2 week marketing period with viewings on the day and we had somewhere in the region of 10-15 block viewings. The sale was then agreed at £50,000 over the asking price and we were not only absolutely shocked, but obviously delighted. Once the sale was agreed this is where Cadman homes excelled themselves further still. The after sales care that they provided was fantastic. We used their recommended solicitor who has also been fantastic. They provided us with ideas to help the sales process progress and helped us resolve any queries that came our way. At one point during the sales process Liam at Cadman would call daily to give us updates both up and down the chain. If you are thinking of using Cadman as an agent I would highly recommend them. The marketing and photographs were fantastic, we had plot pictures with the use of a drone and a fantastic video too. The sales service and the after sales service was brilliant. They are not the biggest agent in town, but they are definitely my choice. If you want an exceptional service and for your agent to genuinely care then definitely contact them!... Read more

I would highly recommend the services of Cadman Homes and Liam Clements in particular. Usually when we're looking to purchase a property, we wouldn't necessary look at the agent selling, unless it appears with more than one agent that is. I had the pleasure of interacting with Liam at Cadman Homes in Rugby over a period of a few months. This was during the viewing, negotiation and completion of a property purchase. Whilst Liam was local to the property that I was purchasing, both the seller and myself were not, we were both based overseas. All communication with Liam was conducted over email and time differences had to be taken into consideration. Liam was hugely patient throughout the sale as there were some delays, he always ensured regular contact to keep me updated, his communication was clear and overall provided a fantastic service. 100% recommend the agent and Liam.... Sale delayed and this wasn't handled well. Lost a lot of money and even inconvenienced as a family. Just all over. Quite unprofessional at times- given some wrong legal options... When I raise concerns with valid reasons. I got ignored and told I was abusive-guess that's what happens when you deal with 'family business'. People do whatsoever they like and get away with it. House left uncleaned after sale despite promising to clean. Bins were filty. Some things were broken in house. Agent didn't respond after sale. I would Never recommend buying a house through them. Hands down one of the most difficult times ever had. Told us house was renovated turns out a lot of DIY job done sub standard with one causing flooding.8months down the line had the nerve to report my house listing(without reaching out first) to sell the house as I had recycled some pictures EMPTY house pictures with no water mark or nothing used alongside mine as obviously wanted to add empty house picture . Pictures that I could have easily taken myself. Very petty. Almost made my new estate agent loose their right to list on rightmove. Nightmare... Read more
